i’m currently reading Lessons by msred and i’m enjoying it! i was reading starting over but i couldn’t go on with it because i was uncomfortable reading about (spoiler alert)

the american “war” in the middle east, even if the author mentioned that her character doesn’t want the adapted movie where chris will be portraying her late husband to be pro-government, because i feel very uncomfortable reading or watching something where an american soldier is glorified and only their trauma is mentioned.

The Flattening of the Rent Curve

Housing rent is calculated using the following equations:

Agriculture rent (per acre) times lot size (where 1/q = density) plus annual “rent” for construction, plus the annual commuting cost including time times the distance from the border to the location.

Here are the components of land rent:

The slope of location rent what I want to underscore. A higher cost of commuting results in a steeper curve, which results in higher location rent. Conversely, a lower cost of commuting—say, from easy transit access, or telecommuting—flattens the curve. This means that prices at the city center drop in value relative to prices at the city’s edge.

So here’s the conversation I had with my Bill Wheaton, my econ professor, yesterday:

If Millennials move to the suburbs, they’re going to want to move to transit-oriented suburbs with the benefits of the city at hand (retail, restaurants, entertainment), albeit at a scale that matches their surroundings. Not all secondary markets are equipped with productive transit (I’m looking at you, Tampa), so more workers are going to choose to work from home. (As an aside, all government workers in DC are allowed to work for two days/week from home. Could the government be ahead of the curve on this one?) There will be more coworking spaces in peripheral market subcenters (see Boston Properties expansion of FLEX space). Because subcenters offer a reduced commuting time, and because lower wages account for lower commuting time, employers will offer lower wages in these subcenters or to employees who choose to work from home.

This is where Wheaton stopped me. There will be lower wages, yes – but there will also be employers who demand their employees to come into the office. Why? Because there’s a drop in productivity when employees work from home. Telecommuting is going to flatten the curve, companies are going to shift to the suburbs, sure – but people are still going to have to come into the office. Transit to the city center and office subcenters at the periphery are the answer for the near term.
