n of course!!! i figured saying something like that would help with anyones anxiety, because really, its the pressure (even if they're not actually pressuring you) and the overwhelm of questions and expectations that make the future so stressfullll
*ramble utc because i... cannot help yapping i guess LOL and while i'd usually be embarrassed and delete my ramble n word vomit, but i figure someone else readding this may appreciate the relatability of what i have to say about my fams reaction to my plan after hs, and find some comfort in my word, if thats not to presumptuous
because i decided to take a gap year (it's been a year since i graduated, for reference), and everyone freaked out. my mom n uncles first reaction was "yeah well, you won't go if you do..." before they came around n agreed with my reasoning. and my dad was all "if i had it my way, you'd go full time--" (mind u, he likes to brag that he worked n went to school full time AND partied.... he did not finish college LMAO) and when i graduated, said to me a MONTH. AFTER MY GRADUATION. "if you're not going to college any time soon, go into the air force."
and when my extended family would ask my plans, and i only had a short "i'm just gonna take a break right now, figure some things out, work... and by then i'll have come to a decision." because i was tossing around the thought of art school, and then i thought abt getting an english degree to be either a teacher or go into writing/editing, journaling or whatever... but was also tossing around the thought of psychology and even real estate. my ideas for my future were absolutely jumbled, and i was torn between what would make money, what i loved, and what i was interested in that i thought could be a career.
it's tough. especially depending on your financial situation yknow, so your thought process always leads towards something profitable but also wanting to do something you enjoy, maybe even love, but not wanting to burn out and tarnish your beloved hobby/hobbies.
like while i did have people who supported me upfront, and never doubted my plan, it's the small things too yknow. because for months my dad's words haunted me, i felt like i wasn't doing enough. or when i met family, and they asked how it was going, or what i was doing now, i felt disappointed that my answer was always "i haven't been doing anything. just been sleeping, drawing, writing..." or eventually that and "practiced driving.. n that's about it."
or when i'd talk to close family members, and i admitted i was going through a hard time, my mental state finally falling on me now that i didn't have to be strong n power through school. i even got sick a couple times, because my body was finally feeling the stress. even now, i feel a mental lag, a fog. but i feel clearer, a bit.
but yknow, the looks and the "you said that last time" or "i think you're lying" is tough.
but at the end of the day, if not working for the summer, or not going to college for a semester, or 2, or 3, or a whole year. or if going part time, or whatever you're doing... and it benefits you, and it benefits your mental health. then do it, don't listen too much, don't feel too guilty.
because if you need it, just like i needed the time to rejuvenate, then don't listen to anyone else. don't force yourself to do anything. because if you have the ability to take a break now, do it. you're not doing this because you're lazy, or selfish, or unambitious. or anything like that. you're taking that break, you're taking this break right now, for future you.
because if you don't take it now, when will you take it? and when you do take a break... will it be at the cost of your health? will it be at the cost of something greater? when the break comes, will it come when you're being handed the gold medal you've been fighting for.. and then it slips out of your hand just like that.
anyway.. do whats best for you. what you need. don't worry about figuring things out too fast either, because in fact, i've been plotting this moment of my life for about 10 years, genuinely, and i still had to revise it. still had to come to a conclusion because even with all that plotting, it doesn't plan for the hard times. or the 'you' you are right now. you will be someone else next week. and you will be someone entirely different 2 months from now.
take your time. because if you jump into something, and are unsatisfied, or "waste" time doing something other than what you "should be doing", the time still passes.
if you "waste time" anyway, waste it on yourself. not others expectations. or wishes. or their dreams.
and once enough time passes as well, no matter what you do by then. the questions do stop coming. the weight of the future, once you get there, is suddenly not so... big. intimidating.
you do not need a grandiose plan. if you are content with the future in your mind, that is enough. because at the end of your life, who will sit in that chair and ponder the life you lived, and weight it's satisfaction, if not you?

In this interview with Huned Contractor, Yohan Poonawalla, chairman and managing director of both these companies elaborates about products, expansion plans and the growth potential of the industry
Pune-based Poonawalla Group is one of India’s most respected and leading business houses with interests in the sectors of engineering, biotech, thoroughbred horse breeding, hospitality, finance and real estate. Of their various companies, Intervalve Poonawalla Limited and El-O-Matic India are engaged in the engineering sector for the production of world-class valves and actuators, providing reliable flow-control solutions to a wide spectrum of industries worldwide spanning over 46 countries and with an impressive track record of supplying to various industry sectors like oil and gas, petrochemical, power (nuclear, thermal, hydro), chemicals, agrochemicals, steel, paper and pulp, fertilizer, edible oil, pharmaceuticals, paint, tyre, water treatment, effluent treatment, utilities, food and beverages, and so on. Q. Could you elaborate about the operations of Intervalve Poonawalla Limited and El-O-Matic India?
The current manufacturing programme of Intervalve Poonawalla Limited includes butterfly valves produced in technical collaboration with BV Holland (variants: soft-seated/metal-seated, centric, eccentric, replaceable liner/moulded liner). We also manufacture gate valves, globe valves, check valves (variants: wafer/DPCV/swing/piston), ball valves (variants: floating/trunnion, soft-seated/metal-seated) and Skotch yolk actuators. The size range starts from 1/2” up to 112”.
El-O-Matic India was established in 1989 in collaboration with El-O-Matic International, Holland which was subsequently acquired by the Emerson Group. El-O-Matic India (P) Ltd. is synonymous with safety and high efficiency. El-O-Matic India manufactures pneumatic actuators in both single acting and double acting variants. Along with manufacturing and selling of bare actuators, we are also an experienced and qualified system integrator delivering the entire on/off valve systems comprising valve, actuator, solenoid valve, limit switch, tubing, positioner and similar components since valves and actuators are our in-house products. Our actuators are suitable for over half a million operations.
Q. What is the infrastructure status of the company and its manufacturing capacity?
The Poonawalla Group of engineering companies has three world-class state-of-the-art manufacturing facilities in Pune that are spread across 15 acres. These companies have the latest machinery and equipment, including facilities to manufacture valves up to 112”. This includes in-house facilities for special testing like Helium leak test, fire-safe test, proof of design test, cyclic test, non-destructive test, etc. We inaugurated a new facility in May 2017 to focus on manufacturing of metal-seated ball valves for petrochemical industries and refineries and the product portfolio includes large-sized ball valves up to 42” and handling weights up to 20 tons.
Q. What is the product(s) USP that gives Intervalve an edge in the industry?

Both the companies have wide range of approvals from end users like EIL, IOCL, BPCL, HPCL, APGENCO, GE, Reliance, Larsen & Toubro, Essar Group, Adani Group, VaTech Wabag, BGR Group, United Phosphorus, Cipla, Asian Paints, Henkel, Tata Steel, Jindal Group, ITC and certifications of various international standards like IBR, API, ISO, OHSAS, CE, ATEX, PED, etc. With this product portfolio that is manufactured under one umbrella, the company has positioned itself as a one-stop solution and single source responsibility, as for example, valves and actuators under a single source for automated systems. And as mentioned earlier, this is our unique selling proposition (USP) that translates into tangible benefits for our esteemed customers.
Q. What kind of research and development is carried out?
We have a strong and highly qualified team in our engineering and research and development departments. This team ensures compliance to all international designs of our products and undertakes lot of development activities. Design validations and prototyping are carried out before the release of the final manufacturing design, which ensures ruggedness of our in-house designs. We use the latest design software like ProEngineer and Solidworks. Our design team is flexible and capable of customisation as per the requirement of our customers.
Q. What is the company’s expansion plan for 2017-18?
The company has decided to expand its manufacturing base as it intends to add new products like metal-seated ball valves for petrochemicals and refinery, large-sized ball valves up to 42”, cryogenic ball valves, gate globe check valves and a world-class assembly and testing plant for valves. These products would address a wider range of products coupled with system integration with actuators for greater automation that will make us a ‘single-stop’ solution provider and more so ‘single source responsibility’ for our existing and new customer base.
Q. What about exports?
Currently Intervalve Poonawalla Limited is exporting to 46 countries with a focus on countries in the Southeast Asian region, the Middle Eastern region, the European continent and the American continent. The company is trying to expand its network to the Far East region and Africa.
Q. What is your perception about the Indian valve market? Will it accelerate? If so, what would be the driving factors?
The Indian valve market would outpace the growth of the world valve market, which is growing at 5% per annum. The Indian government’s ‘Make in India’ campaign has triggered investments coupled with opportunities in infrastructure development projects and this, among others, will be the key growth driver for the Indian valve industry. The ‘Smart Cities’ project is another growth driver for the valve industry in India. In addition, opportunities in the oil and gas industry in GCC countries, rising demand for energy in APAC and major investments in the African continent will be the other growth drivers for the Indian valve industry.
Q. What are the opportunities that the company would like to tap in the coming future?
Our future plan is to manufacture skids for the industrial and natural gas segments. Skids are an integration of valves, actuators and electronic accessories. Skids of three types would be manufactured: pressure-reducing skids, gas conditioning skids and gas metering skids. This would have many of our in-house products such as butterfly valves, ball valves, gate, globe and check valves and actuators.
Q. What are your activities in terms of corporate social responsibilities?
The Poonawalla Group is engaged in several CSR activities. We have received many accolades and recognition from government bodies and NGOs for our contribution and continued association towards social causes. Be it medical aid or education for the underprivileged, developing gardens for the beautification of Pune or its basic infrastructure, we strive to put in our best to support all possible social endeavours. For instance, Intervalve Poonawalla Limited has been associated with the Poona Leprosy Committee since 1990 and has been instrumental in almost eradicating the disease.

Hi Julia! Thanks for all you do 😊 I just graduated this past spring with a degree in biophysics, and I’m planning to go for a PhD in biology in a few years. Over the summer, I worked as a lab manager in the lab that I did my undergrad research in, and now I’m back home applying for positions for my gap years. Do you have any tips for finding positions? I haven’t submitted an application to any job yet but I’m starting to panic bc it seems like it’s harder to find a position than I thought. :

I’m a fellow anxious bean too! The thought of having to search for jobs/post-docs soon makes me want to hide under a table for the rest of my life. But we can tackle this together my fellow bean!
So tips that have helped myself and others be successful in their job search include:
Create a comprehensive profile on LinkedIn and use their Job search function. Pretty much every single company (including many if not all academic labs in the US) post positions to LinkedIn nowadays. I would recommend finding positions you’re interested in, and then use the posting’s language to help build your own profile: as in, pay attention to what skills they list, and if you have experience in those, add them to your profile too! That way, when you apply to a job directly via LinkedIn, the resume that gets automatically generated and sent via your profile will include those exact skill-sets. 
The job search section is also great to get regular notifications on open positions in a field and city you’re interested in. I would recommend diversifying your search terms too, so if you’re looking for a lab manager job, also get notifications for positions like “research specialist”, “research technician”, “laboratory technician”, “scientist”, etc. 
Apply to lots and lots of positions! Even ones where you don’t match all the requirements; cuz you never know. And applying to jobs is sometimes a marathon. You may have to apply to a whole bunch of positions before you and an institution find the right fit. 
Contact recruiters. This is also something that you can do via LinkedIn. They’re like real estate agents for jobs. Their job is to literally find applicants for open positions and most have fields they specialize in. A recruiter actually helped my lab mate find his post-doc position, and turns out the recruiter himself has a PhD in Bio so he knew who would be right for which fit. On LinkedIn, if you modify the “Career Interests” in the dashboard section of your profile so that you turn the “know recruiters you’re open”, you’ll probably be contacted by a few recruiters (I currently have mine off bc the number of emails I got per day was becoming a little too ridiculous–that’s how easy it is to get in contact with one). 
Check out the websites of companies you’re interested in working for, and check out the Careers/Jobs/Hiring section of their website for open positions, and then apply!
Also check out local Temp Agencies. Many biotech companies are hiring lots of temp workers or contract workers now, and they go through local temp agencies. During my gap years I “joined” a temp agency (I went through an application and interview process) and they were in the process of helping me find positions in companies that needed temp workers when I landed a lab tech job (that I found via my own searching). But the few weeks I was with the agency were great; they worked really diligently to try to find something for me and I even interviewed for one position. 
If you’re interested in working in academia (like a local university that does research), you can also try just cold-emailing PIs. Some may be able to create job openings just for you. My husband landed a lab tech job this way (where he met me lol) so it does work! Here’s a post about emailing PIs to see if they’re hiring. If they say they’re not hiring, you can follow-up with a thank you and ask them if they do know of any labs who may be interested instead, and whether they can pass along that PI’s contact info. Never hurts to ask!

Regarding asking your PI for help or advice: Go for it! Your undergrad PI is, and forever will be, part of your network. And as someone who is part of your network, you are welcome to contact each other at any time, be it tomorrow or in 10 years. That is how connections in our networks work, and your PI won’t find it odd at all that you’re reaching out; they’ll probably be delighted. I just went to a career talk today about someone who met someone at AstraZeneca at a poster session during grad school, and then 7 years later contacted them because she was applying to that same company. (To her surprise), the person remembered her, and was then instrumental in getting her hired. So ya, once a network connection, always a network connection.

Summary: A brush with the underworld leads you on a run, away from what was supposedly your normal life, with Bucky Barnes. You two do not seem to be in sync as Bucky tries to keep you alive, trying your best not to kill each other. Or that’s what you think you are doing.

“Are you sure you don't need glasses?”
“...No.”
“It's okay if you do. It's quite common at this age.”
“Shut up, Stark,” Bucky declared through the comms, getting stifled laughs from the other end.
“It's in another language. I'm not familiar with the Devnagri script,” the soldier murmured as he sifted through the pages in the journal in front of him to find some sort of code to decipher the words alien to him.
“Friday can trans-wait you don't have a body cam,” Stark was practically talking to himself right now.
Bucky had been sent down on an espionage mission to Brennwood Estate-  home of Eton Brennwood, world’s current strongest business tycoon along with a back-end dealer in arms in the black market along with being an infamous hoarder of the ancient artefacts- to figure out the codes for Eton’s underground lab where he had been keeping scientists to develop a new biotech for some really shady buyers around the world.
Natasha and Bucky had been the only choices amongst the entire team, considering their skills, but the former had already been compromised due to her recent recon on Brennwood where she had played a key role in finding out when and where the businessman was keeping his experiments hidden and his buyers on their toes regarding whatever he was considering of bringing on the table.
“Send us a picture, Bucky,” Natasha's voice directed him.
Bucky suddenly froze for a moment, his eyes darting towards some unknown void in front of him as his heartbeat accelerated a bit.
“Bucky?” Steve called out for confirmation, making the sergeant reach inside his jacket to take out his phone and stare at it for one elongated, terrifying moment.
“You do know how to take a picture from your phone, right Buck?” Sam asked, his voice dripping in pure mischief, making Bucky curse at the man internally.
Burner phones were so much easier to deal with. Why did everything have to ‘smart’ now? Was his only thought.
He flinched as the screen on his phone lit up with an unknown number asking him to video call.
“Uhh…”
“It's me,” Tony spoke in his ear, “slide the lock on the screen to accept my call so we can translate the code for you.”
Following his simple and clear-cut instructions, Bucky managed to flip the screen towards the journal on his second try, getting an encouraging cheer from all the Avengers huddled together in the Quinjet around the screen.
“Okay, that’s it,” Tony announced as he shifted in his chair to reveal a tired Pepper enter the study from behind him, “good job Barnes. Let others take care of the rest. Get out of the estate now before they smell out the old man stink and find you.”
“Very funny, Stark,” Bucky mumbled as he ended the call by tapping the red button, a little happy on the inside that his relationship with Tony was making some progress these days.
And just like the silent breeze that was blowing over the trees, not making its presence felt till it had passed by him, leaving him comparatively colder than before, he made his way out of the heavily guarded estate, taking the dark forest trail towards the road about a few miles from the place where he had parked his bike.
He kept getting the updates over the comms, as the team infiltrated Eton’s lab, making his walk back a lot less tiring when Sam was not on his back quipping him about everything he did.
“No guards on level one,” Sam’s voice stated over the comms, “Brennwood better not have hired some ripped scientist to save on security guards. That is one really bad combination right there.”
“Excuse me?” Banner’s questioning voice came from beside Tony. He had clearly taken over from where Tony had been a few moments ago.
“Because they are strong and smart. Not to mention they can make any freaking poison at the turn of their hand, man.”
Bucky forced out a silent laugh.
“Yeah, makes it hard for Sam to jump up to their IQ level with just his fists,” he articulated.
“I have a suit, I can fly over their goddamn IQ and look good while doing it. Shut up, Barnes.”
Tony was watching the progress of the team while convincing Pepper that there was no chance of him missing their dinner date tonight as everything was going smoothly and the team would have all the evidence to put Eton behind bars for a long time.
“Tony,” Pepper enunciated, “don’t promise me things that are sure to turn ugly sooner or later, okay? We can have dinner over here and Bruce can join us-”
Bruce turned in the chair-away from the screen- on the mention of his name, his face filled with berries that he was eating from the bowl Tony had offered him.
“I thought we had a date. Why would Bruce join us on a date? Are-are you breaking up with me?”
Pepper’s expression went blank for a second.
“Seriously?”
“Yeah.”
“Tony, we’ve been married for a year now. I am not breaking up with you,” she sighed.
A monotonous chime over the screen turned everyone’s attention to a signal coming out from the Avenger’s facility.
“Level two clear,” Natasha responded from the other side, her body cam showing no heat signatures on the floor...
Bruce looked at Tony regarding the unknown signal before accepting the call.
“Level three clear,” Steve announced, “guys, I don’t like it.”
Bucky’s pace slowed down a bit before he regained his normal gait.
“I agree with Steve,” Natasha acknowledged, “there’s no one in sight here. Not even the scientists. Tony, did we decipher the text correctly?”
Everyone who was not at Tony’s place at that point paused their movements when they did not get a quick reply from Stark.
“Tony?” Steve spoke next, a hint of worry in his voice that only Bucky could trace.
“Barton,” Clint’s mechanical voice came over the comms, confusing everyone for a second.
“Clint?” Natasha’s voice tried to reaffirm, “I thought you had gone home for the holidays.”
“...I am home for the holidays. Which one of you morons called me? I lost to my son in Mario Kart so whoever it was, better have some good explanation behind this.”

“How can something be so beautiful?”
You exhaled as your eyes took in the beauty of the symbols laying down in front of you- the thick papyrus dating back centuries- making you squirm internally at the luck of not being able to read and preserve one with your own eyes and hands.
“Miss Friday” you called out into the air, a jump in your step, “could you please pull up Miss Dur’s instructions on how to go ahead with the preservation process?”
“Of course, Miss Y/L/N. You can just call me Friday. If you want I can help you out by walking you through Miss Dur’s entire preservation process.”
You chuckled as your hands went into your bag to take out your earphones. “I’ll call you Friday when you call me Y/N. And I’m good with the display though. I want to enjoy a bit of my playlist tonight while working. So, just make sure you I don’t get any messages on my display while I’m working; no matter how important. No hard feelings, my good AI?”
“No hard feelings, Y/N.”
You gave a thumbs up in the air before putting on your earphones and readying the chemicals to wash the papyrus that would help conserve its original content.
Once all the contents were ready, you pressed play and so began the curing process to the surreal beats going about in your head.
It seemed like a passing dream.
A month ago you were studying on an entirely different continent, getting through your second year in college with no perfect plan for the future. A double major in semiotics and cryptography had seemed like a brilliant idea before college when most of the professors didn’t seem like dull creatures keeping an eight am class just so they could spit their misery of leading a sad unhappy life unto you, making you nearly hate the subject you had been looking forward to. Had it not been for a few of your seniors, three to be specific, and one professor- who not only helped you through the entire ordeal, but also made sure you were displaying your untapped talent in different competitions both on and off campus- you were sure you would have quit college a long time ago.
Two weeks earlier you were entered into a competition online by one of your seniors- Lena- where you nearly bypassed your way through some gaming portal’s fictional facility’s security because someone thought it was a brilliant idea to encrypt the entire building’s signal on their personal chart of symbolism. Fortunately for you, when the rest of your opponents were busy comparing smiley faces to emotions, you were looking for the origin- the chart- because no matter how good anyone is, they always will keep a backup of the blueprint any idea was based on.
It was only ten hours later when the local police entered your college dorm to bring you in for questioning did you realise that you had actually been breaking codes for some really bad guys on the dark web, who had been using noobs like you to enter secure facilities- not really fictional- and rob them of whatever sensitive information they had on them. You were to be thrown in prison for aiding some professional invisible lethal forces in bypassing the security to one America’s top 500 companies had it not been for Tony Stark himself taking full responsibility of the situation as well as giving you a full scholarship for your further studies at a college of your choice while interning at Stark labs as well help Scott Lang into making the his security system better- considering you’d broken through his two month’s work in just an hour.
So, here you were, a week later with all your life in your suitcases, living at the Avenger’s facility, working on an old story depicted in symbols- an artefact Stark said he had ‘borrowed from a bad guy who thinks this has some code to something he can use for his evil plans. We have to find the code before him to stop him.’
Bopping your head you swung your hips to Childish Gambino’s Summertime, your fingers worked steadily over the old fabric, making everything the solution touched a hue brighter with the wetness. So engrossed were you in the careful work mixed with a tang of heated music, you never noticed the alarms off around you, the lights everywhere- save the lab that had the power connections of its own, separated from the rest of the facility- shutting down, the backup red lights turning on as two silhouettes came out of the elevator doors from the far corner of the floor towards you.
The track changed, so did your movement, making you swing around to grab the final solution to dry up the fabric before putting it somewhere safe. By the time you were done with the drying agent, the silhouettes came and stood by the glass-walled lab, looking at you with sheer curiosity till you caught their movement from the corner of your eyes and tilted your heads towards them before taking out your earphones.
Two well-built men dressed in combat suits stood outside the lab entrance, one of them giving you a soft smile as he waved his hand at you.
You took out your earphones to acknowledge their presence.
“Can I help you?”
The smiley man scratched his stubble and chuckled at some internal joke while the other one just stood there like a rock.
“Sure, sweetheart,” his husky voice cooed, or rather tried to coo at you, sending a really uncomfortable tickle down your spine, “what are you listening?”
“...Hunnybee.”
“Mh,” he tilted his head, sending his eyes up and down your figure, making you conscious all of a sudden, “you look more of a ‘Filthy’ girl, the Timberlake one.”
“Excuse me?”
“What I mean is you can help us out by handing over that old piece of paper you got working on over there.”
That’s when you noticed the red hue of the emergency lights outside the lab with at least a dozen more men moving about in the darkness, forcing you to turn towards the screen and swipe away to find out Friday’s intrusion alert.
What in the hell…
“Well,” the stubble guy asked you gently, his eyebrows and hands raised in question, “what do you say, sweetheart? Help a guy out here.”
You took a step away from their direction, your gloved hands sweeping the dry papyrus away from the table, rolling it and pulling it behind you. “Mr Stark didn’t send you here.”
It was more of a statement than a question, making the guy’s smile falter and his lips twitch, his hands going down in momentary defeat.
“The paper. Yes or no.”
You inched away further, finding your legs walk into Bruce’s desk.
“No,” you stated in the most obvious sense, surprised at your brain’s ability to be so dangerously subtle in a situation that could turn fatal for you.
The stubble guy dipped his head forward, inhaling in a long tiring breath before moving something from his back forward.
A machine gun.
Correction: the situation did just turn fatal for you.
For a second you froze there, your body not being able to decide between the flight or fight response as it saw both the men pull the trigger, your brain waiting for the glass walls to shatter and you to be dead any second, flinching as the bullets came out but dropped or bounced away just as they met the glass, leaving nothing but tiny frosty traces on the transparent surface.
“The lab is under emergency security, Y/N,” Friday’s soothing voice made you jump. “The chances of the breach are it 1.09 per cent.”
“Huh?” was your only response as your eyes didn’t leave the two men cursing the glass before signalling each other to take something else out of their utility belts.
“My security system is being bypassed at the moment, Y/N. If they are successful in doing so, I would not be able to keep them outside the lab anymore. The intruders have already cut off the rest of the facility’s power, making me unable to communicate with Mr Stark on my own.”
The men each took out what looked like spray bottles. The blank-faced man sprayed a string of white foam all over the lower parts of visible glass of the lab- which was practically three sides of the entire area- as the other stood there smiling before taking out a lighter and throwing in the material to create an explosion of fire all around you, making you bend down in fear of everything exploding in your face.
“Ten minutes,” the uncomfortable husky voice came again, “you have ten minutes to come out yourself and hand me that shitty paper before I melt this glass and get it from over your dead body.”
“Tell me,” you announced, never taking your eyes off the man, “tell me how can I help you reach Mr Stark,” making your intentions pretty clear to the man.

Amazon-linked developer eyes big revamp of old Fremont tech campus
Veteran Texas real estate developer with links to Amazon is eyeing a wide-ranging redevelopment of an aging tech campus in Fremont, city documents show.
Hines, one of the nation's biggest real estate developers, has proposed the replacement of a tech complex on Milmont Drive between Dixon Land Road and Kato Road, according to records on file with Fremont city officials.
A modern industrial center would sprout in place of the aging tech buildings on Milmont Drive in Fremont, the city Planning Department documents show.
In April 2021, Hines bought the existing three-building Dixon Landing Research Park, which has addresses of 49000, 49036, and 49086 Milmont Drive, according to property records on file with the Alameda County Recorder's Office.
Hines paid $47 million for the three-building complex, the county documents show.
The buildings total a combined 209,300 square feet, according to a brochure circulated by Lee & Associates, a commercial real estate firm that was marketing the complex at the time of the property purchase.
The property is near Interstate 880 and is a few freeway exits from the vast Tesla Motors vehicle factory in Fremont.
Hines intends to demolish the three existing buildings on the site and replace them with a brand-new structure.
The new industrial building, if the city approves the project and Hines builds it, would total 265,600 square feet, the Fremont city records show.
The finished project would be a building shell.
In February of this year, Hines leased to Amazon a huge data center in Hayward that totals 278,500 square feet.
Hines in recent years has been an active player in Bay Area commercial real estate.
The Hines real estate firm has plunked down well over $1 billion to buy an array of office and research buildings in the Bay Area.
These are among the properties that Hines has purchased in recent years.

Star Wars Army Swap AU Part V: Condensed History of the Droid Wars
Due to my ipad dying, Part 5 is coming out before Part 4, and there are no arts. Sorry about that.
In a galaxy where the Confederacy of Independent Systems went super into biotech instead of mass industrialisation, and the Jedi’s secret deal with the Kaminoans fell through so they had to create a different army, the Republic soldiers are droids and the Separatist soldiers are clones. 
SUPER SUMMARY: Darth Plagueis makes some contingency plans in case he dies. Nobody could have predicted how far the ultimate plan of galactic domination of the Sith spiralled out of control because of that. Palpatine is in denial about how uncooperative and dangerous the Separatists are and eventually gives up on controlling anything further than the Mid Rim.
Before the War
After millennia, the Sith, once though to be extinct, begin plotting to take over the galaxy by splitting it in two, forcing the sides to fight, then seizing control of the galaxy after they wasted their lives fighting each other.
Darth Plagueis uses his industry contacts of his public identity as Magister of Damask Holdings to slowly shift the huge corporations from mass manufacture to biotech in order to further his goal of immortality by skimming lab data off their work. He sets up the foundation for a fully fledged clone army.
His apprentice, Darth Sidious, uses his political clout as Senator Palpatine to increase resentment of the Outer Rim planets towards the better funded and protected Core, and eventually gets elected as Chancellor of the Republic. Right after the day of his election, Sidious kills his master. Unbeknownst to him, Plagueis planned so if he ever died, nobody could control the galaxy in his place.
After the death of Plagueis, there is no one to keep an eye on the experiments he secretly planned, and the biotech of the galaxy is able to advance unchecked. Made-to-order organs become nearly as cheap as cybernetic replacements. Cloned celebrities and war heroes are mass produced and sold illegally to crime syndicates as slaves and enforcers. 
Count Dooku abandons the Jedi Order as Darth Sidious’s new apprentice. His first mission is to procure an army for the demilitarised Republic to fight the biotech clone armies of the newly formed Confederacy of Independent Systems. Erasing Kamino from the Jedi Temple archives, he sends fellow Jedi Sifo Dyas to order the Kaminoans to produce another clone army. A squad of Dwarf Spider clones from the vehemently anti-Jedi Commerce Guild managed to kill Sifo Dyas before he could get to Kamino, so Dooku is forced to commission the army himself. 
The Techno Union is able to isolate a strain of Force-sensitive single-celled algae from the Dathomiran Water of Life, and are trying to find medical applications for it as a lucrative bacta replacement. SoroSuub Luxury Consumer Products releases a line of extravagantly expensive anti-aging creams filled with deactivated midichlorians. Count Dooku is incredibly concerned about these new developments, but Darth Sidious dismisses them as false advertising and mad science that is scary to the weak-minded, but will ultimately go nowhere.
Five years later, Dooku visits Kamino to discover legions of well-trained clone cadets, but an enormous mistake was made. All of them were being indoctrinated to serve the Confederacy. The Trade Federation hacked into his comm lines to discover Dooku, the head of the Separatist Council, ordering a massive secret clone army. Assuming the new clones were for them and not the Republic, as any sane person would, Viceroy Nute Gunray sent vast shipments of food and supplies to Kamino in thanks, leading to the Kaminoans believing that they were the true clients. Dooku is unable to correct himself without everyone knowing he is playing both sides.
The galactic civil war is put on hold for six months so Dooku can sort out this unmitigated disaster. Instead of two equal armies to fight an endless stalemate, the CIS gets a colossal super army, and the Republic gets no army. Eventually he is able to commission Kuat Drive Yards and Cybot Galatica to put together the best droid army they possibly could at short notice. Five years had already been wasted. The Battle of Geonosis, the first conflict of the Droid Wars, begins two years behind schedule.
Now, finally, rebellion stirs in the Outer Rim.
Early Droid Wars
Following this truly embarrassing series of insubordination, Sidious orders the entire Separatist leadership together and electrocutes hundreds of them, including Dooku, in a single devastating wave of Force lighting. Threatening them all with the terrifying legends of the Sith of the Old Republic, he tells them all that the Sith will rule the galaxy again and there is no way to stop them.
The Confederacy ruins the mystery of the Sith by announcing everything they learn about them on public broadcast. Once arcane Sith legends like Bane, Nihilus, and Plagueis become household names. 
The Trade Federation disobeys because their cloned ysalamiri renders them immune to most types of Sith attack. The InterGalactic Banking Clan disobeys because they hold too much sway over the galactic economy and the clone army itself. The Techno Union disobeys because Foreman Wat Tambor has threatened to release the entire Sith data archive left by Darth Plagueis in Tambor’s estate on Hypori.
The Confederacy of Independent Systems officially announces its rejection of Sith control. The Jedi have no idea how to react, but are pressured by the rest of the Republic to keep fighting. Many Jedi, such as Bariss Offee and Pong Krell, abandon the Republic to fight for the CIS.
Without a firm leadership, the Separatists dissolve into in-fighting, clone rebellions, and near-constant treasonous conspiracy. Republic propaganda mocks them as being dysfunctional and unfit for government, whereas the CIS itself views the successful revolutions and constantly shifting balance of power as a true example of Separatist spirit. If anything, since the CIS never had a centralised leadership to begin with, all it does is make them even less predictable. 
Count Dooku still keeps in contact with the Separatist council, even leading clone armies by himself, partially to maintain some semblance of Sith control, partially to keep tabs on these dangerously subversive alien freaks at all time, and partially because he is legitimately proud of what the Separatist cause has become, but Sidious doesn’t need to know that. One morning, he wakes up to check the holonet and receives a message about Wat Tambor cloning himself 600 times, listens to three minutes of a two-hour paranoid rant from Admiral Trench about how everyone wants to kill him, a report from a spy droid about Asaji Ventress’s death cult, a report about the Republic droid troopers turning sentient, and a message from Sidious threatening to dismantle him chromatid by chromatid if he is unable to get the Separatists to spend much more money on the war, then he goes back to sleep because that’s just the way things are now.
Late Droid Wars
Leading machines to fight against living beings is beginning to take a psychological toll on the Jedi commanders. The Grand Droid Army of the Republic splits in half by leadership, with conflicts of Jedi-led armies being more for show and protection while the Jedi try to negotiate peacefully with enemy leaders, while conflicts of non-Jedi-led armies are the most brutal in history, as many human Republic military leaders do not see their cloned enemies as sentient beings. Republic news castigates the Separatists for using child slaves as soldiers, while the Separatists argue that Jedi Padawans are also child slaves.
Piecing together old lab data left behind by Darth Plagueis, the CIS tries to make their next generation of new soldier strains Force sensitive, with partial success. Strange supernatural occurrences begin to appear among the battle clones. Commando Tup is able to sneak across an active battlefield and shoot two Jedi one after the other. An Aqua Clone survives a hull puncture of a Mon Cal space station by somehow swimming faster than water being pulled into the vacuum of space. An injured pilot-class B2 regrows an entire lung in one week without medical attention. General Kraken sends Dooku a heartfelt video thanking him for such useful electromagnet arms, levitating a metal blaster between his new mechanical hands. The cybernetics do not contain electromagnets.
Asaji Ventress, Savage Opress, and other Sith acolytes are terrified of this new development. The Force powers that once made them so indispensable are now being thrown around by lab-grown barely sentient meat. They leave to the Unknown regions to start a death cult together before their masters realise how obsolete they are. 
General Grievous attacks Coruscant, the capital of the Republic, and managed to kidnap Chancellor Palpatine. Sidious intended to let himself get captured on purpose while remaining completely safe at all times, but at this point, he can’t be sure anymore. Although Palpatine was later rescued by Kenobi and Skywalker, the residential district near the intended target, the Jedi Temple, was destroyed when half of Grievous’s flagship crash-landed into it, killing over a million people. Count Dooku dies in the process.
Anakin Skywalker is rejected from becoming a Jedi Master and joining the Jedi Council because of the many needless deaths in the Battle of Coruscant. He is extremely angry at this verdict. It was Obi-Wan’s fault as much as his, but he still gets to be a Master. If it weren’t for the Super Tactical Clone Tey-Zuka punching them both while they were trying to steer half a ship and seizing the controls, nobody would have died.
Darth Sidious orders the Separatist Council to meet on Mustafar. Naturally, none of them listen to him and they all disperse to random corners of the galaxy.
Darth Sidious enacts Order 99, not as the capstone of a perfectly executed plan, but out of desperation. There are no other choices for him. Turning against their leaders, the clones gunned them down, then each other.
Chancellor Palpatine, in the middle of the greatest wave of Republic victories in the Droid Wars, suddenly shuts down the Grand Droid Army. The Jedi, fighting easy battles against confused and leaderless opponents, find themselves without soldiers and are slaughtered. Mace Windu survives and leads a Jedi team to assassinate the Chancellor. Skywalker fights them off, but not before Palpatine is disfigured.
Anakin Skywalker follows the intel trail and goes to Mustafar, but nobody was there. Sick with rage, he massacres the native Mustafarian miners until Obi-Wan and Padmé Amidala try to stop him. After Anakin killed Padmé, Obi-Wan kills Anakin and disappears. His current whereabouts are unknown.
Order 99 had limited effectiveness, since the low standards of manufacture meant that not every clone was implanted with a brain chip, and the higher level clones with more willpower were able to intercept the signal anyway. Many Separatist leaders are still at large. Sidious sends his mysterious new apprentice Darth Vader on a mission to kill them all. This takes two and a half years.
In the meantime, the Jedi Temple, heavily damaged by the debris from the Battle of Coruscant, loses funding and support from both the Republic’s government and its citizens. The newly discovered Sith faction is much more effective than the Jedi in fighting Separatists and the Jedi are blamed for the civil war stretching on for so long. Some Jedi with good foresight were able to evacuate, but when Darth Vader assaulted the Jedi Temple, he left no survivors.
Beginning of the Galactic Empire
Palpatine announces that both the Republic and the Confederacy were weak and corrupt because they both rejected the teachings of the Sith. The remains of the Republic are reforged into a Dark Side theocracy, the Galactic Empire.
The Death Star is finally completed, bringing much stability and pacification to the newly formed Galactic Empire. In a shocking move, instead of destroying any of the dangerous Confederacy-aligned planets such as Skako or Kamino, the first planet to be destroyed is Alderaan, a peaceful low-populated planet with no military, simply for their leaders possible ties to the Rebel Alliance.
Under control of Order 99, the human Commando Clones are incorporated into the Imperial Army. Supertac Tey-Zuka is finally captured in the Coruscant underlevels on the opposite side of the planet he crashed on. All Banking Clan assets are taken by the Empire, including their private army of IG-Strain Assassin Clones. After brainwashing and threats, many previously Separatist clones now work for Palpatine.
The Empire cuts off all transmissions in a radius of 40,000 light years from Coruscant. There is nothing beyond it. All of the Separatists are dead. All of the Jedi are dead. Good obedient Imperial citizens have nothing to fear. The old maps with so many planets in Wild Space are wrong. They are Separatist propaganda to make their territory look bigger than it truly was. Anyone who claims to come from a planet that does not exist, such as “Tattooine”,  “Felucia”, or “Utapau” is lying. Report them. We should not worry about Separatists when there are space accidents to worry about. The asteroid storms are getting worse and we are losing more ships than ever. Do not waste time and energy reporting Jedi or battle clone sightings to us. All of them are dead, except for the fortunate few we rescued and reformed. You have nothing to fear.
A PIRATE SIGNAL BREAKS THROUGH THE FIREWALL!
Once again, rebellion stirs in the Outer Rim.
Many anti-Imperial organisations were able to form outside the jurisdiction of the Empire, but it was a real challenge for any of them to communicate with rebels within Imperial territory. Travelling freely from the Outer Rim to the Core is borderline impossible. Instead of directly aiding the Core Rebels, the Outer Rebels indirectly fought against the Empire by disabling signal blockade satellites, smuggling datachips, and other ways of spreading subversive information. 
Despite Imperial propaganda, entire communi    of battle clones and droid troopers can be found all over the galaxy. With the clones seeing the Empire giving up entirely on controlling the Outer Rim as a Confederate victory, and the droids seeing the Empire’s absolu   control of the Core as a Republic victory, the two armies were       to reach a compromise. Although some small skirmishes between droids and clones still occur, they are nowhere nea  the scale of the conflicts of the Droid Wars.   wever, many clones and droids still do not believe the war has ended and   ntinue fighting the each other, the Empire, and the rest of the galaxy.

In California’s Inland Empire, the supply chain doesn’t just flow. It gushes.
Logistics dominates the former citrus powerhouse where almost 5 million live. For better or worse, the region’s present and future are tied to mammoth, sleek-walled warehouses and an 18-wheeled armada connecting the fruits of overseas labor to shopping aisles and doorsteps.
That change hit light speed during the the coronavirus pandemic, which spiked demand for online shopping and warehouses to store goods bought virtually with one-day delivery. In 2020, the top 500 North American retailers generated $849.5 billion in online sales, up 45.3% from 2019 and the biggest jump since 2006, Forbes reported.
“What we see happening on the ground today is a result of our choices as a society, to shop more online, to change the way that we acquire products,” said Juan Perez, Riverside County’s chief operating officer.
The story of the Inland warehouse boom has chapters in geography, globalization and demographics — take out a chapter and the ending changes. It’s a long-running drama pitting those who see logistics as the best option for a low-skilled workforce against those who blame warehouses and the diesel-belching trucks filling them for poisoning the air, clogging freeways and paying low wages.

It’s also a story that — like the logistics industry — keeps growing:
From 2004 to 2020, the Inland logistics footprint roughly doubled to almost 600 million square feet, according to commercial real estate firm CBRE.
The number of Inland “big box” distribution centers grew 54% from 463 in 2009 to 711 in 2020, according to Statista, a market and consumer data firm.
In 2019, the Inland Empire was home to 21 of the nation’s 100 biggest logistics leases, the California attorney general’s office reported.
An estimated 40% of the nation’s consumer goods come through the region, Bloomberg News reported, and the logistics industry employed almost 1 in 8 Inland workers as of early 2021.
Amazon is Riverside County’s second-largest employer, according to the county budget report.
And these examples don’t include the planned World Logistics Center, which will bring 40 million square feet — 705 football fields — of warehouse space to eastern Moreno Valley.
The Inland region is “one of five or six locations like this in the world” for logistics, said Paul Granillo, president and CEO of the Inland Empire Economic Partnership. “The question we as a region need to grapple with is how do we take advantage of the economic engine that this sector is for us.”
In fighting new warehouses, residents often ask why something else — a shopping center, for example — can’t be built instead.
Jeff Greene, chief of staff to Riverside County Supervisor Kevin Jeffries, said a developer reportedly looked into building an outdoor retail plaza similar to Rancho Cucamonga’s Victoria Gardens in Mead Valley, a rural unincorporated area where warehouses are popping up.
“The population density (and) the demographics just don’t come anywhere close to penciling out,” Greene said.
While cargo planes fly to Ontario and San Bernardino, Inland logistics owes its scale to the ports of Los Angeles and Long Beach in San Pedro Bay. Both ports are about 65 miles from Riverside.

Unlike San Francisco and Seattle, San Pedro Bay has the geography and infrastructure to handle a large volume of seaborne cargo, said Juan De Lara, an associate professor of American Studies and Ethnicity at the University of Southern California and author the book “Inland Shift: Race, Space and Capital in Inland Southern California.”
The rise of Asian manufacturing in the past 40 years “created an incredible flow of goods coming through San Pedro Bay,” said Nick Vyas, founding executive director of the Randall K. Kendrick Global Supply Chain Institute and USC’s Marshall School of Business.
“As we look at this volume coming in, a lot of this volume had to be absorbed,” Vyas said. “We needed the warehouse spaces so when goods come in, we can store them.”
At first, that meant port-adjacent warehouses. But Los Angeles County started running out of logistics space and in recent years, L.A. County warehouses have been converted into lofts and workspaces, said Jay Dick, a CBRE executive.
Troy Plotkin, vice president of operations for Approved Freight Forwarders, a shipping company in the City of Industry, called the Inland Empire “the next closest place, really, to get freight out of the port and yet stay in this very large clientele base.”
At least 20 million consumers are within a two-hour drive of the region, he said, adding that Inland warehouses can be built with higher ceilings, which cuts costs because goods can be stacked higher.
Roads, rail, land, workers fueled warehouse growth
As the logistics industry moved eastward, it followed existing roads and rail lines. The launch of the U.S. interstate network in the 1950s led to the 10 Freeway, which runs from Santa Monica to Florida, and the 15 Freeway, which flows Inland and through Las Vegas to Montana.
A 1964 renaming of highways christened what is now the 60 Freeway connecting Riverside to L.A. The 10, 60, and 15 converge in Mira Loma, a neighborhood in Jurupa Valley that was an early hotbed of warehouse activity in Riverside County.
In the 1800s, Inland railroads replaced stagecoaches and brought in settlers and tourists, said Juliann Emmons Allison, a UC Riverside professor studying sustainability and environmental policy. But starting in the 1980s and continuing through the early 2000s, railroad companies spent tens of millions of dollars upgrading their facilities to move large volumes of goods more efficiently, De Lara said.
All that was needed was flat, vacant land — “You can’t build a warehouse on the hills,” Dick said — and the Inland Empire had plenty of it, along with a ready-to-go workforce.
A pro-logistics argument is “we have the least educated workforce in Southern California,” Greene said. “These people aren’t going to work in biotech … so therefore, warehouses are the best thing they can get. And that’s been kind of their pitch.”
Roughly a third of Inland households are under the $50,000-income level, compared to 25% for Orange County and 29% for San Diego County, 2019 census data shows. About 20% of residents in Riverside and San Bernardino counties have a bachelor’s degree or higher. In Orange and San Diego counties, it’s 41% and 40%, respectively.
The Inland area’s need for jobs grew in the 1980s when Kaiser Steel closed in Fontana and the 1990s when Norton Air Force Base closed in San Bernardino and March Air Force Base downshifted to become March Air Reserve Base.

Norton became San Bernardino International Airport and, in 2016, the agency responsible for redeveloping Norton announced that the 9,000-plus jobs lost in the closure had been restored. Amazon accounted for about a third of them.
Warehouse jobs are available in the Inland Empire “but it does nothing to change (the community) if you keep bringing the things here that are lower wages,” Allison said.
Catherine Gudis, a UC Riverside history professor, sees parallels between warehouse workers and those who toiled in farm fields a century ago. “It’s an exploitation of labor for the purposes of gaining the greatest value out of the cheapest possible production of the commodity,” she said.
There’s a line of thought that the Inland Empire “has always served the coastal communities,” Allison said.
“So land becomes more expensive there and those areas become places where people live, and these Inland counties become places that support those people,” she said. “So there’s also kind of an extension there that you’re not going to put your warehouses in Irvine. You’re going to put them out here.”
It’s no coincidence that whiter, wealthier communities are less likely to have a warehouse next door, Inland social justice activists said.
In May, the South Coast Air Quality Management District board, which is tasked with helping Inland residents breathe easier in a region with routinely poor air quality grades, passed new regulations targeting pollution from warehouse-bound diesel trucks. In making their case for the new rules, district officials said those living within half a mile of a warehouse “are more likely to include communities of color.”
Those whose shopping habits support warehouses are farthest from them and “people of color get all the burden,” said Andrea Vidaurre, policy lead for the Inland-based People’s Collective for Environmental Justice. The disproportionate number of warehouses in minority communities is “environmental racism,” Vidaurre said, adding that 80% of the warehouses her group studied were in zip codes where mostly people of color live.
More than half of residents in Riverside and San Bernardino counties are Black or Hispanic, compared to 39% for San Diego County and 36% for Orange County, according to 2019 census numbers.

Granillo defended the logistics industry and its growth.
“What is the remedy? We’re not gonna purchase anything? Fulfillment is the new retail,” he said. “It’s growing at a much faster rate than anyone predicted. This is a reality that we have to deal with. This is a new way for people to purchase things.”
Granillo added: “We need to look at the complexity of what this sector is comprised of and not just run to our corners and point fingers.”
Was logistics focus a choice?
While geography and demographics laid the groundwork for logistics, so did land-use policy, said Jeffries, who was first elected Riverside County supervisor in 2012.

“I would argue that the county for many years had the welcome mat out for logistics and perhaps you could argue still does,” said Jeffries, whose district, especially south of Riverside and west of the 215 Freeway, is ground zero for logistics.
For example, Jeffries said his county’s development impact fees, levied on development projects to offset their burden on public services, incentivize logistics.
Perez, Riverside County’s operations officer, said fees are based on studies of how growth affects roads and other public services. Logistics projects fees “proportionally … are somewhat lower” than for other projects, Perez said.
It’s not an apples-to-apples comparison between warehouse traffic and shopping center traffic, Greene said.
“All the warehouse vehicles are slow, giant … diesel-y vehicles,” he said. “Getting stuck behind a passenger vehicle … isn’t nearly as annoying as getting stuck behind a semi.”
Riverside County’s development fees are being reviewed and new rates should be established by year’s end, county spokesperson Brooke Federico said.
San Bernardino County does not have development impact fees, but looks at project impacts on a case-by-case basis, spokesperson David Wert said via email. Land Use Services Director Terri Rahhal said in an email that county zoning rules “are not organized to make it easier or harder for particular land uses.”
Logistics projects are in a land-use category that requires conditional-use permits, which have more public transparency as well as “more intensive design review and conditions of approval,” Rahhal added.
Developers also benefit from decades-old zoning maps that make it almost impossible to reject warehouses because they’re an allowed land use, Jeffries said.
Warehouses “seem to have zero obligation to be a partner in the community to make those communities better,” he said. “You can come in, you can build your big ugly boxes, you can clog all the roads with tractor-trailer rigs. But you don’t have to really help with anything.” 
In 2019, Jeffries proposed a Good Neighbor Policy to help unincorporated communities with large warehouses. Among other rules, the policy called for trucks to be limited to five minutes of idling, truck bays and loading docks to be at least 300 feet from homes and lighting to be directed downward into a project’s interior.
Riverside County’s Board of Supervisors passed the policy by a 3-2 vote, but not before changing it so supervisors could decide whether to enact the rules in their districts.
What else is there besides warehouses?
There are glimpses of an Inland future beyond logistics.
Inland leaders hope the California Air Resources Board headquarters under construction in Riverside and medical schools at UC Riverside and California University of Science and Medicine in San Bernardino — the first classes enrolled in 2013 and 2018, respectively — will foster the types of high-paying, high-end jobs enjoyed in coastal California.
Renewable energy could be key to Riverside County’s future economy, Perez said, noting there’s demand for clean energy and “we’ve got land and a lot of sunlight.”
Meanwhile, the supply chain shows no signs of slowing down.
“I think (logistics) is a major employer and will continue to be,” Granillo said.

Plotkin, of Approved Freight Forwarders, lives in Moreno Valley and commutes to the City of Industry every day.
Truck traffic frustrates Plotkin, too, but he believes “there’s a lot of things the (logistics) industry is doing responsibly … they’ve worked on improving the vehicles and emissions” and logistics companies volunteer in the community and donate to local charities, often without fanfare.
Still Jeffries remains frustrated by the number of warehouses rising, saying “we’ve done this to ourselves.”
“We’re accepting what should not be high on our list an industry — yeah, we’ve got to have it out here — we’ve got 2.4 million customers (in Riverside County),” he said. “But do we have to be the center of the universe of logistics?”
