UK’s Selina Finance raises $42M for its SMB loans platform based on home equity
When you need a loan, the cost and speed of getting it can be as critical to get right as the financing itself, a principle that might be even more relevant today in our shaky pandemic-hit economy than ever before. Today, a company that proposes to cut both the time and price for securing financing, with a platform, initially aimed at SMBs, that lets business owners put up their home property as collateral to get the loan, is announcing a funding round to expand its business.
Selina Finance, which provides loans to small and medium businesses in the form of flexible credit facilities — you pay back only what you borrow, and you do that over time, rather than in one lump sum — that are backed by the value of your personal home, is today announcing that it has raised £42 million ($53 million) — £12 million in equity and £30 million in debt to distribute as loans. The company says it plans to raise significantly more debt in the coming months as its business expands.
The funding is coming from several investors, including Picus Capital and Global Founders Capital — two firms that are tied in part to the Samwer brothers, which built the Rocket Internet e-commerce incubator in Berlin. The company’s valuation is not being disclosed.
London-based Selina plans to use the funding in a couple of areas: first, to continue growing its business in the UK, which was founded by Andrea Olivari, Hubert Fenwick and Leonard Benning and launched in June 2019; and second, to start the process of opening up to other markets in Europe.
Selina today focuses on SMEs whose applications qualify as “prime” (as opposed to sub-prime). They can borrow up to £1 million in funds — the average amount is significantly less, £150,000, says Olivari — with interest rates starting at 4.95% APR. That undercuts the rates on typical unsecured loans. Selina is also in the process of getting a license to expand its offering to consumer borrowers, too.
We’ve moved on from the days when property investing was so stable that “safe as houses” was a common expression to mean absolute reliability. But for most people, their properties continue to represent the single-biggest asset that they own and thus become a key part of how a person might construct their wider financial profile when it comes to borrowing money.
Selina’s tech essentially operates a kind of two-sided marketplace: on one hand, its algorithms process details about your property to determine its market value and how that will appreciate (or depreciate), and on the other, it’s evaluating the health of the SME business, and the purpose of the loan, to determine whether the borrower will be good for it. It’s only a year old and so it’s hard to say whether this is a strong record, but Benning notes that so far, no customers have defaulted on loans.
“We have the security of the home, yes,” he said, “but we only take credit-worthy customers to make sure the default scenario doesn’t happen. It’s something that we avoid at any cost. Technically there is a long process that leads to that outcome, but it almost never happens.” He noted that Selina has people on its team who have worked for sub-prime lenders, which gives them experience in helping to determine prime opportunities.
More generally, the idea of leveraging your property to raise capital — say, through a remortgage or loan against its value — are not new concepts: banks have been offering and distributing this kind of financing for years. The issue that Selina is addressing is that typically these deals come with high interest rates and commissions, and might take six to eight weeks from application to approval and finally loan. Selina’s pitch is that it can bring that down to five days, or possibly less.
“It’s critical that we can make a loan in five days to be be nimble and accurate, because this is one area where banks break down,” said Fenwick. “It can take two weeks to arrange for someone to walk around on behalf of a bank to make a valuation. It’s just a backwards and archaic process. We can use big data and tap different areas and dynamics all that into a model to assess the valuation of a property with a low margin of error.”
Selina is not the only tech company tackling this opportunity — specifically, Figure, the startup founded by Mike Cagney formerly of SoFi, is also providing loans to individuals against the value of their property, among other services. And for those who have followed other commerce startups financed by the Samwers, you could even say that there is a hint of cloning going on here, with even the sites of the two bearing some similarities. But for now at least Selina seems to be the only one of its kind in the UK, and for now that spells opportunity.
“Selina Finance is bringing much-needed innovation to the UK lending space by allowing customers to access the equity locked up in their residential property, seamlessly and on flexible terms,” said Robin Godenrath, MD at Picus Capital, in a statement. “The team impressed us with their strong focus on building a fully digital customer experience and have already achieved great product-market fit with their business loan use case. We’re excited and confident that Selina’s consumer proposition will also become an attractive alternative in the consumer lending space.”

Šta vam prvo padne na pamet kada pomislite na Njujork? Tajm skver, Central park, Kip slobode, Peta avenija, Rokfeler centar, Volstrit, Keri Bredšo i ekipa? Da, sve je to Njujork, ali o tome znaju i vrapci na grani. Ono što je, uglavnom, manje poznato je sledeće.... Preporučujem! Od srpske do svetske prestonice (kako mnogi kažu za Njujork), stižete za oko devet sati leta, uz tri obroka, dve užine, kafu, čajeve, vino (pazite samo da se ne ispolivate kao što sam ja, i to po beloj košulji!!). Foto: MONDO/Dragana Todorović Vratićete se još brže - za sedam sati i koji minut. Ponesite omiljenu knjigu, ili filmove koje volite da gledate jer izbor u avionu nije za pohvalu. Mada, najbolje je da spavate i tako prikupite enegiju za sve što će Velika jabuka (zaista velika) da vam ponudi. Imajte na umu da vam za to putovanje ne treba samo novac (za veoma skromnu ishranu potrebno je oko 30 dolara dnevno) već i vreme kako biste obišli što više: danju muzeje, parkove, vidikovce, mostove, nekoliko značajnih avenija, a noću najbolje klubove na svetu, džez i bluz svirke, predstave na Brodveju. A tek šoping... Izvor: MONDO/Dragana Todorović SMEŠTAJ Ako niste tolerantni kada su higijena i komfor u pitanju, iznajmite stan, a ne hotelsku sobu jer su hoteli u centru Menhetna, u kojima je noćenje oko 100 dolara, veoma loši: nameštaj je praistorijski, sve deluje prljavo, zapušteno, kao da će se raspasti. Ne hvatajte bika za rogove! Čuvenu skulpturu bika na Volstritu, napravio je 1989, od bronze i čelika, italijanski vajar Arturo di Modika, i to o sopstvenom trošku. Oko tog spomenika koji simbolizuje snagu i izdržljivost gradske berze, uvek je gomila turista, koji se slikaju držeći bika za rogove. Međutim, tek retki znaju kako na tom mestu treba pozirati: bika morate da uhvatite, da prostite, za međunožje, jer samo tako ćete sebi, kaže legenda, osigurati novac i blagostanje. Shvatite me ozbiljno. Mada, možda ćete imati sreće i na nekom od sajtova za traženje smeštaja, naleteti na specijalni popust. Budite uporni, ne gubite nadu. Sa privatnim stanovima već može bolje da se prođe, ali vam svakako savetujem da tražite smeštaj na Menhetnu, blizu Tajm skvera, jer onda mnogo toga možete peške da obiđete: Prirodnjački muzej, Momu, Brodvej, Karnegi hol, Central park.... Mada, metro je jednostavan za upotrebu, bezbedan, jeftin (2,25 dolara za ceo grad tokom jednog dana), tako možete bez problema da odsednete i u nekom drugom delu grada, ne baš u "epicentru". KLOPA Njujork je grad ulične hrane! Tu ne možete da ostanete gladni. Lepo je otići u restoran, da vas služe i ugađaju vam (za "stejk", salatu i čašu osrednjeg vina vam treba minimum 80 dolara), ali obavezno probajte nešto sa ulice: hot dog i perece (od 3 dolara), picu (oko 5 dolara), naćos (od 7 do 10 dolara), krofne (oko 3 dolara)... Ja sam probala kapkejk u poslastičarnici "Magnolija", onaj isti koji su jele Keri i ekipa iz serije "Seks i grad". Šta da vam kažem - srce mi je bilo puno, ali ne i stomak. Kolač je presladak! Pogledajte fotografije: Kad smo već kod te serije... Naravno da sam posetila kuću Keri Bredšo. Sela sam na čuvene stepenice, ali Zverka se nije pojavio da mi zapali cigaretu. Ni Ejdan. Možda zato što nisam bila u "Manolo Blanik" sandalicama? Izvor: MONDO/Dragana Todorović U Vest Vilidžu sam obišla još neka važna mesta u komšiluku: seksi šop "The Plesure Chest", gde je Samanta kupovala vibratore, kao i suši restoran "Samba", gde je takođe ta nesputana plavuša, u društvu svojih prijateljica, jela suši, ali i učila kako se sprema taj japanski specijalitet. Da li se sećate ONE scene?! Izvor: YouTube Ni Samanta niti Keri nisu bile fanovi "Starbaksa", ali vam ipak preopručujem da odete u neki od mnogobrojnih lokala iz tog lanca. Nije tamo ništa "wow", što bi rekli Njujorčani, ali treba se "čekirati", čisto iz fazona. Kafa k'o kafa, ali ćete uz nju dobiti besplatni Internet, keksić i mogućnost da odete u WC. Pazite - ovo poslednje je veoma bitno! Naime, u Njujorku nije kao u Beogradu - kada vas na ulici "potera" možete baš da se namučite. Nakon tri sata šetenje gradom, i to uz veliku kartonsku šolju kafe i flašicu vode, imala sam potrebu da se "olakšam". Bolje reći - imala sam osećaj da je "gotovo", ako me razumete. Još minut, dva i uradiću "to" nasred ulice! Uletela sam u "Mekdonalads", potrčala ka vratima toaleta, a tamo: na bravi mala tastatura, da ukucate broj svog računa!!! Uletela sam u "Starbaks" - isto!!! Gde ću, šta ću?! Ugledala sam elegantna vrata, velika, ona što se okreću u krug, pomislila sam da je neki hotel, ali unutra me je dočekao mladić u odelu, na glavi cilindar, na rukama bele rukavice. "Dobrodošli u naš klub", rekao mi je uz osmeh, "Da li imate rezervaciju?". "Nemam rezervaciju, imam veeeliki problem. Ako uskoro ne odem u toalet, uhapsiće me zbog neprimerenog ponašanja na uilici, ako me razumete? Dakle, da li u vašem WC-u mogu da se olakšam, bez rezervacije? Obećavam da ću posle toga popiti i jedan koktel!" Razumeo me je, ali... "Naravno. Uđite u lift i idite na 32. sprat". I prizemlje mi je tada bilo previsoko, ali izdržah nekako.Foto: MONDO/Dragana Todorović ŠOPING Peta avenija, ali i Medison avenija, su raj za one koji vole skuplje brendove, komade poznatih dizajnera, i koji imaju novac za to. I Soho je odličan za šoping, a imajte u vidu da u robnoj kući "Mejsis" (Macy’s) uz pasoš dobijate 10 odsto popusta na sve! Ako želite još više da uštedite, onda navalite na autlete - ima ih na sve strane i svakakvih: od onih u kojima se prodaju "Džimi Ču" sandale i "Šanel" tašnice, do onih u kojima moraju da se "zavrnu rukavi" i prevrće po rafovima, ali i tu mogu da se iščeprkaju brendirani komadi. Za ljubitelje knjiga obavezna je knjižara "Barnes and Noble", najveća i prva koja je otvorena u Americi, a radi do ponoći! I tu je besplatan Internet, a osim knjiga možete da kupite i tašne sa citatima iz popularnih klasika, figurice superheroja, plišane likove iz raznih filmova i crtaća... ma svašta! U Petoj aveniji je Apple prodavnica koja radi 24 sata. Kada sam oko ponoći shvatila da nemam adapter za punjač svog telefona, znala sam gde mogu da ga kupim. Pa, gde to još ima? Njujork je stvarno "one and only"!Foto: MONDO/Dragana Todorović MUZEJI Za kulturu i umetnost u ovom gradu vam treba večnost. Počevši od redova u kojima morate da stojite dok ne uđete u neki od brojnih muzeja (mada ta gužva deluje strašnije nego što jeste, uđe se za oko deset, petnaest minuta), preko obilaska eksponata, do suvenirnica koje nisu samo "mamipare" već prilika da kupite poklon sebi ili nekom koga volite, uspomenu na nezaboravnu posetu. Naravno da sam obišla Gugenhajm - arhitektonsko remek-delo Frenka Lojda Rajta, u kojem je smešteno više od 2.500 dela savremenih umetnika, najviše Kandinskog (subotom: plati koliko želiš); Momu - jedan od najuticajnijih muzeja moderne umetnosti na svetu (posle 16h ulaz je besplatan); Prirodnjački - zaista je kao u filmu "Noć u muzeju": samo sam čekala da eksponati ožive i da me iza nekog ugla dočeka Ben Stiler; Frik - spektakularna kolekcija najboljih evropskih slikara (ne radi ponedeljkom, imajte to na umu); Metropoliten - ima dva miliona eksponata (ponesite vodu i obujte nešto udobno - taj muzej nema kraja!), ali sam bila i u Muzeju seksa! Znam da mnoge ovo poslednje najviše interesuje, zato ću vam o tome pisati posebno. Uskoro... Ulaznice u muzeje su od 20 dolara, ali na ulazu ne prave pitanje i ako kažete da nemate novac, a mnooogo volite umetnost (zaista, neki ulaze baš na tu foru). Da, ima toga, ali i parkova, i te kakvih! Tamo se ide u večernjim toaletama, ima manje turista nego na brodvejskim predstavama, a možete da čujete kako sviraju i pevaju vrhunski muzičari iz celog sveta. Preporučujem da odvojite "koji dolar" za neku predstavu, mjuzikl ili koncert, bez obzira na to što su, za naše uslove, karte skupe - bolje platite jeftiniji smeštaj, jedite perece i mleko, ali uzmite ono što samo Njujork može da vam pruži. Brzo će proći tih nekoliko dana boravka, uskoro ćete opet spavati kod kuće u svom udobnom krevetu, ješćete voće i supicu, ali uspomene koje ste poneli iz Velike jabuke, ostaće u vama zauvek. Ja danima nisam skidala osmeh sa lica, nakon povratka u Beograd. Ma, sutra bih opet u avion za Njujork, makar se ponovo ispolivala crvenim vinom, jer kao što vidite - bio je to dobar znak! UK’s Selina Finance raises $42M for its SMB loans platform based on home equity
When you need a loan, the cost and speed of getting it can be as critical to get right as the financing itself, a principle that might be even more relevant today in our shaky pandemic-hit economy than ever before. Today, a company that proposes to cut both the time and price for securing financing, with a platform, initially aimed at SMBs, that lets business owners put up their home property as collateral to get the loan, is announcing a funding round to expand its business.
Selina Finance, which provides loans to small and medium businesses in the form of flexible credit facilities — you pay back only what you borrow, and you do that over time, rather than in one lump sum — that are backed by the value of your personal home, is today announcing that it has raised £42 million ($53 million) — £12 million in equity and £30 million in debt to distribute as loans. The company says it plans to raise significantly more debt in the coming months as its business expands.
The funding is coming from several investors, including Picus Capital and Global Founders Capital — two firms that are tied in part to the Samwer brothers, which built the Rocket Internet e-commerce incubator in Berlin. The company’s valuation is not being disclosed.
London-based Selina plans to use the funding in a couple of areas: first, to continue growing its business in the UK, which was founded by Andrea Olivari, Hubert Fenwick and Leonard Benning and launched in June 2019; and second, to start the process of opening up to other markets in Europe.
Selina today focuses on SMEs whose applications qualify as “prime” (as opposed to sub-prime). They can borrow up to £1 million in funds — the average amount is significantly less, £150,000, says Olivari — with interest rates starting at 4.95% APR. That undercuts the rates on typical unsecured loans. Selina is also in the process of getting a license to expand its offering to consumer borrowers, too.
We’ve moved on from the days when property investing was so stable that “safe as houses” was a common expression to mean absolute reliability. But for most people, their properties continue to represent the single-biggest asset that they own and thus become a key part of how a person might construct their wider financial profile when it comes to borrowing money.
Selina’s tech essentially operates a kind of two-sided marketplace: on one hand, its algorithms process details about your property to determine its market value and how that will appreciate (or depreciate), and on the other, it’s evaluating the health of the SME business, and the purpose of the loan, to determine whether the borrower will be good for it. It’s only a year old and so it’s hard to say whether this is a strong record, but Benning notes that so far, no customers have defaulted on loans.
“We have the security of the home, yes,” he said, “but we only take credit-worthy customers to make sure the default scenario doesn’t happen. It’s something that we avoid at any cost. Technically there is a long process that leads to that outcome, but it almost never happens.” He noted that Selina has people on its team who have worked for sub-prime lenders, which gives them experience in helping to determine prime opportunities.
More generally, the idea of leveraging your property to raise capital — say, through a remortgage or loan against its value — are not new concepts: banks have been offering and distributing this kind of financing for years. The issue that Selina is addressing is that typically these deals come with high interest rates and commissions, and might take six to eight weeks from application to approval and finally loan. Selina’s pitch is that it can bring that down to five days, or possibly less.
“It’s critical that we can make a loan in five days to be be nimble and accurate, because this is one area where banks break down,” said Fenwick. “It can take two weeks to arrange for someone to walk around on behalf of a bank to make a valuation. It’s just a backwards and archaic process. We can use big data and tap different areas and dynamics all that into a model to assess the valuation of a property with a low margin of error.”
Selina is not the only tech company tackling this opportunity — specifically, Figure, the startup founded by Mike Cagney formerly of SoFi, is also providing loans to individuals against the value of their property, among other services. And for those who have followed other commerce startups financed by the Samwers, you could even say that there is a hint of cloning going on here, with even the sites of the two bearing some similarities. But for now at least Selina seems to be the only one of its kind in the UK, and for now that spells opportunity.
“Selina Finance is bringing much-needed innovation to the UK lending space by allowing customers to access the equity locked up in their residential property, seamlessly and on flexible terms,” said Robin Godenrath, MD at Picus Capital, in a statement. “The team impressed us with their strong focus on building a fully digital customer experience and have already achieved great product-market fit with their business loan use case. We’re excited and confident that Selina’s consumer proposition will also become an attractive alternative in the consumer lending space.”
