Demand for affordable housing in India drops significantly. What are the reasons?

In India, where price matters a lot, especially for big purchases like homes, there's been a surprising dip in the demand for affordable houses.

1. Interest Rate Hike by RBI: A major reason is the Reserve Bank of India (RBI) raising its interest rates by 250 points. This made home loans more expensive.

2. Effect on Lower-Priced Homes: Homes priced under Rs 50 lakh were most affected because people buying these rely a lot on loans and are hit hard when interest rates go up. With rates higher, monthly payments (EMIs) have also increased, making homes less affordable for many.

3. Rising Costs: Apart from interest rates, costs of land and construction materials have gone up. This makes it tough to offer homes at low prices.

4. Sales Figures: A report shared that in the first half of 2023, only 20% of the houses sold were affordable ones priced below Rs 40 lakh. Last year, this number was 30%.

5. Higher EMI Burden:Due to RBI's rate hikes, the monthly loan payments have gone up by around 14.4% on average in cities.

6. Mid and Premium Housing Unaffected: The higher interest rates haven't really impacted the sales of mid-range and premium houses as much. The demand for these is still strong. 

7. Expert Opinion: Shishir Baijal from Knight Frank India appreciates RBI's efforts but warns that further interest rate hikes could negatively affect the housing market.

In essence, rising costs and higher loan interest rates are making it difficult for many in India to buy affordable homes.

Charles never responded to your text, leaving you wondering just what he meant. Lying alone in bed, you run through every interaction you’d had with Charles, slowly piecing together piece by piece until a revelation knocks the air from your lungs.

2018. The first time you’d met Charles Leclerc. You’d heard stories from Max about the infamous man, an old rival and a new friend of your boyfriends. He’d finally be given the chance to move up to F1, joining Sauber alongside Ericsson. 

You’d wandered off from Max, leaving him with a soft kiss on the cheek and a squeeze of his hand as you went for a walk alongside the garages. Not looking where you were going, you walked straight into a sturdy body, a hand wrapping around your waist to prevent you from falling. 

Looking up in shock to apologise to the person you’d just slammed into, you couldn’t help but freeze at the eyes staring back at you. Molten gold surrounded by sea foam green. 

Still young and clean shaven, you couldn’t deny Charles Leclerc was objectively gorgeous. 

You apologised profusely, Charles brushing every sorry away as he made sure you were steady on your feet before slowly removing his hand from around your waist. He’d asked if you were a journalist or a technician for one of the teams, lips turned upwards in what you now recognise as a flirty smirk.

Before you had a chance to reply, Max appeared behind the two of you, lips pressing a quick kiss to your temple as he welcomed Charles to the paddock. Feeling his eyes roam over the two of you, green as fresh cut lime and just as bittersweet as they linger on Max’s hand that had replaced his on your waist, he responds jovially to Max. 

Max introduced you as a real estate agent and then his girlfriend, something you appreciated as he knew you didn’t like when people only saw you as an extension of him. 

You watched as Charles’ demeanour changed, slight enough that only someone who was paying close attention to him would notice. He greeted you politely, the smirk gone and replaced by a smile more suited to a first time meeting with his friend’s girlfriend. 

His race engineer soon called him away, the three of you exchanging goodbyes as Max directed you back to his garage. Unable to resist, you look back over your shoulder, only to find Charles already looking back.

2020. It was the first gala of the year and you and Max were inseparable. His hand clasped your slightly clammy one, thumb rubbing soothing circles on the back of your hand as a way to calm your nerves. He knew you like the back of his hand and was well aware of how much you hated these large galas, people clambering for the attention of the rising rookie, often disregarding you with a simple greeting before you faded into the shadow of future world champion Max Verstappen. 

You squeezed his hand once as you pulled yourself away from the group of people surrounding your boyfriend, slipping away to find the bar. As you plopped yourself down into the stool by the counter, you noticed you were not alone. A lone body sat beside you, hand tracing the rim of his whiskey glass. Looking up, you found yourself once again staring at Charles Leclerc. 

Over the 2 years since he’d joined the paddock, you’d only ever spoken in passing, normally accompanied by Max who kept the conversation flowing. Charles was nothing if not amicable, often engaging you in funny stories about their karting times, correcting any biased stories Max had told you. 

Those once bright eyes now seemed dull, worn down by the start of his 2020 season. You’d seen interviews of how proud he was to join Ferrari, wearing the red jersey with pride. But following incident after incident, whenever you passed him in the paddock, he looked more and more desolate. 

The two of you stared at each other before you glanced away, noting his empty glass. Calling over the bartender, you order a Mojito and another whiskey. Charles thanks you with a smile, tapping his fingers against the countertop as his glass is replaced with a full one. 

Not wanting to sit in silence, you ask how he’s feeling. The response is a shrug of his shoulders and a sip of his drink. Not good then. You raise your glass, tinking the edge of it against his before taking a quick drink. 

Roaming your eyes across the crowd just past Charles�� head, you take note of Daniel and Max lining up shots for the 2019 rookies. You laugh at Lando’s wide eyes and Max’s wink as he catches your eyes across the bar, catching Charles’ attention. He follows your line of sight, joining in with the laughter as George full body shudders at the first shot of what was probably tequila. 

The naivety of the 2019 rookies to trust your boyfriend and his best friend with alcohol breaks the last of the icy barrier between you and Charles, the two of you engaging in a genial conversation around the younger men. Charles recalls his own poor decision of letting Daniil and Daniel guide him to the bar during the 2018 gala, the story missing chunks as in his own words, his memory from that night was totally fucked. 

The conversation flows nicely between the two of you after that, topic after topic being nicely segued by the drinks repeatedly replaced in front of you. You learnt about his family, childhood pets, his racing dreams. In return you told him about your family, how you and Max met, and your blossoming career. 

Sebastian soon approaches the two of you, slinging an arm around yours and Charles’ shoulders. He ruffles the younger man's hair, nudging you as Charles grumbles playfully, hand coming up to fix the chestnut mess. He mentions a new sponsor that’s here, resting a hand on his chest jokingly as he apologises for pulling Charles away from your riveting conversation. You wave him off, waving goodbye to the two as they head off to hopefully secure more money for Ferrari. 

Watching them go, you see Charles turn back, smile soft and warm as he sends one last wave your way. Someone replaces his spot next to you, hand reaching out to interlink with yours. The feel of familiar calluses under your palm brings you back to your boyfriend who was looking to see what had grabbed your attention. 

An offhand comment about how he was sorry for being gone so long but he saw Seb at the bar and knew he would take care of you. The room was dark enough that you could understand how he could mistake the back of Charles for Sebastian, but for some reason you didn’t understand, you couldn’t bring yourself to correct the man.

2021. Abu Dhabi. The year Max made history and ended Lewis’ world champion streak. It had been a difficult year for the two of you. Cancelled dates and a flat bought in Milton Keynes, sacrifices in your relationship made for this very moment. You could barely remember half of the race, too busy chewing the acrylic off your nails in stress. The engineers crowded him, hauling him onto their shoulders as champagne covered the entire garage. You’d barely been able to reach out a hand to pat his leg before he was carried off to the podium. 

Standing below, tears spilled down your cheeks at the sight. Your boyfriend, in his usual spot at the top of the podium, hands clasped eagerly around the World Championship trophy. The Red Bull team around you patted your shoulders comfortingly, some of them having to wipe away their own tears. He looks past the crowd, eyes passing yours briefly without much recognition. You blamed it on the adrenaline, knowing his mind was a hazy mess as the reality of what had happened dawned on him. 

Following the podium, he’d been whisked away by his team, press conference and the media paddock waiting eagerly to meet the new champion. You sat patiently in hospitality, welcoming warm wishes from whoever passed you. Alex had come bundling over, throwing his arms around you in congratulations. Laughing loudly as he squeezed you tighter, you hugged the reserve driver close to you. 

The wait was killing you, time dragging slower than ever. You decided to walk along to the media paddock to catch a glimpse of your boyfriend. There he stood, in all his glory. Journalists threw question after question at him, microphone cords stretched to their limit as they all vied for his attention. He’d given his thanks, to the team, to his parents, to Christian himself. No mention of you. Again, you put it down to adrenaline, but something settled heavily in the base of your stomach. 

You began to worry that you hadn’t done enough, despite going along with everything he had thrown your way this year. Agreeing to him moving to Milton Keynes for the year, flying across to him when you had some leave from work. The missed dates, declining phone calls and texts from his side. You never failed to miss a race, to congratulate him after every win and support him through every bad moment. 

Brushing the sinking feeling off, you look across at the other drivers being interviewed. Most of the reporters were by your boyfriend's side, but some stragglers took this opportunity to catch the others as they made their way through the paddock. 

You’re startled as your eyes lock onto a pair staring back at you. Charles was mid interview, nodding along to whatever the journalist was saying. You smiled at him, mouthing your congratulations on getting into the points. He returned the smile, mouth hung lopsided as he responded to the question he was just asked. 

A Red Bull employee calls out for you, letting you know Max was leaving. You nodded towards the Monageqsue as a goodbye, turning to follow the employee. Your back burned at the feeling of emerald eyes following you.

2022. The beginning of the end for you and Max. You suppose, looking back, the end had been looming long before then. Gone was the sweet, kind Max you’d fallen for, instead replaced by a beast. Win after win, pole after pole, championship after championship. His move to Milton Keynes became permanent, whilst you chose to stay in Monaco for your job. You still had Jimmy and Sassy to keep you company, a reminder of when life had been good. 

You’d bought the two bengals after you’d officially moved into Max’s flat. Sassy had been a daddy’s girl but Jimmy was yours through and through. Following you everywhere you go, meowing constantly if he was ever forced to leave your side. 

He was sitting beside you, one paw stretched out and resting against your leg when a text from Max came through. You already knew what it was going to say. Some excuse as to why he couldn’t make it back to Monaco between races. You sighed, reaching out to run your hand down the soft fur on Jimmy’s back. He purrs appreciatively, kneading gently against your skin. 

Red Bull had sent you the tickets for the next Grand Prix and to be honest, you felt like skipping it altogether. It was midway through the season, and despite attending every race, it was like you didn’t even exist to Max. 

Argument after argument continued, you tried to get across how horrible Max made you feel when he ignored you, him rebutting by saying you weren’t being supportive enough of him. Nights spent thousands of miles apart, phones silent on bedside tables and muffled cries from your end filling the solemn night. 

You didn’t bother to reply to his latest excuse, instead grabbing your keys and heading out the front door, dropping a small kiss to Jimmy and Sassy’s heads. They had ran out of food, and without even having to look in your cabinets, you knew you had to. 

The supermarket was a mere 10 minutes from your flat, the air warm and calm as you trailed down the pavement. The kind lady who ran the cafe on the corner greeted you warmly, pressing 2 kisses to your cheeks. You promise to come see her tomorrow, knowing she would have a latte and croissant waiting for you on your arrival. 

Two aisles down in the supermarket and as you reach for the cereal on the top shelf, a hand pops out the corner of your eye and grabs a box too. You hear it drop into your cart, looking up to a now familiar face. 

Charles smiles back at you gently, shopping basket in hand. The two of you didn’t speak, instead choosing to walk in comfortable silence around the rest of the store. Charles grabbed the oat milk you like, and you grabbed the cereal bars you saw him often chomping down on between qualifiers. 

At the tills, he loads your shopping onto the belt for you, adding the three items he had got for himself behind. As you loaded the last few bits into the large shopping bags you’d brought along with you, the card reader behind you beeps. As you look behind, you see Charles pick up the receipt and chuck his three items into the tote bag over his shoulder. 

You tried to argue that you could pay for yourself whilst thanking him at the same time, but Charles simply shrugged, walking out of the supermarket. You follow behind, loading the bags onto your arms as you bump the cart back into its spot with your hip. Charles watches you, a smirk on his face as you struggle to distribute the bags evenly enough to allow you to walk home. 

Chuckling, he grabbed two of the bags, moving along to his car. You followed sheepishly, thanking him for the ride home as he loads the bags into the minimal space in the boot. Gratitude shrugged off once again, he held the door open for you to slide in.

He offered to bring the shopping up for you when you reached your apartment building but you gratefully declined, not wanting to take up any more of his time. Telling you to say hi to Jimmy and Sassy, he watched you walk into the front door, leaving only once he saw you enter the elevators.

You’d normally swipe right past them, knowing they were onto the burning embers of yours and Max’s relationship, making up shocking titles to draw fans attention. This time, between the two of you, only Max was the headline.

You didn’t know what to think. Despite the growing tensions ontrack, the two men had always been friendly outside of the race cars. The tweet had gathered plenty of attention, already having nine thousand reposts and quote tweets. You pulled up your texts, hesitating as you hovered over Max’s name. He’d barely even glanced your way after 2 months apart, why should you worry about him now? 

Pulling up the old text thread with Charles, you take a moment to try and think about what to say. Would he think you were trying to spy for Max? Or would he think you were just digging around for the drama? Mind wandering, you managed to type out the bare bones of a text before your phone chimed, Charles beating you to it.

As Tom made his way out of the bedroom and towards the front door of his hotel room, the magically-gifted man couldn’t help but take a moment to check himself out of the mirror one last time. Given the fact that there would be no reason behind their meeting since Max had a career as a German real estate agent, Tom found himself trying his best to formulate a plan that would allow them to meet. Despite Chris’ popularity as a content creator, the man wasn’t obscenely rich since Tom was still forced to continue Chris’ night job as a security guard at a bar. But after pulling a few strings and dipping into the man’s savings, Tom purchased a one-way flight to Germany and secured a meeting with Max under the guise of wanting a European home for him to visit whenever he was free. Obviously Tom had no intention of purchasing a house from the man, but Max was completely clueless as to the real reason behind their meeting. 

So as he exited his hotel room and made his way out to the busy streets of Cologne, Tom quickly hailed a taxi and gave the address to the location where he was going to meet Max. Given the fact that he wanted to keep his attempt at purchasing a house realistic, he opted to pick the cheapest residence that Max had for sale. Upon arriving at the residence and exiting the cab though, Tom could understand why the house was the cheapest place as the house was fairly rundown in terms of the exterior and looked incredibly small in comparison to the other houses that lined the block. 

But once Tom took note of the front door opening, the man continued his performance as an interested buyer while watching Max and a well-dressed female step out. Eager to meet such a hunky and well-dressed man, Tom quickly extended a hand towards Max and smiled as the man nodded and shook it back. “It’s a lovely house huh?” Tom said with a slight chuckle, awaiting for Max’s response but coming up empty-handed. 

Turning his attention towards the woman, she kindly informed Tom that Max isn’t well-versed in English and she was asked to tag along to be the translator between them. As such, she quickly dominated the conversation with Tom as she allowed Max to lead the way and translate what he said to Tom. Throughout the entire tour, Tom found himself less interested in the house and more focused on the deep Germanic tone coming out of his mouth. To the American, nothing seemed hotter than a hot stud speaking a foreign language, so he was understandably annoyed as the woman’s voice continued to overpower it while explaining what he was saying. Given his annoyance, he wanted nothing more for her to disappear so he could finally possess the hunky and oblivious realtor. 

Luckily, Tom found his wish coming to fruition sooner than he expected as the tour finished and the woman asked the man about whether she needed to get the purchasing paperwork from her car to finalize the deal. Realizing that this was the opening he was looking for, Tom enthusiastically replied  “I’ll take it!” before smiled at both individuals. 

“Excuse me for a moment then, I’ll be right back,” the woman said with her accented voice, turning on her heels and quickly pacing out of the residence. With a prime opportunity for possessing the man emerging with the woman now out of the way, Tom couldn’t resist smiling slyly as he slowly shifted orientation towards Max. Watching as the German man had his back turned towards him while doing something on his cell phone, Tom quietly slinked up closer like a predator preparing to pounce on their prey. With his grin widening to extreme levels, the man closed his eyes and dived straight into the man’s back. 

“Scheiße!” the man cried out, frantically tensing up and arching his back while trying to resist the intense pressure that was permeating through his back. But despite how frantically he flailed his arms behind him to try and stop whatever was happening, Tom’s skill at possession meant he was unstoppable against the German man’s feeble attempts. Upon fixing one of his lower buttons and adjusting the suit jacket he was now wearing, Tom took a moment to formulate a quick plan to explain the sudden disappearance of Chris Nelson. “Oh, he had to go back to his hotel. Some sort of emergency, I guess,” Tom offered up, trying his best to still hide his awkwardness about being a native German speaker for the time being. Seamlessly juggling phone calls between clients and inspection agencies or renovators, Tom was growing quite turned on despite the rather mundane work. advice for people just wanting to be educated in the finance field?

I would start dipping your toe in the finance sections of reputable sources (i.e. Financial Times, Wall Street Journal, Harvard business review, MarketWatch, etc.) and start researching terms and companies you don’t know. I treat myself with a Bloomberg Businessweek subscription sent to my home because I love their design team and it’s actually very informative. You can also sign up for the Morning Brew finance newsletter, it’s free and I read it every morning to get a brief overview of what’s going on. Even just being informed of current events is helpful in learning about finance because all major events effect the market and businesses. Look at stock performance charts. Learn about different types of investment accounts and different kinds of investments. There are a lot of really great courses on platforms like Coursera as well, I just took one called Private Equity & Venture Capital from Università Bocconi. Flirt with equity crowdfunding platforms (I accidentally made a lot of money on one of these as an early investor with less than $1k). If you live in the US start looking into personal and business tax deductions. Even credit card rewards can actually get you a lot, I’ve gotten free hotel rooms and free flights from money I would have spent anyway. Investments also mean more than just individual stocks: could be index funds, mutual funds, bonds, CDs, REITs, forex, precious gems & metals, real estate, even some designer goods retain and increase in value if bought strategically and handled correctly. Even just having the fundamentals of a maxed out retirement account (a Roth IRA or a backdoor Roth IRA is my personal preference) full of index funds and mutual funds that are balanced well, a fully funded emergency fund of 3-12 months personal expenses, any debt above 7% interest paid off, and sinking funds for various expenses automatically set up in a high yield savings account will have you very well off. When you have a foundation like that you have the breathing room to change careers, take time off, buy investment properties, invest in volatile but potentially profitable ventures, start businesses, and set up additional streams of income.

I was so hoping to have something to post this week and I did it! I finished another chapter! I'm so happy. Enjoy the read.

Previously… Max woke up inside a new reality. Her memories caught up to the last six months she had missed since her last jump. Nathan had saved Rachel from the dark room. Mr. Jefferson had been arrested, trialed and found guilty. He is now held in prison for good. Nathan had also been arrested but, upon trial, was sentenced to spend the next two years in a mental health facility. Sean Prescott’s name was brought up during the trial but the man wasn’t investigated further. His reputation however took a nosedive. Same for the market value of his real estate project. In this new reality, Max never went to Blackwell Academy and instead went to Oregon State University. She gained a new roommate and continued being friends with Kate Marsh who is studying there as well. Kate is doing better than ever in her new life. Max lost her other friends. Upon coming to in this new reality, Max received a note slid under her door, saying a surprise was waiting for her outside. As soon as she arrived outside, she was jumped but Rachel Amber - in the flesh - accompanied by Chloe. The girls came to take Max back to Arcadia Bay to meet with Nathan. As it turned out, the boy will be authorized to go out of the hospital for the weekend. The girls quickly took the road back. On their way, they stopped at a gas station and discussed their new situation. Rachel was able to remember Max from her visit inside the ‘in-between’. Chloe, on the other hand, didn’t have any memories of previous timelines. However, Nathan, through Rachel, told them a lot about what happened for them to end up in this particular reality. Max learned that Rachel is now living with the Price family and asked for emancipation from her parents, her judgment is still pending. As a result of her moving in, Chloe and her step father are in better terms, same goes for her relationship with Joyce. Chloe is finally on the path to heal. They arrived at Arcadia Bay. Max asked to see the lighthouse. Standing over the cliff, she wanted to make sure the storm was a thing of the past for good. The certainty settled in her heart and she could finally shed all the tears she held for so long. Her fight was over. To celebrate, the girls went into town for cake. After that, the trio returned to Chloe’s place to spend the night.

Warner Bros. TV has responded to a lawsuit filed Tuesday by Michael Crichton‘s widow, calling the legal move “baseless” and arguing that the studio’s upcoming medical procedural “The Pitt” is very different from “ER.”

“The lawsuit filed by the Crichton Estate is baseless, as ‘The Pitt’ is a new and original show,” the studio said in a statement. “Any suggestion otherwise is false, and Warner Bros. Television intends to vigorously defend against these meritless claims.”

The swift Warner Bros. response comes after the Crichton estate accused exec producer John Wells of a “personal betrayal,” claiming that he and star Noah Wyle came up with “The Pitt” after the Crichton estate blocked their plans to reboot “ER.” “‘The Pitt’ is ‘ER,’” the lawsuit states. “It’s not like ‘ER.’ It’s not kind of ‘ER.’ It’s not sort of ‘ER.’ It is ‘ER’ with the exact same executive producer, writer, star, production companies, studio and network as the planned ‘ER’ reboot.”

But that’s where both sides disagree. Insiders note that the real similarity between “ER” and “The Pitt” comes down to a show set in an emergency room from Wells and starring Noah Wyle — but beyond that, Wells is focusing on different themes and a different tone than what “ER” did.

Not only is it understood that the story structure will differ in how each episode unfolds, but the show’s look, feel and sound are believed to be taking a direction that differs entirely from “ER.” The setting is Pittsburgh instead of the Chicago hospital on “ER.” There are also no repeat characters and none of the iconography of “ER.”

The show will run on streamer Max with 15 episodes rather than the original 22-episode (or more) seasons of “ER” on NBC — and being on a streamer means “The Pitt” will also deal with more explicit themes.

“Another advantage that you have in doing these shows for streaming and you don’t have the same kind of broadcast standards that you have to meet,” Wells told Variety in May for a story about streamers tapping into more procedural programming. “There is a willingness to have a more adult version of what was able under FCC rules to be done on broadcast television. So, one of the things that we got excited about with ‘The Pitt’ is we could tell medical stories in which they actually look like what really happens in the hospital — and the way in which people actually interact with the healthcare system…. I think you’re going to see that you can put a very sophisticated both visually and in your storytelling version of these programs this programming on to streaming platforms.”

Insiders confirm that Wells had initially approached Warner Bros. TV about revisiting the medical space in the post-COVID era, and what has happened to hospitals and emergency rooms during and after the pandemic — different themes from “ER.” The initial thought was revisiting the “ER” franchise, but when a deal couldn’t be made with the Crichton estate, the producers and the studio opted to continue developing a medical show without the “ER” franchise or its legacy.

Others have pointed out that medical procedurals are a common TV occurrence — the year that “ER” premiered on NBC, directly opposite it on CBS was another hospital show set in the Windy City, “Chicago Hope.”

Wyle stars in the series about the “frontline heroes working in a modern-day hospital in Pittsburgh,” per the official logline. The Prescott Family/foundation should’ve been the villains of LIS, not Jefferson

Replaying LIS again and I am reminded that Mark Jefferson is a terrible villain with a terrible motivation.

Had Jefferson had just been a predator and just has photo albums of his victims has trophies/mementos, that would be one thing, but his motivation is just dumb.

If anything, it should’ve just focused on the cut plotline of the Prescott family.

Sean was shady as fuck and is implied of having known about the storm, Nathan also knowing about the storm because of visions and forced to take the drugs to stop said visions. The citizens of Arcadia Bay either die in the storm or forced to take refuge in the Stormbreaker shelters. When they arrive, Sean Prescott is hailed as a savior and everyone  moves up in Pan Estates with Sean getting away with being a monster.

However in a complete rewrite. The Prescotts on the surface make their money on real estate and gentrification. While the other side, is they sex traffic and the drug trade. While Nathan is desperately trying to break away from the family, but can't help but let the inner demons get to him and Sean is trying to mold him into being the heir to the Prescott dynasty. The dark side of the Prescott Foundation is responsible for the death of Rachel Amber and eventually Max and Chloe put a stop to the reign of terror the Prescotts had over Arcadia Bay.

The Prescotts are talked about as the evil of Arcadia Bay and everything wrong with this small town and it’s dropped like a drop of the hat and to make matters worse, Nathan doesn’t even have an on screen death scene or a chance to save him.

Sean Prescott should’ve been behind everything like the game’s story implied. The Prescott Foundation messing with the nature and balance of the Bay leads to Max getting her powers and putting a stop to  the corruption of the Prescotts.

Jefferson is not as smart and subversive as DONTNOD thought it was. If you have a main antagonist everyone believes in, you should stick with it, not giving us a twist villain coming out of nowhere with a motivation that is so contrived and so stupid that you’re just hoping for a better payoff in the final episode.(lol)

Lmao my real estate agent for the one town is probably having a stroke right now so I'm like "look I can maybe afford 300k in like 6 months when I've saved up a deposit of 50k IF I also get the first house subsidy with my pay, can you find me listings in that price range?" and I've been apartment hunting for literally 2 years in earnest I know the market but it turned recently and many listings are reducing, so 300k can get me a one bedroom around 60m² that's not absolutely rotten. She sends me a listing that's 400k and I'm like "babes I can barely afford 300k and that's not changing soon" so she gets me in touch with a bond agent who takes my bank statements and income after subtractions and debit orders and compares different banks and interest rates and calculates the max loan amount I can take out without going literally bankrupt.

So I was calculating tight I took the national interest rate, and I calculated the max amount I can loan if I paid it off over 30 years instead of the recommend 20, and if I put down the 50k deposit, and I can still live and survive. I got around 350k with my calculations. The bond agent? "babes you can afford a little under 203k". So because my real estate agent referred me to the bond agent she automatically got cced in the email with the report. It's been about an hour and a half since I got the pre-approval. She hasn't said anything, and she's usually very prompt.

In conclusion: my real estate agent is having a stroke because I'm so poor. Also before anyone says anything I know going through agents will have extra fees that I won't have going to the bank directly to apply for a loan or buying directly from an owner. I'm aware. I literally can not do that. Not only am I disabled, both physically and cognitively, I'm a community journalist.

News never sleeps and I'm literally always working overtime. I have exactly 17.5 days leave in a year which I have to use strategically to combat frequent burnout, and I use those days to rest. I use 9 of them after the paper closes in the holiday season until the official Christmas holidays because it's mandatory, even if it's stupid. I can not afford to take a day's leave to go sit at the bank to apply for a loan or visit different owners to make a deal with them. I can't even do it on the weekends because I work most of them. And no one is going to help me with these things in the December holidays.

So I have no other option than to use agents and brokers to do this for me, and I'm factoring their fees into my calculations.
