Keeping Your Bathroom Plumbing in Tip-Top Shape
Tumblr media
A functioning bathroom is something most of us take for granted — until something goes wrong! Few things are more disruptive to our daily routines than a bathroom plumbing issue. From leaky faucets to clogged drains, plumbing problems can range from annoying to catastrophic. Preventing issues before they happen should be a top priority for any homeowner. With some basic maintenance and knowledge of common plumbing problems, you can keep your bathroom pipes and fixtures working properly for years to come.
The Importance of Preventative Plumbing Maintenance:
An ounce of prevention is truly worth a pound of cure when it comes to plumbing. Simple steps like checking for leaks, cleaning fixtures and drains regularly, and replacing worn parts can avoid most plumbing headaches. For example, dripping faucets and showerheads waste water 24/7 and can lead to mold or water damage. Catching and fixing minor leaks early prevents this. Routinely snaking drains, cleaning sink aerators, and using drain cleaners keeps everything flowing freely. Replacing old supply lines, flappers, and washers prevents leaks and flooding. Preventative plumbing maintenance pays off!
Signs You Need a Plumber:
While DIY maintenance can solve many minor issues, certain plumbing problems require a professional. Here are some signs it’s time to call a plumber:
· Persistent clogged drains or continually slow drains despite efforts to clear them
· Leaks you cannot locate or stop
· Low water pressure throughout the home
· Strange noises like clanging or hammering coming from pipes
· A toilet that won’t stop running or continually leaks from the tank
· Sewage backups
· A gas smell coming from appliances like the water heater
If you experience any of these, don’t take chances — get a licensed plumber on the job.
The Benefits of Hiring a Pro:
While the hourly rate might be higher than your own, a professional plumber offers many advantages:
· Proper training and expertise to diagnose and fix any plumbing issue
· Access to specialized equipment like drain snakes and camera inspections
· Availability for emergencies 24/7
· Efficiency in completing repairs quickly and correctly the first time
· Access to supplies and replacement parts at a discount
· Warranties and guarantees on new fixtures and installations
By investing in professional plumbing maintenance and services when needed, you can expect reliable bathroom function for years to come.

Simon “Ghost” Riley x Reader
sea-monster hunter au!
description: After months of mulling over his confession to you in his head, Ghost finally is able to slip into your cottage and unravel his feelings. Lots of fluff
warnings: strong horror elements, early 1800′s dating,
word count: 3.5k

It was rare for Ghost to become flustered, it was something he had managed to restrain as his youth slipped away. As he grew older- and as the allure of beautiful women wore off- he resided to himself in solitude, fully accepting the reality of men of his profession. Men of the sea were notorious for being scum to the women whose beds they crawled into. That widespread belief rendered his options for partners increasingly limited- regardless of if marriage was something he was keen on.
He was sure at some point in history a sailor of his stature would have been a charm to the women in London, but not now. No, men like him weren't the sort women would resign themselves to marry; a woman wouldn't be satisfied with waiting on the shores for the likes of him- that he was sure. He could provide little outside of hoarded wealth, affection or love didn't come naturally to Simon. He had long passed the ability to feel shame for how beautiful he found her and was rather relieved when she found his incessant staring cute, not horrifically unsettling.
It had long since grown dark, she had allowed him to sit on her couch where they spoke for hours; he had told tales of some of the best battles of his youth, watching her eyes crinkle at the corners when she laughed. In return, she recounted times from her childhood of monster carcasses washing ashore, or her swinging on giant, bleached bones that were sticking out of the sand and rock. The topic of conversation seemed to avoid her actions on the beach altogether, neither of the pair wanting to spoil the comfortable atmosphere that had grown.
"Did yah grow up on the island?" He leaned back into the couch, trying his best to keep his eyes from falling over your form in less than respectful ways. You seemed like a modest woman, one dressed properly with hair drawn back neatly, even if in an outdated style from what he was used to seeing of women back home. You wore a plain blue dress, no ribbons or ruffles, with a white collar that sat strung around your neck.
He watches you mull over the question. You flatten the dress fabric in your lap before shaking your head and mouthing a silent 'no'.
"If I'm being honest, I don't remember much of anything at all. I have bits and pieces, things I can't make sense of as to why I remember them..." There was a pause before she began again, clearly trying her best to mull over the fragments and piece them together.
"I can't tell you if my father was tall or short, or what the colour of my mother's hair was- but I remember being in the streets of Dublin when a newsboy announced George Washinton had died. I remember a British soldier pushing me over when I was only four or so- I remember living in lots of different places but I only remember ever living here. In this house."
Simon nodded, his lips growing into a tight frown under his mask.
"How long have yah been here alone, love?" The nickname seemed natural in this setting, pet names had always been something he had to force out of himself- not for her, the way her eyes would light up made it worth it.
"A while." She shrugs, once again she flattens her dress, fingers fighting with the soft fabric.
"Bet yah don't even have a bathroom inside all the way out here." Simon hums,  a small smile tugging at the corners of his mouth. It was undoubtedly a luxury, one new and rather expensive. It was something that could only be experienced on the mainland, and he silently added it to the growing number of reasons why she would be far better off there with him.
She giggles and shakes her head. "I have a barrel that I put boiled water in, that's my indoor plumbing."
"Horrific. Can't imagine livin' in these conditions" Simon replies, allowing a soft chuckle of his own to slip out.
"Oh!- I'm sure boat life is just so much better. I certainly envy the months out in the open ocean covered in your own sweat and surrounded by rats." She leaned closer to him, a large smirk growing across her face.
"S' not as bad as you'd think. You should smell her' when somethings been rotting in her' hull for a week. None of the boys come close." Simon shrugs and stretches his arm across the back of the couch, a now large grin settling over him as he watches your face contort into disgust.
"That's shocking!" She softly pushed his chest and laughed, moving just a little bit closer to him. The action was small, something she most likely hadn't even put thought into- yet it sent his body haywire.
Admittedly Simon had always been the best at this part, the enisle flirting was something he had mastered in his 20's, anything past that point, though, was almost entirely new. He had been in relationships, sure, yet none that he was particularly invested in, he had never been the pursuer of commitment- yet now he had to be. It wasn't uncommon for men in this day and age- especially of his age- to propose at least a relationship rather quickly after meeting a woman they liked. He had strong doubts any other man on the island was interested in a betrothal with her- yet the urgency remained.
Marriage culture in London was something he had avoided like the plague, it being a dance of image and reputation that he had no interest in. Men and women were to marry young, have children young, and die young, yet the pair of them sat childless, single, old and alive. You looked to be older than 25,- yet certainly not older than 30-  and for a woman as stunning as he had found you, it was beyond a surprise that no man had ever proposed to you at all.
Simon had accepted the reality of him begin marriageless as the rest of his crew had, yet that had never meant he wasn't lonely. For years he's laid alone in his cold cot in Manchester, thinking intently about what he could have done differently, how he could have prevented being alone. He had craved the company of a woman for far too long, he had pushed it down so far it had become insistently painful- unignorable.
Something about you had rattled something inside him loose; you had breathed the ability to love and be loved into him.
He was rather alluring himself, especially to a woman who had been on her own for quite some time. His dusty blond hair had been cut short along the sides, leaving long bits up top that stuck out messily. His features were sharp, strikingly so, having thick eyebrows with a deep scar slashed through one and piercing blue eyes. The bit of fabric covering the bottom half of his face was most certainly hiding a stubble-covered jaw.
"What happened here?" You pointed politely to your own eyebrow, eyes soft with concern that makes his heart flutter.
Simon's hand instinctively moves to the scar. He had gained so many over the years that he had stopped taking stock of where they were- or what they were from for that matter.
"Ah- got it when I was 18." He grumbled, the memory still causing a hot pain to strike across his face.
"Was on my first real hunting ship- most of the other lads were young too, one of em' did something stupid and let a rope snap while we were hauling something in. Whipped me right across the face. 'Suprised I didn't get a scar 'long the whole left side." He watches her eyes flicker with empathy, somehow becoming even warmer as the story ends.
"I'm sorry." She mutters, for a moment Simon stills, unsure of how to respond.
"You don't have to apologize to me, love. You didn't do it." He shakes his head, moving his arm slightly to tug you closer to his side.
"Why do you cover your face?" You ask, another question with only pure intention, yet it still tugged at Simon uncomfortably.
"'Prefer it this way, it stays on, love."
"Are you hiding something?" Your head tilts to the side.
"Just my face." He shrugs.
"Are you ugly?"
The question had been asked so many times his response was nearly automated at this point.
"Quite the opposite."
A large smile crosses her face, it was something she clearly already knew.
Desperately did he want you to lead him upstairs, to offer him to lay in your bed while he sleeps against your chest, or for you to run your fingers along his scalp and down his sore back. Everything about you was sweet, the way you did your hair, your soft tone, and your cries in the night, all grew overwhelmingly endearing with little effort on your part.
Simon Riley had never been 'whipped' in his life, no woman had ever reduced him to that level, but sitting in front of you, he was whipped. He had accepted that truth during the endless nights he spent tossing and turning, dreaming of you. He had wondered if maybe you had dreamt of him as well, perhaps he haunted your dreams, perhaps that was the reason for the heavy bags under your eyes, your endless crying at night.
"Why do you haunt the beach?" Regardless of him now knowing for certain she was a human woman, he still considered her a ghost, one like him, one whose private haunt he was encroaching on.
She sucks a breath in sharply, the sudden question catching her off guard.
"Why?" She repeats. The question lingers over you as you try to come up with an answer. There had never been a particular reason as to why, you had simply just done it, allowing your grief to wash away into the ocean.
"It feels good." You shrugged, the answer seemingly embarrassing you.
"It feels good to scream out to the ocean, she listens to me... Just listens. Not many will do that- listen to the sorrow-filled wailings of a woman running up and down the shoreline like a banshee."
"I listened." Simon could help but let it slip out. He had listened, he had listened intently, he tried to place her pain, and in his dreams, he would bet to take it from her- for her to give all of her sufferings to him, he would handle it all for her. Too many nights he clung to her in his dreams, too many nights he spent clinging to her, desperate to keep his head above water; no longer for himself, but to see her.
Your face grew a deep shade of red and your lips tightened into a deep frown. "You listened and then followed and then I shoved over your friend- stole your things!" You exclaimed. "I have no idea why you would have any interest in listening to my hysterics."
"Hysterics? You believe your feeling this way is all hysterics?" The disappointment in his voice was evident, something he was always unable to mask.
"Well..." You averted your eyes from him, moving them instead down into your lap as you straightened your posture away from him.
Suddenly he takes your hands in his, an action clearly neither had expected from him. He softly squeezes them before speaking.
"I'll listen. I'll listen if you'd let me- if you'd let me I'd take all of this from you, all your grief would be mine if it meant you'd be alright." He managed to force the words out, it was imperfect and certainly not the confession he had rehearsed on the way over. Her eyes dart back up to his face, her eyes widen as she studies him intently. After a moment of painful silence, she speaks, her voice small and unsure.
"You don't know me- you know nothing of me at all."
Pain tinges his heart at the comment, it was fair and he knew it. Sure, perhaps he knew her better than she knew him, surly her dreams weren't of the pair of them speaking for hours, living domestic lives together like his were; yet the comment still caused discomfort- distress even.
"I do know you, my love." His voice grows uneven, the desperation he's managed to keep at bay beginning to slip out as her eyes lock with his.
"I dream of you every night- When I look at the glow of the moon I think 'there, that was made for her.' Whenever I see the tide roll in I swear I think only of you. I'll see happy couples walking down the streets and wish desperately for it to be us- I've loved you in every life I've lived, surely that must be true with the amount of love I feel burning for you." Simon's voice shakes, each word said with full, honest intent yet still tinged with the self-restraint he's so accustomed to exercising.
"I know you." He asserts, squeezing your hands between his.
His pale face had long faded into a shade of bright red, his eyes flick frantically between studying your face for a negative reaction and anywhere else in the room.
"You're mad." You mutter as a rather dopy smile plasters your flushed face.
"Mad?" Simon exclaims confusion painting his voice. After the hardest confession of his life, after possibly one of the hardest things he's ever done, she's called him mad.
It took only a second more before your arms had wrapped around his neck and you pulled yourself into him. It takes an awkward moment for you to find his lips overtop the fabric mask instead of roughly kissing his jaw or cheek. Regardless of the fabric barrier, Simon moves his lips against yours, wishing desperately that the room were dark enough for him to rip it off.
His hands move down to your waist, he softly pulls your hips into his and settles your weight on top of him. His arms snake fully around you, locking you to him as you had done in the reverse. You pull away to take a breath, softly pushing against him to give yourself leverage over his hulking body. He brings his finger up to your face to softly brush away a strand of hair.
The novelty of kissing with the mask had worn off quickly, it becoming far more of a nuisance than a form of comfort for him at the moment. It was rather obvious that you felt the same, finding it rather annoying that he wouldn't move it. Not yet, but as the moments with you dragged on Simon began to reconsider.
"This is mad." You mutter, staring down at his covered face; even with the mask, you could see crimson sneaking up his cheekbones. His eyes were blown- wide and entirely focused on tracking your face- and his hair had somehow managed to grow more out of place than before. Simon doesn't respond, it crosses your mind he may be entirely focused on you- and he hadn't even heard what you had said at all.
He watches you in return, he watches your face fall from a satisfied smile down to one of guilt.
"And rather.. informal." You cover your mouth with your hand, silently wishing you yourself were wearing a mask to hide your embarrassment.
While you don't remember quite where you picked up your ideas around courting but you did know that you were taught that there was a proper and improper way of courting a man. It was quite different in England, many of their women only get married when they fall pregnant- however, there were things that had to be done before your and Simon's relationship could go any further.
"We aren't courting and I've kissed you! I'm so sorry, Simon. I-" As you begin to move off of him his hands move to grip your waist more firmly before rolling fully onto his back, allowing you to straddle him comfortably.
"Enough." He says firmly, your mouth snaps shut immediately at the command. He had certainly had some experience in barking orders.
"Courting? That's what you want, yeah? Does that mean I can't touch yah yet?- You don't want me to?" He struggles to form a sentence that feels comfortable, every word feeling clunky to him. Intimacy and affection on a deeper level were something Simon doubts he's ever expressed. Sure, he had tender moments with his mother- but those were few and far in between thanks to his father. Above all else, he wanted you to be comfortable, to love him back, so he would take extra care in every action.
Normally in courtships, those involved don't kiss, nor do they straddle one another- but this felt natural, not undignified or shameful like you had imagined breaking these sorts of social customs would feel.
"Well... I'm not too sure about that. I do want you to." You muttered, you understand courting, or dating for that matter was a custom in place to prevent people from marrying too quickly- yet intimacy can only happen within it so people tend to rush.
Simon's eyes crinkle from his grin, he moves his eyes down your form and adjusts your dress fabric to drape over him more neatly.
"You want me to what, sweetheart?" The teasing tone in his voice sends shivers up your spine.
"Oh stop!" A wide, flustered grin grows on your face as Simon chuckles deeply; he glides his hands gently up and down your waist and thighs.
"I'll come back 'round again in the mornin', have the kettle on for me." He hums, this accent seemingly getting thicker the quieter he speaks. "We'll start courting, hm?"
You smile, your stomach fluttering at the notion before the rest of his sentence settles in.
"You're leaving?"
He nods reluctantly, as if you even asking had made him reconsider. "Gotta get back before the lads come lookin' for a corpse."
"They still think I'm a monster?" You can't help but allow a soft giggle to slip past your lips.
"Gaz wouldn't even leave the boat- poor lad." Simon lets out a hardy chuckle, clearly feeling far less bad for Gaz than he was letting on.
"You must have a thing for monsters then- I'm sure of it. No sane man would see a woman crying hysterically on the beach and think 'ah yes, that one'." Your grin doesn't let up, and neither does his.
"Again with the hysterics." He shakes his head.
"Obviously I'm the most stable woman out there- couldn't find one who copes with minor inconveniences better." You say sarcastically. Simon huffs out a chuckle and nods, he's perfectly away of how odd his attraction appears, but he's always had an affinity for the uncanny or unwanted. Not that you were either of those things, he didn't find you unsettling in the slightest, perhaps that was part of the problem.
Reluctantly you two begin to pry away from each other's warmth, both moving to stand.
"So stable you use a harpoon as a mantle decoration?" Simon's eyes finally lock on the pointed metal rod- he would have missed it entirely if his eyes hadn't caught the ship's name carved into the grip. Quickly you go to grab it down to hand to him but Simon stops you and shakes his head.
"You can have it, darling. Soap isn't going to miss it."
"That's the one with the... with the hair?" You gesture out his haircut as best you can, you had seen many sailors with many odd style choices, but that one you had only seen on him.
Simon nods, "How'd you know his name?"
"Everyone on the island knows all of your names."
"Word gets 'round about us?" You could nearly hear the smirk in his voice.
"You guys all yell a lot." You grin widely as Simon rolls his eyes and scoffs.
You and Simon begin to exit the living room, you watch him dunk under the short doorframe before settling in the front room. He goes to grab for his coat but is stopped by you ducking under his arm and pressing your back against the door.
"Let me." You grab the heavy black coat off the door rack and hold it open for him, it takes a second for Simon to understand what you're doing but he turns around and places his arms into the jacket. It was a small action, something typical for women to help men with, but it felt different coming from her. You two switch places as you open the front door, and a rush of cold, salty evening air burst into the small room.
"It's an awfully dark walk to the dock... take my lamp, dear." You lean your frame out the door and point to a small table, atop it sat your good lantern. Picking it up he could tell it would have more than enough oil for the evening, he imagines you were planning on taking a walk tonight, one he had probably prevented you from taking.
"Thank you. For the tea- and this evening." Simon says and nods to you politely.
"Thank you for visiting me- and for asking me to court you." You can't help but shutter under his intense gaze, how desperately the pair of you wished he didn't have to go- but he did.
"Goodnight, Simon."
"Goodnight, love." He flicks on the lantern and turns from you.
You watched Simon walk all the way down to your garden gate before closing the door, then moving to watch him from the window. You watch him stop and turn back once, then again after taking a few more steps forward, then again, before he disappears fully over a small hill.
You imagine he'll be here painfully early in the morning.

TIMING: Current LOCATION: Siobhan’s great-great-grandmother’s shack; Ireland PARTIES: Anita (@gossipsnake), Metzli (@muertarte), Xóchitl (@vanishingreyes), Siobhan (@banisheed) SUMMARY: Anita, Metzli and Xóchitl finally land in Ireland! Siobhan greets them, though she has an odd request to make.
Love existed here, once: between the hand-cut fences, the worn spines of yellowing books, and the pathways carved into the ground by the instrument of feet. Siobhan’s great-great-grandmother built the little teachín herself, insisting that Saol Eile was too loud for her, too busy. For all the time Siobhan had known her, she’d never seen the woman come back to the aos sí; as she often said, if anyone was worth her time, they would visit her in her home. Life bent to her terms, and the people in her life either agreed or stayed very far away. As Siobhan’s mother lamented to her own grandmother, she believed the worst of her daughter’s habits had been learned at the feet of that stubborn hag. As Siobhan had always seen it, the things she could point to within herself that weren’t reflections of someone else, began here: between the fields, under the bookshelves, in the arms of her great-great-grandmother. She loved her, but love hadn’t come back to this shack in years.
Nature claimed what was once dutifully tended to; thick vines wove through cracked stone and the grass sprouted wild and lush in the old farmland. Wildflowers now adorned the landscape, home to a micro-ecosystem of insects and mice. Despite Siobhan’s best efforts, it was impossible to remove all the dust that had settled in sheets over everything. Every so often a thick silverfish would slither out from the tattered books and a new mouse—or perhaps the same over-eager one—would scurry to a new hiding spot. She’d cleaned up, sweeping away the decades of neglect, but the little shack’s age—and its new inhabitants—were undeniable. If Anita, Metzli and Xóchitl were expecting high-class accommodations, they would be disappointed. Siobhan might’ve argued that it wasn’t that bad—it was clean, just a little ancient and maybe one bad storm away from collapsing—but she wasn’t in the mood to argue for much of anything.
Spotting her ‘acquaintances’ over the horizon, she propped the wooden door open with a brick and gestured for them to follow the old, winding path down and join her inside. “I invite you all inside, come.” Yes, it was small, Siobhan wanted to say. Once, her great-great-grandmother, a small woman herself, had made the space expansive with her presence; she couldn’t explain how it felt the walls had been pushed out and the roof lifted to the sky and that she hadn’t noticed how tiny it all was. Instead, she offered: “the plumbing still works and there’s electricity; the generator back there runs on gas, I filled it up. The signal here isn’t too bad.” In case they wanted to call for help, she thought. In case they wanted to write a review of the trip: shitty shack, zero stars. She wanted to tell them that this wasn’t what she had planned. When she’d invited them here, it was with the idea that they’d join her in Saol Eile; it was with the idea that she was wanted. In hindsight, it was incredibly idiotic to invite a human and a vampire to a banshee community (they would have liked Anita) but hindsight was worth nothing to her now.
It would have been easy to tell them to go, take their bags to Dublin and find a way to have a good trip. She wanted to do it; her mouth opened and her tongue formed the words but nothing but her shallow breathing escaped. The list Putrecia had given her was long and despite how ridiculous fae court systems were, she couldn’t represent herself: she needed a lawyer and character witnesses. Siobhan needed them, her acquaintances (Metzli could be called a friend, Siobhan had already allowed that). She wrung her hands. “I know this is not—I know I didn’t explain much—I know…” She swallowed. “I need your help,” Siobhan said, “I didn’t invite you here to help me, I promise. I invited you here to show you my home, but my home is—I need your help.” She paced from one end of the shack to the other. “This is serious. There’s going to be a trial—I’m on trial—in the…” She waved her hands around, creating shapes that meant nothing. “...the community that I grew up in. It’s a little—it’s very—it has its own rules and I’m going to court and I need help. I need your help, I need…” Siobhan stopped pacing, suddenly remembering the bare minimum of hospitality. “H-how was the flight? Did you eat peanuts? They…have those sometimes, right?”
The cab driver had managed to take the three travelers from the airport to the edge of a long path that led down to a distinctly Irish-looking cottage. The trip down the path, however, would have to be made on foot. After hauling her suitcases out of the trunk, Anita spotted Siobhan down near the cottage. There was slightly overgrown greenery all around them, trees that peaked out from behind the roof, and rolling hills in the distance. Despite how distinctly Irish the landscape around them seemed there were parts of it all, and particularly the weather, that reminded her of Maine.
As she made the journey down the path Anita was surprised by how reserved Siobhan seemed. Even once they made it to the cottage, there was something distinctly out of the ordinary about her disposition. “Plumbing, electricity, and a signal - sounds like all the basic necessities accounted for,” she said with a grin, trying to set a positive tone. “I’d personally be fine without a signal, in all honesty.” She was admittedly very much looking forward to being out here in all of this nature - maybe she’d even do Ireland a favor and give it its first snake in a few centuries.
After setting her bags down near the front door, Anita looked over at Metzli trying to gauge how they were doing with an unspoken check in. Her attention quickly turned back to Siobahn, however, who was suddenly asking them for help. It was a lot to take in, that she was on trial and that this rag-tag group was who she was seeking help from. “Uh… no, they had those tiny pretzels instead.” Anita responded, still working out how to respond to the rest of the information that Siobhan had relayed. “But, sorry, what’s going on? Is this a criminal trial? Do you need us for, like, moral support or…” she trailed off, partly wondering if any of the outfits she had packed would be court appropriate.
__
It was a good thing Metzli didn’t need to sleep. Not even the medicine Anita had given them any sort of respite from the climbing anxiety of such an experience. For whatever reason, they felt it imperative to keep watch on their friends in the metallic machine flying through the sky. Ensure that if anything were to go wrong, they could move and protect. It was what Metzli felt they were meant to do now, and they didn’t mind that responsibility. That was what love was about. That was why they got on such a strange contraption in the first place to loosen the taut tether that connected Metzli and Siobhan. It was with great relief (and a broken arm rest) that they had landed with very few complications, finally reaching the path that led to their loved one.
And when they laid eyes on her in the distance, a breathless, “Siobhan…!” tumbling past their lips as the tension finally released. Without another word, Metzli all but bolted into a sprint. Their backpack bounced against their back and their carry-on tossed about on their side, but in a matter of seconds (thanks to their long legs and not their unnatural speed), Metzli arrived in front of Siobhan’s cottage with a wide-eyed but incredibly small smile. They didn’t say much more, too overstimulated by the course of events, but they managed to catch everything Siobhan said. Even the way her voice was drowning in uncertainty and her body behaved similarly to their last visit together. It gave Metzli pause, and they almost missed Anita and Xóchitl arriving next to them and entering the cottage as they grew lost in their mind. They hesitated to step past the threshold for a beat before their concern won out.
“Siobhan—”
Clang!
Metzli’s head hit a hanging pan, and they blinked with surprise before shaking it away. They hunched further to accommodate for the hanging kitchen supplies, grumbling something about their confusion and how Leila would have prospered in that small environment. “What is this trial? What do we—” Clink! That time, Metzli’s head hit a metal ladle, and they took a deep breath to keep their irritation from boiling over. Focus. A beat, and they calmed, wringing their fingers together as they searched for a chair and watched out for more hanging utensils while they spoke.
“What do we do here and why do you have everything hanging in here?”
The flight had been good, all things considered. Not that there was terribly much to consider, not really, but she had been left with the slightest of knots in her stomach, which was terribly unlike her, but Xóchitl figured the more she focused on the knot, the tighter it would become, and she didn’t want that, and so she chose not to focus. Siobhan had wanted her to come to Ireland for some reason, even though the two of them weren’t friends (right? Except Xóchitl wouldn’t fly to Ireland for just anyone, just someone who she’d hooked up with a few times. Still. It wasn’t productive to focus in on that right now.
Siobhan’s family’s house was pretty. Even though it was way more in the country than Xóchitl had first imagined, but being away from a city could be good. Not that she’d been in any sort of real city in forever, but this was even more country than the country-est parts of Wicked’s Rest. “I could use having no signal, honestly. Or minimal signal.” She’d told Mateo she was going away and had taken time off of work, and it might do her some sort of good to take a no-internet retreat.
“Are you okay?” She said, arriving half-breathless with Anita to the home, only in time to see Metzli hit themselves with a pan. “Thank you for having us,” she gave a small nod to Siobhan, “yeah, they had pretzels, and they were just okay. The wine was good though.” It took her a beat to process Siobhan’s words, and Anita’s reaction. “You’re on trial?” Xóchitl’s expression fell into one of concern. “I – uh. Do you need me to declare you mentally sound? Or – why – are you okay?” Which seemed like a stupid sort of question, because the answer was obviously no, even if Siobhan faked things. “What – can I do?”
The tiny pretzels were superior to peanuts, Siobhan could admit that. It felt like one of those universal facts: worms are beautiful, murder is fun, the tiny pretzels on airplanes are better than the peanuts (which haven’t been served on planes for a while, she remembered). Though, not that she would really know. Her middle seat economy class flight had been so dreadful, all she could remember was Baby’s Day Out in nightmarish flashes. And, anyway, none of this was the point. “It—watch the pans!” But it was too late, the clangs of Metzli’s skull rang out around them, sending more silverfish out of the old bookcase. People walking into them was part of the reason her great-great-grandmother had decided to hang everything up. She was so short, she passed under everything; back when the pans and ladles still had their color, only the tips of her wild red hair reached them. “My great-great…” Siobhan glanced at Xóchitl, who may have suspected she was weird but didn’t understand the scope of her non-humanness. “...grandmother,” she continued, “liked to keep things where she could grab them. That’s why the shelves are all…” Siobhan gestured at the low-hanging shelves. This also wasn’t the point.
Siobhan had expected protests. She thought Anita would turn around, Xóchitl would huff, Metzli would…probably stay because they were nice but that also, also, wasn’t the point. The point was that these people were here and they were willing to help and Siobhan didn’t know what to do about that. “I…no, not a criminal trial, per se. And no, I don’t need to be declared mentally sound. I don’t think—No, I know that they don’t exactly believe in…psychology.” Logic wouldn’t be winning her case. The list Putrecia gave her was burning a hole in her pocket. “It’s a…” How to describe it? What to call it? “...character trial. To see if I’m worthy enough to reenter the community.” But that didn’t make it sound right; that made it sound worse than it was. They were missing the nuance, she reasoned. And just in case their faces betrayed any disgust, Siobhan turned away from them.
“I think…Anita, if you’d like to…If you could…” Why was the disapproval of these people—these inferior beings—suddenly so terrifying? It was the banshees in Saol Eile she should have been scared of. The thought of facing another one of Putrecia’s scowls crushed her insides to a paste but the idea that Anita could say no, set the rest of her body ablaze. Forty-two years away from her community had twisted her up into the wrong shape; she needed to go back. When Siobhan finally met the gazes of her fr—acquaintances, it was with a rare blush and even more rare watery eyes. If they asked, it was allergies. “Would you be my lawyer, Anita? Would you represent me? You don’t have to do anything, really. But I just need…” Siobhan’s mouth was suddenly dry. “It has to be you because you’re…” Not human. Not an affront against Death and Fate. “...sexy.”
She shook her head, looking between Xóchitl and Metzli. “If you two could…act as character witnesses. It’s unlikely you’ll be called to talk.” Most of the trial was decided at random—no, sorry, by Fate. “But if you are…if you’re needed…just in case…” Who else in Saol Eile would have a good word to say about her? Any advantage was worth it. “And Xóchitl, I don’t accept that thank you. Don’t thank me for this; I should be thanking all of you. I should…” And that was it, whatever thin shred of pride held Siobhan’s tears back snapped. She sniffled, wiping at her red cheeks with the back of her hand. “I’m okay. Or, I will be okay, once the trial is over.” She paused, closing her eyes. “If you want to leave, you can; I suppose I’m offering a choice here. I just hope that…” She couldn’t say it.
It was nice to see that the other two visitors seemed as unaware of what was happening as Anita did. What was less nice to see was Siobhan on the precipice of some sort of emotional breaking point. Only recently had Anita learned how to help Metzli with emotional moments, and even then her help was really quite minimal. As their host began to explain the strange trial and intricacies of her unique community, Anita felt quite confident of one thing: Xóchitl was the only human around. Even not knowing all of the details about who or what Siobhan was there were parts of this story that Anita could understand. Not that she would be subject to a character trial if she tried to return to her own community, but she knew that she would be met with resistance.
In all of her interactions with her fellow professor, Anita had never seen Siobhan this … vulnerable. There was a time she would have associated such vulnerability with weakness but not anymore. A sign of immense personal growth, Anita rationalized to herself. In thinking about herself, Anita seemingly missed a small portion of what was happening because the next thing she heard was Siobhan asking her to be her lawyer. Her lips separated as an expression of surprise and slight discomfort washed over her face. But as she stood there, trying to think of ways to get out of this imposition, she felt another set of emotions come over her. It wasn’t pity, but perhaps it was sympathy?
“I mean, if that’s all the criteria you’re looking for… I guess I am the perfect candidate.” Her words felt lackluster, missing their usual playful spark of sarcasm. Something wasn’t right. Whatever Siobhan was, she wasn’t lamia but she also wasn’t a human. Emotional complexity was never something that Anita fared well with - not when it came to her own emotions and certainly not with the emotions of others. She looked towards Metzli, searching for some guidance. She then turned to Xóchitl, trying to figure out what she made of all of this. If they were willing to help out, then she would be willing, too. It didn’t seem as though they were being asked to do as much as she was, however. Even if Siobhan claimed that representing her wouldn’t require much, if she knew anything about trials from TV shows, being someone's lawyer was a lot of work.
She swallowed, hard, when the tears finally fell from Siobhan’s beautiful doe-y brown eyes. Anita longed for the days when they were just committing arson together. That was less complicated than this, she knew how to navigate those kinds of circumstances. “Don’t know much about lawyering, but if you need me to be, I’ll be your sexy lawyer, okay? Now, let’s get you a drink, mami.” It was her best attempt at offering up any comfort, even if it was quite a poor attempt.
_
Metzli’s face contorted into something like a cocktail of anger and disappointment. It had played out just as it always had for Siobhan. What she wanted dangled in front of her, just out of reach. It wasn’t fair, and she couldn’t see that. No, she wouldn’t see that. Time after time, Siobhan was promised a family and love, but only after several conditions. Each time, she was given a sliver, the inkling serving as a flint set to spark a pitiful excuse for a fire.
A small bit of hope that was enough to keep her hanging on. It always would be. At least until something or someone lit her heart ablaze from a source far more powerful. One that would grant her warmth instead of a meager, dim light that only led her towards dead ends.
No matter what they said, Siobhan was determined to believe a lie because it was far preferable than accepting the truth. She wanted to change the answer, make the story finish the way she had always been promised, but happy endings were scarce and in too high demand in their world. But if Metzli had any say, they’d pay whatever price to ensure Siobhan got the family she desperately wanted. Even if it meant they’d never see her again. Even if it meant feeding into an illusion, which was just a fancy word for a lie. Because sometimes it mattered more to give your friends what they thought they needed instead of pushing your own wishes onto them. Because hope was a wish, and Siobhan was a star with far too much pressure choking her out.
“I…” Something of a choke managed to surface to the vampire’s tongue, but they knew there wasn’t much to say. Instead, they walked carefully forward, ignoring the way a pot collided with their forehead. The sound echoed and thrummed along the inside of the metal, only ending when there was no place for the clang to bounce from. Not that Metzli paid it any mind. They were too busy wrapping their arm around Siobhan’s waist and placing their chin on her shoulder in an attempt to comfort her. “Will help you.” It sounded like a promise.
She still had no idea why Siobhan was on trial, and off in Ireland, of all places. Xóchitl wasn’t stupid, she did know that Siobhan was Irish (it was pretty sexy at the time, not that now was even sort of remotely the time to think about that.)
Xóchitl also wasn’t especially keen on how any of this was turning out, but a vacation was a vacation and so she needed to do something about that blah-blah-blah. She wasn’t very good at taking time off (and even she could manage to admit that), and Ireland was supposed to be beautiful (though very very white, so far, but maybe that was partially to do with the fact that they were straight up in the middle of nowhere). But Anita and Metzli and Siobhan were all here, and that was something special (not that she got sentimental or whatever about things), and Mackenzie probably would’ve loved this. The two of them had made so many plans to travel to so many countries together – Mackenzie would’ve loved the idea of being a travel influencer, and Xóchitl knew she would’ve gone with her anywhere.
She supposed that was something to what friendship was, and maybe that was what things meant with the other three who were here, now. They weren’t Mackenzie, and nobody ever would be, but they were here and she loved them. The thought immediately made her stomach clench tighter than she ever could’ve wished for. Which was not a response Xóchitl was looking for right now, but she’d learned far too many times that she didn’t have control over things like that.
She was just damn good at faking it.
“Let’s drink, and we’ll figure things out. We’re here for you, Siobhan. We’re not letting anything happen to you.” If she said it like it was impossible, then maybe it would be.
The amount of times Siobhan had ever felt loved—that dammed word again—she could count on two fingers. It wasn’t the amount of times that she knew she was cared for: her mother cared for her, she supposed; her grandmother and her great-grandmother; the other banshees did as well, insofar as any banshee would care for another. It wasn’t care in the saccharine sense—not the overly familiar way that the humans used it—it was survival. It was the way one bird would know not to peck another death. The banshees cared for her proved by the fact they hadn’t pecked her to a pulp and offered a second chance at all—yes, she was cared for. But loved?
Was it love that bloomed with warmth inside her chest? That made her bite the inside of her cheek to stop a smile? That spurred a wet, bubbling laugh from her dry throat? Siobhan had two finger’s worth of experience on love; what did she know? She could recognize happiness well enough and she was happy Anita was here, and that Anita had agreed, and that she suggested a drink—and yes, she wanted one and she was so thankful Anita understood well enough to offer an escape from her pathetic display of emotion. Did Anita know how smart she was? How astute? How, despite her own self-proclaimed lack of care, she could so delicately thread any situation offered to her? Of course she did, she was Anita—there couldn’t have been a compliment in existence that she hadn’t heard before. Was that love that she felt then for her fr–co-worker?
And if there were no original words to capture Anita, there was less Siobhan could offer to Metzli. She knew they didn’t know how remarkable they were; she had tried to explain it before, but like everything else about her, it was too over-wrought. Metzli was the only person she could call a friend, and the only person she had said she loved—and the only person who made her feel like she understood the word, just a little. Though, she hoped Metzli forgot she said it—and anyway it was over the internet so did it count?—if only so she might be offered the chance to say it again, and say it better. Metzli’s weight around her felt like love, she was so sure of it, but she couldn’t assign any words. Instead, she leaned into them and lightly wrapped one arm around them too, mindful of their discomfort with physical touch—and that felt like care, that felt like love. Was this it? Was she loved? Was she cared for?
Finally, her gaze settled on Xóchitl, who she expected would’ve run at the first spark of strangeness. Yet, she wasn’t surprised when she didn’t; Xóchitl had been ruining her expectations since they first met. So much of her was so human: all of her grief, her fears, her memories and tastes. But, it was in that humanness that there existed a swirling cosmos of identity that formed her. It was that humanness that Siobhan liked in her and it was that humanness that tightened in her throat. Did fear exist on the other side of love? Was it that she cared for Xóchitl that she worried this place would test her humanity? Was it love for her fr—woman that she slept with one time? It was, at least, gratitude for her presence and compassion.
She was nothing like a banshee, soft and vulnerable like a creature showing its stomach, but whatever she felt now, it carried into her an inch of hope—just enough to convince her that everything would be okay. Did love exist here? Between them? Maybe just enough, maybe just an inch.
“Now, would it be inappropriate if I assume you all want Mezcal? Because I did go through the trouble of buying up all the nice imports for us. Metzli, there’s wine from the, uh, wine butcher, for you.”
Anything for her friends.

'Andrew Scott felt no fear when the script for All of Us Strangers first came his way—a little surprising given that he saw everything the project would demand of him then and there. “I immediately knew that I would have to go to a childish place within myself, a place that I feel like I’ve escaped from—which is a place of real loneliness,” he says on this week’s Little Gold Men (listen to the full interview below). “There was something I saw in the role that I understood immediately.”
Fast-forward to more than a year later, when Scott, after both wrapping production and enduring a SAG-AFTRA strike that delayed his ability to promote the movie, finally sat in his first public screening of the film in Los Angeles. “I felt like I was sitting naked in a room of 350 people,” he says with a laugh. “I know there’s a certain degree of nakedness in the movie anyway—physical nakedness—but I was kind of alarmed by how raw it felt.” He then adds, “But that’s okay. That’s my job.”
Therein lies Scott’s unique ability to plumb emotional depths without hesitation while simultaneously seeing the bigger, richer picture. In All of Us Strangers, he plays Adam, a screenwriter who’s living alone in a London tower block and has his world turned upside down with a few chance encounters. One is with Harry (Paul Mescal), a neighbor he slowly falls for. Another is with his parents, who died 30 years ago—but appear to him now in the form of Claire Foy and Jamie Bell, as if they had never passed on.
The blossoming of these relationships, within writer-director Andrew Haigh’s daring metaphysical conceit, demands an extraordinary vulnerability from the film’s lead actor—in the biggest screen role of his career, no less. Scott, who is gay, deeply identified with the story’s careful psychosexual impression of queer life and pain, and he brought a great deal of himself to the part: “I’ve never met [Haigh’s] parents, and he’s never met mine, but I felt like that character had to be a weird marriage between me and [Haigh].”
Scott’s pressing of such tender wounds makes for one of the most devastating performances of the year. His tears flow onscreen with the potency of a volcanic eruption. “There’s no way that I was ever going to draw on anybody else’s experience but my own and bring that, even if that makes me feel vulnerable,” he says. “I don’t really mind. In fact, I think it’s a bit of an honor to be able to show that side.” He’s speaking for himself here, but you feel that pride, that gift, as a viewer too. The sense of heartbreak, longing, and hope is so clear, so present, you can practically touch it.
This is not the first significant role of Scott’s impressive career. His portrayal of Hamlet on the London stage earned widespread acclaim. His Fleabag Hot Priest still inspires memes. But as far as top-lining an Oscar-contending movie from a major Hollywood studio, it’s an obvious breakthrough. “Your hope as an actor is that you’re not going to get pigeonholed, or that people don’t cast you based on your box office opening or even the fact that you may not have played loads of leading roles in film,” he says. “When I was growing up, the idea that a film like this would even exist, and that I would be able to play that role in it—it’s miraculous.” And Strangers, hitting US theaters on December 22 via Searchlight, seems to mark only the beginning of a far more public era for the Dublin-born Scott. He has the titular role in Netflix’s fresh take on The Talented Mr. Ripley coming up next.
Yet the unadorned rigor of this stage-trained actor, who recently completed a tour de force Vanya run on the West End, remains firmly evident. He embodies Strangers’ Adam with an intricate attention to physical detail. “You don’t want somebody pretending to be a boy, but you want a sense of the vulnerability of a child, and also somebody who is learning to fall in love as an adult—and how those things are intertwined,” he says. “I don’t know if that is apparent in watching, but it’s a very, very tactile film…. Even the way he is able to be embraced by his parents, and then learns to be the embracer of Harry, it’s something that I had to map out silently for myself.” One lovely scene later in the movie finds Adam back in his childhood home, wearing pajamas and curling up into bed alongside his parents—with, again, all three actors in question roughly the same age. It’d feel absurd, bordering on campy, if not for Scott’s gentle verisimilitude. “I feel very proud of it,” he says of the sequence. “It takes work.”
For Scott, there’s a direct connection between the way he plays a moment like this and the many frank, sensual sex scenes between Harry and Adam. “Adam wouldn’t have really touched many people in a long time,” the actor says. Haigh devises an authentic and gradual trajectory for the character to find himself sexually with the new man in his life—and it’s sold by the sweet, subtle chemistry between Scott and Mescal, who’ve become close friends out of the production. “We have a very special bond,” Scott says. “I think it added something to this burgeoning relationship, because we had a burgeoning relationship ourselves.”
This did not mean the sex scenes were straightforward. The choreography, developed with an intimacy coordinator, needed to be balanced with spontaneity: listening to each other, being present in the moment. Of shooting these sequences with Mescal, Scott admits, “It was a bit scary at the beginning. Then you get more used to it—and he’s great fun. The good thing about working with somebody that you love is that the process is really enjoyable.” The changing dynamic between their characters presented its own challenge. “How do you portray nervousness? How do you portray lust? That’s a really interesting one, and Paul and I’s chemistry in real life is actually kind of irrelevant,” Scott says. “I was playing a very, very lonely, quite repressed character, which I don’t feel in my own life—and that’s a great challenge. It’s wonderful because it speaks to me of empathy, and that’s what our jobs are.”
There, again, Scott reflects on acting in terms of execution. He examines the work, even on a film as intimate and humane as this, like a technician, bringing his best solutions to the complex dilemmas presented by the script. For a film that hit so personally, Scott had to turn inward for answers. “It takes a lot of mental work and my imagination—about what note you should play and, more specifically, when you should play it,” he says. “Our first job as actors is to power into that imagination, so that’s how I would characterize my experience—to really engage in that part of me that exists and is within me in so many ways.” Watch All of Us Strangers, and you’ll see that side of him. To the movie’s ultimate credit, it’s unmistakable.'

Effortless Property Management in Dublin: How to Enjoy Hassle-Free Rental Income
Effective property management is crucial in Dublin and Kildare, where the rental market is competitive and constantly evolving. Landlords who implement strategic management practices not only ensure their properties remain occupied but also enhance tenant satisfaction and overall profitability. With the right approach, property management can transform the experience from stress-laden to seamless.
This article aims to guide landlords through the essential strategies and tips that will lead to stress-free rental income. By understanding the core elements of successful property management, landlords can maximise their investment’s potential while minimising the headaches often associated with tenancy and maintenance issues.
Understanding the Dublin & Kildare Rental Market
Tumblr media
Market Overview: Current Trends in the Dublin and Kildare Property Markets
The property markets in Dublin and Kildare are currently experiencing a dynamic shift, influenced by various factors such as economic conditions, population growth, and changes in tenant preferences. Dublin continues to be a hotspot for both domestic and international investors, showcasing a steady demand for rental properties. The city’s ongoing development projects and infrastructure improvements are driving rental prices upward, making it essential for landlords to stay informed about market fluctuations.
In Kildare, the trend is leaning towards a growing interest from families and professionals seeking more spacious accommodations outside the bustling metropolitan area. This shift has led to an increase in demand for suburban properties, offering a balance of affordability and accessibility to urban amenities. Investors in both regions must adapt quickly to these trends to maximise their rental income and ensure long-term occupancy. Keeping an eye on local regulations and tenant support initiatives is also crucial, as these factors can significantly impact property management strategies.
Challenges: Common Issues Landlords Face
Despite the potential for lucrative returns, landlords in Dublin and Kildare often encounter a range of challenges that can hinder their success. One of the most prevalent issues is tenant turnover, which can be costly and time-consuming. High turnover rates not only result in lost rental income but also require landlords to invest additional resources into marketing, conducting background checks, and preparing the property for new tenants.
Maintenance issues are another significant challenge for landlords. Properties require regular upkeep to ensure tenant satisfaction and compliance with safety regulations. This often involves addressing repair requests promptly while balancing costs and finding reliable contractors. Additionally, unexpected emergencies, such as plumbing failures or electrical problems, can arise, demanding immediate attention and potentially disrupting a landlord’s financial plans. Understanding these challenges can assist landlords in implementing proactive management techniques that minimise disruption and maintain a steady stream of rental income.
Opportunities: The Benefits of Investing in Property in Dublin and Kildare
Investing in property in Dublin and Kildare presents a wealth of opportunities, particularly in terms of rental demand and attractive returns. Dublin’s robust economy and vibrant culture continue to attract a diverse population, creating a sustained demand for rental homes. As new businesses establish themselves in the city, the need for housing increases, leading to potentially higher occupancy rates and rental yields for landlords. Furthermore, the influx of international workers seeking accommodation while they relocate enhances the market’s fluidity.
In Kildare, the shift towards suburban living has opened doors for investors looking to tap into a market where families and professionals are prioritising space and a community-oriented lifestyle. The appeal of Kildare’s affordability compared to Dublin, paired with its accessibility to the capital via public transport, means that properties in this region are likely to see a steady increase in demand.
With the right investment strategy, landlords can benefit from capital appreciation over time while enjoying a reliable revenue stream from rental properties. By taking advantage of these opportunities, property investors can capitalise on the evolving dynamics of the Dublin and Kildare property markets.
The Benefits of Professional Property Management
Expertise: Local Market Knowledge and Legal Expertise
Professional property managers bring valuable local market knowledge that can significantly enhance a landlord’s ability to make informed decisions. They are well-versed in current market trends, property values, and rental rates, allowing them to set competitive pricing and attract quality tenants. Additionally, their legal expertise is critical in navigating the complexities of property laws and regulations.
This knowledge helps ensure compliance with local legislation, protecting landlords from potential legal issues and liabilities that can arise from misunderstanding tenant rights or property maintenance obligations. By relying on property managers, landlords can confidently manage their investments, knowing they are backed by professionals who understand the nuances of the market and legal framework.
Time Savings: Reducing Stress for Landlords
Outsourcing property management can be a game changer for landlords looking to save time and reduce stress associated with daily management tasks. Property managers handle everything from tenant screening and leasing to maintenance requests and rent collection, allowing landlords to focus on their core responsibilities or personal pursuits.
This delegation of tasks not only frees up valuable time but also minimises the stress of dealing with tenant-related issues, such as disputes or emergencies. With a professional team in place, landlords can enjoy peace of mind, knowing their properties are being managed efficiently while remaining compliant with all relevant regulations. Ultimately, professional property management can transform property ownership from a burdensome task into a rewarding investment experience.
Tenant Screening: Ensuring Reliable Rental Income
Thorough tenant screening is paramount for landlords aiming to secure reliable and consistent rental income. This process involves evaluating potential tenants through a variety of measures, including credit checks, criminal background checks, and rental history assessments. By diligently assessing these factors, landlords can identify trustworthy individuals who are more likely to pay rent on time and maintain the property in good condition.
Effective tenant screening not only helps mitigate risks associated with late payments and property damage but also fosters a positive landlord-tenant relationship. Additionally, a well-screened tenant is often more invested in their living situation, leading to longer tenancy durations and reduced turnover costs. In summary, implementing a rigorous tenant screening procedure is an essential strategy for safeguarding rental income and promoting stability within the rental property business.
Key Services Provided by Property Management Companies
Property Maintenance: How Regular Maintenance is Handled by Property Managers
Regular maintenance is a cornerstone of property management, and professional property managers implement systematic approaches to ensure properties remain in optimal condition. They typically create a comprehensive maintenance schedule that includes routine inspections, preventive maintenance, and timely repairs. Property managers are adept at developing relationships with reliable contractors and service providers, which allows them to address maintenance issues swiftly and cost-effectively.
When a tenant submits a maintenance request, property managers promptly evaluate the situation and prioritise repairs based on urgency. For non-urgent issues, they may schedule visits at convenient times for tenants, ensuring minimal disruption.
Additionally, managers maintain detailed records of all maintenance activities, which helps monitor the property’s condition over time and identify patterns that may require further attention. This proactive maintenance strategy not only helps preserve the value of the property but also contributes to tenant satisfaction, thereby fostering a positive rental experience and promoting tenant retention.
Rent Collection: Streamlining the Rent Collection Process
A streamlined rent collection process is essential for maintaining consistent cash flow and ensuring landlords receive timely payments. Professional property management companies typically implement automated systems to facilitate this process, allowing tenants to pay rent through various methods, such as online portals, direct bank transfers, or mobile payment apps. This flexibility not only accommodates tenant preferences but also reduces the likelihood of late payments.
Moreover, property managers actively monitor payment schedules and send reminders prior to due dates, which encourages tenants to meet their obligations. In cases where payments are missed, property managers are equipped to handle communication and set up payment plans, mitigating potential disputes.
By centralising rent collection and providing professional oversight, landlords can enjoy peace of mind knowing their finances are managed efficiently while minimising the administrative burden associated with chasing down payments. This proactive approach to rent collection fosters a healthy rental income stream vital for the success of any property investment.
Legal Compliance: Ensuring Adherence to Local Rental Laws
Property managers play a crucial role in ensuring that landlords comply with local rental laws and regulations, which can be complex and frequently changing. They stay informed about relevant legislation, including tenant rights, fair housing laws, and health and safety codes, to help landlords navigate the legal landscape effectively. By maintaining comprehensive records of all transactions and communications, property managers provide an audit trail that can protect landlords in case of disputes.
Additionally, they conduct regular training and updates for their teams on legal obligations and best practices, ensuring that all property management activities adhere to current laws. This proactive approach mitigates the risk of legal issues arising from non-compliance and helps create a transparent and fair environment for tenants. Ultimately, by entrusting legal compliance to experienced property managers, landlords can protect their investments while fostering positive relationships with their tenants.
Maximising Rental Income with Proactive Management
Regular Inspections: Discussing the Role of Property Inspections in Maintaining Property Value
Regular property inspections are a vital aspect of effective property management, as they play a significant role in maintaining and enhancing property value. These inspections allow property managers to identify potential issues before they escalate into costly repairs, ensuring that the property remains in excellent condition.
Typically conducted on a scheduled basis, inspections help assess the overall state of the property, including structural integrity, safety standards, and the condition of essential systems such as plumbing and electrical work.
In addition to identifying maintenance needs, regular inspections foster open communication with tenants, encouraging them to report any concerns or repairs needed while setting clear expectations for property upkeep.
This proactive approach not only protects the investment but also cultivates a positive relationship with tenants, who are more likely to feel secure and satisfied in their living environment. By prioritising regular inspections, property managers can safeguard property value and ensure it remains an attractive option for current and future tenants.
Market-Driven Rent Adjustments: How to Adjust Rent Based on Market Conditions
Market-driven rent adjustments are essential for maximising rental income and ensuring that properties remain competitive in the ever-changing real estate landscape. Property managers closely monitor local market trends, including rental rates for similar properties, vacancy rates, and economic indicators that can impact demand. By conducting regular market analyses, they can make informed decisions on when and how much to adjust rent, thereby aligning it with current market conditions.
When implementing rent adjustments, property managers typically communicate transparently with tenants, providing context for the changes while reinforcing the value offered through property maintenance and services. It is crucial to balance the needs of landlords for increased revenue with tenant retention; therefore, gradual adjustments may be more favourable in maintaining good tenant relationships.
Additionally, property managers can leverage market data to justify any increases, helping tenants understand the rationale behind the change. By adopting a strategic approach to market-driven rent adjustments, property managers can enhance profitability while fostering long-term occupancy stability.
Enhancing Property Appeal: Tips on Minor Renovations or Upgrades That Can Increase Rental Value
Minor renovations and upgrades can significantly enhance a property’s appeal, ultimately leading to increased rental value. One effective approach is refreshing the interior with a fresh coat of paint in neutral colours, which not only brightens the space but also creates a blank canvas for potential tenants. Upgrading fixtures, such as modern lighting or cabinet handles, can give the property a contemporary feel without the need for extensive renovations.
Additionally, focusing on curb appeal is vital. Simple landscaping improvements, like planting flowers or adding mulch, can create an inviting exterior. Updating entryways with new doors or fresh hardware can also make a great first impression. In kitchens and bathrooms, replacing outdated appliances or adding new countertops can evoke a sense of luxury and practicality.
Finally, consider smart home upgrades, such as programmable thermostats or keyless entry systems, which appeal to tech-savvy renters and add convenience. By implementing these minor yet impactful changes, property managers can enhance the overall attractiveness of the property, thereby justifying higher rental rates and attracting higher-quality tenants.
Conclusion
In summary, hiring a property management company offers numerous benefits that can significantly enhance the success of property ownership and investment. These professionals ensure legal compliance, protecting landlords from potential liabilities while fostering transparent relationships with tenants.

What Is the Snagging Process in Dublin? A Guide for New Build Home Buyers
Getting a brand new home in Dublin is an exciting time, but before you move in and unpack the boxes, there’s an important step called snagging. This type of house survey applies to new builds and ensures your dream property meets the agreed-upon standards.
The snagging process in Dublin involves a meticulous inspection to identify any imperfections or defects, commonly referred to as “snags.” These snags range from minor cosmetic blemishes like chipped paint to serious issues like malfunctioning electrical wiring.
Tumblr media
Understanding the snagging process is crucial for new-build buyers like you. It can provide a clear pathway to ensure your property is in the best possible condition before moving in. It offers a proactive approach to identifying and rectifying any issues, ensuring a smooth and satisfactory transition to your new home.
What Does the Snagging Process in Dublin Involve?
Pre-Snagging Preparation
Review your building contract: This document outlines the agreed-upon specifications and completion standards for your Dublin property. Having a clear understanding of these expectations will help you understand potential snags uncovered during the inspection.
Consider a professional snagging company: It is advisable to enlist professional snaggers with expertise in Dublin building standards and local regulations to conduct this inspection. Their in-depth knowledge ensures a comprehensive inspection of your new home, identifying issues that might be missed otherwise. Furthermore, professional snagging specialists can communicate with the builder on your behalf, ensuring a smooth and efficient rectification process.
The Initial Snagging Inspection
This takes place once construction has been completed but before you officially take possession of the property. Most Dublin snagging companies coordinate with the builder or developer to schedule the inspection.
During the survey, the snaggers will thoroughly examine every aspect of your property. They will pay close attention to details in all rooms, including windows, doors, electrical sockets, plumbing fixtures, and built-in appliances. Their expertise and meticulous approach ensure that even the smallest defects are detected, guaranteeing that your new home meets the highest standards of quality and safety.
Tumblr media
Creating a Snagging Report
After the inspection, the surveyor will compile a comprehensive list of snags in a report. This document categorises each defect by its nature (cosmetic or structural). It also clearly describes each snag, including its location, severity, and potential impact on functionality. High-quality photographs of each defect are likewise included to provide undeniable visual proof of the issue.
After the inspection, your snagging company will deliver a comprehensive report outlining all identified issues. Turnaround times can vary depending on the provider. But some companies, like New Home Surveys, are known for issuing reports as quickly as 24 hours, making them an excellent choice if you are looking to expedite the process and close on the sale soon.
Submitting the Snag List to Builders
After reading and reviewing the snagging report, submit it to your builders. But before doing so, clarify any questions you may have with your snagging specialist. Present your completed snag list to the builder or contractor in a formal manner, such as via email. This creates a clear record of the uncovered snags and the reported date.
If needed, some snagging companies agree to accompany property owners when presenting the snagging report to their Dublin builders. This way, they can provide expert advice, clarify the technical aspects of the listed snags, and advocate on behalf of the homeowner to ensure a comprehensive understanding and agreement on the necessary corrective measures.
Should any disagreements arise regarding the snagging list or completion of repairs, it may be necessary to refer back to the contract terms or seek mediation to find a resolution.
Snag Rectification
As outlined in your building contract, the builder or contractor is typically responsible for addressing all identified snags within a reasonable timeframe. This period can vary depending on the scope of work and the contractual agreement between parties. You must communicate with the builder during this period to receive updates on the progress of repairs and ensure that all snags are resolved to satisfaction.
Documenting each step of the rectification process can be invaluable. This includes keeping a record of all correspondence with the builder, noting the dates of repairs, and taking photos of the snags before and after they are addressed. Such documentation serves as a clear record of the efforts made to resolve the issues. It can provide essential evidence should any disputes arise regarding the fulfilment of the contract terms.
Resnagging
Once the builder has indicated that all snags have been addressed, a follow-up inspection, called resnagging, is typically conducted. This ensures that all repairs or corrections are satisfactory. If further issues are identified, they are added to the snag list, and the process repeats until satisfactory resolution is achieved.
Final Acceptance
With the snag list fully addressed, the property is now ready for your final acceptance. This marks the completion of the snagging process, signalling that the property meets your expectations and is ready for occupancy.

Why Professional Inspectors Make the Snagging Process in Dublin Seamless
As mentioned earlier, it is highly recommended that you let professional snaggers inspect your newly built home. But why should you still hire a pro when you can DIY the inspection?
Well, navigating the snagging process effectively can be a complex endeavour. This is where professional snagging inspectors come in. Their expertise and experience transform what can be a stressful experience into a smooth and seamless transition into your new home.
Here’s how professional snagging specialists can make a significant difference:
In-depth Knowledge of Building Regulations
Professional snagging specialists possess a deep understanding of Dublin building regulations and standards. This ensures a comprehensive inspection that identifies even minor imperfections or potential issues that might go unnoticed by an untrained eye.
Meticulous Inspection
Professional snaggers are trained to conduct comprehensive surveys of new build properties. They systematically assess every aspect, from windows and doors to electrical fixtures and plumbing, ensuring no detail is overlooked.
Expert Snag Identification
Their experience allows them to effectively identify and categorise snags, differentiating between cosmetic blemishes and potentially more serious structural concerns.
Detailed Snag Reporting
Professional snagging specialists provide a comprehensive snag report that documents each identified issue. This report typically includes photographs and detailed descriptions, providing evidence for the builder.
Communication and Advocacy
They act as your advocate, ensuring clear communication with the builder or developer throughout the rectification process. They can clarify technical aspects of the snag list and ensure all snags are addressed to your satisfaction.
By leveraging the expertise of professional snaggers, you can ensure a meticulous survey of your new Dublin property. They empower you to take control and ensure your new build meets the quality standards.

Additional New Build Snagging Tips and Considerations
Schedule Timely Inspection
Be mindful of deadlines. Ideally, schedule the snagging inspection close to the completion date as stated in your contract but before you take possession of the property. This allows ample time for the builder to address any snags identified before the handover.
Review the Snag List Report
Review the snag list report thoroughly before submitting it to the builder. Ensure all identified issues are documented clearly and accurately.
Prioritise Critical Snags
Ensure snags are categorised based on severity. Address critical issues like electrical problems or structural concerns first. This ensures the safety and functionality of your new home.
Be Patient and Persistent
The snagging process can take time. Maintain clear communication with the builder and be persistent in ensuring all snags are rectified to satisfaction.
Seek Legal Help if Necessary
If disputes arise regarding the snag list or repairs, consider seeking legal advice. A solicitor can help navigate contractual obligations and ensure your rights as a homeowner are protected.
In conclusion, understanding the snagging process in Dublin empowers you to take control. It allows you to proactively identify and address any issues, from minor cosmetic blemishes to more serious concerns. This crucial step translates to a smooth transition into your perfect home, free from lingering defects and worries.
Ultimately, finalising the snagging process with all issues addressed signifies more than just the end of construction. It’s a foundational step into a secure and satisfying homeownership. As you turn the key to your new Dublin home, you do so with the reassurance from a professional and thorough inspection, setting the stage for a safe, comfortable, and enriching future in a house that doesn’t just meet your expectations but exceeds them.
Is your new build property ready for you? Avoid unwelcome surprises with the most comprehensive snagging process in Dublin! Don’t settle for anything less than perfection – call us today on 0852563277 to schedule your snagging inspection!
