Joe and Clay When they add a new brand to their portfolio, as they have recently done with Invictus luxury vinyl flooring, it’s a decision based on market knowledge. ‘We’ve noticed that customers are increasingly favouring vinyl tiles over wood and concrete flooring,’ explains Clay. ‘They are going to be the next big thing – and the quality of Invictus’ wood, parquet and stone-look ranges is really outstanding. ‘They are waterproof, so are suitable for kitchens and bathrooms, they have an ultrastrong top layer (Scratchmaster) that makes them extremely hard-wearing in domestic and commercial settings, they are warm and silent underfoot and, best of all, they come in a fantastic array of striking designs.’ The Carpetstore already offers a huge choice of classic and contemporary carpets for all budgets as well as made-to-measure bespoke rugs and stair runners. Last year, Clay and Joe also began stocking Sedna eco-friendly carpets.

MAXIMUS - Victorian Treasure Decor - Charcoal ’The yarn is spun from abandoned fishing nets,’ explains Clay. ‘According to the manufacturer, nets comprise one-tenth of marine litter and trap tens of thousands of creatures every year. The carpets are soft and durable and come in two qualities: a twist pile for stairs and living rooms and a Saxony, which is a luxurious deep pile for bedrooms.’ All carpets, rugs and runners sold by The Carpetstore are moth-free – a chemical is put on the yarn while it is being spun, hence it is built in – and Clay and Joe use their own experienced fitters, who also lay hardboard, ply and latex sub-floors and trim doors. With 413 years combined residence locally and 235 years property industry experience, no one knows and serves Chiswick better… According to James Matthews, co-founder of Whitman & Co estate agency, there’s no secret to the company’s consistent success in the local market: ‘Our aim has always been to build a close-knit team that focuses solely on Chiswick and, most importantly, knows the area street-by-street. It’s a simple philosophy, but it has stood us in good stead.’ Taken together, Whitman & Co’s 13-person staff has clocked up 413 years of living in the area – it helps that six of them are West London born and bred – and over 235 years experience in the property industry. ‘It was only recently that we sat down to do the maths,’ smiles Sales Director, Chris Chalmers. ‘I must admit, we were surprised by the totals.’

Chris Chalmers No one better epitomises the ‘keep it local’ philosophy than Chris himself, who joined the company in 2002. ‘My great-grandparents bought our family home in Prebend Gardens in 1926; my grandmother moved in when she was eight years-old, my mother was born there and so was I.’

James Matthews James and co-founder Russell Savage met at long-gone estate agency Tyser Greenwood and bought Whitman & Co in 1995 (the company was founded in the 1920s by Colonel Whitman, who was also a coal merchant). Today, together with Chris and Jeremy Day, the newest team member and a Grove Park resident for 29 years, they lead sales, letting and commercial departments from the same office on Turnham Green Terrace.

Russell Savage The Whitman & Co approach clearly still delivers impressive results. According to the latest verified Rightmove statistics, the company is the Chiswick market leader for sales – a position that it has held for over three years – and, since last August, it has also been number one in lettings. ‘With valuations, we are always realistic,’ says Russell. ‘Over the years, I’ve seen countless examples of properties being valued astronomically to secure an instruction. If that’s the case, we pass. We quote figures that we’re convinced we can achieve and that pays dividends in the long run. Also, we’re transparent; we don’t put clients under pressure, we flag up issues and we try to solve them without fuss. If you’re straightforward, people will come back to you.’ Since he started off in the lettings department, Chris has seen the same clients return time and again. ‘What’s fascinating is that you catch up with them at different stages of the property-buying cycle – from rentals to buying a first home and then moving into a family house. Over the last 18 years, I’ve been a part of their lives. That also epitomises what we’re about; customers know that they’ll see a familiar face and receive a friendly service.’ As a successful business, Whitman & Co has always believed in investing in the community, increasing its involvement year on year. ‘We’re always delighted to help if we can,’ says Chris. ‘Currently, we sponsor Chiswick Cricket Club and Chiswick Rugby Club juniors, support the Bedford Park Festival, school fetes and street parties, choirs and charities and, last year, we were delighted to assist Abundance London with the hugely successful Turnham Green piazza project.’

That commitment is one reason we take our fees on a monthly basis, not upfront for the entire period of the tenancy. It’s a statement from us to say that we want to build an ongoing relationship – we’re not going to disappear once the tenant is in place. ‘For landlords, there are three key concerns with any tenancy; the rental value, the calibre of the tenant and ensuring no void periods. All these elements are linked to setting an accurate, realistic rate for all parties. We always research what similar properties are achieving in the same road, within the same development and within a radius of a quarter of mile. However, there’s no substitute for local knowledge and our lettings team has many years’ experience in West London – I myself have worked in the area since 2006. ‘We also offer a comprehensive property management service. As the buffer between landlord and tenant, speed of response is vital. Tenants must feel confident that they will be looked after if, for example, there’s a maintenance problem that needs fixing. Most disputes arise when issues aren't being addressed. Every six months we carry out a full property inspection, take photographs and produce a written report and, if we see a repair that needs doing, we make the landlord aware. ‘In lettings, an increasingly important part of our role is to take care of tenancy regulations, such as gas safety and smoke alarm checks, energy performance certificates and local authority licensing. The legislation is moving fast – the next major change will be mandatory electrical safety reports – and we keep our landlords up-to-date about any action that needs to be taken. ‘Thanks to word-of-mouth recommendations, we have a growing number of new landlords in W4 and we’re fortunate to be working with some excellent properties. With such an enviable track record, who better to peer into his property crystal ball than Sales Director and co-owner, Chris Chalmers. ‘Obviously, we’re delighted to have delivered such a consistent performance again,’ he says. ‘The local market has stabilised and, if anything, there’s been a marginal improvement in some price ranges, for example flats from £500,000-£700,000 and houses from £900,000-£1.5 million. ‘Of course, with many people simply postponing moving, there is a pent-up demand. We’re anticipating a bounce when everything is finally settled, so we’re encouraging potential sellers to have their homes valued now; the market is still very active with buyers looking and they will have a head start in the New Year.’ One of the secrets of Whitman & Co’s success is local focus. Hogarth Youth and Community Centre: Young Lives Matter

Patrick, Jamilla and Fred The Hogarth Youth Centre has survived losing its local authority funding. But if the team is to expand the opportunities and support it gives young people, the help of the local community is needed… Tucked away at the end of Duke Road is a large anonymous building. With the William Hogarth School and St Mary’s RC Primary School on either side, you might assume that the block is part of their premises. In fact, it’s home to the Hogarth Youth and Community Centre, one of Chiswick’s most socially valuable and perhaps least known charities. ‘This is an affluent area, but that doesn’t mean there aren’t kids here who lack opportunities and for whom deprivation is an issue,’ says Fred Lucas, Finance Director and Chair of the Charitable Trust that oversees the Centre. ‘Our aim is to provide a safe place for those children to play, learn, meet friends and make good choices at a critical time in their lives.’ In 2018 that vision was threatened when the Council withdrew its funding. ‘Like many youth services, we became a victim of austerity cuts,’ explains fellow trustee Patrick Brougham. ‘However, we were determined to carry on and, in fairness to Hounslow, they warned us that the writing was on the wall. At least we had time to prepare for life fending for ourselves. ‘One of our major advantages is in having such an enviable space in the heart of Chiswick. To maximise revenue we license our two large halls for events, parties, lectures and readings and our smaller spaces on a longer-term basis to community-oriented businesses such as the Acola Kids nursery, Little Forest Folk, Fitnessology, Chinese Medicine and a Martial Arts studio.’ During term-time the youth service operates Monday to Thursday in the afternoons and evenings. It hosts a remarkable range of activities which are split into junior, intermediate and senior age groups (from eight to 21) and supervised by an experienced team led by Denny Anthony and Naomi Alleyne. The programme includes: sports (football, basketball, table-tennis, dodgeball, badminton, pool, volleyball), cookery and multimedia workshops, DJ and Mixing sessions (there is a well-equipped music studio), dance, drama, arts and crafts and after-school homework help. ‘We also try to fill in time outside term,’ adds Fred. ‘We take the kids to museums and the cinema, we co-ordinate the Duke of Edinburgh programme and, during long holidays, we run off-site residential breaks for children who wouldn’t be able to get away.’ The Trust is looking to maintain and build on its success but, of course, that comes down to resources. ‘Despite squeezing every penny from the building, we anticipate an annual deficit of £50-60,000,’ says Fred. ‘We only charge the children a nominal £1 for each session and we subsidise the café. So, raising more funds is essential. We welcome donations (follow the link on the website) and, in addition, we’d like to forge links with local businesses and encourage residents to join the Friends association and give time to assist our small team. ‘This Centre enables children to do and see things that would otherwise never be an option for them. There’s always a good chance that you’ll deal with a familiar friendly face, however long it has been since you last used their services. So, the recent retirement of Commercial Director Andrew Clark after 18 years is worthy of note. His place has been taken by Jeremy Day and, in classic Whitman style, he is a W4 local, having lived in Grove Park for 29 years. A chartered surveyor, Jeremy has spent the past 30 years working with major firms. ‘I’m delighted to have joined the business. Chef, Karl Turner, and I have put together a new menu (it will be introduced next month) focusing on wholesome dishes that are light, fresh and singing with flavour.’ So, what can customers expect to see on the revised menu? ‘I’m a huge pasta fan – we’ll be making fresh pasta – and I’ll be introducing dishes like seafood linguine and chicken and chorizo linguine. ‘As well as the traditional Sunday roasts – we make our own stocks and sauces – I also want The Rook’s Nest to become known locally for its high-quality steaks: one of my favourite recipes is steak marinated in garlic and thyme with rocket salad and salsa verde. When it comes to starters, the focus will be on tapas-style sharing dishes and, for dessert, homemade ice creams and cheesecakes. Of course, there’ll always be a place for classics such as rhubarb crumble with crème anglaise. ‘The Rook’s Nest has a relaxed family atmosphere that makes it the perfect place to come for a meal. You’ll get a warm welcome, excellent service and enjoy delicious dishes.’

We use it extensively for musculoskeletal and soft tissue conditions, such as tendonitis, hip and Achilles pain and plantar fasciitis, sports injuries, diabetic ulcers, erectile dysfunction and pelvic and lower back pain.’ Surgery is only a last resort. ‘I’m a conservative surgeon,’ smiles Nicola. ‘I prefer to see if an alternative approach – for example, physiotherapy, shockwave therapy or making a significant lifestyle change – will work just as well.’ The WholeLife Clinic also offers a range of aesthetic procedures (no initial consultation is necessary). Miguel Caffarena With a new chef and revamped menu, Toro Gordo offers an authentic Spanish dining experience for under £30 ‘I live in Hammersmith and I always wanted Toro Gordo to be a proper neighbourhood restaurant and bar,’ says Miguel Caffarena. ‘My idea was to create a friendly, welcoming place that I’d enjoy going to myself, whether for lunch, for a beer and tapas after work or for a meal.’ Toro Gordo opened on King Street four years ago, serving delicious Spanish tapas with, unusually, an Asian influence. In recent months Miguel has made some significant changes. ‘You could say that our adventure is beginning again. I’ve recruited a talented chef, Ellie from Malaga, and we’ve worked to refine the menu. ‘Everything is freshly made every day using the best ingredients; we’ve kept the most popular original dishes and added fantastic new choices. Also, I’ve put together exciting offers such as a lunchtime tapas box for £10 and a beer and a tapa for £5 on Thursday evenings.’ Miguel has extensive experience in the hospitality industry, starting from the ground up. ‘I came to London with £500 in my pocket when I was 20. My first job was making coffee and after that I worked my way up from kitchen porter to waiter to restaurant manager.’ So, which tapas would Miguel highlight from the menu? ‘The Grilled Lamb Cutlet is superb, our regulars love the classic Gambas Pil Pil (spicy prawns) and the Panfried Seabass and Seared Scallops are real favourites.’ And what about that Asian influence which is clearly evident in the menu – for example, Green Tea Chocolate Cheesecake – and stylish decor? ‘I spent three years living in Japan and loved the culture. So I just thought, why not!’ The menu is complemented by an excellent wine list – Miguel recommends Emilio Moro reds and the white Rioja – sherries, sangrias and beers (both Spanish and Japanese). The restaurant can be hired for private parties and corporate events and it’s the perfect place to meet friends for lunch, to relax after work or for a meal before seeing a show at the Apollo or Lyric.
