How to Build an Italianate Victorian Home (Base Game and Beginner Friendly Victorian) In the Sims 4 Like a Nerd
Tumblr media
Although there is some debate as to whether this is truly a Victorian, the Italianate found great popularity in the United States around the 1840s-1880s. Its main architectural rival was the Greek Revival, which I have a post on here if you enjoy the rectangular, symmetrical façade paired with low pitched roofs and friezes. This is the only "beginner friendly" Victorian I put together this season, so even if you're newer to the game, your Sims can still live in class and elegance here. Let's build!
As usual, if you prefer video tutorials or need clarification on nay of the points here, this is the original.
One of the primary goals of the Italianate Victorian was to help its residents feel closer to the outdoors. This was accomplished through building on large lots, utilizing tall windows and ceilings, and keeping the landscaping "natural". The historical colors included lots of earthy tones and neutrals, although you can do whatever you want. As always, you can play however you like, but if you're interested in building up a new set of skills and exploring more techniques and architectural types, this series will help with that.
Floorplan
The first floor will use medium or tall walls, and the second floor will use medium, or possibly short if you are adding a third floor. I recommend using medium on the top floor, not short, so you can use one of the larger friezes. (You can also check out the Greek Revival for some tips on how to get a less ornate frieze.) The front of these homes was typically quite flat, with an occasional balcony or low roof over the front door. The sides were similarly quite rectangular with occasional bump outs and deep decks on the first floor only. This particular build ended up being a rectangular footprint, but even larger homes are basically rectangles attached to rectangles. While this may not feel as fancy as the Queen Anne, it is remarkably more simple to construct and furnish, and still feels super fancy. Rooms generally opened one into another, although you may see centralized hallways like here in some homes, especially larger ones. The kitchen would be at the back, and the large rooms meant bathrooms could be added without having to be as cramped as in other styles were the rooms were initially much smaller. Fireplaces would be placed on internal walls.
Tumblr media Tumblr media Tumblr media
Exterior
You can use brick and/or siding in a neutral or earthy color for most Italianates, although depending on the world you may also use some stone. The windows will be tall, and capped with a pediment (triangular piece that sticks out a few inches to "cover" the top of the windows") or inverted-U crown, which was what I was trying to mimic here. If you have Discover University, that pack has some good window options, as well. Height is more important than ornamentation, and shutters are optional. The house will be set up on a foundation that can be brick or stone, and some homes will have a deck wrap all the way around. However, unlike other Victorian homes, the decks will be mostly just on the main floor. In this build I just put one on the back. Wherever you add a main level deck, you will roof it. The main roof will be hipped and low pitched, or potentially even flat. To get this roofline I pulled the eaves out two and pitched the roof to make it look like the frieze was acting as corbels and supporting the roof. Columns are also a nice detail, and will be rounded and generally white or painted to match the home's color scheme.
Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media
Landscaping will be natural, but planned. Use plants from the world to help it look natural, keep the shapes organic, and leave some space for lawns and walking paths if you're really going for that estate feel.
Interior
You can connect rooms with double doors or arches, and the kitchen will be at the back of the home. Floor will be wood planks of any tone, and the walls will be earth colors with paneling or molding to match the floor.
Tumblr media Tumblr media Tumblr media
If you want to make a more contemporary Italianate, try these:
Lighten the colors all around. Try white or another light color outside and in.
Remove useless ornamentation. Skip the paneling and molding, simplify the spandrels, fences, and frieze, and update kitchen and bathroom cabinets and fixtures.
Keep the tall windows, but consider going for the single-pane windows instead of the fancier ones.
Bonus tips! The Italianate has a very iconic exterior, despite it being so plain, so changing out the siding for something more contemporary, like white plaster, and flattening the roof can still read as an Italianate but bring it straight into the 21st century.
If you'd like to see floorplans and more inspiration, you can check out my Pinterest board here.
This build is on the gallery, as well as a larger one and a micro. I really enjoyed building this one and now I have at least three, and I don't plan on stopping. My ID is sahmandbean and this lot is Italianate Shell. You can also check out Holiday Italianate (Base Game plus the free Holiday stuff) and Micro Italianate (uses Discover University).
If you want to check out this build and the rest of Build Like a Nerd: Season One, you can find loads of builds on my YouTube channel, sahm and bean.
Tumblr media
Thanks so much for building with me today! This has quickly become one of my favorite styles, and I hope you like it, too.

Lost Chicago Building 5 - The Pullman Building
Tumblr media
Life Span: 1884-1958 Location: 79 E. Adams – Southwest corner of Michigan & Adams Architect: Solon S. Beman
Illustrations, unless otherwise noted, are from the Ryerson and Burnham Art and Architecture Archive, Art Institute of Chicago. Accessed at: http://www.artic.edu/research/archival-collections
Tumblr media
May 6, 1883 – The Chicago Daily Tribune reports that the excavation for the nine-story headquarters of the Pullman Palace-Car Company on the southwest corner of Michigan Avenue and Adams Street has begun.  As the Home Insurance Building on La Salle Street is nearing completion – arguably the first metal-framed commercial skyscraper in history – the Pullman building will be “perfectly fireproof from cellar to garret – fireproof tile and iron beams being used throughout.”  [Chicago Daily Tribune, May 6, 1883] The structure will have a dual purpose.  The Pullman headquarters will have an entrance on Adams Street while a number of apartments in the building will be entered through the Michigan Avenue entrance.  Company offices will occupy the first four floors of the building, and speculation is that the fifth floor will be given to the offices of General Phillip Sheridan.  The five upper floors will be devoted to apartments of from seven to ten rooms and a number of bachelors’ suites from two to four rooms.  The ninth floor will have a restaurant overlooking the lake with “a large covered promenade … making it a delightful resort in warm weather.”  The half-million-dollar building will have its boilers located in a separate structure, given “the prejudice against living in a building with large steam boilers in the basement.”  The Tribune assessment of the building concludes, “One of the objects sought by Mr. Pullman … was the furnishing to those employés of the company who desired them living apartments of superior character more convenient to their business than those in which many of them now abide … Mr. Pullman has expressed a wish that such a structure might be erected for their benefit.” [1]

George Pullman (1831-1897), whose company by 1879 was the largest manufacturer of railway sleeping cars, with his Pullman Palace Cars being used by many railroads all throughout the country, wanted to construct a new factory town to bring together all the company’s manufacturing operations. The new “company town” would also house all of his workers.  In 1879 Pullman brought New York landscape architect Nathan F. Barrett to Chicago to develop the concept. Barrett had introduced Pullman to Solon Spenser Beman, a twenty-six year old architect, also from New York, who had apprenticed with Richard Upjohn before starting his own firm in 1877. Pullman placed Beman in charge of the entire architectural design and construction of the buildings for new town. [2]

George Mortimer Pullman (1831-1897). Wikipedia. https://en.wikipedia.org/wiki/George_Pullman
The former Pullman headquarters building in downtown Chicago at the northeast corner of Michigan and Randolph had been destroyed in the Great Fire of 1871, and the sleeping-car magnate obtained a permit to build a new 9-story building at the southeast corner of Michigan Avenue and Adams Street. Beman would design the building. The new Art Institute of Chicago building (1893) would later be directly across Michigan Avenue.
Tumblr media
The Pullman Building viewed from the Art Institute, c. 1890s.
Beman’s design for the Pullman Building was influenced by the Romanesque style of architect Henry Hobson Richardson, which was sweeping the country in the late 1880s. Constructed of red granite, brick, and terra cotta at the corner of Adams and Michigan, the Pullman Building was a “massive and imposing” structure of 10 stories with corner turrets and a light well. The Chicago Tribune described its design as modification of the Norman round arched gothic, “the main object being to give it an expression of dignified elegance in its simple massiveness.” In common with other buildings built after the Great Fire of 1871, the Pullman Building was advertised as absolutely fireproof.
Excavation for the building foundations began in May 1883. Similar to other buildings of the Chicago School of architecture, iron beams and joists were used throughout the building. Stairways were also of iron; the building had four passenger elevators and a freight elevator, and was lit by both gas and electric light.
Construction was delayed by a strike by the Bricklayers’ Union, who decided that the fifty or so tile-layers working on the tile floors and other interior work should demand $4.00 per day rather than the $3.50 they were receiving. Non-union workers were brought in, and construction continued.
The Pullman Building was designed for multiple use: the first floor for stores dealing in light merchandise, the second and third floors for Pullman offices, the fourth and fifth floors for Army Headquarters of the Division of the Missouri and for telephone company offices; Chicago Telephone Company and Central Union Telephone Company are noted in the floor plans. The sixth floor was for general office space. Solon S. Beman’s architectural offices were located on the fifth floor.
The seventh through ninth floors were reserved for residence suites of various sizes, with private bathroom and hot and cold water for each. These suites are intended for those who wished to avoid the trouble of housekeeping. No cooking was allowed, however, provisions were made, however, for a restaurant on the ninth floor, with the kitchen and servants quarters on the tenth floor.[3]

Separate entrances for the offices and residences of the building announced its dual purpose: offices could be entered from Adams Street and residential apartments from Michigan Avenue. A light well in the building’s north side was open above a glass roof at the third story, giving the building a U shape.
Pullman executives occupied the lower floors. Other well-known building tenants included utilities magnate Samuel Insull, Allen B. and Irving K. Pond, brothers in architectural practice (Irving K. Pond worked in S. S. Beman’s offices), S. C. Pirie, of the Carson, Pirie, Scott & Company department store in Chicago; H.E. Hooper, US publisher of the Encyclopedia Britannica; and Florenz Ziegfeld, later renowned for the Ziegfeld Follies.

The building’s business entrance on its north (Adams Street) side was through an imposing masonry arch springing from squat columns with stylized Corinthian capitals. A divided staircase of stone rose one story to the second floor, offering entry at its base to the first story and, through the central of three arches at the second story, to the business office area. This striking entry occupied the central light court in the U of the building, and was surmounted by a glass canopy at the third story. Rather heavy-handed and muscular in its effect, this sheltered entrance was more “public” than the building’s residential entrance, flush with the wall on the Michigan Avenue side.
Above this entrance, in the center upper stories of the building, were a vertical arrangement of semicircular windows framed in rather bizarre, interlocking horseshoe or keyhole arches. The composition’s sense of vertical movement contrasted with the horizontal bands of window openings in the rest of the building.

The Tip Top Inn was on the ninth floor of the Pullman Building.
For the first few years the Pullman company ran its own restaurant, The Albion, on the 9th floor. It was considered advanced at the time to locate restaurants on top floors so that cooking odors would not drift throughout the building. In addition, diners at The Albion, and later the Tip Top Inn, had excellent views of Lake Michigan. [4]
The Pullman Company, after the death of George Pullman in 1897, remained in the Pullman Building until 1948, after which its offices were moved to Chicago’s Merchandise Mart. By that time, all the architectural features of the upper story-- the turrets, towers, and chimneys-- were gone.
In “A Proud Old Lady Admits Her Age,” a 1956 newspaper article noted that
The Pullman Building, Chicagos oldest “skyscraper,” is facing the wrecker with the same cumbersome dignity which characterized its 72 year history. With its carpets, curtains, and other makeup gone it looks a little shabby, but is still in essentially the same form bestowed on it by architect S.S. Beman back in 1884. It has yielded little to the blandishment of technology and fashion.[5]
The Pullman Building itself was demolished during a razing craze during the tenure of Mayor Richard J. Daley, along with dozens more buildings in Chicago’s Loop and thousands in Chicago neighborhoods with hardly a peep of protest. The Pullman Building was replaced in 1958 with the Borg-Warner Building, an ugly anomaly among the Michigan Avenue cliffs in the Michigan Avenue Landmark District. [6]
Tumblr media
In later years, the turrets and top portion of the building were removed.

Restored midcentury post and beam asks $2.1M in Pasadena
Located west of the Arroyo Seco, not far from Pasadena’s border with Highland Park, this elegant midcentury residence is the recent recipient of a thorough restoration.
Per the listing, the home was originally designed in 1957 by architect Calvin Straub, a longtime USC professor who later joined the firm started by prolific homebuilders Conrad Buff and Donald Hensman.
When the home last sold in 2018 (for $1.1 million), it had been completely redone by subsequent owners and retained scant evidence of its modernist roots. Restored in the last year by design firm HabHouse, it’s now been returned to its original post and beam concept.
The U-shaped home sits on a neatly landscaped quarter-acre lot, with a long driveway in the front and an enclosed yard and patio space in the back. Inside are three bedrooms and two bathrooms, spread across 2,090 square feet of floor space.
Interior features include cork floors, beamed ceilings, walls of glass, and a large brick fireplace in the living room. The open kitchen has stone countertops and freshly installed appliances. The master bedroom opens directly to the back patio and includes an ensuite bathroom and a walk-in closet.
Located at 725 Burleigh Drive, the home is asking $2.089 million.

The living room features walls of glass and a white brick fireplace.

Modern Vietnamese Homes With Green Atriums
Atriums bring in glorious natural light and a feeling of uplifting spaciousness. In the case of these three stunning interior designs, the atrium is also a wonderful opportunity to introduce nature’s green beauty, which instills a sense of peace and rejuvenation into the home. Young trees grow within the walls of these houses, which fashions a unique connection between the ground floor living space and bedrooms upstairs. White, wood, and pale grey decor elements provide gentle companions for the botanical theme. Interior windows and juliette balconies take in the benefits of shared light and fresh cross ventilation–proving the atrium just as relevant now as they were in dwellings of ancient Rome.
Visualizer: Ti Concept   Tree branches tickle the edge of a rising staircase in this 120 square metre home in Vietnam. A bed of shrubs spring around the base of the tree trunk, exploding greenery into the clean white decor scheme.
Natural timber accents warm the ice white room, whilst smoky grey elements add shading and depth.
The staircase is a modern design that combines a crisp white aesthetic with the natural touch of light wood. The base of the staircase fragments into a series of deeper volumes and extended platforms.
Indoor plants are bedded right into the floor between the lounge area and the dining room to grow a live room divider.
In the kitchen, a stylish linear suspension light illuminates a sleek kitchen island design. A chunky white worktop wraps the sides of the wood effect island in an angled cutaway. White and wood kitchen bar stools complement the look.
Glass vases repeat green accents through the home interior, like little echoes of the main event in the atrium.
Cascading greenery tumbles from an internal juliette balcony at the top of the atrium.
A planter on the other side of the void throws out more foliage.
A bridging staircase is painted in an unexpected sunny yellow accent shade.
The warming yellow accent continues to colour block the upper staircase.
Potholes cut into the solid sides of balustrade let in light and aid cross ventilation.
The bedroom is a white and concrete design with stark black bedroom pendant lights. The brown platform bed provides a warming element.
A rounded rectangle window frame is twinned with a vanity mirror of the same shape.
The bathroom’s picture window receives light from the yellow painted stairwell. Inside the bathroom, decor is grey, white, and wood. A black bathroom vanity light complements the black window frame.
The kids’ room comes alive with a mountain mural and a unique peaked headboard design.
Two kid’s chairs pull up at a custom made desk that rises from the bedside cabinet and falls into matching a window seat. The beautiful arched window looks into the green atrium.
An arched doorway complements the window silhouette.
Visualizer: 893 Studio   The living room in our second home is separated from the atrium by modern black frame doors.
The base of the atrium is a pleasant garden area with lawn and outdoor chairs.
With the doors retracted, the atrium becomes part of the open plan layout.
Sunlight beams down onto the modern outdoor chairs and plays over green foliage.
In the kitchen diner there is an apricot colour theme weighted by black accents. A large dining chandelier and a piece of modern art dominate the room.
Up in the master bedroom, modern art makes another splash over a mid century style platform bed. Chevron pattern interrupts the plain white and wood scheme in the form of a monochrome bed throw.
The orange accent introduced by wall art is repeated in the seat pads of wireframe desk chairs.
The next bedroom follows the same white and wood decor scheme and mid century modern furniture style.
Recessed perimeter lights complement the minimalist bedroom aesthetic.
A low bookcase doubles as a media cabinet.
The same floor-hugging bookcase design makes an appearance in a dedicated home workspace, where it merges into a bespoke wooden desk design. A much larger bookcase stacks tall on the opposite side of the work area.
Ground floor plan.
First floor plan.
Visualizer: 893 Studio   Our final home tour showcases an elegant living room design with great stature. A young tree is planted at the foot of a herringbone brick feature wall that climbs high into the second story of the house. Back on the ground floor, the airy grey and white lounge is grounded by an earthy brown area rug.
Brown wooden accents create the base tone throughout the entire ground floor, through a modern media cabinet, coffee table, and cladding at the base of an interesting staircase design.
The herringbone red brick effect also lays a patio area around the base of the atrium’s tree. A couple of small wooden stools sit in quietude at the roots.
The wooden kitchen draws an U-shaped layout just off the side of the dining room. White countertops and matching backsplash keep the area light and bright.
Rattan dining room pendant lights bring in a textured rustic vibe across the wooden dining table and modern dining chairs.
The botanical theme has been extended to the bedrooms with the introduction of leaf art prints and potted plants. A misty grey bed softly disrupts the predominantly white decor, whilst rich wood pieces meld with a coordinating floor.
Sheer drapes pull across balcony windows.
Another botanical print colours a single bedroom layout.
A wood slatted diving wall sections off an additional sleeping area.
The bed on this side of the room has been turned around to view the light filled green atrium.

Rambler House Style – An ideal House plan?
One of the first architects to use the rambler house style was Cliff May in the 1930s, inspired by southwestern ranch homes. A rambler house style is a house that is spread out over one floor and grows out instead of up. These are also known as the ranch house’ style. In some areas, it is also known as the California Ranch. These were most commonly built in the 1950s but it is still a very popular style of home and an estimated eighty percent of the housing market in some states like California are rambler style buildings.
This particular style is specifically known for minimal decoration both inside and outside with a sprawling profile that is both long and low. They are listed as the favorite national style with approximately thirty-four states preferring ranch or rambler style homes above any other. Most rambler houses have an L or U shape to them though some are straight and long. It was also one of the first home designs to include attached garages.
Depending on the region in which it was built, ramblers are usually made up of wood, brick, or stucco materials. There were also a lot of synthetic rugs laid over natural flooring for this style of home so if you tore up the rugs then most likely you will have some form of natural flooring below which might be preferable. You can find yourself with some beautiful hardwood.

Benefits for Rambler House Style
The decor and plan for a rambler style house can encompass everything from classic ranch house look to the modern sprawling estate. Some of them have large basements that can add a lot of extra space that would otherwise be missing from a single-story house. Not having a second story means that you will not have to deal with the noise from above.
Rambler or ranch-style homes are known for their prevalence of windows and they usually have a lot of natural lighting throughout the entire structure. Even though they tend to look quite squat from the outside, inside they are more likely to have vaulted ceilings to give the illusion of more open space.
They also are more likely to have sliding doors leading to outside due to the time period when they were most popular. During that period in American home building, there was an attempt to integrate indoor and outdoor comforts and this has led to a lot of open planning and ramblers that lead out to courtyards, pools, open yards, or other socializing areas outdoors through sliding glass entrances.
This particular style of the house was made popular in a time when the modern infrastructure for homes was beginning to be prevalent so their many internal systems are easily updated. Also, a drawback is that there are not as many plan options for rambler homes. However, the benefit of having not as many load-bearing walls is that the floor plan can usually be converted with minimal fuss. There will be limitations to what can be done when attempting to fully redo a floor plan for a rambler home.
It is not uncommon for rambler houses to have beautiful fireplaces. Some of them open on both sides to a room giving it a cozy, homey feel that is hard to get in some other building styles. Not all rambler house styles come with fireplaces.
A beautiful fireplace in the central living room of a rambler house.
These homes are also safer for elderly people to navigate because there are no stairs and usually, they are flush with the outside so unless there is a patio often there are not even steps at the door. This also makes them easier to clean since there is no laborious climb up and down stairs or through multiple stories. In addition, this also makes them easier to evacuate in times of emergency such as a house fire or earthquake.
The drawbacks of Rambler House Style
Because there is no second floor then you can only build on if you have the space to do so horizontally. Not everyone lives on a parcel of land big enough to create the size of home they are hoping for, especially if their family grows and they require more bedrooms and bathrooms. This means that the larger the house, the smaller the yard. There are also not as many structural changes that can take place in a rambler so completely changing a floor plan to suit your vision may not be possible. Most ramblers are either open plan or compartmentalized, but all of them can be modified somewhat though there are usually limitations. In other words, a rambler house may not be ideal for a larger family of 8 people. If you have a large parcel of land, of course, you can design the house plan accordingly. Click here for more rambler house plans on pinterest or click here for 3D house plans to download.
Ultra-large and detailed Rambler House Floor Plan. via drummondhouseplans.com
If you live with a large family or several roommates then there will be less privacy in a rambler due to everyone living on the same floor. There are also fewer places to go to ‘getaway’ if you wanted a moment of privacy without stairs or other floors to occupy. The prevalence of large windows can also make your home feel on constant display. Tastefully placed shutters can help with this sense of exposure. The noise level can also make it difficult for that elderly family member who lives in the same household. Here, what I suggest is to perhaps design a house plan where you let your elderly parents stay at the far end of the house.
Although some ramblers are basements or crawl spaces, the large majority of them are built onto concrete slabs. Also, because of the style of roofs – extended eaves, low-pitched – the best climate for these homes is the warmer southern states. This is because in the north they will encounter something called an ‘ice dam’ during winter months. This is when snow begins to melt from the top but then re-freezes before falling off the roof leading to very heavy edges of snow that can be dangerous and potentially damage the house.
Areas in the home furthest from the heating source will tend to stay cold. This is less of a problem in warmer states where there will be less heat leaching through the concrete foundation.
Wooden decks are very uncommon for rambler houses but patios are common. If you want a home with a wooden deck then you will most likely need to build your own. During the peak of the rambler style builds in the 1950s and 1960s the most common type of doors was hollow centered so they are less insulated for heat and noise so they are best replaced with thicker, modern doors.
Price Ranges
Despite the fact that this is one of the most sought-after styles of houses in the United States, it is still quite a bit cheaper than other styles. In most states, it is between $80 and $150 cheaper per square foot to buy a rambler. There are a few states, however, where they are still slightly more expensive. For example, in Milwaukee, WI, ramblers generally come in at about $11 more per square foot than other styles of buildings. This is not a larger difference but it does exist for some areas. This style is not as widespread on the east coast (such as in Maryland) as it is in the southwestern states.
If you intend to build your own rambler style house then the national average for the cost is $433,500 with mid-ranking materials. Statistically, most people who are planning to build their own homes tend to go bigger so that the national average is 2,500 square feet. This price includes everything from frame, to electrical, to furnishings. Overall not a bad price for being able to build it to your own specifications.
Best State for Buying Rambler Houses
Rambler house style buildings can be found all throughout the United States but the way they are built is best suited to warmer states. These houses are considered historic so there are some options if someone were to wish to restore their rambler to its glory days. These beautiful structures have an open quality that is not as easily found in other styles. The large windows, low roofs, and open plans make them ideal for people who like to feel connected to their neighborhood or environment.
Though these homes tend to be naturally suited for warmer climates they can work just fine in northeastern states as long as the homeowner is aware of areas that will need additional attention like regular roof cleanings during the winter or increased internal heat sources. You will find these sprawling homes most commonly in the suburbs where there is more room for the building to spread out creating larger communities. This popular, homey style can be found in almost any town across America.
So, is rambler house ideal for family with an elderly person?
These houses are still very common today because they have a lot of fine qualities about them. They are more affordable than most other house plans on the market today and have nostalgic value to them as well. Whatever floor plan someone has in mind for their one-story home, the rambler style will most likely be able to accommodate it in some fashion. It is roomy and connected without feeling too claustrophobic. This style is simple, elegant, and open for change to fit the needs of the family living within it. In short, these ranch house plans are ideal for a family with an elderly person.

10 Ways to Purchase the Wrong Bathroom Vanity
10 Ways to Purchase the Wrong Bathroom Vanity
The bathroom vanity is the sink-cabinet-mirror combination. It’s the showpiece of your bathroom. Here are ten things to avoid when choosing a vanity…you might be surprised. You are redoing your bathroom and there are a zillion details. After getting lost in the practicalities, you stop for break. Something catches your attention. You take a careful look at the new mirror you’ve just installed. You notice that you’re looking straight at…your chin. You wonder if they delivered the wrong size. Then you remember that you were sitting in a chair at the showroom when you decided that this was your dream come true. Why didn’t you think to check if you could use it as well standing up? Choosing the Floor Model’s Sizing. Many, maybe most people choose style and design without considering height. Height is often a more important element of the vanity for daily use. The common 30 inch size bathroom counter is just not optimum for people over 63 inches tall. However, vanity size is not at all standard. Some floor models are even lower than the usual 30 inches which might be ignored in the quest for the perfect design. Such a decision means you may end up having to bend down to wash your hands. This is only poor planning and completely avoidable. Just remember that the height of the sinks, mirrors and cabinets should be customized to their users, according to their actual size. Not that they have to be custom made. Customized only means chosen to fit the bathroom at a user friendly height. If it takes going to 6 stores to browse, do it. Drive the salespeople crazy with your questions. If what you want is not there, ask to see more. If you can’t find a vanity according to your proportions, don’t give up. Even kitchen cabinets might provide workable alternatives if bathroom cabinet selection is limited. And don’t be afraid to improvise. For instance, if you are a tall family and the style you love only comes in 33-inch size, create simple inexpensive solutions, such as installing 2 or 3 inch glass bricks under the cabinets to add height. One designer suggests wiring in fluorescent lighting behind the glass bricks for an extra special finish. The same lesson can be applied to shower doors, spigots, towel racks, tubs, etc… Decide if you need taller, shorter, wider, or longer. Remember also that two heights are better than one if you have the space to accommodate users of different proportions. Buying For Looks Not Function. You’re a guest at a friend’s house in the Pocono’s for the weekend. You’re in the bathroom and you need a towel. You check to see if a fresh towel is in the cabinet and… Oh no! The cabinet handle comes off in your hand! The cabinet door didn’t open because it’s not there. It’s an imitation cabinet just for show, hiding the plumbing. While standing there holding the handle in your hand along with some of the veneer board it was screwed into, you look at the stylish row of drawer handles. Maybe one opens all or maybe none open at all. You’re afraid to guess. Isn’t there some kind of truth-in-labeling rule that applies even in the bathroom? This type of cabinet is an economy choice and is often used in industrial settings such as hotels and office buildings. Its dubious charm has become passe;. However, the style is still frequently seen in trade journals and must have a market somewhere. If you are going to the expense and bother to replace your bathroom sinks and cabinets, choose a vanity that has storage space, not just a plumbing camouflage. If you really don’t want cabinets, put in a pedestal sink or a wall hung sink. The general rule is don’t try to fake it. It could be embarrassing. Settling For Less. Maybe you want a stone counter over your vanity instead of the traditional laminate finish but you don’t have the extra money for stone? Install it yourself using the best local home improvement store to take you through the steps. They love to help, so use their expertise. This way you will get the counter you want at a price you can afford. There is always a creative solution to most bathroom design problems. Don’t settle for less. Forgetting to Customize to Floor Plan. There are only a few standard bathroom shapes. Each type accommodates different styles. Corridor shaped bathrooms look best with all the fixtures on one wall. The L-shaped bathroom is designed for a discreet place for the toilet with the roomiest area reserved for the bath and vanity. The U-shaped bathroom is the most spacious and can fit extra large or customized fixtures in a choice of locations. There are also other sizes such as small rooms converted to extra large bathrooms. Such a space takes as much extra planning and design as the space needs. Don’t just throw in the same fixtures you might use for the standard spaces. Large round or double kidney shaped counters look nice in large bathrooms but are definitely not appropriate for the corridor or L shaped plans. Losing Out on Details. Most of us want to make the most of our bathroom space, and hate to feel like a bull in a china closet. Detailing can make the difference. Suppose you have a tiny corner bathroom that you added to your Victorian gingerbread house by eliminating the closet under the eaves. You still want a vanity but the roof slant really limits you space. Create a sweet bathroom which maximizes the confines of the space by installing a giant mirror along the long tall wall at an appropriate angle, i.e. not facing the toilet, over a small colorful sink. Add elaborate rococo corners to the mirror for definition. Corners are much less expensive then frames. Add a narrow cabinet under the sink, or wire wall units or carve a cabinet into the wall itself to save space. Toothbrush holders and soap holders can also be carved out of the wall. The facing of the cabinet should be in a paintable surface for remodeling ease. Paint the walls white for a feeling of space but if you need color, paint just the ceiling. The large size mirror together with the small sink fools the eye and actually creates the illusion of space. Remodeling such a bathroom is inexpensive as well. Just change the mirror corners, the cabinet facing, the ceiling or border paint, and, if you have extra money, the color of the sink. Buy a white toilet because it goes with everything. Tenacious attention to detail makes the difference in solving complicated design problems. Using the Wrong Lighting. Lighting your bathroom is one aspect of design that really needs a thoughtful and creative touch. You’ve decided on a lavender bathroom off the master bedroom. It’s finished and everything looks fabulous. The extra large lavender tub, the lavender toilet, the lavender sink are even nicer than you imagined. The hand painted border around the ceiling is really elegant as well. You’ve ordered fluorescents for the ceiling and hand-blown sconces in the same lavender shade around the vanity. You are very pleased. You switch on the sconces and look in the mirror. Oh no… Your skin has taken on a brownish purple hue; you look again. You’re sure you’re not sick. Horrors! It’s the lights! Be very careful with your lighting. In general it is best not to use colored lighting in the bathroom. Think to enhance and soften. There are so many options available to give personality to your bathroom and the choices in style and material are endless. Choose carefully with an eye on ease of maintenance and upkeep. Remember that the cheapest fixtures are often the most difficult to maintain. Under Budgeting. A vanity is an expensive bathroom fixture. Expect to pay 600 dollars for a good quality counter top, sink, and faucet. Add to this the cost of your cabinets underneath, which depending on size, materials and customization, could easily cost more plus installation. Don’t put your whole budget into other fixtures of the bathroom without saving some for the vanity. It is the focal point of the bathroom and a cheap one will reflect the same. Even if you can’t afford anything else, a new vanity will spruce up an entire bathroom. Make sure to match it to any preexisting fixtures you decide to keep. Awkward Door Swing. Because bathrooms require special attention to detail, don’t neglect the amount of space you need to open and close your vanity cabinet doors. Make sure they can even open at all. Provide at least 30 inches in front of the sink for an average person to get down on the floor and into the cabinets. Keep the toilet at least 14 inches away from the cabinet sides to accommodate door swing. More if you have extra wide doors. If the vanity is installed along a wall near the bathroom door, make sure the door swings away from the sink. A little planning with a tape measure and some thought avoids this nuisance and saves your cabinet doors from unnecessary wear and tear. Faulty Installation. You’ve picked the perfect vanity with beautiful cabinets for the main bathroom in your 8 bedroom Victorian built in 1863. It’s ordered and delivered and the contractor is scratching his head. It’s not designed for the “wet wall” which is the location of the original plumbing. Extending piping around the inside of walls is not a minor consideration and the cost could outweigh the convenience. Better to coordinate the sink and vanity fixtures with the rough plumbing. Especially in an older home, where plumbing is always an expensive and tricky business and could even be a recipe for disaster. Try to finesse your exquisite taste around the plumbing that’s already there. Of Course It Fits! Remember to be exact in measurement and to coordinate everything on paper. You don’t want to redesign things in the middle of installation. For instance, be careful to pick the right size sink to match your cabinet, especially if the cabinets are already built-in. Our consultant master carpenter advises that many unexpected costs in installation can be avoided by taking the drafting stage seriously. Finally, don’t wait to find out if your vanity cabinet can actually be put in its place. Measure the path, especially the bathroom door. Your installer may not be prepared or even able to disassemble and rebuild the vanity quickly to get it in place. Our advisor had to laugh remembering how often people measure the bedroom door but not the bathroom door. “It happens all the time,” he chuckled.
