You perk up at the sound of the door clicking open. That's...new. You haven't heard that sound in ages. The apartment you've been haunting has been empty for years—mostly because you've scared off every single tenant who dared move in. You figured the realtor would've given up on selling the place by now, but apparently not.
Oh well. Just another human to chase away, you think.
Silently, you watch as the human steps inside, and your mouth falls open slightly. He's ethereal—so much so that you wonder if he's even human. His hair is dyed silver-grey and styled into a messy mullet. You thought mullets were out of fashion but, somehow, he makes it work. His features are almost too perfect, as if they were carefully sculpted by an artist. He looks like a statue come to life.
You shake the thought away. Now is not the time to be ogling him—you need to figure out how to scare him off. You watch as he brings in boxes and slowly unpacks, moving with an unbothered calmness that irritates you. You decide to wait until nightfall to make your move. Until then, you'll enjoy some much needed eye-candy.
Night falls, and you watch as the man meticulously goes through his nighttime routine, each step executed with the precision of a surgeon. His fingers work expertly, massaging various products into his skin until he practically glows. You position yourself outside the bathroom door, planning to start simple with a classic jump scare as he steps out.
The door clicks open, and you immediately lunge forward, making yourself visible and letting out your most blood-curdling scream.
...he doesn't even flinch.
He just stands there, staring at you with a mildly irritated expression, as if you're nothing more than a pesky insect buzzing around his face.
Your scream fades into oblivion, and you lower your hands, bewildered. This is not how people usually react to you. Embarrassment creeps in so fast that you might be the first ghost to ever blush.
Rubbing his temple, he lets out a deep sigh. "If you're going to haunt this place, do it quietly. I need my beauty sleep," he mutters before brushing past you and climbing into bed without a second glance.
You stand there, dumbfounded, as he turns off the light, makes himself comfortable, and promptly falls asleep.
...this was not in the script.
Days pass, and you learn the man's name: Minghao. You also learn that scaring him is a lost cause. Every attempt you made to drive him away failed miserably. In fact, it almost feels like you're the one being tormented.
He treats you like a nuisance, constantly shooing you away as if you're the intruder—even though he's the one trespassing in your home. He's even established rules for you, like banning you from the bedroom and bathroom. And it's not like you have to listen to him, you just choose to. It definitely has nothing to do with being afraid of his sharp glares or the way he scolds you like an exasperated parent. Absolutely not.
So, now, you're sprawled out on the living room floor, listlessly staring at the ceiling. You don't even know why—it just feels more interesting than usual.
Footsteps echo through the apartment, but you don't bother looking up.
A long-suffering sigh breaks the silence. "Stop moping around. You're making the place feel depressing."
You whip your head toward Minghao, glaring.
"I wasn't moping," you snap.
"You clearly were," he replies, tone flat. "So, cut it out."
You open your mouth, then close it, trying to come up with a witty comeback. But with nothing coming to mind, your shoulders sag in defeat. If only you were quicker with words. But, unfortunately for you, even when you were alive, you were always a little slow.
So, you just lay there and accept your fate (and defeat at the hands of a human).
Trying to haunt Minghao was the toughest thing you ever tried (counting both your alive and dead self).
You go about your usual routine, aimlessly wandering the apartment—carefully avoiding the bedroom and bathroom as per Minghao's rules—when you spot him eating dinner in the dining area. Your mouth subconsciously waters at the sight of food. Sure, you've been dead for a while, and it's been ages since you last ate, but you miss the taste of food. Just watching him eat, you can almost imagine the flavours tap dancing on your tongue.
You're too busy drooling over his meal to notice the disapproving look he's giving you.
"Out of all the outfits you could've died in, you really chose that?" he says, voice laced with judgment.
Snapped out of your food-induced daze, you turn to him, offended. Sure, your oversized, tattered grey hoodie and stained sweatpants aren't exactly runway-worthy, but did he really have to point it out? It's not like you had the luxury of picking the outfit you were going to die in.
"That was unprovoked," you huff, crossing your arms.
"I'm just saying, if it were me, you'd never catch me dead in that," he shrugs.
And, annoyingly, he's right. Even when he's just lounging at home, he looks effortlessly put together—draped in silks and satin, somehow managing to exude both comfort and extravagance.
"Okay, fashion diva. I didn't ask for a critique," you grumble before stomping off.
As you leave, you fail to notice the small smile playing on Minghao's lips.
You find yourself in the spare room Minghao converted into a study, silently watching as he sketches at his desk. You’ve learned that he's a fashion design student, which explains his ridiculously high standards when it comes to clothes.
You watch in quiet awe as his hands glide across the paper, effortlessly bringing designs to life. You've never been particularly talented at drawing—or at anything, really—so seeing him create masterpiece after masterpiece fills you with admiration.
Just as you're getting lost in observing him, he suddenly stops mid-sketch.
"I need you to stop being so loud," he mutters, catching you off guard.
You blink. "But...I'm not doing anything?"
"Your breathing is too loud."
"...I'm dead," you say, frowning. Can ghosts even breathe?
"Well, whatever you're doing, it's distracting," he grumbles, still not looking at you.
Your shoulders slump, and you pout. If he didn't want you here, he could've just said so. Huffing, you turn to leave.
"I never said to leave," he murmurs. "Just stop being so loud."
You pause, looking at him in confusion. So, he doesn't want you to leave? Your brain short-circuits at the realisation.
Awkwardly shuffling into a corner, you continue watching as he sketches—this time, hyper-aware of your nonexistent breathing.
The sound of the TV fills the living room. You and Minghao sit in comfortable silence, watching a drama. You've come to learn that he has a love-hate relationship with this show—he complains about it constantly but can't seem to stop watching.
He's on one end of the couch, and you're curled up on the other. Somehow, over time, you've come to accept each other's presence. Any space feels emptier when he's not around.
"Do you remember how you died?" Minghao suddenly asks, eyes still glued to the screen.
You glance at him, then stare at the floor, trying to wade through the hazy memories. "No," you murmur. "I- I just woke up one day and realised I was a ghost, bound to this place."
He hums softly in response.
"Do you want to know? Find out how you died?" he asks, still not looking at you.
You hug your knees to your chest, resting your chin on them. A long silence stretches between you, broken only by the noise from the TV.
"I don't know," you admit.
"I could help you," he says, voice quieter this time. When you look up, his dark eyes are finally on you, holding a softness you're not used to seeing on his sharp face.
His offer catches you off guard. No one has ever offered to help you before. Not when you were alive. Not after you died. Your ghostly heart stutters at the thought.
"I have a feeling that if I find out, I'll move on," you say hesitantly. "And I don't think I want to do that. Not yet." Your voice drops to a whisper. "I just want to stay here a little longer. With you."
A faint smile tugs at Minghao’s lips. "I don't mind that."
You smile back, warmth spreading through you—a feeling you haven't felt in a long, long time.
The two of you turn back to the drama, settling into a comfortable silence.
Being with Minghao makes the afterlife feel a little less lonely.

WARNING: MAJOR BEETLEBABES SPOILERS
I had fun watching this film. It was great seeing the OGs again, it was funny and it had a good script BUT I have to give this movie 7/10 because the pacing was off for the first half of the film and because of the two unnecessary Babyjuice scenes (We'll get to more of that in a bit.)
It just felt rushed and Beetlejuice and Lydia's scenes were limited. Yes, we knew from the get go that Keaton's scenes would be confined because that's how he wanted it but I just like complaining. lol
Before Lydia and Beetlejuice officially reunite, he starts spamming her phone with the Day O song playing with Beetlejuice's name in bold pops ups coming up nonstop. This happens when Rory is trying to talk about their wedding and Lydia just isn't in the mood to talk about it.
The first Beetlebabes scene is the "therapy scene" and its also the first Babyjuice scene. Lydia's belly grows quickly, her water breaks and out pops out Babyjuice. It starts crawling around and soon starts biting on Lydia's ankle. You do actually see bloody teethmarks on Lydia's ankle to which Beetlejuice says, "Takes after his dad." and he starts drooling exaggeratingly.
I don't remember the exact wording but Lydia called Beetlejuice "Demented." To which Beetlejuice replies with something like "Well, if me wanting to be with the love of my life is demented then fine I'm demented. Come here, honey." Yes, he actually calls her the love of his life!
He tries to do the gliding thing he did with Lydia during the first movie when he says this. Before Lydia is pulled to his side, she yells, "Home! Home! Home!"
That's when Lydia tries to hurry to get everyone out of the house and out of Winter River but Astrid tells her she has a date and somehow convinces Lydia to drive her to the boy's house. So Delia and Lydia board up the attic door and decide no one goes in and that they'll leave that same night right after Lydia gets married at midnight.
Now as most of us have heard- Astrid's crush has a secret. That secret is...that he's a ghost. Which, I feel so dumb about not guessing it. I should've figured it out when they showed "The Recently Deceased" book thar he claimed he bought at a "yard sale". The boy (can't remember his name) says Lydia can help him come back to life (not through marriage) and says if she travels with him to the Neitherworld, she'll help her see her dad again.
Lydia soon finds out that the boy (I think his name was Jeremy) was not only someone who killed his parents but is also a ghost (through info from Jane the realtor) so she rushes to rescue Astrid but gets there seconds too late. With no other choice she goes back to the Maitlands home and summons Beetlejuice.
The minute Beetlejuice gets Lydia into the afterlife...they're immediately separated right after the "Bonnie and Clyde line. The excuse? Beetlejuice had to "visit the little boy's room" as a plot device so that Lydia and Astrid could reunite with Astrid's deceased father. He's the one that saves them from the sandworm and helps them make up.
It turns out that Jeremy was gonna swap places with Astrid. She would've gone on the Soul Train that takes you to the "Great Beyond" and he would've resurrected as a living person. This takes place at an immigration office. Beetlejuice has kind of a heroic moment where he switched places with the person behind the glass that gives the "stamp of living approval."
When Jeremy looks at the paper that Beetlejuice gives him, it reads "Shit Out of Luck Fucker". XD This part had everyone howling with laughter. Beetlejuice stamps on the paper and that instantly opens the floor beneath Jeremy and sends him to hell.
Astrid's father helped Lydia and Astrid leave the Neitherworld through a portal in a mausoleum that is conveniantlly across from the church that Lydia is supposed to getting married at. Even though she doesn't really want to marry Rory, she decides to do it anyway. Tells Rory she won't change into her wedding dress- that they should just proceed as they are.
That's when Beetlejuice arrives with Delia, pushes her aside and tells her to "Scram!" lol (Earlier in the film, Delia tried to perform a strange love ritual with a pair of snakes that she was told were defanged. Spoiler: they weren't defanged so she died and got sent to the Waiting Room so since she doesn't want to wait there for ages, she summons Beetlejuice who agrees to help her if he can help her find his "runaway bride".)
Beetlejuice proceeds to drug Rory by stabbing his neck with a syringe and this somehow makes Rory confess whata scumbag he is and how he was just using Lydia for money. Another interesting moment where Beetlejuice is being "helpful" in his own way."
So the next five minutes are just as chaotic as Jenna Ortega described. And remember how we all had speculated that Beetlejuice wouldn't waste time with a song and dance and would try to get through the vows as fast as he could? We were wrong. Beetlejuice apparently thought he had all the time in the world as he starts to lip sync "MacArthur Park" and even had Lydia lip syncing the song to him. His make up got all runny as he wept at his own wedding.
They dance and then Wolf and his SWAT team crash the wedding followed by Delores storming in and Beetlejuice tells her, "It's not you. It's me. I'm just looking for a more soul mate type. You should be with a guy that is more into you."
He magically rips off Rory's shirt to reveal a shirt underneath that says "I Love Delores". Delores is not impressed. And I honestly forgot what happens to Delores but then the Sandworm scene happens and then everything calms down. Lydia, Astrid and Delia try to leave the church but Beetlejuice stops them, reminding Lydia that they have a contract. He pulls out the contract.
But then Astrid remembers something Wolf had mentioned earlier about Beetlejuice violating "Code 669" by bringing a living person to the Neitherword so she states that that means his contract with Lydia is null and void. Beetlejuice's contract proceeds to burst into flame.
Lydia steps forward and says "I'm sorry it didn't work out between us." She says something else that I forgot and proceeds to say his name three times and with each call of his name, Beetlejuice's body inflates more and more until he pops.
Delia promises she'll haunt Lydia and Astrid until they're sick of her. Wolf takes her back to the Neitherworld where Delia reunites with Charles's mangled corpse. It then skips to Lydia announcing the last episode of her show so that she can "start living".
Then it shows Lydia and Astrid traveling together. It looks like they're in Romania/Transylvania where Astrid locks eyes with a cute guy. Then a time skip where Astrid is marrying the guy. Another time skip where Astrid is giving birth. This is where it gets weird. She gives birth to Babyjuice that proceeds to start crawling on the walls. That's when Lydia wakes up, relieved that that was a nightmare when suddenly Beetlejuice leans over her in bed and says, "I just had the strangest dream." Lydia gasps and she wakes up again and slowly looks over to her left to see an empty space and no Beetlejuice.
So I'm guessing that's what that one interviewer guy meant when he told Winona "You sorta got your wish at the end." I guess it means Beetlejuice will always be haunting her and playing the long game of waiting for her. I need to discuss this with someone! What do you think of the spoilers? The ending in particular?

Dubai’s Top Realtors Don’t Just Sell... They Think Differently
In Dubai’s glittering skyline of opportunity, where real estate is more competitive than ever, some agents are consistently at the top. They’re closing deals in iconic towers, landing luxury listings in Palm Jumeirah, and building networks that seem impenetrable.

But what if I told you their edge has less to do with hustle and more to do with headspace?
While most realtors are stuck comparing CRM tools, hunting leads, or obsessing over cold call scripts, Dubai’s top-performing agents are playing a very different game—a mental one.
The Invisible Game: Mindset Over Mechanics
Let’s be honest. Every realtor today has access to similar tools, listings, and opportunities. Yet only a small fraction truly thrive. The difference isn’t luck—it’s how they think.
Top realtors aren’t just grinding harder—they’re thinking sharper. They’ve learned to manage their energy, protect their focus, and prime their minds to expect success.
They don’t wake up overwhelmed; they wake up aligned.
They don’t enter meetings desperate to close; they walk in already knowing their value.
They’ve developed mental rituals that center them in clarity, not chaos. And this subtle shift is often the only thing separating a high-value deal from a missed opportunity.
They understand that success in Dubai’s real estate isn’t just about having leads—it’s about having the belief that you’re the one who can convert them.
Comparison Kills Confidence
Everyday realtors scroll through social media and see their peers posting sold signs and luxury listings. And slowly, a dangerous seed is planted:
“Why them, not me?”
This comparison trap erodes confidence. You begin questioning your skills, your effort, your worth. But what if the real reason isn’t that you’re lacking—it’s that your mindset is misaligned?
Realtors who break out of this loop are the ones who stop looking outward for validation and start mastering their internal world.
Rituals that Separate the Top 1%
Success leaves clues, and in the case of Dubai’s elite realtors, those clues are often in their daily rituals:
Morning Visualization: Picturing successful meetings, confident closings, and joyful client handshakes before the day even starts.
Belief Work: Actively working to dissolve limiting beliefs like “I don’t deserve this” or “I’m not experienced enough.”
Energetic Alignment: Maintaining a state of calm certainty rather than reactive anxiety.
This isn’t about being fake or overly positive. It’s about training your nervous system and subconscious mind to see success as normal—not as a lucky accident.
Enter: Realtor One – The Shift Behind the Scenes
Most coaching programs will teach you scripts and strategies. Realtor One goes deeper.
It’s a mindset-first transformation program designed specifically for real estate professionals operating in Dubai’s luxury property space.
We help realtors shift their internal identity—from feeling like an imposter… to embodying the energy of a confident closer.
Because when you change your identity, your results change too.
You stop chasing clients. You stop fearing rejections. You stop second-guessing yourself.
You start closing from belief, not burnout.
Real Agents. Real Shifts.
One of our Realtor One clients, a young agent representing EMAAR properties, came into the program feeling overwhelmed. She had the listings, the leads, the knowledge—but couldn’t close.
Within weeks, everything shifted. Why? She finally believed she belonged in those high-ticket rooms. Her confidence became her strategy.
“RealtorOne didn’t just make me better at sales—it made me better at being me. And that was the breakthrough.”
It’s Time to Think Like a Closer
You don’t need more hacks. You need a higher level of thinking.
If you’ve ever felt like something’s missing… like you’re this close to a breakthrough… it’s probably not your tactics. It’s your subconscious alignment.
Realtor One Program isn’t about doing more—it’s about doing it from the right mindset.
So stop watching other realtors win from the sidelines. Start thinking—and closing—like they do.
👉 Book your free 15-minute clarity call with RealtorOne now.
Let’s make your next deal the easiest one yet—not because you got lucky, but because you got aligned.
Why Most Realtors Plateau Without Knowing It
It’s not always obvious when a mindset plateau hits. You might still be booking meetings, posting on Instagram, and getting views—but the results feel flat. That’s because at a subconscious level, your identity hasn’t caught up to the version of you who earns consistent high-ticket commissions.
Without belief upgrades, your performance stagnates. With them, even ordinary days become closing days.
The Confidence Gap Is Real
Most realtors aren’t failing because of lack of knowledge. They’re failing because of a confidence gap. They hesitate at the moment of closing, underprice their value, or avoid premium clients out of fear of rejection.
Confidence isn’t something you wait to feel—it’s something you build. And RealtorOne is where that construction begins.
You Can’t Fake Energy
Clients feel it. Whether you’re anxious or aligned. Whether you’re second-guessing yourself or walking with certainty.
Dubai’s real estate market is fast, smart, and energetic. Your inner world needs to match that. When your energy leads, words follow. Clients say yes faster. They refer more. They trust deeper.
What You Think, You Sell
Your belief becomes your business. If you think small, you sell small. If you expect rejection, you’ll attract it. But if you start thinking like a top producer—aligned, grounded, powerful—your results reflect that.
RealtorOne teaches you to think at the frequency of success. And when you do, every interaction becomes a closing opportunity.
Start thinking like Dubai’s top realtors. Because they don’t just sell differently… they think differently.
👉 Apply now for the Realtor One Program and build the mindset your success deserves.

Tangled Hearts in the City Lights
Kat's messy love life gets trickier when she falls for her boss.
Fandom: Evan Peters
Author's note:
Just a quick heads up before you dive in—this is my very first crack at writing and creating a story. So, please bear with me! I’m super excited to share this journey with you all, and I hope you enjoy the ride as much as I’ve enjoyed putting it together. Thanks for giving my story a chance!
Catch you in the chapters, Katie
Kathleen Henderson, 28, better known as Kat to anyone who's anyone, finally had enough. Manila had shrunk overnight, feeling more like a shoebox full of sappy, tear-stained love letters than the vibrant city it was. So, what's a girl to do when every corner of her hometown whispers her ex's name? You guessed it—pack up her sass and an arsenal of Filipino snacks, and book it to Los Angeles.
Touching down in LA, Kat felt like a character in one of those glam travel vlogs—except nobody warned her about the jet lag and apartment-hunting woes. Her new digs in Koreatown were cozy, which was realtor-speak for "You'll need to suck in your tummy to fit between the bed and the bathroom."
But Kat wasn't just about charm and curves; she was here on a mission to start fresh. Armed with her infectious smile, which could light up any room, and a style that matched her bubbly personality, she dived into the job market. That's when she hit the jackpot—an ad looking for a personal assistant to none other than Evan Peters. Yes, the dreamy, slightly quirky star who'd always been her celeb crush.
"Dude, no way," Kat muttered to herself as she clicked 'apply,' half-convinced this was a prank. She showed up to the interview in her best "I'm-a-serious-professional-but-also-fun" floral dress, which was a bold move considering LA's unofficial uniform is yoga pants and green juice.
The interview was less of a chat and more of an interrogation session. Evan's manager was all sharp blazers and sharper glances, sizing Kat up as if she might sprint out the door with the office silver. But Kat? She kept it cool, flashed her brightest, "Hire me, I'm awesome" grin, and talked up her organizational skills like she was running for president of the planners.
Leaving the building, she wasn't sure if she'd nailed it or totally faceplanted. But just as she hit the nearest store for some victory/consolation halo-halo, her phone buzzed. She got the job. Oh, snap!
Day one rolled around, and Kat was all nerves and excitement. Evan's place was like stepping into a Pinterest board titled "Homes Too Nice to Touch." And there he was—Evan Peters in the flesh, looking effortlessly cool and not at all like someone who needed to be saved from his own chaos.
"Hey, Kat, ready to dive into the deep end?" he greeted with that killer smile, making her wonder if her job duties included saving him from a sea of fan mail.
As they toured his house, talking everything from vegan snack hacks to indie film scripts, Kat felt a jolt of excitement. This wasn't just a job; it was the beginning of her Hollywood adventure. She wasn't looking for fame, just maybe a little fun and a chance to see if LA could make her heart sing again.
Kathleen "Kat" Henderson was about to find out if moving to the city of stars was her ticket to a new life or just a new brand of crazy. Either way, she was ready for the ride—bring on the chaos, LA! PART TWO COMING SOON ❤️

round up // JUNE 24

This post is late 'cause I'm a writer, Though Austin Butler's cute in The Bikeriders, Who didn’t have time for post creation Before my big summer vacation. And it marks the 12th year Of this little blog now. With a 283rd post, I’ve know I got it down. Too bad anxiety don't do it for ya, John Wayne, he dream came trued it for ya, Bad Boys rebooted up for ya. Now I’m singin' Sabrina all night, oh, Is it that sweet? I guess so. Type it up, down, left, right, oh, Switch it up like Nintendo. Crowd vs. Critic, I know That's that me espresso
June Crowd-Pleasers

1. Bad Boys: Ride or Die (2024)
The fourth Bad Boys is functioning on three levels:
It reminds us just how fun buddy cop comedies can be.
It’s a soft reboot of the franchise.
It’s testing the waters for Will Smith’s future.
Read my full review for ZekeFilm. Crowd: 8.5/10 // Critic: 7/10
youtube
2. “Espresso” by Sabrina Carpenter (2024)
It may be technically too early to call the race for Song of the Summer, but it’s going to take a major earworm to dethrone Sabrina Carpenter’s caffeinated pop hit for me. I’ve started playing it on repeat and daydreaming dance routines while driving—is it that sweet? I guess so.

3. Inside Out 2 (2024)
This sequel works because t’s a logical next step for Riley’s growth, but also because of its precision in identifying the competing emotions of middle school. That’s a lovely subversion of the neat endings in most family entertainment, and like most every Pixar entry, it did make me cry. Read my full review for ZekeFilm. Crowd: 9/10 // Critic: 8.5/10

4. Anxious People by Fredrik Backman (2019)
The narrator—a cousin of Arrested Development's—informs us this is a story about a bank robbery gone wrong. It’s also a story about realtors, falling in love, rabbits, therapy sessions, bedroom closets, police work, bridges, and strange coincidences. It’s a laugh-out-loud ensemble (with some scenes so non sequitur I could imagine them in the best Adam McKay movies) and a sentimental rom-com (with some scenes reminiscent of Nora Ephron’s tone).

5. Behind Enemy Lines (2001)
This action movie based on a true story more than lives up to its title. When Owen Wilson’s cocky Navy pilot gets caught, yes, behind enemy lines, he then, yes, has to go through a Top Gun-inspired arc. But neither Wilson nor Gene Hackman are phoning in what could’ve been a paint-by-numbers war film, which makes it both thrilling and poignant. Crowd: 9/10 // Critic: 7.5/10
MORE JUNE CROWD-PLEASERS // House Rules by Myquillyn Smith (2023) isn’t the restricting guide the title suggests but a collection of 100 decorating inspirations // Talladega Nights: The Ballad of Ricky Bobby (2006) and Anchorman 2: The Legend Continues (2013) make me miss Adam McKay’s true comedy days, when his political views made his jokes more poignant instead of overwhelming the intent of his script // Poms (2019) is a fun entry in the recent trend of Older Screen Lady Legends Doing It For Themselves subgenre (See also: 80 for Brady) // I.S.S. (2023) is more thoughtful than a junkie space thriller needs to be // In the Land of Saint and Sinners (2023) is a classic Western that just happens to be set in Ireland // Snack Shack (2024) is more crass than I prefer, but what works has American Graffiti vibes
June Critic Picks

1. The Bikeriders (2024)
It’s like Austin Butler overheard Robert Redford say, “Paul Newman and I are the handsomest white men who have ever been on screen,” and he said, “Hold my comb.” Butler knows he’s beautiful, and so does writer/director Jeff Nichols, who based The Bikeriders on a book of photography. Nichols also knows how cool guys in leather jackets look while smoking and riding motorcycles (even if we consciously know all of those things are dangerous clichés) and that it takes someone as gorgeous as Butler to make us believe a skeptical woman like Jodie Comer’s Kathy would sell her soul to have him. It’s one of best films of the year so far, and you can hear more thoughts in my review on KTRS's Carney Show. Crowd: 8/10 // Critic: 9.5/10

2. Double Feature - ‘40s Rom-Coms With With Political Twists: Without Reservations (1946) + State of the Union (1948)
In Frank Capra’s State of the Union (Crowd: 7.5/10 // Critic: 8.5/10), Spencer Tracy is considering running for President of the United States with the help of lover Angela Lansbury and to the chagrin of wife Katharine Hepburn. In Mervyn LeRoy’s Without Reservations (8/10 // 8.5/10), famous author Claudette Colbert is road-tripping incognito (much like she did in It Happened One Night) after falling hard for returning soldier John Wayne. In both romances, politics are the force driving apart the couples we’re rooting for, and in Reservations, you also get a perfect rom-com BFF in Don DeFore.

3. The Cross of Lorraine (1943)
About the same time Casablanca came out, Peter Lorre played a supporting role in another World War II adventure filmed as people were escaping the Nazis in real life. This French POW drama (also co-starring Gene Kelly) walked so that Steve McQueen could jump that motorcycle in The Great Escape. Crowd: 7.5/10 // Critic: 8/10

4. Broadcast News (1987)
What’s a girl to do when she has no time to write a valedictorian speech? And what’s a girl to do when she has to choose between two terrible love interests while working in the world of TV journalism? In ep. 140 of SO IT’S A SHOW?, Kayla and I are digging into the ‘80s romantic dramedy Broadcast News and trying to figure out what the hey it has to do with Rory’s graduation in Gilmore Girls. Why is Lorelai comparing Rory to Holly Hunter? What ethical controversy (if you can even call it that) could make Holly Hunter break up with a dreamy news anchor? And how much do we love The Incredibles? Listen in for a special report on all of these stories.

5. Fancy Dance (2023)
Part mystery, part character drama, all Lily Gladstone star power. Fancy Dance overlaps in plot and theme with Killers of the Flower Moon, but Gladstone has created a completely different character stuck in a world of crime and custody battles. Watch my full review on KMOV. Crowd: 7/10 // Critic: 8.5/10
Also in June…
I reviewed Janet Planet for ZekeFilm, which was the opposite of Snack Shack: On paper it's a film I should've loved, but I didn't care for the execution.

something something actor!stone and actor!kali with a reader who *is* a host for one of those late night shows. maybe theyre a good friend of kali's, probably has a fair bit of acting experience too, before quitting that and making his own show where he brings on other actors.
maybe overtime the media notices that. huh. isnt it strange how *different* stone is on reader's show compared to the other ones? more relaxed and chatty. hm. strange innit.
maybe overtime this is the only show kali and stone are willing to attend, because everything is basically scripted. or they do like cherry-picked audience questions so that *yes*, information is getting revealed, but its only like very mundane questions only diehard fans are frothing over.
... new idea: them doing a podcast together? like a full on show? hm. could be fun. just all of them sitting in the living room and chit-chatting for 30 minutes a week and thats it
something something kali and stone already being in an established relationship which was known to the media as is. maybe the paparazzi and media take notice of how often reader spends their time at stone & kali's home.
something something a truck getting driven up to the houses/mansions courtyard late at night. maybe only a few photographers were there at the time so very little was known, but the truck is permitted to drive in, enters the garage and doesnt leave for a few hours.
maybe a week or so later theres a new addition to some realtor site. reader's old home/apartment is up for sale now. the dots probably get connected REAL quick by the celeb news medias
something something leaked photos from a party or something where all 3 of them attended, got wasted and are all over each other in the pics, each of them covered in bites or lipstick and just looking like theyre having the time of their life
~ rusty
The fans have never heard Actor!Stone talk so much as he does on the podcast. Everyone's surprised, but pleasantly surprised because his voice is so much softer with you and Actor!Kali than it usually is. And the fans will eat up every soundbite of his softer voice they can.
The picture of them at the party feels like something the other celebrities are on the edge of their seats about because surely once the fans see it, they'll know longer think of Stone as the golden boy, the beloved actor, right? No, it circulates in the media and all of the fans gush about how cute you three are.
It's because Stone doesn't even look wasted in the picture (Stone didn't drink any alcohol because he does stupid shit when drunk). And so everyone is just gushing over the fact that he looks so happy with you and Kali.
(Can you tell I'm loving having other celebrities want so badly for Stone to have a really terrible scandal?)

14 Brutal Truths to Dominate Dubai’s Ruthless Real Estate Market

Welcome to Dubai's real estate battleground — where luxury towers rise faster than agents can close, and only the fiercest survive. If you're here looking for fluff or feel-good motivation, close this tab now. But if you're ready to face the cold, hard truths that separate the average from the elite, read on. This guide is not for tourists — it’s for realtors hungry for domination, willing to bleed for luxury penthouses and 7-figure commissions.
This is the exact mindset and battle-tested strategy from Anand Best, founder of the Realtor One Program, a framework that’s generated hundreds of millions in global real estate sales. These aren’t quotes from a book. These are real, gritty lessons from the trenches of Dubai Marina, JBR, Palm, and Downtown.
1. Pain Is the Price of Progress
Want to scale fast in Dubai’s oversaturated property jungle? Prepare to suffer.
Every ghosted call, every rejected pitch, every missed commission is building your muscle. Like tearing a bicep to rebuild it stronger, growth demands discomfort. You can't want six-figure months and also wish for easy days.
Top agents don't avoid pain — they hunt it. If you’re not willing to feel uncomfortable, you’ve already lost to the ones who are.
2. Happy But Never Satisfied
Close a luxury villa, sip espresso at Address Downtown — and then get back to work. Dubai's skyline is full of agents who thought they made it and then flatlined.
There’s always another mountain. When you get lazy, you're toast. Hustle keeps you alive. That next penthouse won’t close itself, and no one cares about your last win. Stay grateful, but stay hungry.
3. Ignore the Critics
Everyone has an opinion — your broke cousin, your skeptical uncle, that colleague laughing behind your back. Let them talk.
Most people are average. Their advice will keep you there. Want extraordinary results? Do extraordinary things, and stop explaining yourself to mediocre minds.
Listen only to people doing better than you. Tune out the rest.
4. Selective Productivity Wins
Doing more doesn’t mean doing better. Every agent blasting cold DMs on LinkedIn, TikTok, and Facebook without strategy is building a ladder to nowhere.
Focus. Pick one platform, one niche, one method — and master it. Consistent execution on one channel beats half-baked effort on five.
Obsess over quality. Eliminate distractions. Commitment is saying “no” more than “yes.”
5. Fear vs. Regret
Dubai real estate is terrifying. New projects every day. Clients ghost you. Markets shift overnight.
But here’s the truth: regret is worse. You can live with rejection. You can’t live with the pain of not trying.
Anand Best moved to Dubai from India with no contacts, no backup, no safety net — just hunger. What flipped the switch? Realizing he’d hate himself if he didn’t try. Be the person who at least went down swinging.
6. Persistence Creates Timing
Everyone’s waiting for perfect timing — the perfect market, lead, campaign.
Here’s reality: perfect timing doesn’t exist. But if you persist long enough, it feels like it does. Show up. Pitch daily. Build content. Follow up even when they ignore you.
Consistency creates luck.
7. Effort Beats Envy
Scroll less, sell more. That flashy agent with the Range Rover? Probably leveraged to the neck.
Social media is a highlight reel, not reality. While you're hating, someone’s outworking you.
Trade envy for effort. Build your pipeline. Track your KPIs. Post content, refine scripts, show up. Mediocrity is your real enemy, not other agents.
8. Conversations Create Commissions
Avoiding hard talks? You're leaving money on the table.
That dodging client? Call them. That teammate draining your energy? Fire them. That awkward negotiation? Push through it.
Avoiding conflict equals missed commissions. Growth lives on the other side of discomfort.
9. Learn to Endure
Dubai real estate is a marathon, not a highlight sprint.
Anand used to sit for hours in sales offices while staff whispered that he’d quit. Three months later, they wanted his closings under their name.
Keep going when others drop out. Show up when it’s 45°C. Cold call when you’re mentally drained. Outlast everyone and the game bends in your favor.
10. Results, Not Excuses
Yes, the market's tough. Yes, leads are cold. But excuses won’t pay your rent.
Your CRM crashed? Clients don’t care. Traffic on Sheikh Zayed Road? They still want results.
Excuses are just permission slips for staying broke. Take full ownership — even for things beyond your control. Clients respect closers, not complainers.
11. The Hard Way Is the Easy Way
Spamming groups. Buying dodgy leads. Skipping follow-ups.
All these “easy” routes? They’ll cost you more in the long run.
Mastering market data, sharpening pitch decks, running solid ads — that’s hard. But it compounds. The shortcut is a trap. Do the boring, tough stuff daily and you’ll outrun everyone chasing hacks.
12. Don’t Give Away Your Power
Blame the market? You just handed it your power. Blame the client? You just gave them control of your mindset.
Own your outcomes. Your follow-ups. Your self-talk. Your emotional state. In Dubai’s fight club of real estate, the strongest weapon is your bulletproof identity.
13. Rejection > Regret
You’re going to hear “no” a lot. Clients will disappear. Deals will crash.
But one “yes” pays for a hundred rejections.
Top agents fear regret more than rejection. They’d rather flop on a pitch than wonder “what if?” the rest of their life. If you're not risking rejection, you're playing too small.
14. Consistency > Talent
Talent is overrated. Execution wins.
Learn ads in 20 hours. Master pitching in 30. Nail closing with 50 tries. But none of it matters if you don’t show up daily.
One year of focused, relentless consistency can change your entire career. Want million-dirham months? Prepare for million-dirham levels of discipline.
Final Word: This Game Is War — Not a Walk
Dubai’s real estate market is not for the faint-hearted. It will chew you up, ghost you, burn your leads, and test your beliefs. But if you stay in the ring — building your system, refining your mindset, enduring when it’s dry — you will win.
If this speaks to you and you want the exact mental rewiring to break through, check out the Realtor One Program. It's where mindset meets revenue. The link's in the description. If you're serious, you'll click.
Until then, remember: comfort is a drug, and regret is the withdrawal. Choose the grind. Own your identity. And sell like your name belongs on every damn skyscraper in this city.

Master the Art of Closing Premium Deals: Inside Rajiv Williams’ High-Ticket Sales Framework
When it comes to high-ticket real estate sales, the difference between a ₹70L sale and a ₹7Cr closing often lies in sales strategy, not just inventory. And no one understands this better than Rajiv Williams — India’s leading Luxury real estate sales coach.
Backed by 15+ years of luxury real estate experience, Rajiv has trained India’s top-performing agents in elite real estate mentoring that accelerates careers, builds unshakable confidence, and transforms average performers into luxury closers.
Let’s dive into the high-performance framework Rajiv uses to help agents consistently close premium deals.
🎯 Step 1: Understand the Psychology of Luxury Buyers
Rajiv teaches that advanced sales psychology for realtors is non-negotiable in the ultra-luxury space.
Here’s what that means in action:
Anticipating objections before they happen
Matching buyer energy and speaking the language of aspiration
Balancing hard facts with emotional persuasion
Reading decision cycles — not just “buyer signals”
When you understand the mind of the affluent, you stop chasing clients and start attracting premium buyers.
💡 Step 2: Strategic Framing > Selling
In luxury real estate, you're not selling a house — you’re selling status, lifestyle, and future memories.
Rajiv’s coaching shows how to:
Leverage strategic branding for real estate to create perceived value
Use framing techniques that anchor pricing in context
Position your property as a rare opportunity, not a commodity
That’s why mentees in his luxury real estate coaching program aren’t just pitching — they’re positioning.
📈 Step 3: Build a Negotiation Playbook That Wins
Every high-ticket deal comes down to a well-timed close. Rajiv’s real estate negotiation skills training empowers agents with:
Anchor pricing and concession strategies
Confidence to protect margins without losing the deal
Scripts to handle common objections like “Let me think about it” or “I’ll get back to you”
This training alone has helped agents unlock millions in commission that would’ve otherwise slipped away.
🚀 Step 4: Execute With Precision
With Rajiv’s real estate sales mastery, the focus is on execution that scales:
Custom-built real estate pipeline building strategies
Ultra-responsive real estate follow-up strategies
High-converting lead conversion systems tailored for the luxury market
You don’t just “wing it.” You run plays. Just like any top-performing athlete or executive.
🏅 Step 5: Reinforce With Personal Branding
As a RERA registered real estate professional, HRA & NAR India member, and award-winning real estate mentor, Rajiv teaches mentees how to mirror his credibility and build trust fast.
You’ll learn how to:
Craft your luxury agent persona
Establish yourself as a trusted luxury sales mentor
Command premium listings and get referrals from affluent networks
It’s about becoming top-of-mind in top-tier circles.
🔍 Your Shortcut to Success
If you’re searching for a:
Luxury real estate sales mentor near me
Real estate mentoring for agents
Or looking for authentic luxury real estate sales mentor reviews
You’re in the right place.
With a proven record in Hyderabad’s booming real estate sector, Rajiv offers real estate sales coaching India can count on.
🔑 Final Thought: Luxury Deals Require Luxury Execution
You don’t need more listings. You need better strategy. Rajiv’s high-ticket framework is the roadmap to go from good to legendary in luxury real estate.
Because in the premium segment, only one thing closes deals — precision-driven execution.

went to the middle school today, had a good time meeting the librarian there and spending the day with her
got Peggy's oncology consult scheduled for October 15th, which I'm gonna have to move my day at the high school for, but they'll get over it
decided to take a 10mg Adderall at 4pm bc I had a lot of stuff to do and my morning meds weren't hitting any more, and that shit did its job
got my blog post done, watched chaos hump day, emailed the middle school librarian some manga recommendations, planned my whole professional development workshop for Friday (script/presentation and post survey), and spent over an hour dicking around on my phone in the middle of getting all my work done
apparently a realtor is supposed to be reaching out to us to schedule to go see some places once he reviews my magnificent spreadsheet, and we got a showing request for Friday, so we get to spend tomorrow afternoon cleaning for that and doing the last minute stuff as soon as I get home from my day at the elementary school
we discovered that Peyton has spent two weeks of his life playing Cyberpunk, and I've spent over a month of mine playing Stardew
it's almost 1am and idk if the Adderall has worn off yet or not but I have to be At Work in 6 hours so we're just gonna figure this out as I go and hopefully I'll get some sleep
#Wednesday#October#also the neighbor across the street sold his house already#kinda jealous but also promising maybe once we look at places and drop our own price some we can sell quick

Facing Challenges with Condo Transactions?

Unlocking Condo Closings: Your Guide to Overcoming Challenges and Streamlining Transactions Condo deals can be complex, but knowing the hurdles and having a solid plan can make all the difference. I have taught many Condo Education classes to real estate agents and brokers to help then simplify the condo transaction. Getting answers before getting a headache. If a condo has issues with insurance deductibles, structure issues, and no reserves, we don't want them wasting their time and yours by listing the property and accepting conventional financing offers. They most likely should list that property for cash only offers. It is important to do the due diligence up front for a hassle-free transaction on both sides for the buyer and seller. Here’s a breakdown of common challenges realtors and buyers face, and how we have taught our realtor partners how to overcome them upfront so that you can successfully close more condo deals. Common Condo Transaction Challenges: - Financing: Condo Reviews, Master Insurance Coverage Insufficient, Unclear Title, etc. - HOA Requirements: Understanding HOA rules, fees, and any special assessments can be tricky. - Appraisals: Finding reputable Comps, Assessing the unit and the Condo building. - Title & Legal Challenges: Ensuring clear title and resolving any legal issues can delay closings. Listing Agents: Condo Listing Checklist To make the process smoother, ask the Seller and/or HOA for the following when listing a condo: - HOA Contact Info - All positions of the board, CAM, Property Manager etc. - HOA Dues & Frequency: How much, is there a master and subdivision HOA, Any Capital Contributions? - Coverage of HOA Fees - What does this cover? Is water included? - Any Special Assessments? If so, for what? Is it structural? Is it pending or approved? - Unpaid Seller HOA Fees/Dues? - Condo Budget- Does the condo meet the 10% reserve requirement for home financing? - Condo Rules & Regulations - Income or credit restrictions? Rental restrictions? - Condo Application - Where to find it, how long does it take for Applicant review? - All Notices Received by the Property Owner - Most Recent 12 Months of Meeting Minutes Effective Communication with HOA To ensure clear and effective communication: - Introductory Call: Start with a call to establish a connection. - Prepare a Call Script: Outline key points and questions. - Include Text of Importance: Share critical details and requirements. - Document Communication: Keep records of all interactions. - Follow-Up: Offer multiple ways for the HOA to provide information and avoid unnecessary details when speaking with them, remember they are only there for a few hours a day 1 or 2 days a week, they are busy. - Build Relationships: Show appreciation with in-person visits, sweet treats, and thank you cards. Understanding the Financing Full Condo Review: Thorough examination of the condo’s financial health, HOA, and legal status. Required for conventional loans with less than 25% down payment. Limited Condo Review: Focused review when the condo meets specific criteria, typically resulting in faster processing. No Financials are needed. This occurs when the buyer is putting 25% or more down. Non-Warrantable Condo Review: For condos that don’t meet traditional criteria; requires specialized lenders and often higher down payments. Short on funds for a 25% down payment? Consider these options: - Down Payment Assistance: Explore city/county and state programs if you qualify. - Creative Financing: A combination of a first mortgage and a HELOC can help cover down payments. Three Proven Strategies to Raise Millions in Private Funds for Real Estate
In the exciting realm of real estate investing, leveraging private money stands as a cornerstone for achieving success. In the latest episode of the Raising Private Money podcast, Jay Conner and a panel of seasoned guests delve into the dynamics of raising and utilizing private money. The conversation offers invaluable insights and practical advice to both novice and experienced investors. This blog post captures the essence of their discussion, shedding light on strategies, personal journeys, and actionable steps to secure private lenders.
The Power of a Solid Plan
Jay Conner, a master in real estate investing, emphasizes the importance of having a concrete plan when seeking private money. He outlines three fundamental steps to success:
Writing Down a Plan:
Clearly articulate your goals, strategies, and the milestones you aim to achieve. This written plan acts as your roadmap, ensuring you remain focused and organized.
Scheduling the Plan:
Allocate specific timelines for each step in your plan. Setting deadlines helps maintain momentum and ensures tasks are completed in a timely manner.
Executing the Plan:
Taking action is pivotal. Perfect planning means nothing without execution. Conner encourages taking “imperfect action” daily, a concept inspired by Dan Kennedy, to learn and adapt quickly.
Networking: Your Best Tool for Securing Private Money
The episode highlights the significance of networking as a powerful tool for attracting private lenders. Chaffee Thanh-Nguyen, a seasoned real estate investor turned coach, shares his journey from engineering to owning a successful investment portfolio. He emphasizes that networking, whether through presentations, service organizations, or community groups, establishes credibility and trust.
Jay praises Chaffee’s networking prowess, noting that Chaffee has been facilitating networking groups since the mid-2000s. To maximize networking efforts, Conner suggests:
Using the “I Need Your Help” Script:
Engage professionals such as realtors, attorneys, and accountants to spread the word about private lending opportunities.
Reaching Out to Your Warm Market:
Start conversations with people you already know. Banjo Camardelle, a dedicated platinum member, highlights that the warm market often includes real estate investors and community groups who are more likely to trust and invest in your projects.
Inspirational Journeys in Real Estate
The podcast features inspiring stories from successful investors who have harnessed the power of private money to transform their careers. Crystal Baker shares her journey into real estate investing, revealing how it changed her life and allowed her to mentor others in the community.
Crystal recounts a pivotal deal: buying a property for $273,000, spending $67,000 on repairs, and achieving a gross profit of $85,000. This deal was made possible through private money, showcasing the tangible impact of leveraging such funds effectively.
Similarly, Banjo Camardelle, who aims to flip at least one property per month with a profit threshold of $30,000 each, underscores the importance of consistent action and a strategic approach in attracting private lenders. Their stories are a testament to the transformative power of private money in real estate investing.
Strategies for Attracting Private Lenders
Securing private money requires a mix of strategic thought, consistent action, and effective communication. The podcast consolidates several approaches:
Targeting the Expanded Warm Market:
Beyond your immediate connections, look to friends of friends, real estate groups, and community organizations.
Utilizing Private Lender Data Feeds:
Access lists of existing private lenders who actively loan to real estate investors, particularly through self-directed IRA companies.
10 Lessons Discussed in this Episode:
Secure Your First Deal
Discover effective negotiation tactics and strategies to go under contract quickly. Learn how Jay Conner’s team secured a 1500-square-foot oceanfront condo for $425,000 with an after-repair value of $625,000, leveraging private money for rapid acquisition.
Consistent Networking
Emphasize the importance of consistent networking within your warm market and expanded network. Engaging frequently with real estate investors, community members, and potential lenders ensures a steady flow of private money.
Share Success Stories
Use real-life success stories to build credibility and attract new private lenders. Showcasing achieved profits and successful deal closures can serve as compelling evidence for potential investors.
Utilize Warm Market
Tap into your existing network to find potential private lenders. The fastest way to secure private money is by talking to people you already know and have built trust with, including friends, family, and colleagues.
Effective Communication
Master various communication scripts, such as the “I need your help” script, to approach prospective private lenders indirectly. Learn how to present your private lending program without appearing desperate or sales.
Community Engagement
Participate in local business networking groups like Rotary Club and Business Networking International (BNI) to grow your network. Active community engagement increases your exposure to potential private money sources.
Existing Private Lenders
Identify and connect with existing private lenders who are already familiar with private money lending. This saves time on educating new lenders and allows for quicker negotiations and deal closures.
Create Urgency
Develop a mindset that prioritizes a sense of urgency in attracting private lenders. Believing in the effectiveness of your program and positioning yourself as an expert can accelerate the process of raising private money.
Credibility Through Presentations
Establish yourself as an authority in real estate by conducting educational presentations at networking groups and service organizations. Sharing valuable knowledge builds trust and positions you as a go-to expert.
Structured Planning
Systematically approach private money raising by writing down, scheduling, and executing a detailed plan. Consistent action, as highlighted by Jay Conner, involves taking massive imperfect action daily to achieve success in raising private money.
Fun facts that were revealed in the episode:
Crystal Baker has achieved an impressive milestone by raising over $4.75 million in private money to fund her real estate investing ventures.
Banjo Camardelle has established a remarkable track record by consistently flipping at least one property per month, ensuring a minimum profit of $30,000 on each deal.
Jay Conner and his acquisitionist team secured an incredible deal on a 1500 square feet oceanfront condominium, purchasing it for just $425,000. With an after-repair value of $625,000 and repair costs under $10,000, this deal showcases the power of effective real estate investing.

fall semester was like the worst semester of my entire life i damn near failed every class i was in the deepest depression id ever been in, everything that i wanted seemed to be falling apart, i felt like my friends weren’t there for me and my gpa fell like rlly BAD but everything turned around spring semester and i ended sophomore year off decently i legit wanted to drop out and like become a realtor or something but everything worked out. I 100% believe manifestation got me through everything and here are my favorite methods for manifestation.
1. Journaling/Scripting
scripting is when you write about your life like everything you want has happened already im ngl i don’t do it every day i did it maybe 5 times a month max but i still saw a difference in not only my mindset but in my life. I struggle with intrusive thoughts and i also overthink a lot and my anxiety can get the best of me and getting a piece of paper and venting on it and then ripping it up helps or you can have a separate journal for venting.
2. Meditation
I use healing frequencies or a guided meditation from youtube to meditate to for max 20 minutes they just help with clearing my mind.
3. Affirmations
These are so important to me I write them on my mirror i verbally say them to myself every day i write them down on paper i have them on my phone screen and laptop screen I try to squeeze positive affirmations anywhere I can.
4. Yoga
I feel like it just keeps you grounded and relaxed

A Beginner’s Guide to Finding Real Estate Leads in Canada

Are you a new realtor in Canada looking to kickstart your career and find your first clients? Finding real estate leads can seem like a daunting task, but with the right strategies and resources, you can start building your client base in no time.
Online Listings and Directories
One of the easiest ways to get started is by listing yourself on online real estate directories and platforms. Websites like Realtor.ca, Zillow, and MLS® Systems allow you to show your listings and connect with potential buyers and sellers in your area. Make sure your profile is complete and engaging to attract more leads.
Social Media Marketing
Social media platforms such as Facebook, Instagram, and LinkedIn can be powerful tools for generating real estate leads. Create professional profiles/pages and regularly post engaging content related to the local real estate market, such as new listings, market updates, and helpful tips for buyers and sellers. You can also join local community, real estate agents groups and participate in conversations to establish yourself as a knowledgeable and trustworthy realtor.
Networking Events and Referrals
Networking is key in the real estate industry, especially for new agents. Attend local networking events, chamber of commerce meetings, and real estate seminars to meet other professionals like Remax Mississauga and potential clients. Don’t hesitate to ask your friends, family, and existing clients for referrals – word of mouth can be one of the most effective lead-generation strategies.
Open Houses
Hosting open houses is a great way to attract potential buyers and sellers and generate leads. Promote your open houses through online and offline channels, and be prepared to answer any questions attendees may have about the property or the local market. Collect contact information from visitors and follow up with them afterward to nurture the lead.
Cold Calling and door-knocking
While it may seem old-fashioned, cold calling and door knocking can still be effective ways to find real estate leads, especially in smaller towns and neighborhoods. Prepare a script or talking points, and be polite and respectful when reaching out to potential clients. Remember to follow local regulations and etiquette when soliciting door-to-door.
Real Estate Lead Generation Services
Consider investing in real estate lead generation services or software to streamline your lead generation process. These services use advanced algorithms and data analysis to identify potential leads based on factors such as location, demographics, and behavior. While these services come with a cost, they can be a valuable investment for new realtors looking to scale their business quickly.
Content Marketing and Blogging
Creating high-quality content such as blog posts, articles, and videos can help you attract and engage potential clients online. Write about topics that are relevant to your target audience, such as buying and selling tips, local market trends, and neighborhood profiles. Share your content on your website, social media channels, and email newsletters to increase visibility and attract leads.
