Cytonn Real Estate, the development affiliate of Cytonn Investments, has released their Nairobi Metropolitan Area Land (NMA) Report 2020.

The report highlights the land sector’s performance based on annual capital appreciation, market trends and the investment opportunity.

According to the report, the land sector within the NMA recorded an 8-year CAGR of 13.5% and an annual capital appreciation of 1.5% in 2019/20, compared to the (0.3%) recorded in 2018/19, attributed to increased demand for land mainly in the low rise residential areas and satellite towns. During the period under review, transactions in the sector were driven by;

(i) increased focus on the affordable housing initiative,

(ii) development of infrastructure, which has opened up new areas for development,

(iii) positive demographics, and,

(iv) reduced supply of development land at affordable prices in areas close to the Nairobi CBD resulting in demand for the same in satellite towns.

The sector was however constrained by; inadequate infrastructure, inaccessibility and unaffordability of loans and reduced real estate development activities in the wake of the COVID-19 pandemic which has resulted in the disruption of construction materials supply chains and constrained development funding as investors adopt a wait and see attitude given the uncertainties in the market.

“Asking land prices in the low rise residential areas recorded a 3.8% capital appreciation y/y, attributed to the availability of development land and a growing demand as the areas are sparsely populated, thus offering exclusivity and privacy. Un-serviced land in satellite towns such as Ruaka also recorded a capital appreciation of 3.8% y/y, driven by a growing demand for land in these areas fuelled by the demand for housing by the growing working population as the areas act as Nairobi’s dormitory, coupled by the improving infrastructure,” stated Beatrice Mwangi, a Research Analyst at Cytonn.

“Site and service schemes recorded a 0.5% annualized capital appreciation, attributed to increased demand driven by the relatively affordable land at approximately Kshs 15 mn asking price per acre and provision of infrastructure by the developers.

On the other hand, asking land prices in high-rise residential areas stagnated, and this was attributed to reduced demand for development land due to the relatively high land prices averaging at approximately Kshs 116 mn per acre, compared to low-rise residential areas and un-serviced land in satellite towns averaging at Kshs 84 mn and Kshs 25 mn, respectively.

Commercial zones recorded a 0.7% y/y correction in asking land prices, attributed to decreased demand for development land in the sub-markets given the relatively high asking land prices of Kshs 419 mn per acre, on average, thus developers are not able to achieve favourable returns from the investments, in addition to the existing oversupply of commercial office and retail spaces which stand at 5.2 mn SQFT and 2.8 mn SQFT, respectively, as at 2019,’’ she added.

  Ruiru, Kasarani, Karen, Spring Valley and Ruaka were among the best performing submarkets in terms of capital appreciation, recording annual rates of more than 5.0% in 2019/20, while Ruiru offers site and service investors the highest expected returns averaging 5.8%. CINDY THE SKULL — She lifts an eyebrow at you and Kim. “Did the cafeteria man finally decide he wasn’t interested in keeping a pigsty?”

CINDY THE SKULL — She stares openly at the two of you, as if in disbelief.

"You are a lot of talk __-, but every time a cute guy approaches you don't keep it going" Mira emerges from the room, with on-point makeup. "That was the old ___, today three-martini ___ is going clubbing with you guys and if a hottie approaches me, I am going to follow up with it" you cheer for yourself downing the third martini and Jimin snickers. "I know I should be the protective older brother, but I really want to watch ___ make bad decisions," he says zipping up his boots. "Make me another martini and watch how easy it is for me to make bad decisions" After multiple outfit changes and thousands of pictures, you’re finally walking into the club and feel your heartbeat get in sync with the club beats.

“___, three o’clock, he’s so hot” Mira whispers in your ear and you try to be as subtle as you can be drunk. It indeed is the hottest guy you’ve ever seen in a loose summer shirt, that’s unbuttoned way too low. “He is” you whisper more to yourself checking him out and accidently make eye contact. You don’t shy away immediately, but you do when the handsome guy starts approaching you. Holding your breath, you wait for him to acknowledge you, instead he taps on Jimin’s shoulder. “Jimin?” he asks with sheer surprise, smiling ear to ear. Jimin whips around quickly and engulf the strange handsome man in a hug before he could give a reply. “By god, if it’s The Jeon Jungkook” Jimin pulls back for a while but goes back to bear hugging. “Introduce us you fool” Mira shouts being the extroverted on of the both of you. “This is Jeon Jungkook, he was my classmate in high school. This is Kim Mira, my friend from college” Jungkook immediately extends his hand to shake Mira’s. “And this is ___, my little cousin” you snicker at Jimin, shaking his very warm and heavy hands. “I am just cousin, we’re only two years apart” you say kicking Jimin a little.

“We used to be in the same dance club, man what has it been ten years” Jimin is overjoyed talking to his friend. “Somewhere in that ball park, do you still live in Busan” Jungkook shouts over the loud club music. “I moved here to start my business, what about you-“ “Can we go out for a smoke break, you guys won’t have to shout then” Mira jokes walking ahead and the three of you trail behind her, barely making out the crowd. Jungkook turns around multiple tiples to check up on polite you, whispering excuse me and politely making your way. “Dad was ready to retire so I took over the real estate business” Jimin continues talking lighting his cig. “I can’t imagine you behind a desk in a suit, what happened to the dancing thing” you notice how Jungkook has an animated way of talking. “I grew up, what about you, looking at you I have no idea what you do” “Make a guess” Jungkook says crossing his arms and you speak without thinking it over, “Tattoo artist” his eyes light up and he starts clapping with approval and Jimin can’t help but laugh out loud passing Mira the cig. “___ is very intuitive, she’s a psychology major for a reason” Jimin brags and Mira passes you the cig and you just shake your head no. “Really, SNU?” Jungkook asks shaking his head no for the cig too. “Yeah-“ “Wait are you Jimin’s smart sister who used to correct our maths homework?” you were hoping for Jungkook to not make that association but he does. “Yeah” you suddenly shy away, dodging his eyes. “The band goes on stage in two minutes, lets go, lets go, lets go” Mira comes to rescue with her punctuality.

Jimin leads all of you to join Jungkook and his friends and suddenly the group expands from three awkward drunk dancers to too many people. Mira is off chatting with one of Jungkook’s friends when you finally get the courage to talk to him, “Your tattoos are really pretty” you say a little close to his ears given how loud the music is in the club. “You think so?” he looks at you with amusement and then back at his tattoo-covered arm. “With my pain tolerance I can only dream of getting a tattoo,” you notice how intently he is listening to you, either he’s interested, or he’s too drunk and trying to focus. “They don’t hurt as much, after a second or two you start getting used to the pain-“ “___” Mira is tugging on your hand and you know what this is a signal for. “Hey, can you watch my drink?” you ask Jungkook handing him your drink. “You really shouldn’t be leaving your drinks with strange men” he jokes and you chuckle looking up at him and he surprises you by chugging your drink at once. “I’ll buy you a new one” he says with a charming smile and how can you say no to that.

Jungkook’s smiling more to himself as he watches you walk away, “My god, you’re in love aren’t you” a very drunk Hobi says flopping on his shoulder. “I am so not, it’s just nice to run into an old friend” Jungkook defends himself immediately checking his hair. “I’m still in my rebound phase and she’s too nice for that” “Oh My God, it’s been a year since Sara and you broke up, you’re not still in the rebound phase, you were done with the rebound phase life five women ago. What is wrong with you Jungkook?” Hobi is very clearly drunk given how he’s holding Jungkook’s face in place and giving this odd pep-talk. “My therapist says that I have a problem with romanticizing every little thing too much and then breaking my own heart, also I’m terrified of being hurt” Jungkook answers dumbfoundedly and Hobi snickers in his face. “Well, no one is a hundred percent guarantee and you need to keep trying because if you don’t keep trying then how will you keep trying” it’s hard not to laugh as Hobi continues making no sense and Jungkook steadies him. “Please handle your boyfriend, he's making no sense” Yoongi immediately takes hold of Hobi and Jungkook watches them snuggle together. “We’ll get back to the hotel, you can come back by yourself, right?” “Yes, Hyung I’m 26 and not a child”

The club is much emptier by the time Mira is done touching up her makeup, “I’m gonna go talk to that guy, I’ll see you” she abandons you immediately and you look around for a familiar face and spot Jungkook immediately. “I know you like martini's” he jokes pulling a bar stool for you. “How do you know that?” you were pretty sure the drink you handed him was a whiskey. “I bribed Jimin hyung to give me your Instagram” “That’s unfair Jungkook, you now know way too much about me. Bring me up to speed about you,” you say as the bartender hands Jungkook and you the martinis. “Well, I’m 26, I have a bachelor’s in design, I started my tattoo parlour a year ago, I have a lot of interests, a little bit of issue with perfectionism,” maybe it’s the drinks but his laugh sounds a little magical “I’m shocked that you remember me” normally you’d be too polite to interrupt, but the liquid courage has got you going. “Well, I recognized you before Jimin” it wouldn’t be a stretch to say Jungkook is blushing. Your heart is pounding as you look straight ahead, not wanting him to see your wide smile. “So, you’re in Busan for Jimin’s parent’s anniversary too?” Jungkook coughs hoping for the awkwardness to go away. “Yeah, they have a huge picnic planned tomorrow, it’s their twentieth-“ “So, when are you going to be back in Seoul?” he laughs feeling a little embarrassed about interrupting you. “I’m going back tomorrow evening” you’re surprised by how eager he is given how hot he is. “You are still just as impatient” you joke pushing back your empty glass and grabbing hold of his. “___, you have no idea how patient I’m being right now” he whispers in your ear standing up.

Offering his hand, he leads you back to the dance floor, but your legs have a brain of their own. You lead him into a quiet corner, looking at him for his reaction. I’m glad you came out and had some fun” he reaches out to get your hair away from your face and you blush, hiding your face from him. “I remembered you because of your smile” he talks looking at the ocean. “Your eyes disappear when you smile, it’s very cute” Jungkook doesn’t know if he’s dreaming right now. “It’s the same way you’d smile after telling me how bad my trigonometry is” he laughs out watching you grow beet red, he can’t help but reach over and pull you closer, his hand still by your waist. You both sit in silence for a while, watching light appear. “Jungkook” “Hm” he asks looking at you, it’s been an hour since he had his last drink and he’s starting to sober up. Mira and Jimin come shouting, talking about the time before you can ask him out.

Jungkook is dropped off before you go back to Jimin’s place and get ready for a very hungover picnic. “Give me your phone,” he asks and you hand him your phone immediately. “I want you to text me when you reach home” Jungkook’s a little authoritative and you don’t mind it.  “You want me to?” you tease him leaning against the car. “Yes, ___ I want you to. I also want to take you out on a date, one where we’re at least 70% sober” he says stepping a little too close. “Okay” you’ve started to sober up too, hence the shyness. He gently lifts your face up with a singular finger, giving you a good look before kissing you again, “I’ll see you in Seoul”

“It’s been a week Jimin, why hasn’t he texted me back” you whine into the phone pushing your glasses up. “I thought he was really interested in me” it was another Saturday and you should be focusing on getting through the syllabus but all you can think about it Jungkook. “I knew he was too hot for me, what was I thinking I am the nerd, he’s the hot dude with tattoos, it was the martinis-“ “___ I need you to shut the fuck up for a second” you’re confused for a second till you hear Jungkook’s voice. “Hello? Jungkook, I’ve sent you ___’s number, and ___ don’t call me till next morning” Jimin hangs up the call and you sit in silence. Before you could digest what just happened, your phone is ringing again and you know it was Jungkook. You take a deep breath before picking up his call, “___, do you have some time for me” he sounds tired and it makes you feel bad. “Look, I got your message. I’m not that dense, it was a one-night-“ “___ for everything that is sweet and pure, it so wasn’t a one-night thing, I want to see you” Jungkook sighs closing up shop. “Then why didn’t you?” you whisper not ready for an answer you might not like. “Yoongi hyung got super sick so I had to cover his appointments too, I’ve barely had time to breathe, I’m so sorry-“ “I feel so fucking stupid now, I just let my insecurities take over. You should rest” Jungkook smiles to himself listening to your voice in the car. “Would you be comfortable if I came over with dinner?”

“My first-year tattooing, I was tired of the number of butterflies I drew. Every second day there was another free-spirited woman wanting a butterfly tattoo” Jungkook talks with a mouth full of pizza and you laugh chocking a little on your food. “I drew a lot of little hearts too, but since they’re cute they can be excused” he continues talking wiping the corners of your mouth with his hand. “My mom’s made me sign a contract when I was thirteen, if I ever do drugs or get a tattoo, I will be left out of her will” your mother has been a little overprotective of you. “You can always get it somewhere she won’t see” he suggests filling your glass of wine. “Maybe, I might if you give me one for free” you suggest and he smirks sipping on wine. “If I’m tattooing you for free, I get to decide the placement” he says suggestively plopping on your lumpy sofa. “It’s a deal, also the pizza was amazing” You usually don’t feel comfortable this quickly with a romantic interest, but it’s different with Jungkook. You’re blushing like a new bride as he wipes you with a towel, “I don’t think I can walk” you tell him as he wraps a towel around you. “I’ve been going to the gym just so I can carry you places baby” he picks you up before you can fight him. “You’re giving me nicknames before you even take me out on a date?” you tease him putting on the shirt he discarded. “I got us pizza and wine, we made small talk, some jokes and ended up having sex, twice, I’ll be considering this to be our first date baby” you laugh watching how serious he’s about this. “Do you believe in fate ___” he asks cuddling you closer. “I do, I feel like we’re fated to go certain places, fated to have some life experienced, fated to meet certain people” he continues talking without waiting for your answer. “I believe I was fated to meet you” you don’t want to offend him but it is hard not to laugh. “If I was any other woman, I would be running out the door if a guy said something like this on a first date” “But you aren’t any other woman and I’m not just some guy, answer me, do you believe in fate?” his hair is all floppy and you’re distracted by how relaxed he looks. “Yes, it has to be fate that compelled me to go to Busan last minute, where we ran into each other again. Because how many times does one meet their high school math tutor as an adult” you say with a little bit of teasing tone but he knows you’re being serious. Jungkook doesn’t say anything, all he does is kiss your forehead and fall asleep.

My best guess is that Sburb uses ‘class’ the same way most RPGs do. It refers to your particular specialization in the game’s system, and your role in the party. 

Do you fight? Do you heal? Are you a mobility or support caster? It’s all in the Class, and we’re going to look at the four belonging to our Players.

Heir, noun.  A person who inherits the estate of another; a person who succeeds to a hereditary rank, title, or office; one who receives or is expected to receive a heritage, as of ideas, from a predecessor.

Heir is a weird name for class, because it doesn't symbolize much on its own. The cultural roles of the knight, seer and witch are well-defined, but when you’re an heir, your purpose is entirely dictated by what you’re an heir of. 

John’s Class is definitely the hardest to decipher, and we haven’t seen him consciously use any Aspect magic, so there’s not a lot to go on. I do have a theory, but it’s more based on vibes than any actual evidence. 

My theory is that the Heir doesn’t have a specialization. I think that as the ‘heir’ of the Breath Aspect, John will have a decent command of every Breath ability - because when you’re an Heir, your only role is to inherit, to receive the power that is your birthright. What you do with it is up to you. 

This would make John a generalist, and he’ll support the team by wielding Breath in a versatile manner to give help where it’s needed. He’ll never be as good at reconnaissance as a Seer of Breath, but he can do a little. He won’t be able to fight as hard as the combat classes, but he’ll be no slouch. You get the picture. 

In other words, the Heir would be the party member that has levels in every subclass, but none of them are maxed out. 

I don’t think John directly inherits from anyone. In the same way that many RPG priests are just generic ‘clerics’ who don’t seem to serve any god, I think the term is just convenient shorthand for what his class is supposed to do. Hopefully we’ll see what that is before long. 

Seer, noun.  One that sees; a clairvoyant; a prophet.

This one is the easiest. The Seer is almost certainly a knowledge-based class centered around observation. Rose’s ability to perceive Sburb’s systems is a cut above the rest - something she demonstrated when she was able to directly perceive the commands of her Exile. 

My guess is that the Seer is optimized for intel-gathering, and that their party role is to gather and consolidate information. The Seer would be the party member with the detect or analyze ability - the one that tells you what status conditions the boss is weak to.

Knight, noun.  A mounted man-at-arms to a feudal landholder; a medieval gentleman-soldier, a defender, champion, or zealous upholder of a cause or principle.

I’m less sure about this one, but I think that the Knight is a ‘protector’ class. Dave’s first act as a time traveler was to save John and Jade’s lives, and Davesprite intends to continue doing so, promising to bail the party out if things go south again. 

The Knight’s role seems to be to keep the team alive, and protect them from danger. The Knight would be the party member with the ‘target me instead’ ability that redirects damage away from their allies. 

Like the Heir, I think the term ‘Knight’ was just chosen here because it encapsulates a concept, and it’s a shorter, neater word than Paladin, which is what I think this class actually is. 

Witch, noun A person, especially a woman, claiming or popularly believed to possess magical powers and practice sorcery.

This one’s hard. Everything in Sburb is magical, in a sense, so it can’t just be the ‘magic’ class - especially since the Mage also exists. So what does a Witch do?

Jade has manifested her Classpect power in one ambiguous way - it seems to help her use technology. How this conceptually relates to a Witch I couldn’t say. 

Maybe the Witch is in some way akin to an artificer, and their role is to work on large-scale, big-picture projects for the party? But again - that doesn’t really make sense for a class called Witch. 

Dunno about this one. We’ll just have to wait for Jade to do more.

30. "I don't wanna hurt you" for kristanna please

Prompt 30 – “I don’t wanna to hurt you.” - Downton Abbey/ Edwardian AU

He helps her out of the car, in the politest manner as possible of course. Though, he wishes he could do more in this moment. It had been his fault that she had gotten hurt.

Kristoff had genuinely thought he was bringing the youngest daughter of the Lord of Preston to a women’s committee meeting, not the by-election count. He had managed to wrangle her out of there, but not before some men near her had gotten into an altercation, knocking Anna and causing her to hit her head hard against the ground.

By the time he had reached her, the young chauffeur was grateful to see her eyes open, still conscious of her surroundings. The auburn-haired woman had insisted that she was fine on the drive back to the estate.

Even still, they both agree that she needs to clean the gash on her forehead before going to dinner that evening. The last thing she needs is another lecture from her father regarding her opinion on the right to vote.

Anna walks across the motor house toward the chair where Kristoff often takes his breaks to rest. She finds herself lucky that the family chauffeur-turned friend keeps a basin of water nearby for his hands throughout the day.

She watches him as he brings it close to her, placing it onto the straw-covered ground next to her. Shyly the lady manages a smile. “Thank you, I very much appreciate it.”

“Of course, I wouldn’t want you gettin’ in trouble on account of me.” He responds, taking the rag and ringing the excess water out into the basin.

“Bjorgman, reall-”

“Kristoff, please.” He corrects, urging her to use his Christian name.

“Kristoff.” She gazes at him, taking the damp cloth into her hands from him. “It’s not your fault, you had no idea what I was doing. I deceived you.”

“But even still, I encouraged this.” He shakes his head, watching as she attempts to press the cloth to her injury, missing every time. “Here, let me.”

The blonde man takes it from the English Lady’s hand, lightly pressing it to the wound. She barely winces at the contact. “You don’t have to be gentle with me, you know.”

“It’s just…” He sighs, withdrawing the rag from her skin. “I don’t want to hurt you.”

“Don’t worry about all that.” She reassures, cringing as the cloth returns to her injury with slightly more pressure than previously. Anna watches the Irishman’s features as he tends to her wound, noticing how his eyes crinkle as they focus on the task at hand as well as how his brows furrow.

Momentarily he pulls away the rag to check the gash, noticing how the redness around it slowly fades. He purses his lips, dipping the rag into the basin to wash out the blood. He glances up at her with a polite smile.

In that moment she is unable to help herself, she leans forward, pressing her lips against his. The rag drops from his hand, surprised at the action thought it is most welcome. His hand comes to cup her cheek, leaning into the embrace.

He withdraws first, panic instilling into his chest, standing abruptly from the ground and turning from her. “I’m sorry.”

“For what?” She responds, her brows knitting together in confusion. Anna stands from the chair, inching closer to the chauffeur.

“We shouldn’t be doing this.” He clarifies, walking back toward the car as if to do maintenance on the vehicle.

“Nobody will know, at least not fro-”

“You should be returning back to the house.” He cuts her off, unbuttoning the jacket of his uniform. He couldn’t bear to look back to see the look of hurt and shame crossing her features.

Without another word Anna leaves the motor house, not wanting to cause any more trouble for the two of them.
