I took the little guy to the vet on Tuesday and he'd gained .64 pounds since his last visit 2 weeks prior. They thought he was about 5 weeks the first visit but he was underweight, whereas this time, 1.8 pounds at 7 weeks is perfection. He was able to get his first round of vaccines and they still found no evidence of worms. Heart and lungs sound good, and eyes are clear. He's gotten better at stopping his playing to go to the bathroom (aka he's no longer piddling on me), so that's good news.
My older cat London is almost 7 and grew up surrounded by my other cats, who all passed last year, so he is very happy to have a new friend. He is a VERY sweet boy and he's trying SO hard to be gentle and play nicely with Romeo. It's usually Romeo forgetting his diminutive size and being bitey and chasing London from room to room. We keep them supervised while together and they are having a great time.

"Well, it really happened! The rumors circulating are totally true, my former sister and I were pushed to attend a detrans bootcamp. Redstone for Writers Part 2: Redstone Adjacents
Okay! You made it through the basics but you still have some questions - How do minecarts work with redstone? What's a logic gate? How do you keep yourself from getting lost in more complicated redstone machinery? Well good news for you - Part 2 is here! I've tried to split it up into what everything is - minecarts under the Minecarts section, an AND gate under the logic gate section, so on and so forth.
But first- How do we keep from getting lost?
An excellent question! The answer, my dear friends, is wool. Redstoners often make wool farms in survival because its a cheap, reliable, and easy way to get distinct, brightly colored blocks to keep track of multiple lines of redstone, as seen below.

Now, that particular redstone machine is more simple than the monstrosity that, say, the Decked Out 2 bus line is, but I think it gets the idea across. You want to keep your redstone more or less on the same line and I'll be doing my best to do so when I get into some of the more complicated logic gates further on in this resource. Not all redstoners do this, but I find even when you know what you're doing it can be helpful to see at a glance what line goes where.
Minecarts
Lets start this section by talking about the different kind of carts

At the very front here is the standard Minecart. This minecart allows you or another mob entity to ride it. You can drive it forward and backwards very slowly with your movement keys.
Starting from Left to right along the back row is the Furnace Minecart. You can put fuel in this minecart and it will self-propel on tracks forwards and can also push other carts on the track. One piece of Coal or Charcoal allows the minecart to run for 3 minutes. IMPORTANT: The Minecart will run in the direction you are facing when you place the fuel inside. This minecart can also link up with 2 [the wiki says 4 but I tested it and it only ever would pull 2 so. For our purposes, 2] other minecarts and pull them along if done in a very specific way, demonstrated in the gif below.

Your back two minecarts need to be against a wall and you must place the furnace minecart so that it rolls back into them. They will unlink if the minecart goes around a bend so this can only be used in specific situations such as moving villagers or items between a straight point a and b. For this reason, the furnace minecart is more often placed at the back. However, a furnace minecart can only push 1 cart from the back, but it can go around corners because they aren't linked. There also needs to be a gap between the furnace minecart and the minecart it's pushing so the furnace cart can get started before they bump into one another. It can push carts uphill and maintains the same speed up or downhill for the entirety of its runtime.
The next minecart in the line is Chest Minecart. This minecart has the storage of a single chest and can be fed into by hoppers and also feed out into hoppers. The more full a chest minecart is, the less boost it gets from powered rails. An empty chest minecart goes 64 blocks from a powered rail. A full chest minecart only goes 16.
The next minecart is the TNT Minecart. There are several ways to activate the TNT within the minecart:
Activator rail
Destroyed in motion [except in creative mode]
Destroyed by fire, lava, or explosion
Hit with a fire charge [Java only]
Instant Detonation can be caused by:
Falling down more than 3 blocks
Hit by flaming arrow
Runs into a block or entity with velocity
Runs into a block or entity on a curve
it starts with an explosion value of 4 [which is the same as standard TNT] but the game randomly assigns it a bonus value of up to 1.5 times its velocity. The faster its moving, the more it explodes. If it falls, the game divides the distance by 10 in order to determined the bonus value.
The last minecart seen is the Hopper Minecart. This is functionally exactly what it sounds like, with a few important differences. The hopper minecart pulls items in at a rate of 20 items per second, which is 8 times faster than the standard hopper. If the hopper minecart is on an incline when it pulls in items, it goes even faster. It can be locked and unlocked with activator rails, which will be discussed a little bit later. TLDR: A locked hopper cannot pull items, an unlocked hopper can.

There are also two other kinds of minecarts, Spawner Minecart and Command Block Minecart. The command block minecart is obtained using the /give command and the spawner minecart is obtained using the /summon command. The command block minecart is functionally the same as a regular command block within a minecart. The spawner minecart is functionally the same as a spawner within a minecart, with the exception that the mob being spawned must be set during the /summon command or with NBT tags - it cannot be set with Spawn Eggs.

Now for the rails. From left to right we'll start with the Rail. This is just your standard minecart rail and is the cheapest of the 4 to make. They are the only rail that can curve. If hooked up to a redstone signal, you can flip the direction of the curve .
Next up is the Powered Rail. These rails can be powered with a redstone signal which accelerate a minecart travelling over them. Additionally, if the minecart is against a block and the rail is powered, the minecart will accelerate - if you power the rail without the block behind the minecart the minecart wont go anywhere. A powered rail that isn't powered acts as a brake.
Next we have the Detector Rail. It is activated when a minecart is on and and deactivated when there is not a minecart on it. In its activated state it outputs a redstone signal which can be used in other mechanisms. The power level it outputs is 15 unless the detector rail is connected to a comparator, in which case the comparator reads out the fullness of the minecart on top of it. With a tnt, furnace, or regular minecart, the comparator outputs a 0. With a chest or hopper minecart, the comparator reads out the fulness of the container as discussed in Part 1 of this guide.
Lastly is the Activator Rail. This can activate different components when powered, such as TNT or locking hoppers. An activated rail can also eject mobs and players when their cart rolls over it. An activator rail can also trigger command block minecarts. An unactivated activator rail can unlock locked hopper minecarts.
Clocks
There are an endless variety of clock options in Minecraft so I'm only going to go over the most common/easiest ones that I personally use frequently. These pulse a redstone signal for things that need to be fired repeated, say for example a dropper or dispenser.
Our first clock is a form of rapid pulsar clock specifically called a Torch Loop. This is the oldest form of clock in minecraft.

Another very old form of clock in Minecraft is the Repeater Clock. Functionally this works the same as the above clock, but more compact and easy to control. The clock, however, has to be manually started by placing and breaking a redstone torch fast enough. An easy way to do this, seen in the video, is letting a torch burn out on top of a redstone block.

Both of the above clocks can be extended by adding more torches or repeaters but overall, control over their speed is not great. For a more modern approach to rapid pulse clocks, enter the Observer Clock. This is a clock made by two observers facing each other.

All of these clocks, you can pull your redstone pulse from anywhere there is dust or torches on the clock, as long as the redstone further down the line does not output its own signal and feed back into the clock.
Below is a Hopper Clock which is by far the most useful of the modern clock builds in my opinion. The two hoppers, as you can see by the arrows, feed into each other. They can have a variable number of items inside them from 1 to 320 items, and each time a hopper completely empties into another hopper, the comparators pulse causing the pistons to move the redstone block. The redstone block locks whatever hopper it's in front of, meaning that the hopper can't spit out the items contained within it until the other hopper empties out. You can then pick a side to pull a redstone signal from and pulse that signal into your builds. If you need a pulse longer than 320 items for whatever reason, the hopper clock can be linked to another clock.

Note that this is my personal ranking of which arcs I like the most and least, not any objective statement. Like for example, I think Hidden Inventory is well-written, but it doesn't interest me much, that's why it's further towards the bottom.
With the manga drawing to a close, I thought I'd write down my thoughts about what we've gotten so far and what I like or don't like in the different arcs.
Culling Game
Starting at #1 with the Culling Game Arc. It's where my interest in the story really picked up and I got invested to the point of bothering to write analyses, dig into the lore and historical background and even start writing fanfiction. Culling Game is the meat of the story, where we got introduced to new important lore of characters, further explored their themes and connected dots that had been set up before. It is sort of a lul after the big climax of the Shibuya Incident, but I think that's also what was needed here, since this is more of a section where Gege takes time to explore concepts and characters further. Shibuya is a big payoff for the first part of the story and Culling Game builds on that, it establishes a level ground for the last part of the story. Characters like Yuuji and Maki for example found themselves fundamentally changed after Shibuya and used this time to find their footing again and try to create a new way for themselves to move forward. In Yuuji's case he had to do it twice even with the massive turn of not being Sukuna's vessel anymore aka having his role, purpose and ideal death taken from him. He catches himself relatively quickly though.
Also this arc just had a lot of moments I really like, actually most of my favourite moments in jjk happen here. Like Kenjaku calling Yuuji their son, Yuuji's fight against Higuruma, Maki's awakening, Noritoshi reconciling with his mother having a new family, Kenjaku & Uraume rolling up to the White House, the Yuki vs Kenjaku fight, the Heian trio spa day, Yorozu's backstory, Kenjaku and Tengen getting Sukuna's mummy and much more. The fights were for the most part also great. You always took something new away and I liked how we were slowly spoon-fed information about the Culling Game and Kenjaku's plans. Almost every chapter had something to pick apart and even with the cycle through the colonies there was always tension because you didn't know what this would all lead to. Even when the protagonists were doing well, things could change at the drop of a dime. There was a false sense of security. The main group got a little bit of control only to have it ripped away when they least expected it.
Baka Survivor
I put the Baka Survivor arc up here as well because while it might technically be during the Shinjuku Showdown, I thought it was so far removed from the fight against Sukuna that it's reasonable to see it as its own mini-arc. Plus, I think this section is a lot better than the majority of the Shinjuku Showdown. It's like Gege took some time to play around and write what was fun to them, the stuff they actually want to write. The end was a bit...meh. Mainly because of the context of this fight and Kenjaku's larger role in the story, especially what Kenjaku's death this early would mean (or not mean...) for Yuuji. Yuuta's integration here was also very weak because while he might have reasons to go after Kenjaku that were a little bit explored (although I think you could've done way more with it than just "wants to do it for Gojo" after all a big theme of this fight was connecting with other people and building friendships/partnerships, which is something closely related to Yuuta's character), he was absolutely irrelevant from Kenjaku's perspective. You could've put anyone in his place and it wouldn't have changed anything from Kenjaku's point of view. Well, maybe if you put Yuuji there, but Gege was clearly not interested in exploring their relationship like that....
Anyway, I have raved about this arc a lot on my blog already, but in summary I absolutely love how we explore both Kenjaku and Takaba further, compare them and their understanding of comedy/curiosity and how both of them struggle to open up to others, show their real self and make themselves vulnerable. I especially think that this was actually thematically a very nice end for Kenjaku. They indulge in what they really want, have fun without the need of excessive cruelty (although there was violence from both of them) and they allowed themselves to connect with someone else again and make a friend. Chasing after their superficial goals of merging humanity they lost their closest friend, Tengen, were thrown into doubt and Takaba both offered himself as an alternative and pulled them further away from their insane ideas. Best thing about it is that Kenjaku went for it! They got caught up in the comedy with Takaba, they paid the price for allowing themselves such a close relationship with someone else and lowering their guard, and they still didn't regret it. In fact they were glad they spend their time before their death with Takaba and finally having fun. Of course the merger plan continues, they can't just let Tengen die with them or fall into the protagonists hands and it is too late for Tengen to change back anyway, but I absolutely love Kenjaku's character development here. Just remains to be seen how Takaba will leave this fight and how he will react to having once again lost a partner.
Perfect Preparation
Really like this arc for all the new lore we get as well as emotional chapters like the Zenin massacre and Yaga's death. The introduction of Hakari and Kirara was fun too, but the highlight for me is definitely the meeting with Tengen and Maki's massacre. Ch 145 and 146 might be in the top 5 of the chapters I have reread most often. You always find something new there and there's so much about the relationship between Tengen, the Star Plasma Vessels and the six eyes to take apart, particularly with later reveals like Yuki also being a Star Plasma Vessel. Those two chapters were also what first really got me more interested in Kenjaku and their history with Tengen. It's when it becomes apparent just how much Kenjaku has planned and arranged over the past millennium and it also raises even more questions of why Tengen never mentioned them before and how Kenjaku could stay undercover for so long.
Then we of course also have the Zenin massacre. I like how it starts with giving us some clan politics. I love that shit. Wish we got something similar for the Kamo and Gojo, but oh well. Maki's meeting with her mother when she goes for the weapon storage is already pretty chilling, but it's even better when you see her mother go from "why can't you make me proud of you for once?" to "I'm glad I gave birth to you". Shows how much she suffered under the Zenin as well, despite playing by their rules. Too bad she only came to the conclusion to treat her kids decently when it was already too late. Maki also only found out her mother did care about her and was the one to finish off Naoya when she was already dead. Just like her reunion and clearing conversation with Mai, it all happens just a little too late and that's what makes it so wonderfully tragic.
Also shout-out to Yaga's death scene. I've come to appreciate it much more recently and I particularly like seeing him together with all the other autonomous cursed corpses he keeps hidden away and the hints of the friendship he has with Kusakabe.
Itadori's Extermination
Honestly, I mostly like this arc for its atmosphere. It's one of the instances where you feel the most just how much destruction, chaos and desolation Shibuya and the start of the Culling Game caused. The main characters roaming the streets all split up and sleeping by campfires, the broken buildings and civilians hunting for scraps of food, curses praying on desperate humans...it's great. Wish we got more of that later on, but I only really got a similar feeling when the foreign armies attacked.
And of course we get the fateful Itadori flashback here. I don't know how many hours I spend looking at those two pages and taking the dialogue apart. Just two pages and I've become utterly obsessed by this weird family. Also the first time we see Kenjaku in a vessel that is not Geto, so that's extra nice.
I remember also really liking Yuuta's reintroduction when the chapters first came out. He looked so much worse than in Vol 0, so that was really intriguing. Bit disappointed there wasn't more conflict and it turned out he looks like shit because...well, that's just his look now. Still good arc.
Death Painting
I like this one because it's where Yuuji, Nobara and Megumi feel most like a team going on a mission and solving a mystery. Especially the opening of it, with weird paranormal events that remind you of classic Japanese horror stories is really nice and always manages to draw me in. Kinda wish there were more missions like that just for the sake of atmosphere, even though I don't think the story necessarily needs it. Seeing Mahito and Kenjaku capture a civilian man, strip him, nail him to a wall and then feed him a cursed fetus was also insane. Never get tired of watching/reading that no matter if it's the manga or anime. Vol 7 was the first jjk volume I ever bought and I remember how striking it was to open the book and start with that scene. Gave me chills.
I also love the entire fight with Eso and Kechizu. One because I just like their characters and getting introduced to the background of the Death Painting's existence was interesting, but I also really enjoyed Yuuji and Nobara's dynamic here and their talk about what it means to kill.
Shibuya Incident
Really good arc and what made me more interest in how jjk would continue when I first read the manga, but rereading it there are definitely some fights and scenes that really drag for me and I end up skipping whenever I read it again or when I watched S2. Like all the curse users working for Kenjaku that ended up being entirely irrelevant. The backstory of Ogami and the guy with the big eyes was nice because it gave us an insight into what the life of regular curse users (not big hitters like Geto or Kenjaku) is actually like and how society changed when Gojo was born. That's some world building I very much appreciate. Aside from that all the curse users are very forgettable though. There's a reason I only remember Ogami's name and none of the others'. Some other stuff also just comes down to character preferences like I'm not that interested in what Nanami or Ino were up to and Toji was also...eh. Nice, but I'm not losing my mind over it. Nanami's death scene is great though. I mostly love Shibuya for its later stages. Yuuji's fight against Mahito, how seeing his friends and civilians die through his inaction makes him breakdown, how his world view changes over the course of fighting Mahito and their scene at the end when the roles of predator and prey are reversed. Kenjaku's entrance and explanation of their plan and what was to come is also very interesting and probably the part I reread most in this arc.
Vs Mahito
I gotta say I do really like Junpei's story and his developing friendship with Yuuji. Yuuji's first few encounters with Mahito are great as well. It's nice seeing them get to know each other and seeing the inciting incidents that cause both of them to gradually get more and more obsessed with killing the other. I also really appreciate this arc for giving us some of those slower scenes that are just focused on Mahito, the curse family or Mahito & Junpei talking philosophy. Mahito is a quite fascinating character even in his simplistic cruelty and here you can also see the most just how horrific, but also intriguing, Idle Transfiguration is. This arc has one of the best horror in jjk and I appreciate the anime for emphasizing the comparisons to the Human Centipede movies and human experimentation even further. It's really close between this and Shibuya Incident. I just ended up putting Shibuya higher because when it hits, it hits hard and I still like the high points it has more than the Vs Mahito arc. Still appreciate the groundwork this arc laid for Shibuya to be as impactful as it was.
Hidden Inventory
Like I said in the beginning, I do think this arc is well-written and I think it's a great way to flesh out Gojo and Geto's characters as well as give us more world building and establish the background presence of Tengen and the connection of the Star Plasma Vessel and six eyes to her. I'm also convinced that what we learn here about the Time Vessel Association and the cults that build around Tengen will become relevant again when we get to the Heian flashback and Sukuna's/Tengen's/Kenjaku's backstory. Still have that "Kenjaku created the Time Vessel Association in the Nara period" theory in the back of my mind. This lore is also the main thing I like about this arc. Don't get me wrong, Gojo and Geto's struggles and change in mindset is nice too, but I don't care much about Gojo and don't like Geto, so I ended up focusing more on everything around them. Including Riko. I find her story, the way she grew up and her inevitable death very interesting. Episode 3 of season 2 is still my favourite episode of the season of maybe even the entire anime because it's just that beautiful and I love how they added to the themes of her character by connecting her to the ocean. The inside of the Tomb of Stars is also so eery and entrancing, I could soak in that atmosphere forever. The only reason it's so low is because a lot of this arc is dedicated to Gojo and Geto and their relationship etc. While that is absolutely necessary and was very well done, it's not something I'm much interested in.
Fearsome Womb
Start of the series. It's really those first few chapters and the mission at the detention centre I like about it. It's where you see Yuuji still quite naive and ready to play the hero. I am very interested in his life before joining Jujutsu Tech and when he first got introduced to jujutsu, so this is always nice to revisit and see how he acted before he was forced to become a seasoned sorcerer very quickly. Those glimpses of how Yuuji was always a bit of a loner and also extraordinary from the start due to Kenjaku's meddling. Knowing his family background makes these scenes now even more interesting. His mentality back then is also what makes the moment in the detention centre so special, where he realizes Sukuna isn't Kurama and won't be a convenient power source for him. He could die if he is careless (which he is, of course, he never dealt with anything like this before) and he is scared of it.
Besides that, I also like the introduction of Kenjaku and the curses, how chill it is and how you see them walking among regular citizens undetected by anyone. I think that's especially a fitting introduction to Kenjaku's character. They are unassuming in the beginning of the series, easy to overlook next to flashy Mahito and Jogo, but that's how they have always been throughout history and it's part of the reason for why they never drew much attention besides the Death Painting experiment, which wasn't directly linked to them. Of course Tengen covering for them was the other big reason.
Overall, nice start into the series, even if some parts are a bit slow and don't animate me much to reread them.
Shinjuku Showdown
Shinjuku Showdown fights on a reread do merge well into each other, but it's undeniable that they are very formulaic. Yuuta starts out the same way Higuruma does. Talking about regrets, giving his all, how he has to end everything with a technique only he can use and then he gets cut down. Same with Maki, Kusakabe, Miguel and Larue. It is all the same. We are currently literally watching a slight reshuffle of the fight that started this arc.
Parallel we learn more about Yuuji's new abilities and Sukuna has to gradually exert more force. Technically a good thing, but it's all so repetitive that it loses more and more of it's emotional impact for me. If there is any emotional impact at all. Eventually it just becomes explaining of cursed technique after cursed technique that won't work anyway with minimal depth otherwise. Things get a bit better when most people have been cut away and we start focusing on Yuuji and Sukuna, but by that point I'm already so tired by everything that came before that I can't get that hyped about it and just want a complete change of pace that breaks all rules that have been set up and introduces something completely new. Like the merger for example... Although I have to say, Kashimo's fight might be my favourite still out of the bunch. Has a lot to do with my particular interest and what I'm looking for in a fight. It was short, but we got a nice wrap-up for Kashimo's character, learned more about the Heian era, explored the theme of love and strength and got what is so far one of the deepest looks at Sukuna's philosophy and mindset.
Besides that, on the reread, by the time Kusakabe's fight happens I'm catching myself only skimming the pages. It doesn't help that there's not much initiative happening from Sukuna's side besides the very recent chapters. He's just waiting for others to do something, which lowers the perception of any imminent threat from him. The later half (before Yuuta showed up again) isn't as bad as the Gojo vs Sukuna fight, but I'm still having a hard time staying invested while reading it. Gojo vs Sukuna 2.0 pretty much tanked my interest again. Every week I'm shaking Sukuna to just spit out his backstory already and release Tengen because that's the only thing I care about at this point and I'm bored of this fight. But again, my opinion, others likely feel otherwise.
Kyoto Goodwill Event
Was a bit tempted to put it above Shinjuku Showdown, but at the end of it Shinjuku Showdown still has some scenes I really like, like Kashimo's fight, Yuuji fighting Sukuna and the Sukuna, Uraume and Kenjaku scenes in ch 222. That's more than what I could say for Kyoto Goodwill Event. I don't necessarily dislike it. It doesn't really have any moments that bother me as much as the ones in Shinjuku Showdown, but at the same time nothing in this arc really stands out to me or catches my interest. Often I end up forgetting about it entirely. There's not really much to say about it because I don't have any strong feelings about this one. Not really something I reread unless I'm looking for some very specific information.
Cursed Child
When I first read Vol 0 (right before the Death Painting arc) I thought it was a concept story for jjk. The infant stage of it before Gege made the proper story. Sort of like the original chapter of Naruto where he's actually a fox spirit. Interesting to read to see where jjk started, but not tied to canon. That's also why I didn't question Geto acting very different here. I just though "wow, they made his character way less aggravating". So yeah, Vol 0 is really not something I find interesting or enjoy and I think the writing in it is quite rough. I didn't find Yuuta very compelling. He's an obvious Shinji rip-off, which wouldn't be that bad in itself except I don't find his personality that interesting and him pulling powers out of his ass without any of them being set up prior made me really dislike him. He can just copy techniques now and use them much better than the original person because he's just that overpowered. Who knows how he learned about any of this, who knows what the limitations to any of his powers are, he can apparently just do anything and that makes his fights not very thrilling because there aren't really any stakes. He also has barely any connection to the villain of this arc except that he happens to kill people Yuuta cares about. Geto's ideology is entirely irrelevant. Geto could've said he's killing people because he wants to turn them into Christmas decoration and the fight would've happened the same way. I think putting an ideologically-driven villain against someone whose only care is that his friends are alive and who has also not even the experience to judge if anything Geto says is justified wasn't a very good move. Centring Gojo and Geto's conflict would've been better and also showing us literally anything that would make it possible for us to judge if any of Geto's complaints are justified, if he's talking about real problems. Just going by Vol 0, we don't know that. We can only tell that the bullshit he spouts is an allegory for white supremacy/racism, which obviously is bad. But on it's own it seems like he's just spouting bigotry for bigotry's sake, which doesn't make for a very compelling villain, especially if the rest of the characters and setting don't fit his attitude. Nobody can ever even bring themselves to say something like "genocide bad, eugenics bad". They just don't engage with what he's saying and if that's the case, then why bring it up in the first case. It makes Geto's antics even more unnecessary. On its own it's really not that good of a story and since it's a oneshot with initially no guaranteed sequel, I would expect a bit more.
All that being said, the first time I read Vol 0 I was very annoyed and glad I followed it up with the Death Painting arc, something which is much better written and more up my alley. If Vol 0 was my first exposure to jjk, I don't think I would've continued reading. Having more context from Hidden Inventory fleshes at least out what Gojo and Geto have going on, but my complaints about Yuuta and his lack of meaningful relation to Geto and what he stands for still makes me dislike this arc.

New mortgage originations have reached their lowest level since Q2 of 2014. Inventory remains historically low, shelter costs are historically high, and it makes no sense for most to refinance with current mortgage rates over 6% on the 30-year. Originations, including refinances, came in at $323.5 billion during Q1 of 2023. The NY Fed reported that borrowing in general has reached $17.5 trillion, a $150 billion increase, as families grapple with inflation. The refinance boom in 2020 and 2021 will impact real estate for generations to come.
The NY Fed discusses the COVID refinance boom (Q2 of 2020 to Q4 of 2021) in a recent article. Fourteen million mortgages were refinanced during this period when mortgage rates reached record lows. Mortgage rates plummeted 200 bp from Nov. 2018 to November 2020. The last upticks in refinances occurred in 2003 and again in 2013 when rates also fell 200 bp. However, rates were at their lowest level during the COVID refinance boom, allowing many to take out equity from their homes and reinvest. Home equity reached a record high in the time leading up to the pandemic, and the continued rise in home prices provided numerous owners with additional equity.
One-third of all outstanding mortgages were refinanced over the span of 7 quarters. About 64% of refinances were “rate refinances,” classified as those with a balance increase of less than 5% of the mortgage amount. Those who chose this route saved an average of $220 per month. Cash-out refinancers took out $82,000 on average, increasing monthly payments by $150. Around 5 million borrowers extracted a total of $430 billion during the COVID refinance boom—a significant sum.
The 9 million who did not extract equity reduced mortgage payments by $24 billion annually. These figures are something I do not expect to see again in my lifetime. Those holding their breath for rates to drop under 3% again should come up for air. Homeowners are disincentivized to sell at current rates, not to mention home prices are AT LEAST 36% higher than before the pandemic. Everyone’s investment strategy is unique, but those who were able to use their home’s equity to invest during the bottom of the market made out well. The period between Q2 of 2020 to Q4 of 2021 will be a reference point for years to come.

Bird Mother is a captivating action game exclusive to the Commodore 64, developed and published by Creative Sparks, a division of Thorn EMI Video Ltd., around 1984. In this game, players embody a diligent mother bird, tasked with the vital goals of protecting and nurturing her chicks. The gameplay unfolds across three distinct stages, each presenting its own set of challenges.
In the initial stage, players are tasked with catching twigs tumbling from the sky to construct a nest for laying eggs. This task must be accomplished while dodging other falling objects, as collisions result in the loss of a life. The second stage shifts focus to foraging, requiring players to catch worms and return them to the nest to feed the awaiting chicks. This level introduces a new hazard: avoiding a stick hurled by a man annoyed by the player's competition for the worms. The primary challenge anyway lies in ensuring each chick is fed three times before time expires, a task complicated by the elusive nature of the insects.
The game reaches its climax in the third and final stage, where the player teaches the fledglings to fly. Managing the chicks' altitude is crucial; allowing them to fly too high or too low risks losing them from view or exposing them to a predatory bird - A particularly demanding level, as the chicks tend to scatter, requiring vigilant guidance to keep them safe and within sight. Eventually, memorizing their movement patterns enables players to guide the chicks back to the nest as proficient flyers.
My personal recollection of Bird Mother centers not only on its straightforward yet demanding gameplay but also on its unique premise. The game beautifully encapsulates the essence of maternal instinct—protection and provision. This aspect alone distinguishes the Creative Sparks release as a memorable - albeit less heralded - contribution to the diverse and rich gaming heritage of the Commodore 64 era.

Wednesday, November 29th: Only the good die young
Today I had a hemiplegic migraine for the first time in a while, the irony is that I've never been putting more effort into my health.
Exhibit A:
1). I did 17 minutes of running intervals to the beach
2). Yoga for the third day in a row
3) I have been eating at home and bought an aggressive amount of vegetables at the grocery store today
4). Didn't so much as smoke CBD last night
5). I Have been hydrating like a motherfucker using an app so I don't also drown because apparently, nothing is safe even though I used to do cocaine and fireball in a night but okay
6). Went to bed at 9 last night
7) I literally enrolled in health insurance on the way back from my run this morning
And how does my brain reward me? Pain and an aura. Owwwww. Ended up taking a 3-hour nap and thanked the gods that I work remotely.
Now I'm going to fuck off and watch Love Island while I eat this pre-made salad.
Update:
I think the world (me, later re-reading this one day, maybe? I almost never re-read come to think of it) should know that despite my brain fully exploding today: I fed Blue for Makenna, read and meditated from my book, read several chapters of "Shrines of Gaity", did the dishes, made a lasagna, deeply showered my entire body, made some motions to start using hinge again, made time for skincare, ordered my Fashion Pass, caught up with the news, and hardest of all- drank 64 oz of water. No alcohol since European Thanksgiving.
Today was productive as hell. And I feel peaceful. Good.

Hundreds of complaints surface against Coastal Shell Products
With just over a week before Coastal Shell Products’ permit is up for renewal with the Government of New Brunswick, over 700 complaints have been brought forward.
“It’s just heartbreak,” said Maisie Rae McNaughton with the Kent Clean Air Action Committee.
“The entire document is heartbreaking.”
For years the plant has been a point of contention for the community of Richibucto and surrounding areas with a large number of people putting pressure to shut it down.
Earlier this week, the Kent Clean Air Action Committee released all the occurrence files, requested from the Department of Environment on the plant, which totaled 659 pages.
“I made a point to read through every single word and at points I was crying as I read it because you realize people have been suffering, suffering in such a great magnitude for years and we are continuing to be asked to live like this,” said McNaughton.
Coastal Shell Products opened in 2016 and according to the documents which were obtained through the right to information and privacy act, complaints started to collect as early as 2017.
In 2017 the document states that 28 complaints were filed, 2018 saw 41, in 2019 the number jumped to 61, there were only 7 complaints in 2020, which increased to 64 in 2021, 56 for 2022, and in 2023 the number of complaints increased to 455.
McNaughton says that number of 455 only accounts for complaints made before June 12 when she requested the information.
In total there are 712 complaints outlined in the document.
“There is a lot of complaints,” said Kent North MLA, Kevin Arseneau with the Green Party.
“There’s also people that don’t want to complain publically, but I’ve heard local businesses that this is becoming a bigger movement than what it actually looks like. So when we say there’s 700 complaints in the past many years, there’s a lot more than that of people that are kind of fed up with the situtation.”
He calls it a regional issue, not just a local issue.
“I continue to say, they have the right to exist, they have the right to operate, but they should be operating somewhere else and there’s better places for this kind of industry,” he said.
At the heart of all the complaints is the stench that comes from the plant when it’s in operation.
“You pray some nights that ‘oh I hope the wind goes the other way,’ but then you realize that you’re hoping someone else gets it instead of you and that’s not okay,” said McNaughton.
The complaints, which are based off personal experiences, include comments like “the wife and I had to run into the house, the smell was choking us,” from 2017.
In 2019 another comment says “we have residences who have letters from their physicians stating the plant poses a health threat.”
Earlier this year one comment read, “crying on the phone […] very sick when plant runs, she feels like taking her life.”
McNaughton says she printed off all 659 pages, and seeing the visual representation of how people are being effected brings forward an indescribable emotion.
“It feels like we’re shouting into the abyss sometimes,” she said.
“Through all of this we’ve gotten almost no dialogue with the government of New Brunswick. People have not reached out to us. Very very seldom have I gotten an email back.”
While the end of the month lingers and the community waits for a decision, McNaughton says pressure will continue to be applied.
“I’m hoping that it’s not reapproved and that they are asked to move,” said Arseneau.
He says that he has been meeting with Coastal Shell Products since 2018 when he was elected and for the first three years, he gave them the benefit of the doubt when they said they would invest in new equipment to stop the stench.
“After a while, there’s reason to think that this problem isn’t going to get fixed by placing new equipment and for these reasons that’s why my stance as the MLA of the people of Richibucto has changed over the years and I now side in the solution… the only solution being that they have to move,” he said.
Adding, “The product is interesting. We’re recycling seafood waste, it’s part of a circular economy, which I definitely support, it’s just this plant is not in the right place and instead of having a positive impact like they should have on the region, they’re having a negative impact so that needs to be fixed.”
CTV News reached out to Coastal Shell Products, but never heard back from the company.
CTV also tried to get an update from the Department of Environment, but was told Minister Gary Crossman was not available.
In a statement a spokesperson stated that “the Department of Environment and Local Government continues to monitor odours from the Coastal Shells processing facility through frequent site visits and odour surveys.”
Adding, “the company has submitted an odour control plan, with timelines, for the installation of odour control equipment.”

Honestly people should stop seeing autistic people as high/low functioning and start thinking about it like Pokemon stats.
For instance, I have a low stamina stat.   Need to bring my headphones everywhere because loud noise really wears me down.   However, there are some stats I’m quite high in.   I can eat most foods without sensory issues, and I think I can small talk quite well even if I don’t care to.
There is no such thing as the strongest (or most neurotypical) pokemon!  It depends a lot on type matchups, movesets, playstyles.   A Pokemon most people would think of as strong, like a Charizard, might struggle when faced with a rock type.  So! Give yourself an item or teach yourself a new move.

Honestly, to any fellow neurodivergents that struggle with doing tasks: have you tried doing the task intentionally badly?
I'm serious. I always used to struggle with getting schoolwork done on time. Then one day, out of a place of spite, I tried to write the shittiest assignment the teacher ever damn graded. (It was a stupid assignment.) Got fed up with the bit halfway through and began writing the assignment in earnest. This has helped me start shit halfway since.
Even if it doesn't work like that for other people, half-assed is better than not finished. Half ass cleaning? Guess what, the space is still cleaner.
If you are reading this, I encourage you to try that thing you are procrastinating on or struggling with using the minimum effort possible.

Classic Hunting Rifles Every Hunter Should Own
We live in a time where the modern hunter has truly unprecedented options when it comes to choosing a hunting rifle. Scores of manufacturers are producing high-quality, accurate, dependable rifles (as you can see in our review of the best rifles of 2022). Even many budget rifles that are purely utilitarian (these rifles are not intended to be heirlooms) are capable of great performance.
The quality and quantity of modern hunting rifles can be overwhelming. For the most part, rifles are just tools to me, and they’re easy-come-easy-go. There’s only one rifle that I really, really regret selling — a heavy-barreled Howa 1500 in .308.
Every hunter ought to have at least one vintage hunting rifle to keep that spark of sentimentality alive. But then again, how could you pick just one? Turns out that I can’t, but if I had to narrow it down to a list of the top 4 classic rifles, these would be my picks.
Springfield Armory Model 1903 Sporter
Many, if not most, of our modern bolt-action hunting rifles have their roots in military rifles of the late 19th and early 20th centuries. After the World Wars, an abundance of surplus rifles was quickly taken advantage of by hunters. The 1903 Springfield was commonly “sporterized” by pulling the action and putting it in a shorter, more-handy “sporter” stock. Of course, they were often re-barreled, re-chambered, and highly-modified for specific hunting purposes — all based around the robust 1903 action.
It was common for gunsmiths to “sporterize” surplus rifles for customers, turning them into heirloom hunting rifles. If I was to buy one, I’d take the original .30/06 chambering, although they were often re-barreled in other calibers like .270 Win. The 1903’s action was built for battle, and its heavier and more robust than most of our hunting actions today. There’s no doubt though that it would make a fine hunting rifle even today. Our family still has a sporting 1903 that my grandpa had built, chambered in .270 Win., and someday I’ll kill a moose with it.
Winchester Pre-64 Model 70
If there is a ubiquitous American hunting rifle that transcends time and space, it’s the pre-64 Winchester Model 70. After being introduced in 1937, the Model 70 became known as “the rifleman’s rifle,” and a favorite of long-time Outdoor Life editor Jack O’Connor.
The Model 70 was more refined than previous copies of Mauser-style controlled-feed actions and featured a three-position safety. A redesign of the Model 70 in 1964 — including conversion to a push-feed action — almost instantly made the pre-64 Model 70’s collector’s items. Even today, pre-64 actions are popular for custom hunting rifle builds and original rifles are as collectible as ever.
Although O’Connor noted — in his introduction of the “new” Model 70 in the March, 1964 issue of OL — that the “new Model 70” featured a stronger action, better case head support, and several other features he viewed as improvements, he still believed that the Model 70’s produced prior to World War II “were probably the best factory-produced big-game rifles ever turned out.”
I’d love to take an original pre-64 Model 70 in .458 Win into the alders for brown bear, or have one in .220 Swift, like the one that famous Alaskan wolfer Frank Glaser took such a shine to. If I were to build off an action, I might go for a .375 Ruger. Whatever the choice, it would be a special rifle.
Savage Model 99
If I were to venture into the territory of iconic deer rifles, how could I ever ignore the Savage Model 99? Somewhat odd-looking, this design from 1899 was one of the most popular American hunting rifles in the early 20th century — and still carries quite a following.
It was a lever-action that featured a unique rotary magazine that allowed for spitzer-style bullets to be used — something tube-fed lever guns couldn’t do. It was offered in a variety of cartridges, but if I had to pick one, I’d probably go with the .250/3000 Savage. It was a screaming-fast cartridge when it was released in 1915 and doesn’t lag too far behind the .25/06.
In just about any offering, the Model 99 would be a great deer or black bear rifle, and the aforementioned Frank Glaser noted that in .250/3000 Savage, it was his favorite all-around market hunting rifle.
Ruger №1
Single-shot hunting rifles aren’t what most of us have in mind when we think of the classics, but the Ruger №1 is one that has stood the test of time. It was introduced in 1967 and is a hammerless falling-block single shot that styled after the British Farquharson rifles and was offered in a plethora of chamberings and developed a cult-like following.
In an article introducing the Ruger M/77 in the September 1968 issue of OL, O’Connor says the following regarding the still-new Ruger №1:
“The production of a single-shot big-game rifle was a bold gamble on Ruger’s part. I am sure that 9 out of 10 market consultants would have said that the demand for single-shot rifles for centerfire cartridges had gone out with the mustache cup and the Stanley Steamer. In spite of all this and also in spite of the fact that Ruger gets a premium price for the №1 single shot, his (Bill Ruger) only problem has been to produce the rifles fast enough.”
My older cousin Travis — who was killed in action in Iraq almost 20 years ago–was a hell of a coyote hunter and his rifles-of-choice were his Ruger №1 in .22/250 and M/77 in .25/06. I think If I had to pick, I’d compromise and get a №1 in .25/06. It would be a fantastic rifle for many applications.
Marlin 336
Another classic deer rifle that everyone should at least be familiar with is the Marlin 336. The Marlin 336 was introduced in 1948 and produced until recently. It’s one of the most popular lever-action deer rifles and commonly chambered in .30/30 and .35 Remington.
The style of deer hunting has changed in many ways over the decades, but there’s still a place for the quick-pointing, hard-hitting, close-range woods rifle that the 336 is. From an availability perspective, it would make sense to get one in .30/30 — and that combination has accounted for untold amounts of game — but in a perfect world, I’d have one in .35 Remington.
The future of the Marlin 336 is uncertain, but after seeing what Ruger’s ownership of Marlin has done for the Model 1895 in .45/70, if they resume production of the 336, they will likely be the best made to date.
Ruger 10/22
A stainless-steel Ruger 10/22 was my first rifle, and one that I had envied for a long time. The 10/22 is likely the single most successful .22 LR design ever made. It’s a recoil-operated semi-automatic action chambered in .22 LR that’s still in full-production today. The basic 10/22 carbine has the nifty feel of a .30 caliber M1 carbine and utilizes a 10-round rotary magazine.
With its long-term popularity and simplicity, the 10/22 has become one of the most versatile and customizable .22’s ever — if not the most. Ruger has offered takedown models, but the market is also ripe with aftermarket parts and accessories. Extended magazines, stocks, integrally suppressed barrels, triggers, and more are available.
Although the 10/22 is nearly 60 years old, it’s just as relevant today as it ever was. The 10/22 is simple, fun, and a joy to shoot. When we only had one predator rifle, I used my 10/22 loaded with CCI Stingers to kill quite a few coyotes while growing up and hunting with my dad.
