Our parameters? Architecture designs that stimulate, buildings that ask significant questions, designs that show creativity and innovation.

We have considered the year’s international architecture highlights to pick out the key buildings of the year. We are deliberately not considering the complex task of selecting ‘winners’.

Diamond Exchange, Amsterdam, The Netherlands Design: ZJA photo © Capital C Amsterdam Diamond Exchange, Capital C Amsterdam The Diamond Exchange, Capital C Amsterdam in Amsterdam, the Netherlands, has been awarded with a prestigious MIPIM Award 2020 for ‘Best Refurbished Building’ at the Paris Real Estate Week. The historical building, designated as a national monument, has undergone a major renovation designed by the architectural office ZJA in collaboration with Heyligers design + projects.

Courtyard Kindergarten, Beijing Design: MAD Architects photo © ArchExist Courtyard Kindergarten by MAD Architects A kindergarten sited next to a senior citizens’ apartment, reflecting the client’s “intergenerational integration” ethos that blends pre-school education and elder care. The 9,275 sqm site consists of an 18th century Siheyuan courtyard, an adjacent replica courtyard built in the 1990s, and a four-story modern building.

This time it joins Lafayette department store, where the classical gardens and the reading space collided from three different perspectives in the fashionable commercial area.

As Calgary’s largest public investment since the 1988 Olympics, the library signals the beginning of a new chapter in the life of the city, one centered on the creation and innovation of knowledge and culture.

Yabuli Entrepreneurs’ Congress Center, North east China Design: MAD Architects photo © ArchExist Yabuli Entrepreneurs’ Congress Center Nestled in the snow-covered mountains of Northeastern China, the project was commissioned by the Yabuli China Entrepreneurs Forum (Yabuli CEF), one of China’s most influential business organizations. November 18th to 20th saw the venue’s opening ceremony and its first event, the Yabuli CEF’s 20th annual conference, attended by over 600 entrepreneurs.

It is adjacent to Chuzhou-Yangzhou Expressway and the Beijing-Shanghai High-speed Railway, surrounded with a favorable landscape environment.

In the newly created city center of Changzhou, the architects von Gerkan, Marg and Partners (gmp) have created a cultural center with an art museum, library, hotel, offices, and retail areas.

Longfu Life Experience Center, Puyang County, Henan Province, China Design: LUO studio photo : Jin Weiqi Longfu Life Experience Center Real estate sales center is a kind of temporary architecture that can only last several months or few years at most, which is usually dismantled after houses are sold out. Even if it can be preserved in few cases, functions are completely transformed.

Jingdezhen is known as the “Porcelain Capital” in the world because it has been producing pottery for 1,700 years.

Most have extravagant exteriors, but are often spatially monotonous and far detached from the general public and everyday urban life, greatly underutilizing the tremendous public resources invested in them.

Yifang Art Center, Chongqing, south west China Design: YIHE Landscape Architecture photo : Arch-Exist Yifang Art Center in Yubei District, Chongqing The Yifang Art Center project is in a newly developed Dazhulin district in the north of Chongqing downtown. When YIHE Landscape Architecture first visited the site, it had an unfinished concrete structure from previous development.

Kaihua County 1101 Project and Urban Archives, Kaihua County, Zhangzhou City, Zhejiang Province, China Design: The Architectural Design & Research Institute of Zhejiang University Co., Ltd photo © Zhou Yifan Kaihua County 1101 Project and Urban Archives This bold Chinese architectural project was commissioned by Kaihua County Urban Construction and Development Co., Ltd. to design a comprehensive office building with three functional requirements: the Urban Archives and the Civil Defense Command Center and the Housing and Construction Bureau at the entrance of the scenic spot. The project has a superior geographical position.

In ancient times, it was the home of the Chu culture and where Liu An, King of Huainan, edited a compendium of ancient Chinese philosophy and composed poetry.

National Maritime Museum, Tianjin, north east China Design: Cox Architecture photograph : Terrence Zhang National Maritime Museum of China in Tianjin Major new cultural landmark for China takes its place on the Global stage China’s first National Maritime Museum has now commenced formal operation, the culmination of a 6-year process which began with an international design competition, followed by an intensive design and construction process.

MEETT Exhibition and Convention Centre, Toulouse, southern France Design: OMA photograph : Marco Cappelletti, Courtesy of OMA MEETT Exhibition and Convention Centre MEETT, Toulouse’s new Exhibition and Convention Centre designed by OMA / Chris van Duijn, has been completed, becoming the third largest parc des expositions in France outside of Paris.The 155,000 sqm project incorporates exhibition halls, a convention centre, a multi-function event hall, a car park silo for 3,000 cars and a transportation hub with a new tram station.

Hankook Technoplex, Pangyo, outskirts of Seoul Design: Foster + Partners photo : TIME OF BLUE Hankook Technoplex in Pangyo The new building embraces several themes that are symbolic of Hankook’s desire to create a dynamic office environment that supports flexible working styles, as the company looks towards the future.

MEET Digital Arts Center, Milan, Italy Design: CRA-Carlo Ratti Associati and Italo Rota photograph : Michele Nastasi MEET Digital Arts Center CRA-Carlo Ratti Associati and Italo Rota unveil MEET – Milan’s center for digital culture and creative technology. Occupying a newly renovated historic palazzo, the building revolves around a 15-meter-high vertical plaza. The design investigates how physical space can foster serendipity and unexpected connections between people in a digital world. MEET will open to the public on October 31st, 2020.

It’s about taking a break from the day, meeting up with friends or taking the time to contemplate life. Caffettiera Caffé Bar aims to bring that culture to North America at its 745-square-foot commercial space in the heart of downtown Montreal.

n.n. – Residence, beside the River Moskva near Moscow, Russia Design: J. MAYER H. und Partner, Architekten mbB, with Alexander Erman architecture & design photo : Ilya Ivanov n.n. – Residence near Moscow n.n. represents a spatial exploration between concealment and exposure. This layered topography blurs the line separating landscape and construction. It is the private residence of a family in a rural area along the River Moskva.

The building hosts a mix of activities including indoor and outdoor sports facilities, a restaurant, cafeteria, and various public spaces: a pedestrian square, street terraces, park areas for deliveries, bikes and cars.

Located on a small block, the design responds by providing a variety of spaces, determined by a simple structural arrangement.

PRAGUE

Five, Smíchov, Prague, Czech Republic Design: QARTA ARCHITEKTURA photo : BoysPlayNice Five Smíchov “History meets future”, declares the fitting motto chosen for the project Five, located in Prague 5 – Smíchov. A tram depot building occupied the project site, but that could have been called a relic even when it was built. While forming an important endpoint in the city transport system, complicated access had been its disadvantage right from the beginning.

QATAR

Doha Metro Network, Doha, Qatar Architects: UNStudio Interior Msheireb (interchange) Station. photo © Hufton+Crow Doha Metro Network Stations With the Doha Metro, Qatar Railways has created one of the most advanced and fastest driverless metro systems in the world. Phase one of the project involved the construction of three metro lines (Red, Green and Gold), with 37 stations currently having been completed.

King Fahad National Library, Riyadh, Saudi Arabia Design: Professor Eckhard Gerber – Gerber Architekten photograph : Christian Richter King Fahad National Library Riyadh The King Fahad National Library, one of the most important cultural buildings in the Kingdom of Saudi Arabia, was completed and went into use for its intended purpose in 2015. This project sees Professor Eckhard Gerber and his Gerber Architekten team accomplishing one of the most important urban development and cultural projects in the capital, Riyadh.

Suzhou Financial Center Exhibition Hall, Shanghai, China Architects: Shanghai Riqing Architectural Design Co., Ltd. photograph : Schran Images Suzhou Financial Center Exhibition Hall This architectural project is located in the central section next to Suzhou Canal, where there is a grand canal view in the distance and urban trunk road in close proximity. The architects explore inherent logic of local cultural form and language and apply them to the design to stimulate the vitality of surrounding open space and make it the city parlor for residents.

It is located in a residential area near Valencia, where neighboring houses are very close to each other.

Kunsthaus Zürich, Switzerland Design: David Chipperfield Architects Berlin photograph : Noshe Kunsthaus Zürich Building After twelve years of planning and construction, the extension for the Kunsthaus Zürich is now complete. On 11 December 2020, the keys to the new building were handed over to its future user in an online ceremony. The house will open to the public in October 2021.

Located in one of the city’s iconic urban centers, the new store establishes a quiet sculptural presence at the heart of the bustling Central World Square on the intersection of Rama I and Ratchadamri roads.

Frances Patisserie, 700 Fair Oaks Ave, Ste J, South Pasadena, CA 91030

I reviewed Frances Patisserie back in 2013 when they had cronuts. They closed the Little Tokyo shop in 2017 and moved to South Pasadena. It took me a long time to make it back there (8 years), but now that it’s closer, I should visit more often.

Frances has been serving Japanese-French pastries since 1981. They’re baked by a talented Japanese baker. During my visit in the afternoon, they had cake slices, tart slices, cheesecake, crème brulee, pannacotta, cream puffs, financiers, and tuiles. The cake slices start at $6.25. Most of what they offer is delicate/fragile and needs to be refrigerated within 10-20 minutes of leaving the shop.

Green tea chocolate cake ($6.50): This has two layers of matcha cake, two layers of rich chocolate mousse, a top layer of light whipped cream and a dusting of matcha powder. Each layer was very different. The whipped cream was super light, airy and very lightly sweetened. The chocolate mousse was denser, richer and sweeter than I expected. The matcha cake was a light sponge, almost soggy. I didn’t like the sogginess of the cake but it was still a tasty treat

Cream puff ($4.50): Super cute bear design (your choice, with or without a mask of whipped cream). It was a big puff with a crispy cookie crumb coating. The choux part was chewy. The interior had a lot of rich pastry cream that was lightly sweetened – almost too much cream. Would have been nice with a stronger vanilla flavor. I would get this again, especially if they offered a matcha filling.

Frances is in a strip mall with plentiful parking. Bristol Farms is the anchor tenant. Custom cakes are available. I’d like to try the French strawberry and mont blanc cake next. $10 credit card minimum.

NASA's Juno mission halfway to Jupiter science

On Dec. 21, at 8:49:48 a.m. PST (11:49:48 a.m. EST) NASA's Juno spacecraft will be 3,140 miles (5,053 kilometers) above Jupiter's cloud tops and hurtling by at a healthy clip of 128,802 mph (207,287 kilometers per hour). This will be the 16th science pass of the gas giant and will mark the solar-powered spacecraft's halfway point in data collection during its prime mission.

Juno is in a highly-elliptical 53-day orbit around Jupiter. Each orbit includes a close passage over the planet's cloud deck, where it flies a ground track that extends from Jupiter's north pole to its south pole.

"With our 16th science flyby, we will have complete global coverage of Jupiter, albeit at coarse resolution, with polar passes separated by 22.5 degrees of longitude," said Jack Connerney, Juno deputy principal investigator from the Space Research Corporation in Annapolis, Maryland. "Over the second half of our prime mission -- science flybys 17 through 32 -- we will split the difference, flying exactly halfway between each previous orbit. This will provide coverage of the planet every 11.25 degrees of longitude, providing a more detailed picture of what makes the whole of Jupiter tick."

Launched on Aug. 5, 2011, from Cape Canaveral, Florida, the spacecraft entered orbit around Jupiter on July 4, 2016. Its science collection began in earnest on the Aug. 27, 2016, flyby. During these flybys, Juno's suite of sensitive science instruments probes beneath the planet's obscuring cloud cover and studies Jupiter's auroras to learn more about the planet's origins, interior structure, atmosphere and magnetosphere.

"We have already rewritten the textbooks on how Jupiter's atmosphere works, and on the complexity and asymmetry of its magnetic field," said Scott Bolton, principal investigator of Juno, from the Southwest Research Institute in San Antonio. "The second half should provide the detail that we can use to refine our understanding of the depth of Jupiter's zonal winds, the generation of its magnetic field, and the structure and evolution of its interior."

Two instruments aboard Juno, the Stellar Reference Unit and JunoCam, have proven to be useful not only for their intended purposes, but also for science data collection. The Stellar Reference Unit (SRU) was designed to collect engineering data used for navigation and attitude determination, so the scientists were pleased to find that it has scientific uses as well.

"We always knew the SRU had a vital engineering job to do for Juno," said Heidi Becker, Juno's radiation monitoring investigation lead at NASA's Jet Propulsion Laboratory in Pasadena, California. "But after making scientific discoveries in Jupiter's radiation belts and taking a first-of-its-kind image of Jupiter's ring, we realized the added value of the data. There is serious scientific interest in what the SRU can tell us about Jupiter."

The JunoCam imager was conceived as an outreach instrument to bring the excitement and beauty of Jupiter exploration to the public.

"While originally envisioned solely as an outreach instrument to help tell the Juno story, JunoCam has become much more than that," said Candy Hansen, Juno co-investigator at the Planetary Science Institute in Tucson, Arizona. "Our time-lapse sequences of images over the poles allow us to study the dynamics of Jupiter's unique circumpolar cyclones and to image high-altitude hazes. We are also using JunoCam to study the structure of the Great Red Spot and its interaction with its surroundings."

The SRU and JunoCam teams both now have several peer-reviewed science papers -either published or in the works -- to their credit.

NASA's JPL manages the Juno mission for the principal investigator, Scott Bolton, of the Southwest Research Institute in San Antonio. Juno is part of NASA's New Frontiers Program, which is managed at NASA's Marshall Space Flight Center in Huntsville, Alabama, for NASA's Science Mission Directorate. The Italian Space Agency (ASI) contributed two instruments, a Ka-band frequency translator (KaT) and the Jovian Infrared Auroral Mapper (JIRAM). Lockheed Martin Space in Denver built the spacecraft.

Method,

Kurt Cobain already had a vision for the cover. Fisher took this idea of a baby being born underwater and went to the bookstore to find images that could be used. After going through hundreds of birthing books and baby books. Fisher realized that they were far too graphic to use. This idea of childbirth was then ruled out, and the idea of a baby simply being underwater was born, however the band wanted something more. Cobain came up with the idea of adding something like fishhook and a dollar bill to make it more menacing. The idea came together organically. Fisher needed a photographer and found Kirk Weddle to do the job, he specialized in ‘submerged humans.’ They went to the Pasadena Aquatic center and got 4 or 5 different parents to come and use their babies. They took turns passing their babies in front of the camera. They used a doll for test shots. A week after the shoots there was 40-50 proof sheet shots. The image that was chosen was ‘perfect’ according to fisher, in the context of positioning and the look on the baby’s face. Before computers the images were sent off to darkrooms to do what photoshop does. Fisher requested the fishhook and took some photos and set up polaroid’s of how he wanted the dollar bill to look and be positioned. It would be then sent off and come back 4 or 5 days later. Finally, when the image came back the last thing to perfect was the text. Fisher used a xerox machine and as it was scanning pulled it and wiggled it. He then did it on the opposite side and got the wavy type. This was groundbreaking in those times. The success of never mind was partly due to the incredible cover and the cover is now featured in the museum of Modern Art’s Collection.

David Carson:

Method:

David Carson was the first art director of Ray Gun a grunge and independent music scene. Carson was well known for breaking the so called ‘rules’ of graphic design. Carson didn’t standardize the pages or allocate any type of numbering system. Carson created rigid patterns and non-cohesive layouts including the leading, white space and disorganized margins. Carson said himself “a lot of people … simply take in visual information differently now” the inconsistency in the pages confused the readers. Some viewers hated it and others loved the disorganized feeling that the magazine portrayed. Carson’s own reflection showed he was simply trying to express the information that made the most sense to him which was a rebel against modern design. Carson had done a lot of work by hand, by cutting out and rearranging layouts and sending them to printers to be pasted down pieces of art. The pages of Ray Gun although not stereotypical pieces of Design was a groundbreaking experiment in which no one had seen before. Carl Herner

Method:

Carl Herner a graphic designer focuses on using tools in non traditionalways or in even in the wrong way. The project was MacGuffin Magazines trousers’ issue. Herner was asked to illustrate the article of the Fantastic Man’s Founding editor; Gert Jonker’s , where Jonker’s talked about his favorite pair of trousers. They needed the visual element for the article. Working with the Magazines art director Sandra Kassenaar. Focusing on 3d software Herner and Kassenaar started to scan digitally real trousers that was found in studio. The trousers were scanned in piece by piece until they had scanned the whole pair of pants. These were then sent on file to Herner individually. They then built a pair and stitched the files together around a body which made a 3d model. The next step was to create a texture map of where the stitching would go. These could then be manipulated digitally as if someone was wearing them. Herner discussed the idea of fluidity and how the pants without anyone in them is about the movement and the texture of the pants. Not about the person in them.

Hannah Höch

Context:

Der Maler was a piece created by Hannah Höch in satire. Höch Wrote regarding the piece in reference to sexism of the Berlin Dada Movement in which she believed there was an underlying the movement. It also referenced German politics, male privileged and scientific objectification. The story goes that a modern painter by the name of Gotthold Himmelreich which means “God-Beloved Heavenly-Kingdom”, was forced to wash dishes by his wife. He felt degraded as a man and his manhood suffered under a feminine soul. Himmelreich becomes determined to overcome this suffering through his painting. He wanted to represent the likeliness between the female should and the nature of chives. He believed that emptiness filled both of these objects and presented it as if scientifically dissected. The story shows the frustrations and self-doubt of this man Himmelreich. And reflects the idea that every man ultimately fails to represent and or control the essence of a woman. This piece was represented in the form of photomontage. Was produced by the images and type that the mass media printed for the public.

Ken Done:

Methpod:

Ken done was commissioned by The Powerhouse Museum in Sydney to paint the walls of the restaurant inside the museum. Done suggested painting it in a garden theme. This was suggested to alleviate the industrial architectural design of the powerhouse, the garden theme was to deflect the brick walls. Starting with drawings and ideas for dining ware, such as plates, cups, placemats etc. Done then moved on to a model replicant of the restaurant with a removable and lift off roof which was made by the museums model maker Iain Scott-Stevenson. The idea was to use vivid shapes and colours over all of the surfaces including the ceilings. These bright colours and shapes were to elevate and enliven the interior. Done turned a peculiarfeature of the room into a beautiful painting, in the pitched ceiling where the roof meets the vertical walls. Done took this feature and painted giant green leaves and fronds. Done plays with the illusion of space and form he “leans into the surroundings.” Done plays with imager and layers to energise the surroundings. Done took into account the lack of windows and in response he painted a yellow sun on the peak of the roof. Done included yellow rays of sunlight which draws attention to the height of the south wall. Done included sculptures of vases and flowers around the restaurant and paintings over top of the painted walls to preserve his work. Done’s playfulness and secondary objects is to serve as a memory of what was once there if the museum ever painted over his work. This was compared to the Rex Whistler Restaurant in the Tate Gallery which was left for 70 years.

Andy Warhol

Context:

In 1977 and 1978 Warhol and his assistant Ronnie Cutrine started an experimental project of works: The Oxidisation Piss and Cum paintings. After Warhol’s last movie “Andy Warhol’s bad” in 1976. Warhol wanted to stray away from his recent pop art and society portraits and focus more on abstract art. In his diary entry from the 70’s he had admitted that since being shot by actress Valerie Solanas in 1968 he hadn’t produced any “good” art. His critics reducing him to society portraitist. Warhol wanted to change this and keep his vanguard status by trying these experimental projects.

Method:

Warhol pulled out a canvas of conceptualwork from the 1960’s in which he had urinated on a white canvas. Using the same participants who had collaborated in the torso and sex paintings from 1976 to early 1978. The paintings were made with urinating, pouring, or dripping urine onto primed canvass’s with either copper or gold metallic paints, which created varied colour and textures. These chemical experimentationsturned invisible paintings into visually viable artworks. The rich gold and green colours created these lush colour fields paintings with varied colour and textures.

Richard Hamilton:

Context:

Richard Hamilton wanted to create realism with his phycological experiments. The dark and chaotic “murder” scenes he would create were reference to the violent epidemic in new York at the time. These outlined figures with red paint as reference to blood, would catch people off guard. Hamilton wanted these public art pieces to be a reminder that we could all be victims as soon as we stepped outside. Hamilton would find and locate important parts of the city such as the city hall and the library’s and other locations to serve as a reminder of what was happening in the city at the time. Hamilton also set up an office as if he was a detective and called him self Mr Ree Dick Trace It. The play on the name Mr Ree was in reference to his mysterious outlined figures. In this office he put up maps and painted over in red paint as if to replicate blood to reference the bloodshed in the city. His figures made the news and Hamilton wanted to play with the media, as they weren’t sure if these were actual murders or what they were as public art wasn’t common in the 70’s. This confused the police, Hamilton took this further by putting up wanted posters of himself however this led to him being told he would never be given a grant again. This phycological experiment wasn’t his only public phycological piece of art. Hamilton followed the outlined murder victims with a piece called I only have eyes for you, which was life sized figures of himself stuck on walls with blueprint paper so they would fade to white shadows with the weather. This figure represented a man lost in the city all dressed up with nowhere to go. Hamilton’s experiments and public art pieces confused and shocked the public which was his intent with these phycological pieces.

Roy listechstien

Method:

Roy Listechstien was a notable artist for his pop art; however he took it one step further with his brushstroke sculptures which were commissioned in cities such as Tokyo, Barcelona, Washington and other cities across the world. These pieces were looking at how to isolate a 2-dimensional brush stroke. The process started with left over cut-outs from his paintings and collages focusing on the singular stroke. After arranging these cut-outs Listechstien would sketch the positionings on the wall in pencil. The problem was looking at the art in a 2-dimensional way although it was a 3-dimensional peice of art. The focus was on the way the brushstrokes serve a dual function. On canvas they break themselves down into linear shapes of the pieces of hair from the brush however, Listechstien turns it into a way in which these shapes overlap. Listechstien focuses on the movement of the brush this movement takes them from a 2-dimensional piece to 3-dimensional sculpture. Listechstien refers to them as cartoon like saying that we don’t see a cartoon explosion as a real one, but we still understand what it is, an explosion. Listechstien uses this same idea for his brushstrokes. Listechstien put smaller versions of the models onto images of the buildings to find the right spacing although it was a public commission Listechstien wanted to be sure that he liked his pieces first regardless of the public opinion.He drew the life-sized pieces on a piece of paper which were 20 feet long so he could see what they would look like before sending them off to the welders and sculptors. These sculptures were a challenge to him and a challenge to the public to appreciate art as a human value of acceptance.

Keith haring

Context:

The apocalypse series was a collaboration between two queer artists Keith Haring and William S Burroughs. These Ten pieces were created by Haring and the writing that accompanied them was written by Burroughs. The Title Apocalypse was a reference to the book of revelation in which this piece was inspired by. Haring wrote in his journals of his concern of his work being obscene. The apocalypse series was a queer take on the book of revelation and a reflection of the AIDS epidemic going on at the time. Christian’s at the time were deeming AIDS a s gods punishment for homosexuality or any other ‘sins.’ Haring interpreted AIDS as a weapon for white men who oppress, colonize, control and dominate and called it “their evil disease”. The demon sperm that haring illustrates, references American culture. These apocalyptic imagery has been a source of powerful imagery to unpack the impact of the AIDS epidemic in the gay and queer community. This demon sperm that Haring plays with throughout the series appears with the number 666 which in the book of revelations is the ‘number of the beast’ these demonic images denotes AIDs and reference the queer take on Christianity. The Beast is the physical symbol of AIDS and he is depicted with a broken horn, coming out of the hole of the palm of the hand of the girl, which is a sign of Jesus’s hand where he was nailed to the cross. Haring adds medusa hair and bird legs to the girl to change the innocence and purity of the child into an impure and hybrid style object referencing death as a reflection of the AIDS epidemic. The referencing to Revelations is an important part of the series as this reflection was their interpretation of the AIDS epidemic through the story of Christianity which was something that was denoting the queer culture of the time.

Vets Go Upscale to Care for Pets (and Their Owners) When Allegra Brochin and her boyfriend adopted Sprinkles, a feisty white Maltese, last year, they set about finding pet care. “I immediately started looking,” said Ms. Brochin, 23, who works as a communications coordinator for Michael Kors in New York. She saw ads for Bond Vet pop up on her Instagram feed, and when she took in Sprinkles for her shots, she was won over by the look and feel of the clinic, “especially when it’s for a pet you care about and feel responsible for,” she said. Ms. Brochin is not alone in her devotion to her pandemic pet. More than 12.6 million households adopted animals from March to December of last year, according to the American Pet Products Association, helping to propel an increase in visits and revenue to veterinary offices, as new owners took pets in for their first checkup. The heightened demand for veterinary services has drawn investors and others to the market. Landlords — who might previously have spurned tenants associated with unpleasant odors and noise — are more amenable to leasing to the clinics after a year when the vets paid their rent while other businesses fell behind. And architecture firms that specialize in the design of vet space are busier than ever. Tech-savvy start-ups like Bond Vet are promising a reinvention of the experience, with phone apps, round-the-clock telemedicine and boutique storefronts where refreshments (for pet owners) run to LaCroix and cold brew. The pet care business is riding a growth spurt: Morgan Stanley projected that it would be a $275 billion industry in 2030, up from $100 billion in 2019, with vet care the fastest-growing segment over the next decade. “Ten years ago, there was a baby boom,” Arash Danialifar, chief executive of GD Realty Group, a California company that has leased space to a veterinary start-up, said about the proliferation of shops selling children’s fashion. “Now it’s all about pets.” Start-ups make up fewer than 1 percent of the more than 28,000 vet practices across the country, but they are growing quickly. In New York, Small Door Veterinary recently announced it had raised $20 million and planned to go from a single location to 25 by 2025. The firm operates on a membership model, with 24/7 telemedicine and waiting areas with arched, white oak-paneled alcoves that give owners and their pets an intimate place to chill before appointments. Designed by Alda Ly Architecture, the clinics are rented storefronts of 2,000 to 3,000 square feet and cost about $1 million to kit out, said Josh Guttman, Small Door’s co-founder and chief executive. Bond Vet, another New York start-up, models itself on CityMD clinics; it recently raised $17 million and now has six offices, including its first suburban location, in Garden City on Long Island. And in Los Angeles, another membership-based company, Modern Animal, has an office in a high-end shopping district in West Hollywood, with three more to come in the city by year’s end and a dozen clinics in California by 2022, said the company’s founder and chief executive, Steven Eidelman. “I don’t think as a landlord I would have been encouraged to have a vet clinic 15 years ago, but today I would,” said Mr. Danialifar of GD Realty, Modern Animal’s West Hollywood landlord. The start-ups appear positioned to appeal to millennials, who made up the majority of new pet owners during the pandemic. Seventy-six percent of millennials own pets, according to a recent survey, and they are spending generously on their charges. Rebecca Hilton, 34, who lives in Santa Monica, Calif., joined Modern Animal after adopting two kittens, Pinot and Lula, last year and has made use of the company’s app to communicate with the office. She has talked to the doctor via video-chat and has used the app to ask questions and send photos. Today in Business Updated May 24, 2021, 5:00 p.m. ET “I may have called at 2 a.m. once when one of the cats was acting weird,” she said. “It’s helpful not to have to go in every time.” The health system for pets is advancing in other ways that mirror human health care. Meridian Veterinary Real Estate, a developer founded in Dallas in 2016, builds animal hospitals of 10,000 to 25,000 square feet with departments for surgery, oncology, internal medicine and other specialties — often equipped with as much as $10 million in equipment for things like X-rays, CT scans and M.R.I.s. Such developers work with architecture firms versed in vet design, including Rauhaus Freedenfeld & Associates, which is fielding twice as many calls for new business as it did before the pandemic, said Warren Freedenfeld, a principal at the firm. His business and others design interiors with materials that absorb noise — both high frequency (howling) and low frequency (barking) — and without free-standing columns or sharp corners that might invite a dog to lift a leg. Clinics are designed to be “fear free” with soothing colors and, often, separate zones for cats and dogs. Although there may be a flurry of activity now, veterinary real estate has been evolving for decades. Traditionally, vets owned their own practice as well as the building that housed it — often an actual house. That started to change in the 1980s and ’90s with the advent of corporations, known as consolidators, that began to buy up veterinary practices, attracted by the stability of the businesses. The corporations, often backed by private equity or other investment funds, typically take charge of back-office functions such as payroll and the ordering of supplies, leaving the clinical side of the practices to the vets. Around 25 percent of veterinary practices “have been sold to corporate,” said Karen E. Felsted, a veterinary consultant. Some consolidators own hundreds of pet hospitals — “the McDonald’s of the vet space,” said Brian Wine, founder and chief executive of the Wine Group, a brokerage firm that specializes in veterinary real estate. But most consolidators have not been interested in the actual buildings. The vets thus became landlords, receiving rental income from the corporate groups and retaining the ability to sell their buildings to associates on retirement. Now, however, the animal doctors have other options for their properties. Some private equity firms and real estate investment trusts have divisions devoted to veterinary real estate. And increasingly, companies dedicated to it are springing up. Terravet Real Estate Solutions, founded in 2016, now owns more than 100 buildings in 30 states, many of them housing practices owned by consolidators. For instance, Terravet owns the building housing CountryChase Veterinary Hospital in Tampa, Fla., and the American Veterinary Group, which operates practices across the South, owns the business. Hound Properties, founded two years ago, has been buying buildings with an investor-backed fund. And Vetley Capital, started this year, has a portfolio of 20 buildings in nine states, most of them on the small side, ranging from 2,500 to 4,000 square feet and costing around $1 million, said Zach Goldman, the company’s founder and president. The price of real estate has risen, but the returns are generally modest. “It’s the ultimate slow and steady income,” said Tripp Stewart, co-founder and chief executive of Hound Properties, who is also a practicing vet. Despite the interest, there are obstacles to opening pet hospitals. Zoning sometimes limits their locations. In Pasadena, Calif., GD Realty had to request a zoning change for Modern Animal. Because such businesses revolve around animal doctors, who are in demand as veterinary companies expand, there are shortages of vets in some parts of the country, according to the American Veterinary Medical Association. The improvements in vet facilities are thus aimed not only at pets and their owners, but also at the doctors themselves, who can choose where they want to work. “It used to be that when you went to a vet, it was a family vet who worked out of a kitchen in an old house,” said Dr. Stewart. “Today, you’re not going to attract new young vets to an old house.” Source link Orbem News #care #owners #pets #Upscale #vets
