Hihi!! So so sooo sorry if this is a random question, but ur art style is so insanely inpirijg and beautiful to me, so do u have any tips on how u learnt? Like any specific stuff u tried to learn first, specific websites u used, etc? If ur not comfortable with answering this im so sorryy😓😓 YOUR ART IS GORGOUS!!
i don't mind answering, dw!
my learning process is very random to be honest, i usually get a little obsessed with trying to learn one particular thing and end up focusing on that for a bit. the most recent one was trying to learn how to draw better clothing folds :P
the general journey i took isn't really much different from what looks to be what most people do tbh, you can never go wrong with figure drawing (there's many people who can explain it better than me but it's just drawing from reference — preferably in-person, but i've never done that LOL — in short amounts of time trying to get the key elements down. the big website for this that i know of is [line of action])
i also use [these] [websites] for references, i think it's important to know at least the gist of how the human body actually works, how the muscles stretch etc, but you will affix all of that information in your brain much faster if you actually see them in action. for proportions and such i think 3D models are completely fine (and i use them. so much) but when it comes to drawings muscles or fat you will have a much easier time if you've actually seen how they work and look. it'll make you better at shading them too!
there's a bunch of resources for anatomy but my favorites are the [anatomy for sculptors] book (they post tidbits of it on social media, they're geared towards 3D artists but that's just a plus for me imo because you can understand the form you're trying to achieve much better) and the famous morpho: fat and skin folds book (i don't have a link but just like. google it it's the first one that pops up)
i alsoo tried studying color theory a lot but honestly it's rare that i find something i like enough to share KSJDKSJ once you get past the basic "what is an analogous, complimentary, tertiary palette" stuff it gets a little harder to find meaningful stuff online, but if i were to offer any advice it'd be to study light-dark values bc a lot of the time the hue doesn't matter, it's the contrast that does
relatedly (at least for me), for composition i'm still getting the hang of it (orz) but what has worked the best for me so far is this [youtube channel], he's a traditional landscape painter and yet i still find his insight very useful :P i also really like his book on composition but i dunno how available it is.. but essentially any source on composition will just tell you it's an arranging of shapes, the tricky part is how to construct those shapes (via color, contrast, etc) and how to make them convey what you want them to convey.
speaking more broadly and not just what websites/books i use, what i like to do is to save any and all images that look appealing to me, even if i don't feel like doing anything with them at the moment... i do this with pictures, paintings, literally any image that i like lmao pinterest is an easy place to do this in but you could do it wherever, i also have a pureref file full of just Cool Images That I See Online. whenever i feel like i'm stuck i look at the things that inspire me and usually i get the spark to try to do something
i also do this with poses i find in the websites i mentioned earlier, makes it way easier to find a reference for what i want ^^
you'll notice my "style" sometimes fluctuates a lot and it's usually because i saw one particular artist / style of illustration that really inspired me and i wanted to try something similar KSJDKSJ for example the more painterly stuff i've been posted is heavily inspired by aleksander rostov's art for disco elysium!
also i would feel like a liar if i didn't mention this. using "cheats" is completely fine LMAO it's very common that i do some more complicated angles / structures / lighting in 3D with blender to heavily reference them afterwards 😅 i also like environment texturing so in a few cases for my backgrounds i'm painting over a render i made. but you don't have to go that far LOL i'm just saying there's nothing wrong with stuff like that so long as you're not stealing from someone else.
and if you struggle with motivation for studies i'll just say, you can cheat a little and make the studies about something you actually like LMAO like when i was trying to get better at clothing folds i just drew a bunch of naruto characters and paid more attention to the clothing. it's silly but it works :)
#asks#advice#?????#im kinda all over the place sorry LOL but i hope at least the websites r useful#theres also a bunch of art channels on youtube so you might find something good there too#i dont really mention anyone specific (other than the one guy) because i dont watch them as much and also they scare me a little bit.#why are they always fighting.#ANYWAY good luck to u anon :)#not art

I just looked up in general how much Kesha makes on appearances/performances, and yeah, it’s like, between $150,000 and $299,000 with price fluctuations depending on popularity/availability.
Speaking rates may be different, but still. Another site gave an average of between $175,000 - $306,250. This DOES seem to be mostly for performances, but I can’t imagine hiring her to write a song specifically for something would be cheap either…
Source—searched Kesha appearance rates on google and found some websites that had the info above—the first est. seems to be from a legit site that has good ratings and helps people budget for booking talent.
That's a whole lot of money that could have gone to paying SH employees a living wage instead of burning them out and hiring new ones.

As President Donald Trump was sworn into office as the 47th President of the United States on Monday, grifters and opportunists were already seeking to cash in on the new Trump era—including the president himself.
Just days before he took office, Trump launched a memecoin called $TRUMP to “celebrate our win and have fun," warning that it was “not intended to be … an investment opportunity.” Trump announced the launch on X and Truth Social, with many wondering if the president’s accounts had been hacked.
However, within hours, thousands had invested in the cryptocurrency. The sale was so successful that, at billions of dollars, it accounted for almost 90 percent of Trump’s overall wealth. However, like a lot of memecoins, the $TRUMP coin’s price fluctuated wildly and dipped significantly on Sunday, with the price drop continuing into Monday.
At the time he was sworn in as president on Monday, the $TRUMP memecoin was worth just shy of $50 billion, with Trump retaining 80 percent of the coins. The coin, which is built on the Solana blockchain, allows anyone anywhere in the world to funnel money directly to the US president.
First Lady Melania Trump also launched her own memecoin on Sunday, and while it hasn’t reached the level of Trump’s memecoin, the $MELANIA coin was worth almost $8 billion on Monday.
The president and first lady were far from the only ones seeking to cash in on the buzz around Trump’s second term, and the inauguration weekend in particular. Since his first term in office, Trump has been a magnet for all types of grifts and cash grabs, many of them endorsed by the president himself, and including everything from guitars and shoes to trading cards and coins.
Religion has also been on the table. Lee Greenwood, a country singer, said on Sunday that Trump could use a special edition of the “God Bless The USA” bible for his swearing in—the same bible the singer has been selling with Trump since last March.
The “Inauguration Day Edition Bible” has been on sale on Greenwood’s own website—alongside hot pink and camo versions of the bible—for $70 for the last week, but as Trump took office on Monday, the bible appeared to have already sold out.
A raft of other commemorative items are on sale, ranging from dozens of “Inauguration Day” t-shirts and hats being sold on platforms like Amazon and Etsy to a special “Inauguration Edition” roast from Victory Coffee. A Texas-based jeweller is even offering to gift the president an 8-carat diamond in the shape of his head in what appears to be a marketing bid.
And because Trump’s inauguration was moved indoors due to severe cold weather, tens of thousands of people who had been sent tickets to attend the event were unable to use them. People have attempted to cash in on those tickets, with dozens of listings on eBay offering the unused tickets for up to $200 each. The tickets were distributed free by members of the House of Representatives and feature a hologram and the signature of the representative whose office issued them. Many of the listings have already been sold, with some sellers offering multiple tickets.
A specific website offering commemorative inaugural tickets was also set up, with some tickets offered for as much as $900. It is unclear who is behind the page, but the site is ranked as the second result on a Google search for "commemorative inauguration tickets.”
Grifting and cash grabs in Trumpworld are nothing new. Ever since Trump came to office in 2016, he and his sycophantic supporters have embraced a wide variety of schemes. With Trump support, many figures have made entire careers grifting on topics like stolen elections or COVID denialism.

I am Still in the Dark
Interesting. I went back to the Box Office Mojo website this morning to see if I am Still has finally shown up. The answer is no, and the reason, according to Google AI, is because the film distributor can decide whether or not to share gross ticket sales amounts. Mystery solved. We won't be able to see JK's ticket sales here in the US because the company has decided to keep that information private. Shoot! I really wanted to know how it would do here.
I'm not surprised they made the decision to keep sales figures private. This way they can hype the film and make any claims they want without any way to corroborate the data. I saw a post this morning bragging about the number of screens the film is showing on in major US cities and how it's in such high demand that they're adding extra screenings.
Locally, the closest theater to me is showing the film just once today (Saturday). It starts four hours from now. There are 136 seats in the the theater, of which 12 have been reserved. That's 8.8% occupancy. The same theater has only one seat reserved for the Sunday matinee. A more popular theater also close to me has one showing today at 7:30 p.m. The theater has 84 seats, 18 have been reserved, or 21% occupancy.
Obviously this is all anecdotal and I'm sure demand fluctuates depending upon the popularity of K-pop by location, but this doesn't seem like a smash hit to me. How is HYBE even breaking even on this?
OMG! I just realized that the film is now only showing in those two theaters in my metro area today, down from 11 on Wednesday. After tomorrow it will only be showing in one theater. I checked the occupancy at theaters in smaller cities and suburbs across the entire central US, and it's not good. Some have zero tickets reserved.
What was HYBE thinking?!? There are very few performers popular enough to fill theaters. Maybe BTS was one of them before the hiatus or right after it was announced, but the individual members? Not a single one of them has the star power to pull in big crowds. Why do they keep wasting money like this? Just to feed Bang PD's ego?? Insane.

Free DA PA Checker Tool
One of the most important free SEO tools is the DA PA Checker tool, which can evaluate the Domain Authority (DA) and Page Authority (PA) score of either a website or a single webpage by owners, marketers, and SEO professionals. Moz developed metrics for ascertaining the strength and credibility of a website in terms of ranking potential on search engines like Google.
Key Characteristics of the DA PA Checker Tool Domain Authority (DA): What is DA? Domain Authority refers to a grading scale between 0 and 100, which signifies the general power of a website's domain when concerning the potential of rank-ability in search engines. The higher the DA, the better is the possibility to rank. Why is DA Important? DA depends on the quality and amount of backlinks, the age of the website, the quality of its content, and overall user experience. Generally, more authoritative websites with higher DA scores have better results in search. Page Authority (PA):
What is PA? Page Authority scores the potential for a particular webpage to rank well in search. It's similar to DA but looks at pages, not your overall domain. Why is PA Important? PA becomes really useful when analyzing specific pages that need improvement about their SEO performance. A high PA might signal that it's a page that has strong backlinks and has content aligned closer to what your target audience is looking for. SEO Monitoring:
DA PA Checker has the capability of letting anyone know how any website or page is positioned in terms of its authority, which further guides optimization efforts. Checking DA and PA enables a user to know where his website or page lies in the competitive landscape and lets him decide upon an appropriate SEO strategy: improving content, acquiring backlinks or bettering user experience. Free And Easy To Use
Many DA PA Checker tools are available for free, allowing users to input a URL and get instant insights into the DA and PA metrics without needing advanced SEO knowledge. Some tools may offer additional features such as bulk DA PA checking, which is helpful for analyzing multiple URLs at once. How the DA PA Checker Works Input URL: The DA PA Checker needs a simple to use the URL of the website, or a particular page you'd like to research. Metrics Analysis: Check of DA and PA is carried out with some factors including; Backlink Profile: It outlines the number of high-quality, diverse backlinks that are pointing to the site Content Quality: Relevance and optimization of content on the page or domain. Social Signals: Social media engagement indirectly impacts DA and PA. Internal Linking Structure: The way in which a site links its pages. Display of Results: The tool provides DA and PA score along with other data like spam scores which would help users identify risks and drawbacks. Benefits of Using the DA PA Checker Tool Quick Grading: It allows users to instantly grade the authority of the own website or their competitors' sites, thus making decisions easier on the basis of choosing an SEO campaign.
SEO Tracking of Performance: This tool helps owners track progress against time by checking DA and PA. They can understand how well their SEO efforts are improving.
Competitor Comparison: The tool enables users to compare their site's authority with their competitors' sites, allowing users to uncover strategies in order to surpass those competitors in search rankings.
Develop Backlink Strategy: Because backlinks have major impacts both on DA and PA, this tool is going to highlight opportunities for the link-building strategy to improve both scores.
Limitations of DA PA Metrics Good DA and PA are certainly useful lagging indicators of SEO potential; however, they should be out of the focus of an SEO campaign. These metrics are proprietary to Moz and are not indicative of what happens within the algorithms of other search engines. Moreover, DA and PA scores fluctuate for a multitude of reasons including the factors of algorithm updates and shifts in the backlink profile.

answering prompts from the @radiomogai experiences event (link) ♥︎
[Plain Text: answering prompts from the @radiomogai experiences event (link) ♥︎ /End of Plain Text]
【 O1 】 — How do you organize or categorize your identity? If you don't, why don't you?
other methods of organization aren't too pleasant to imagine, either; google docs, notion, pronoun websites, etc., none of it appeals to me. so i just don't use it; i have a very good notion of what fits and what doesnt, so i dont really see the point of organizing it
i really don't manage the entire organizing my identity thing, and i think that's actually good. a lot about my identity is fluid, prone to change, and fluctuates (flux). the closest i actually have to any sort of organization is the tumblr tag "#me" within my blog; and even then, sometimes i forget to tag it with things i identity with/things i am. so its really not my cup of tea D:
it wouldn't help me, maybe others, but i genuinely can't be asked to do it. it'd exhaust me to hell and back, and i' already permanently tired...

Here’s a comprehensive guide to help you navigate the planning stage and make your travel seamless.
Step 1: Deciding on Your Destination
Before diving into bookings, choose your destination and dates. Research the best times to visit, considering weather, local events, and travel costs. Flexibility with your dates can often lead to significant savings.
BOOK NOW
Step 2: Booking Flights
1. Start Early, But Not Too EarlyFlight prices fluctuate, and booking too early or too late can be expensive. Aim for the sweet spot — typically 1–3 months in advance for domestic flights and 3–6 months for international trips.
2. Compare Prices Across PlatformsUse flight comparison websites like Skyscanner, Google Flights, or Kayak to find the best deals. These tools allow you to compare prices across multiple airlines and choose the most budget-friendly option.
3. Be Flexible with Airports and DatesFlying from or into alternate airports can often save you money. Similarly, traveling midweek or during off-peak seasons typically offers lower fares.
4. Check for Hidden FeesLow-cost airlines might lure you in with cheap base fares but charge extra for luggage, seat selection, and meals. Factor these costs into your decision.
BOOK NOW
Step 3: Booking Train Tickets
1. Research Your OptionsIf you’re traveling in a region with excellent train networks, such as Europe or Japan, trains can be a convenient and scenic alternative to flights. Look into regional passes, like Eurail or Japan Rail Pass, for unlimited travel options.
2. Book in AdvanceJust like flights, booking train tickets in advance can save you money and secure better seats. Many countries offer discounts for early bookings.
3. Consider Overnight TrainsOvernight trains can double as transportation and accommodation, saving you time and money. Opt for sleeper cabins for added comfort.
BOOK NOW
Step 4: Booking Hotels
1. Determine Your PrioritiesWhat matters most to you — location, amenities, or price? Make a list of must-haves, such as free Wi-Fi, breakfast, or proximity to attractions, to narrow down your options.
2. Use Trusted Booking PlatformsWebsites like Booking.com, Agoda, or Expedia provide extensive options and customer reviews to help you make an informed choice. Many platforms offer free cancellation policies for added flexibility.
3. Check for Deals and PackagesLook for package deals that include flights, hotels, and even activities. These bundles often provide significant discounts.
4. Read Reviews CarefullyPhotos can be deceiving, so rely on reviews from other travelers to get an accurate picture of the property. Pay attention to recent reviews for the most up-to-date information.

1.The SEO Sprint vs. Marathon Mindset
Hey there, digital marketing rockstar! Feeling a bit winded in your SEO race? Trust me, we’ve all been there. It’s tempting to think of SEO as a mad dash to the top of Google’s rankings, but here’s the truth bomb: SEO is more marathon than sprint.
Think about it. You wouldn’t expect to go from couch potato to marathon runner overnight, right? Same goes for SEO. It’s all about building that endurance, one step at a time.
2.Why SEO Takes Its Sweet Time
So, why can’t we just chug some digital Red Bull and zoom to the top? Here’s the deal:
Building Authority: Google’s not handing out authority like free samples at Costco. You gotta earn it, and that takes time.
Link Building: Quality links are like gold in the SEO world, but you can’t just mine them overnight.
Content Indexing: Google’s bots are fast, but they’re not The Flash. It takes time for them to crawl and index your awesome content.
Algorithm Plot Twists: Google loves to keep us on our toes with algorithm updates. Adapting takes time.
User Behavior: As your site gets better, so do your user metrics. But users need time to notice and change their behavior.
3.Staying Pumped When Progress Feels Slow
Feeling like you’re running in digital quicksand? Here’s how to keep your SEO mojo flowing:
Set Realistic Goals: Rome wasn’t built in a day, and neither is SEO success. Set achievable milestones.
Celebrate Small Wins: Did your rankings jump up even a little? Break out the party hats!
Focus on Your Audience: Instead of obsessing over rankings, focus on creating killer content your audience will love.
Keep Learning: SEO is always evolving. Stay curious and keep updating your skills.
Mix It Up: Don’t put all your eggs in the SEO basket. Try other marketing strategies too.
4.Common SEO Hurdles and How to Leap Over Them
The Ranking Rollercoaster: Rankings fluctuate. Focus on overall trends, not daily changes.
Fierce Competition: Analyze your competitors, then find ways to stand out. Be the purple cow in a field of black and white!
Resource Crunch: Short on time or money? Prioritize the SEO tasks that pack the biggest punch for your business.
Content Fatigue: Keep your content fresh and exciting. Think of it as giving your website a regular spa day.
5.FAQ: Your Burning SEO Questions Answered
Q: How long until I see SEO results?
A: It varies, but typically, you might start seeing some movement in 4-6 months, with more significant results in 6-12 months.
Q: Is it worth investing in SEO if it takes so long?
A: Absolutely! While it takes time, SEO can provide long-lasting, cost-effective results compared to paid advertising.
Q: Can I speed up SEO results?
A: While you can’t cheat the system, focusing on technical SEO, creating high-quality content, and building genuine backlinks can help accelerate your progress.
Q: What if I stop doing SEO?
A: Your rankings may start to slip as competitors continue their efforts. SEO is an ongoing process, not a one-and-done deal.
6.Wrapping Up: Embracing the SEO Long Game
Remember, friends, SEO isn’t a get-rich-quick scheme. It’s a long-term investment in your digital presence. Sure, it can be frustrating when you’re putting in the work and not seeing immediate results. But trust me, that consistent effort will pay off. Unveiling the Mystery of Google Sandbox: A Comprehensive Analysis
In search engine optimization (SEO), few concepts evoke as much speculation and intrigue as the Google Sandbox. Often cited as a phenomenon affecting new websites, the Sandbox purportedly restricts their ability to rank prominently in search results during the early stages of their existence. Despite its widespread recognition among SEO practitioners, the Google Sandbox remains mysterious, with debates raging over its existence, mechanisms, and implications. This article endeavours to unravel the enigma of the Google Sandbox, offering a comprehensive analysis informed by extensive research, industry insights, and empirical evidence.
The Origins of the Google Sandbox Myth:
The concept of the Google Sandbox first gained prominence in SEO circles in the mid-2000s, fueled by anecdotal evidence and observations from practitioners. It was believed that Google implemented the Sandbox to prevent new websites from manipulating search rankings through aggressive SEO tactics. However, the Sandbox's existence has been controversial, with Google neither confirming nor denying its existence.
Understanding the Alleged Mechanisms of the Google Sandbox:
Various theories have emerged regarding the mechanisms of the Google Sandbox and how it operates. One prevailing hypothesis posits that new websites are subjected to a probationary period during which their rankings are deliberately suppressed. This period, often speculated to last three to six months, is a vetting process to assess the credibility and trustworthiness of the website's content and backlink profile.
Empirical Evidence and Debates Surrounding the Google Sandbox:
Despite the widespread acknowledgement of the Google Sandbox within the SEO community, empirical evidence supporting its existence remains scarce. Numerous studies and experiments have been conducted to ascertain the validity of the Sandbox hypothesis, yielding mixed results. While some SEO practitioners claim to have observed Sandbox-like behaviour in new websites, others argue that fluctuations in rankings are attributable to other factors, such as algorithm updates or natural SEO progression.
Alternative Explanations and Factors Influencing New Website Rankings:
Sceptics of the Google Sandbox theory argue that fluctuations in rankings for new websites can be attributed to many factors beyond the alleged Sandbox effect. These factors may include the quality and relevance of content, the competitiveness of the niche, on-page optimization, backlink profile, and user engagement metrics. Additionally, algorithmic changes and updates by search engines can impact rankings across the board, regardless of a website's age.
Practical Implications and Strategies for New Websites:
Regardless of the validity of the Google Sandbox hypothesis, new websites face unique challenges in establishing their presence and gaining traction in search results. Rather than fixating on being sandboxed, webmasters and SEO practitioners should focus on implementing best practices to improve their website's visibility and authority. This may include creating high-quality, relevant content, optimizing on-page elements, earning authoritative backlinks, and fostering user engagement.
Google's Stance and Official Statements on the Google Sandbox:
Google has consistently remained tight-lipped regarding the existence of the Sandbox, neither confirming nor denying its presence. In response to inquiries about the Sandbox, Google representatives have often reiterated the search engine's commitment to delivering relevant and high-quality search results. They emphasize the importance of adhering to Google's Webmaster Guidelines and focusing on providing value to users rather than gaming the system.
In conclusion, the Google Sandbox remains a contentious topic within the realm of SEO, with conflicting viewpoints and limited empirical evidence to prove its existence. While many practitioners believe in the Sandbox's effects based on anecdotal observations, sceptics argue that alternative explanations and factors may better account for fluctuations in rankings for new websites. Regardless of the veracity of the Sandbox hypothesis, new websites must focus on implementing sound SEO strategies and providing value to users to achieve sustainable success in search engine rankings. As the SEO landscape evolves, staying informed, adaptable, and focused on delivering exceptional user experiences remains paramount for webmasters and SEO professionals alike.

The post thread goes deeply into "this is literal, it is not a metaphor" and at some point mentions that no one had offered advice on how to buy a condo.
This blog is "not financial advice" and this is not financial advice it is... more of... a general list... of suggestions... on how to buy a condo. In the United States.
At no point am I considering this easy, simple, fair, possible widespread.
It sucks. It is expensive. It is hard. It is confusing.
I'm hoping to take at least a tiny bit of sting out of it.
Look around your area. Go to real estate offices, they often have postings in the window. Go to their websites. Go on to Zillow or whatever but understand those prices are, hm, spicy and high, frequently. You want to get a gauge of "this is how much a condo of that size is in my area." Or the area you want to move into.
Mortgages are typically 3 - 5% downpayment, up to 20%.
If you put down less than 20%, you will very likely have to pay something called "private mortgage insurance" (PMI)
Names aside -- it's an extra payment with your mortgage payment.
It covers the lender in case you can't make the payments.
It goes away once you've made enough payments to have gained 20% equity.
Downpayment
This is the the hardest part. It sucks. I'm not going to sugar coat it.
3% of a $100,000 condo is $3,000.
Your mortgage is $97,000.
Your payment is going to be just under $600 + property taxes + PMI (probably 1.5 - 2% of the mortgage) + insurance + association costs.
Here is a basic calculator to play with numbers.
One of the things you should do when looking for a condo is look for first time home buyer's programs.
Google "first time home buyer's program {city}."
Go to City Hall. Go to your bank.
Hell, if you work for a giant company, check your benefits.
I've seen that before with folks -- it's rare, yeah, but check everywhere.
15 Year versus 30 Year Mortgage
This question is academic while you're starting out. Go with a 30 year. It keeps your cost of entry cheaper.
In time, you can refinance. You can (almost always) pay more monthly too.
Unless your mortgage lender is offering you a crazy-good-deal on a 15 year mortgage, plan on 30. Shorter mortgages exist because when you have money, you can get a better deal. If you're following this ramble, it is unlikely to apply. Plan on 30. Figure out a better plan later.
Property Tax
You'll hear a term called "escrow" bandied about. You'll pay an amount on top of your mortgage payment, this amount varies based on your mortgage, property taxes, insurance too probably, and it sits in a savings account.
You cannot touch this savings account.
Your bank will say "For easy math of this ramble, your mortgage is $500/month. Your insurance is $100/month, your property taxes are $600/twice a year... which is $100/month.
"So your total bill is $500 + 100 + 100. Of this amount, $500 goes to your mortgage. $200 goes to this escrow savings account.
"Twice a year, as your bank, we'll withdraw the cash for your insurance and pay them directly. We'll withdraw the cash and pay the property taxes."
Your bank is in touch with the insurance company and the property tax folks regularly to ensure they have enough in your escrow. Your mortgage will fluctuate slightly accordingly.
Association Fees
These vary wildly from area-to-area and even building-to-building so keep this in mind while you're hunting.
This pays for maintenance, the building's improvements, the building's property taxes... etc.
Some condo buildings are self-managed by the owners. Some have hired an agency to do the managing. Some blend.
While you are condo hunting, ask about the association fee. Try to get details "How much was it last year? 3 years ago? 5 years ago?" You want to see how often they are raised and by how much.
Also ask about "special assessments." This is an out-of-the-blue and/or long-term-planned "The condo association needs everyone to pay up $X."
They should be rare. Once every handful of years... like, once or twice every 10 years. That is a very rough guide, not a tight guideline. The more common they are? The worse shape the building and/or association is in.
Check what the association fees cover. Will someone come to your condo and handle emergency plumbing? Do they handle landscaping?
What rules do they have?
"This feels impossible."
It sucks. It's expensive.
There are closing costs on top of all this crap (money you pay during the initial purchase to handle a billion things.) It's more complicated than it feels like it should be.
As you start planning "I want to live here, I can pay $X, that fits within the basic numbers" go talk to a bank. Multiple banks. Community banks, big banks, credit unions, shop around.
"Is this a hard pull on my credit?"
That's the one that hurts it by looking at it. You shouldn't have this until you get fairly deep in the process, but it's just a good question to ask.
If someone makes you uncomfortable for not knowing? Fucking leave immediately. You're the boss. This is your house. These people are working for you. I'm not advocating rudeness, I am advocating if someone is making you feel like shit, leave.
This covers literally everyone in the transaction.
This is a high-value (it costs a lot of money) low-volume transaction (people do not typically buy many properties in life).
You, the customer, are the rarest commodity.
Never let anyone talk down to you.
If you're not ready now, but will be someday, and want info? Go get it. Make the connections. Realty agent, banker, everyone whom has info about your situation you want.
This doesn't cover everything, I'm hoping it's enough to get you started figuring out what questions to ask and whom to ask.
"Okay but this still feels impossible."
It sucks.
I don't have an answer if you are underpaid at your job. I'm a huge advocate of "people should get paid what they are worth." I hope your situation improves.
Anyone saying "stop buying coffee and shove it in a jar" is not being helpful.
Don't spend energy on them.
Do spend energy on, "I need $X for a downpayment and closing costs. How do I get it?" Work backwards from there on a plan. Keep your cheddar in a high yield interest bank account.
I'm cheering you on.
It isn't much, I hope it helps, a little.
There are going to be local plans and laws and rules that will help and hurt you. Ask questions of local folk. Get them to help you make a plan, of city hall's housing department and various (multiple) banks. It's their job. It is literally their job.
I'm cheering you on.
When I grow up I wanna be upper middle class.

Why Your Rankings Keep Changing in 2025
Ever think your website's search results are on a never-ending up-and-down cycle? You're among others. The digital realm in 2025 is more dynamic than ever, thus staying competitive depends on knowledge of the causes behind such changing grades. We are changing constantly; forget static SEO.
The Unpredictable Nature of The Algorithm
The algorithms Google uses are no more foreseable beings. Driven by sophisticated artificial intelligence and machine learning, they are intelligent, learning systems continually adjusting to user behaviour and ever-changing search intent.
What worked just last month might now be obsolete. More often, we are seeing slight changes that go toward a full knowledge of content quality, user experience, and general usefulness rather than just solve particular issues. This means a regular change in the way your website is seen, which produces those seemingly erratic ranking fluctuations.
Rising Zero-Click Results and AI Search
The rise of AI-powered search results, sometimes shown as "AI Overviews" or direct answers right on the Search Engine Results Page (SERP), is among the most disruptive changes in 2025. This implies that consumers' answers become increasingly accessible without clicking over to a website.
Although this could appear unsettling for conventional traffic statistics, it emphasises the need of providing brief, excellent, and authoritative material that artificial intelligence can quickly present. Your material is vying for AI summary visibility rather than just clicks. This change greatly affects which signals Google values.
User Experience: Definitely the best champion.
Keywords are not anymore all there is. User experience (UX) has firmly established itself as a top-ranking consideration by 2025. Google's main objective is to offer its consumers the finest experience possible.
This means giving priority to websites that loads quickly, are mobile-friendly, have visual stability, and are simple to browse. Core Web Vitals (loading performance, interactivity, and visual stability) and other measures are more important now. Even the best content may have trouble getting noticed if your site provides a sluggish or awkward experience.
The Changing Meaning of Quality Content
Keyword-stuffed, superficial content's days are long gone. Google has placed even more emphasis on E-E-A-T (Experience, Expertise, Authoritativeness, and Trustworthiness). Real expertise must be shown in 2025, original insights must be provided, and authentic sources must be used to support your arguments.
Content produced by recognised, informed authors that is truly useful, thorough, and written will often outperform AI-generated, generic content. This calls for a human-centered content production technique where top priority is on offering value.
Creating Real Authority Beyond the Back links
Though back links are still important, their purpose has changed. It now emphasises the calibre and relevance of these links rather than their absolute number.
Instead of concentrating on getting natural, high-quality links from credible domains as well as creating strong brand mentions and online reputation, Google is getting better at recognizing manipulative link-building techniques.
Your authority arises from real industry acknowledgement and trust, not only through relationships.
Conclusion
While the continual changes in SEO might seem daunting, they also present chances for those ready to adjust. Understanding changing consumer behaviour, keeping informed about algorithm changes, and constantly refining your website are all very important.
This is when a good SEO system is really useful. Imagine a smart tool alerting you to these changes so you may spot chances and act promptly.
Designed expressly for this dynamic scene are sites like seobix. With features helping you to monitor back link opportunities, follow keyword performance, and analyse competitor strategies, seobix equips you to understand the "why" behind your ranking swings.
It's about providing the insights and tools you have to not only react but to proactively plan and stabilise your presence in the continually shifting search environment of 2025. Don't just ride the roller coaster; use the appropriate tools you have to learn to control it.

American healthcare is absolutely a disease. I have not been in the same trenches of OP, but I am a pharmacy technician in America. I am by no means the most qualified to say that I hate American healthcare, but I do have a piece to say.
It infuriates me to no end that insurance is as twisted and corrupt as it is. It infuriates me that “name brand” drugs exist. It infuriates me that drugs that cost pennies to make can break a home.
I am cried and screamed at while a billion dollar industry sits pretty. I search up discount cards for the public while a billion dollar industry tracks their profit. I give crash courses on how to navigate free discount systems to people of all ages because no one knows how to survive in this day and age. I have saved people thousands of dollars with a bit of time, kindness, and elbow grease. The people at the top, I’m convinced, are heartless and/or brainless because they have conveniently forgotten, or never faced, a mother screaming that their kid is going to die because of your inability to help. anyways, a bit of basic insurance/survival info under the cut if anyone doesn’t already know this:
FREE DISCOUNT CARDS ARE KEY.
Just research them. I will be honest they are rarely better than insurance. If you have reliable insurance and/or the funds then you may not ever have to use them, and I wish you the best in life. But sometimes a bit of extra help is the different between affording your meds for the month. Sometimes your insurance decides to skip town for a month. Sometimes you break a bottle of medicine and you can’t wait for insurance to decide if you’re lying (true story).
GoodRX, SINGLECARE, BUZZSCRIPTS, and CHIPPO are all of the top of my head. Literally just pick one and Google it. Anyone can use it. If you Google GOODRX and click on the first option it will take you to the website with another search bar. That’s where you will search up on the medicine name and get your discount card. It will show different option for different stores. can use these on pet medicine!
yes, they have different deals with each pharmacies, so prices will be different between stores.
Specific places like Walgreens generally have personal discount cards SEPARATE FROM THE ONES I LISTED ABOVE.
a lot of pharmacies also have their own brand of insurance that you have to pay for.
discount cards are billed exactly like insurance. Thus, you can either bill a discount card or an insurance, not both. If you try to charge both then you’re guilty of fraud for “double dipping.”
^^^ also, if you are trying to get reimbursement from the insurance your best bet is to pay the cash price and then LOBBY FOR YOUR RETURN. Putting your medication under a discount card may waive your right to get reimbursement because your insurance may claim that you are trying to commit fraud.
coupons are different from discount cards. They are often attached to an insurance so that your insurance pays the bulk at the coupon pays the rest. Pay attention to your coupon fine print, because they are often very specific.
Free discount services like GOODRX, BUZZSCRIPTS, SINGLECARE, ETC. fluctuate their coverage. since you don’t pay for their service you don’t enter a contract with them, which means that they are NOT obligated to have consistent coverage for you. If you look into one discount card, you look into all of them. I advise patients to have multiple discount cards saved on their profile so you can ask the pharmacy technicians to try multiple different ones to find the lowest price for you.
some discount services also have “special events.” They change their prices based on the time of year. The one I can think of most recently was that buzzscripts reduced some prices in honor of Men’s Health month. It is themed, though, so most of the reduced meds on the list were “blood pressure” medicine (things that can be used like viagra).
with love,
your doctor probably won’t be as helpful as your pharmacy team when it comes to insurance. Doctors often just write a script. The pharmacy team is who checks it with insurance, messages doctors for substitutions that are covered under your insurance, tries every loophole in the book, and repeatedly bill the insurance for hours. No really. We bill insurance for hours.
DEDUCTIBLE
Defining just in case you’re young or no one explained it in what I hope is coherent.
blandly- a deductible is a certain monetary amount that you need to pay off through your prescriptions before your insurance will start covering your medicine and providing low copays. Why they do this? Idk. Insurance is kind of an asshole that assume you don’t really need that medicine unless you’re willing to put out for it. It’s pretty annoying since the whole reason you get insurance is because of this exact scenario.
so until you pay $XXXXX, your prescriptions will be more expensive. Generally, the cost will be between Full Price and Insured Price. So you insurance may cover $126 to help you a little, but you still need to pay $275. After you meet your deductible of $XXX, your medicine will be $40 each time. (Random numbers but accurate model)
if your medicine is particularly expensive and you don’t have the funds at the moment you can try to put it under a discount card and bypass your insurance. However, that is a short term solutions that is prolonging the deductible. Best case scenario is that the next time you pay for a prescription you have more funds, or it’s overall a cheaper medication that is manageable for you to pay.
CRASH COURSE ON DONUT HOLES/COVERAGE GAPS
Possibly the death sentence for a prescription. The American Medicare Part D insurance likes to cover a medication up to a certain point before stopping. This is not due to your normal deductible. Basically, your insurance is asking you to prove you really need the medicine before it gives out more money. It essentially sets a personal deductible on that specific medication that you need to meet before your insurance is satisfied that you are, in fact, suffering, and will pay for it again. This often happens later in the year, but just early enough that you may be seriously harmed for lack of medicine. For example, say you need your blood thinner medicine, Eliquis. Eliquis is very expensive and has no substitutions that are quite like it. You are grateful that it is covered under Medicare part D, so you only need to pay about $30-60 a bottle until suddenly, depending on how much you take but likely in the fall, your insurance stops paying for it. Suddenly you need to pay for over $1,000 (a nonspecific but accurate number) in specifically eliquis before your insurance will start covering for it again. Every time you get eliquis it will be hundreds of dollars until you meet that new, specialized deductible. You don’t have over 1,000 dollars to spare, so you tell your local pharmacy technician you’re just going to have to either die or get it next year after your insurance rolls over and you meet your deductible (true story). Everyone is upset except the ones profiting off of insurance. Spoiler alert, it’s not your local pharmacy team.
Finally, a lot of insurances are pushing for mail order
because they have started their own medicine distribution system, essentially their own pharmacy. They want to squeeze more profit so they are trying to cut out pharmacies. They apply pressure by holding your medicine hostage via ridiculously high copays until you either call them and make them stop, cave, or possibly switch pharmacies.
I don’t have beef against mail order, many people can only get their meds through the mail. I do have an issue with holding people’s medicine hostages though, and trying to force their hand. Also, if something goes wrong and your medicine gets lost along the way… well it’s a lot harder to get help from the insurance than your local pharmacy.
In light of Brian Thompson being shot dead on my birthday (🎉🥳🎂) I'd like to share a personal story about UnitedHealthcare.
During the peak of COVID, my family all got sick. I couldn't be on my parents' insurance because they were both older and on Medicare. So, I had insurance through my University: UnitedHealthcare.
For some reason, rather than roll-over each year, I got a new plan each year that ended after May and didn't start until August, so I was uninsured for the summer months, but it was a weird situation that the university denied, and told us we were supposed to be insured year-round, it was messy.
Both of my parents went to the hospital, and I got sick too. I had to take care of my pets, and myself, and try to stay alive and keep my pets alive when I was so weak I could hardly move. When my parents came home, my condition got dramatically worse (I think my body knew it couldn't give out, because there was nobody to take care of me, so once my parents were okay, it completely crashed and failed.)
I started experiencing emergency symptoms. It was a bit hard to breathe, my chest hurt, and I was extremely delirious. I wanted to call my insurance to see if I was covered (this was during the summer) and I was connected to some nice person, probably making minimum wage, who told me with caution in her voice that my plan was expired. I had no active insurance, but she urged me to go to an emergency room. I remember saying something to the effect of "You just told me I don't have insurance, I can't go to the hospital, I can't afford it."
She sounded so genuinely worried and scared. I remember she said "You really don't sound good, you sound really sick, please call 9-1-1" and I think I just said "I can't afford it without insurance, don't worry, I think I'll be okay."
And she paused and said "I don't want to hang up the phone with you like this." And it sounded like she was holding back tears. And I don't remember what I said, I think that I would be okay, and I hung up.
I still think about her. I wonder if that phone call haunted her, or if she had dozens of calls like that a day. I wonder if she thinks about it at all, if she wonders if I died after she told me I didn't have insurance and therefore couldn't go to the hospital without incurring a tremendous financial burden. I wonder if she feels guilt or blame-- of course she shouldn't, it wouldn't have been her fault if anything had happened to me. Maybe it's self-centered to wonder if she thinks about it. I'm not the main character and it was just her job. But, still.
I think about how evil it was that we were put in that situation. Because offering year-long continuous coverage through the university plan would maybe cut into profits, maybe not benefit shareholders enough, maybe cut into Thompson's $10 million salary. While his minimum wage administrators have to feel afraid to hang up the phone, because on the other line someone might be dying, and they wouldn't know. While his patients hang up and decide to take their chances rather than put their family through that trauma.
This is UnitedHealthcare. This is Brian Thompson's legacy. This is why, understandably, an entire nation is jubilant that he was gunned down like the vermin he was. I don't care about his widow. I feel pity for his children, despite the fact that they will inherit millions, but I feel more pity for the children of his victims patients who are gone because they didn't want THEIR children to inherit crippling debt. Brian Thompson got what he fucking deserved. I pray that he not be the only one. I pray for continued safety, peace , and anonymity for his killer.
American healthcare is a disease.
