Springfield housing market shows signs of slowdown; experts don’t expect crash
SPRINGFIELD, Mo. (KY3) - As the pandemic began to take its toll on the real estate industry earlier this year, we are now experiencing a market slowdown across all sectors. “If prices aren’t decreasing, there are certainly not increasing at the rate that they were,” Dr. David Mitchell, director of the Bureau of Economic Research and director of the Center for Economic Education at Missouri State University, says. But that doesn’t mean a crash. “It’s unusual to have housing prices crash because people have this annoying habit of needing a place to live,” Dr. Mitchell says. Despite the National Association of Realtors' report that home sales across America dropped by a striking 21% since January, real estate experts in the Ozarks insist it's not an identical situation there. “So we had 90 new homes listed in the last 48 hours in the Springfield area,” Taylor Yake, the Broker at Summit Real Estate, says. “Demand is still there. Supply is there.” Despite the market's continued heat, she has noticed a decline in certain buyer behaviors that were prevalent during the pandemic such as multiple bids and offers made above asking prices with waived contingencies. When hunting for a new home, Yake recommends that buyers keep three key points in mind: 1. Before you embark on the shopping journey, be sure to investigate your financing options and obtain pre-approval. Doing so will ensure that you are well informed when it comes time to make a decision. 2. To ensure that you are represented by the ideal person, look for a qualified real estate expert who is familiar with the local area. A woman from Hackett, Ark. is dead after a motorcycle crash near Shell Knob, Mo. Troopers say Dawn Davis was riding on the back of the motorcycle when the bike slid off Highway 76. A woman from Hackett, Arkansas was killed in a crash on Highway 76, 5 miles north of Shell Knob. The accident happened Wednesday afternoon around 1:30 pm. The woman, 59 years of age, was a passenger on a motorcycle and was killed instantly. The Missouri State Highway Patrol said that the woman, Dawn Davis, was on a Harley Davidson that went off on the highway. Troopers also said that the bike slid off the left side of the road and hit a tree. The driver, Edward Harkreader, survived the accident but is in serious condition. He was taken to a Springfield hospital with fatal injuries.
