Various things I have learned while working at this mitigation company:
different insurance providers are more or less willing to cover more things. some companies are real lenient and will give you a lot of leeway. some will absolutely not and will find every means possible to not pay. we tend to keep an unofficial list (at least among employees) of which ones we love to work with (aka which ones will approve and pay for the most and be easiest to deal with) and which ones we hate working with (they will usually reject the claim meaning NO mitigation work is done at all because you think most regular people can afford $20K mitigation out of pocket?). you can ask us which ones we like working with.
if the overhead sprinkler system is activated, then even if nothing burned, you will still need so much mitigation. modern sprinkler systems aren't just full of water, they have various fire-fighting chemicals in them that should not come into contact with people for extended periods. and definitely not food.
not every business is willing to pay for fire sprinkler mitigation. sometimes they just decide to paint over it! one of the local grocery stores decided to do that! remember what I said about exposing those chemicals to food?
mold can start growing from a water leak within like 48 hours. faster if it's a sewage leak. if you had a leak and you waited a week to call anyone, you need a mold inspection too.
we get screwed over by churches so, so much.
all houses must be tested for asbestos before any mitigation can begin. it used to be that we only really needed to test on houses built before about 1990, but as asbestos was used in building materials LONG after that, they've finally cracked down and now all houses needed to be tested. my coworkers aren't as happy about this as I am.
if the building was built before 1978 though then we have to test for asbestos AND lead! I think we should test them all for lead frankly but the law says 1978.
asbestos and lead usually have to be removed by special companies. we use subcontractors for that since we don't have the equipment ourselves.
subcontractors! your mitigation company usually can't do everything themselves, so they'll enlist the aid of another company. so for example, when we have to test for asbestos and lead, we use a subcontractor who has the equipment to analyze samples.
generally, if you can see damage, whatever is inside the wall is so, so much worse.
there is so so much mold in like every building
even with industrial cleaners and professional equipment, mold is so hard to actually get rid of permanently. if it's gotten into an organic material like wood or cloth, you can count that as pretty much permanently affected. they will almost always be unsalvageable.
this counts for say, the wood beams of your house. we can clean them down and spray mold killer and seal them, but it'll ever be a 100% guarantee, ESPECIALLY IF YOU LIVE IN A WETTER CLIMATE. LIKE, IDK, WASHINGTON.
houses on the water are so full of mold
if you have a sudden Emergency, please make sure you decide if you're going to use a mitigation before you actually call us. especially for emergencies where there's water like actively flooding your house. please, for the love of god, don't call us and say "we have an emergency and need help cleaning this up" and then call a short while later saying "well, actually, can we be put on hold, we're not sure if we'll go with mitigation yet...". our technicians are almost always working on a job, we don't have anyone just sitting around the office we can send at any time. and sometimes those jobs can be like an hour away from our office
that means the tech has to pack up their equipment on the site (meaning making sure the site is secured especially if it's going to rain), get back to the office (remember the hour drive from before), get the right equipment for your emergency, and head out there. if they've been pulled from their previous job site they had to drive an hour for, we're not going to fucking send them back.
meaning if you cancel, that's like half of our day wasted and now that other job is going to be behind, too, because they're minus an extra five hours that could have been spent doing the work for that job
please. please don't do your own mitigation work. oh my god.at the very least because sometimes insurance companies get super super picky about that and might reject your claim for it.
if you can see water damage on the other side of a wall, it means the water has gone through the drywall. the longer it's wet and uncared for--I'm talking like, 2 days or more--the more likely things will need to be removed and/or demolished. certainly after 2 days the insulation will almost certainly need to be removed and new insulation installed. this will cost money.
the older the building, the more likely anything in that building will fail at any given time. sure maybe the piping lasted 100 years but that's because it took 100 years to eat away the piping until it finally gave out on the 101st year
meaning the older the building, the more likely it becomes that you'll experience pipe bursts, leaks, electrical mishaps, sewage leaks, etc. etc.
when it comes to water mitigation, there's two kinds: cleanwater and blackwater. cleanwater is what comes out of your tap. blackwater is poopy sewage. blackwater is, without fail, a gazillion times more expensive because it will, as a requirement, involve some form of demolition. it should. that's a health hazard man. you don't know what (else) is in poopy sewage water.
if you can't have the water turned off to do any mitigation, then you HAVE to get a specialist before we can do any restoration. if the pipe is still leaking, then mitigation work will kind of be for nothing.
if you're planning on filing any claims, do that FIRST before you call anybody. the insurance company will have a list of people to call and will tell you how to go about things so that your claim is solid. filing online is fine but it's usually a good idea to have an actual name and contact information for an adjuster (the person who'll be looking at the damage and seeing what needs to be done)
don't fret. sometimes even things I thought would be totally unsalvageable were salvageable! they have lots of tips and tricks, and the technicians and their managers are usually happy to talk about their trade with you
a lot of these technicians really do care, even if they're mostly in it for the work. so many of these guys would do this because this kind of work is pure enrichment for them, but they got families to take care of. it gets genuinely frustrating sometimes to know what work needs to be done and wanting to do so, but the insurance company won't pay out, so nothing can be done.
if your insurance company is giving you the reach-around and you think they're fucking you over, there's something called the insurance commissioner. they're who you can report insurance company fuckery to and the commissioner is usually pretty on top of it. I've seen customers be fucked over for months by their insurance company call the commissioner, and within a few hours the insurance company ~*~magically~*~ has a fire lit under their ass and just so so happy to help you out.
you get what you pay for. whether construction, mitigation, whatever. you pay for cheap mitigation work, you will get cheap results.
something you really don't want cheap results for: mitigation work
things landlords are absolutely fucking notorious for: wanting cheap mitigation work. don't listen to any stupid schpiel they give you about caring or whatever work they said they put in. sure they did pay $10k for restoration work--because it was a job worth about $20k, and they went with the rock-bottom contractor who put a half-assed half day's work in that will fall apart in a few years
fuck landlords and property managers. but you already knew that if you follow me.
Lastly, if you have time to spare and want to make a technician's day, ask them what their worst or most fun job was. they are so happy to tell you.

Today I want to vent about lab safety.
I've been working in labs for 8 years so far, from sample reception to asbestos testing and eventually manager roles and I thought I'd list a few of the most notable health and safety incidents that have occurred both while I've been working and told to me by other people I've worked with.
Crocs are not appropriate for use in a laboratory setting, especially in areas that use aqua regia.
You should not take your shoes off in the lab to rest your feet on the workbench next to the GCMS.
Don't dry your socks in the bacterial incubator.
Please do not climb a pile of stacked cool boxes because you saw a rat.
H2SO4 (Sulfuric acid) should be handled with care, do not wipe your face with your gloves on after handling.
Please do not mix H2SO4 with water, cap the quickly heating mixture, then shake it next to your face.
Don't mix a cyanide compound with acid, it forms hydrogen cyanide which is volatile.
Do not attempt to pretend to cut yourself with a knife, you will cut yourself with a knife.
Don't put your pinkie finger in the cap crimper, it will crimp your finger.
Do not remove a piece of concrete from a fume cabinet to smash it on the floor with a hammer if that concrete is in the lab for asbestos testing.
No matter how cool your secret santa present is, don't fire a crossbow in the lab.
Make sure that TOC crucibles (at 550c) are held in the pincers firmly, or they will set fire to your lab coat when they bounce into your pocket.
Don't order pet cockroaches to the lab or sample reception will freak out.
Do not sit on the delivery trollies and race around the lab on them.
When servicing a fume cupboard, don't remove your safety glasses to get a better look when there are winchesters of acid kept inside.
Do not wear your lab coat in the canteen especially when you work with raw sewage.
I'm sure I'll think of more later, but this is a few of them.

All Eyes Lead to the Truth | Teliko (4x03)
He was a puzzle solver. He had been ever since he was a child. That’s how he spent his days– eyes glued to a microscope or a computer screen, finding patterns, making connections. At home he watched Wheel of Fortune, figuring out the words before the contestants had even had a chance to buy a vowel. It was what he was good at, piecing together the details and clues to answer life’s questions.
At the FBI, Sean mostly studied blood samples, prints from work boots left at crime scenes, and broken tech that may be significant to an investigation, but sometimes… sometimes he got to do something really fun. Agent Mulder—and Agent Scully— never failed to add excitement to his days.
There were so many computer programs and devices in the lab that went unused. Day in and day out, the team ran DNA samples, looked at strands of hair or pieces of fiber. But with his favorite agents, Sean got to play.
There was that one time he was able to reconstruct facial structures from an airbag deployment. He’d heard of things like that in peer-reviewed studies, but he never dreamed that he would get to it himself.
And the research! With them, it was never something simple. It was a computer chip so fragile he could barely study it. It was a complex string of numbers and letters tracking a smallpox vaccination program for reasons he couldn’t even begin to fathom.
This was what he went to school for.
Of course there were other perks to working on X-File cases. There were the perks of a petite stature, heels on the tile, and amazing red hair. A strong voice and a kind nature. Bright blue eyes and the hint of vanilla that filled the air when she visited the lab.
Sean doubted Agent Scully saw him as anything more than the scientist who ran the tests she requested, but she made him feel seen. With her, he wasn’t an oddball kid who memorized the periodic table during his summer break. When she came to see him, he felt like he’d found a peer, an ally in the field that he loved.
Today, it had been Agent Mulder who’d brought samples to the lab, but Sean knew, often to his chagrin, that he and Agent Scully were never far apart. And she was usually the one who came to pick up the reports.
As he worked, Sean imagined himself asking Agent Scully to dinner. It would be casual, something that came up organically as they discussed his findings. It didn’t need to be fancy, maybe just the bar down the street, but she would agree with a smile.
His heart raced, imagining the way he would ask her, how his voice would be confident and she would look relieved that he finally asked. He was so wrapped up in his own mind that he almost missed the small seed in the sample he’d been given. He’d logged asbestos, pollen, soil, and other unremarkable substances, but this one jumped out at him.
His heart began to race for an entirely different reason. The thrill of the chase.
“What are you?” he mumbled under his breath as he placed the pointed seed on a slide. One look and he knew he’d found it. What it was, he wasn’t sure, but he knew it was what his favorite agents were looking for.

Two hours of evaluations, tests, computer searches, and finally a phone call to a botanist at UVN, and he was ready to give his findings to Agent Scully. He’d called their office when he’d completed his research, as was his typical course of action, and then he waited. He tried to focus on the bullet fragments lodged in tree bark that had been brought in earlier in the day, but he was only going through the motions.
12-gauge shotgun. Buck shot. Quercus velutina, common in forests across Virginia. No sign of blood. Probably a hunter.
He waited, looking to the hall, hoping to catch a glimpse of her hair. He was grateful that everyone else in the lab was buried in their work so they wouldn’t notice.
Just when he thought maybe he wouldn’t hear from them until the next day, Agent Mulder called to say he was on his way. Sean jumped from his chair, moving to the door so he would have a clear view down the hall to the elevators. If anyone asked, he would just tell them he needed to stretch his back out after being hunched over for too long.
As it turned out, no one asked, not even Agent Mulder, who walked towards him not five minutes later.
“Agent Pendrell,” he said. “Thanks for turning this materials analysis around on such short notice.”
Agent Mulder patted his shoulder as he walked through the door into the lab. He was alone, no partner in sight.
“Shouldn’t we wait for Agent Scully?” Sean asked, hoping he sounded cool and nonchalant. “Just so I won’t have to repeat myself.”
“She’s not coming.”
Sean froze in his spot. “Why not?”
“She had a date.”
Deflated. He was absolutely deflated and he didn’t care if Agent Mulder knew it. He lumbered forward into the room, the weight of the blow pushing him down.
“Breathe, Agent Pendrell. It’s with a dead man,” the other agent said, his hand finding Sean’s shoulders in comfort. “She’s doing an autopsy.”
Sean huffed a laugh, momentarily embarrassed until Agent Mulder got them back on track. “You said you found something?”
He had found something, and even though it wasn’t Agent Scully who’d come to get his findings, he was proud of his work.
And who knew. Maybe next time, it would be Agent Scully who came to the lab. And maybe next time would be the time he asked her out on that date.

Life update:
So my life has been very hectic, and what was supposed to be a transition to me living in a new apartment and getting started on commissions has been put on hold because just found out the damaged popcorn ceiling has Asbestos that I may have been exposed to.
For those of you waiting for more art on my part, I will need some more time to sort things out.
Details and venting under the cut. If anyone has advice I will take it.
So yeah, I got a nice apartment that I've not fully moved into because getting furniture into the space has been a trial. But now I don't feel safe at all to fully move in and sleep there knowing that the ceiling contains 6 percent of Chrysotile Asbestos, which wouldn't be complete issue if it was properly sealed and non damaged, but in the kitchen that isn't the case, as when I go into the apartment I noticed that there was a damaged and cracked patch of it on the ceiling. Having heard that popcorn ceiling could contain Asbestos I contacted my landlord on the matter. He sent over some local health inspector consultants to take a sample of the spot. Unfortunately, as I later learned, these people were as familiar with dealing with Asbestos, and their extraction method did a number of things wrong: Mainly they did not where protective masks (opting instead to hold their breath), they did not properly wet the extraction area (which I later learned is what professionals do to avoid kicking up Asbestos), and finally they vacuumed the debris with what I suspect was a vacuum without a proper filter (HEPA filters are what professionals use and talking with this inspector he didn't seem aware that there was a specific filter for treating Asbestos and double checking the type of vacuum they used, that model cannot have HEPA filter installed). So I am very much fearful that given I was present when they were doing this, and because there was damage present to begin with, that I have been exposed and breathed in this toxic material. Additionally, trying to negotiate with my landlord to get the air quality of the apartment tested, filtered and the ceiling encapsulated by a QUALIFIED Abatement professional, is proving to be a bit difficult as be believes (talking to the initial albeit incompetent investigators) that testing air quality and filters isn't needed. I've at least convinced him that he need to contact an actual Asbestos Abatement contractor to repair the ceiling and clear the apartment of any lingering contaminates, but ultimately what happens will be up to him. As for me, I at least have people I've been staying with in the mean time but I cannot stay with them forever, and my things are now moved into that apartment and the prospect of either leaving them there or having to move everything out again is giving me such anxiety and dread. I'm not sure what to do if the landlord doesn't proceed as I would like, if I should take legal action or not. Stuffs been so fudged. And on top of all that, a coworker of mine tested positive for Covid and came to work anyway without a mask on. I CANNOT GET SICK NOW ON TOP OF EVERYTHING!?
If anyone has any advice for me in this situation, I would appreciate it.
I just want a place that's clean and stress free so I can make art for a living, is that so much to ask?

My job is funny. Because it’s not like it’s superfluous, we keep companies from reporting biased info and instruct on how things (usually asbestos) should be removed. But like. We don’t remove anything other than samples; we can’t. We can’t even test it because we’d have bias in the results. So we can tell you where asbestos might be and then it’s up to someone else to confirm those suspicions, then it’s up to someone else to actually remove.
And I’m not even very good at this job. So it’s fun feeling like the weakest link in the most middling part of the chain. Imagine a ghost is in your house. I can’t tell you if it’s a poltergeist or a haunt but I can maybe tell you what object it’s attached to. But I can’t take that object, you need a proper exorcist for that.

Another science lab in real life:
I wear gloves for everything, and lab coats for hazardous materials, large quantities of powdery materials, and anything that stains or gets everywhere.
I have tons of tubes of colorful liquids, but I work in media prep for a wide variety of microbiology tests. A staggering amount of scientific media (agars, broths, etc) are yellow, but frequently I get to make things in fun colors.
I don't use a microscope at all. I think the only ones they have at my lab are the ones for asbestos testing and a few in microbiology for looking a cultures of little bacterial guys.
I do use clipboards, but not for science - I use them to hold hanging temperature and calibration logs for thermometers, incubators, balances, and pH meters.
There is a sore lack of pictures, at least for me. But what I do have is a binder of about 300 different types of scientific reagents I can make and about a million excel spreadsheets. And a huge cauldron.
I maintain everyone at my job looks like a mad scientist, but that's because I work in a basement with the rabies analysts so I suspect my sampling pool is non-representative.
While it's difficult to screw up most of the stuff I make, autoclaving takes 45 minutes minimum, most of the time, plus sometimes waiting around just for stuff to cool. Plus, when there's a new media formulation (fancy way of saying a recipe for some new science goo), there's usually some trial and error involved in making it properly.
Science looks like a lot of different, cool things, but rarely like it does on TV.
