SAW RANT TIME
So I was ranting about SAW earlier and I just need to make it into a post. There is SO MUCH IN THIS GAME I JUST LOVE. However for the sake of my fingers typing this all out and your poor eyes if you read all this I will be more focusing on plot, spooks, and such since we already know the puzzles be pretty dope. (spoilers of course)
First off, this game is just so freaky. Like I forget every single time how SCARY it is. The sound design is off the charts, the weird ghost sounds and the static, dripping water and the crashing noises? It’s amazing. The music is beautiful and haunting at times, and at others it’s straight up stressful and terrifying. 
There was legit one point I had to leave the Ryokan and go into town I just couldn’t take the uneasiness anymore. 
And it’s not just the music and sound; the empty, sterile, cold feeling is so freaky. And don’t get me started on the underground baths. That place is terrifying. It just feels dead and like you’re gonna get sick and die in there or something. Or find something you will never be able to forget.
Even the town is kinda unsettling- it’s so empty. Like every Nancy drew game is like this but it’s somehow much more noticeable and odd in this one. You’re not even safe in town due to the dvd, the window scene, and the text message.
As for the actual haunts themselves, I get so freaked out everytime. The baths, the string of doors closing, the two removed, red name, watery footprints, the shadows, and especially the time you get locked in the room. That one gives me so much anxiety I dread it every single time I play the game.
The setting is just so terrifying and honestly I love this game for it. (funny story I waited a while to play this game after it came out because I was deathly afraid of it but that’s a story for another time) (didn’t look in mirrors for a while)
But enough about the spooky stuff. I wanna get into the story. 
There were a few things I noticed on my playthrough of the game this past time. First, Rentaro mentions that the hauntings started when someone saw something in the baths a few years ago. Then the ghost hunters started showing up. At the end of the game he says “I didn’t start that- they did! They wanted a show and I gave it to them!” which makes me wonder. He clearly is referring to the ghost hunters here, the ones that showed up after the first haunting. He got the idea from them. So what was the first haunting?
I’m open to any answer really. You can say that there are no real ghosts at the Ryokan, like Nancy believes. Or you can say that the ghosts are real; which leaves you with two options. 
Kasumi is indeed a ghost haunting the Ryokan. This is either because of her death, or because her will isn’t found yet, but I believe if she really is there Nancy’s actions did help her spirit pass on. I don’t want to go....to much into her death but it’s all very weird for me. But we’ll talk more on Kasumi later.
The other option is that there are other ghosts there besides Kasumi. It wouldn’t surprise me, this place is super old and just has really weird vibes. This would mean that they were around before Kasumi died. 
My thoughts on Kasumi and the family:
As for Kasumi’s death, I’ve always thought it was weird how everyone treated it but it was very integral for the story. Which is why I feel it’s weird not to clear things up? It’s so weird because they say the police considered it to be a homicide. Why? Some people have said they thought it could have been purposeful on Kasumi’s end but I feel like the police would figure that out? (there is the whole business with the sword shrine there at the end) Miwako says they all just let her die there alone, and it’s clear that they all feel guilty for her death, especially Takae. Maybe she fell into the water and didn’t try to get out? I don’t know. This part of the game is still a bit confusing to me, but I guess the important part of information is that they all feel guilty for her death. I also have a theory that it could have happened because of the other ghosts in the Ryokan and that’s why I brought that theory up earlier but that has less backing.

But beyond that, I wanna talk about Yumi. Yumi found Kasumi that night; she was only sixteen I believe. Later on when she was old enough she left the Ryokan, wanting to forget the past, “where you keep all the terrible things that have happened”. Yumi is such an interesting character to me; she has this weird friendliness that seems to come so fast. She seems carefree, confident and stubborn, yet she has these moments where the facade drops and you see just how scared she is. She is terrified of the Ryokan, and she is terrified her mother is still there. Based on the DVD I think she’s gotten numerous hauntings herself, and I really feel for her. 
She secretly wants Nancy to figure out what’s going on from the pictures, but she is consistently warning her off it which is a bit weird. I also get the vibe that right off the bat she’s testing Nancy, seeing if she can really do this. I feel like some people can write off Yumi as being a selfish brat, which I understand but at the same time I get it. I’d want to get out of there too. She’s gone through a lot of trauma and I really feel for her. She’s running from her past and trying not to let it catch up to her.
Yumi leads Nancy to her set of numbers so she can solve the puzzle, which makes me think she believed Nancy could figure it out and probably solve whatever puzzle Kasumi had put together, which might end everything. (she was right yo) But after Nancy sees the window message near the very end of the game which says “Yumi I know your secret-I can’t wait to see you again”. That is not only freaking terrifying for us, but in context for Yumi even more so. I may be wrong on this, but I’m guessing the “secret” is that Yumi believes the hauntings are because of her- because she left the Ryokan. This is her fear and what she’s been trying to run from. 
Me thinks Yumi has been seeing this same message many a night and why she sometimes doesn’t stay in her apartment, rather at a friends. Nancy seeing it makes her believe that she hasn’t just been seeing things and that it is real- she tells Nancy not to worry and that she will make everything right. I take this as her saying she will go back to the Ryokan and take over; which is exactly what Rentaro was trying to get her to do with that message. 
Essentially, it’s a good thing Nancy solves the case when she does, otherwise it would have been too late- Rentaro would have won.
As for Takae; we know a lot about her, and I don’t want this to drag on even more, but I want to bring up one particular convo you have with her. She talks about how as she was a child a bird she tried to lure into her room got in and couldn’t get out. How the bird was thrashing and so scared, and how much it hurt Takae to see her like that. At the end Nancy asks why the heck she had to sit through such a lot story, and Takae says “Kasumi is still here. I must help her.” 
Takae wanted Kasumi to stay forever at the Ryokan, hence the food luring bit. But once she got in, once she stayed it wasn’t right- she’s scared and confused and can’t get out- harming herself and others. At least this is how Takae sees it.
This is important because at the end of the game during Nancy’s letter you see a bird on her balcony. When she describes how the Ryokan is getting more guests than ever, the bird is show to have flown away. 
I was always confused at this detail but now I realize that this is the same bird as before- Kasumi. 
Now you can take either enterpretation you want; you can say that because of Nancy, the family is finally able to let go of their guilt that haunted them. The “a ghost doesn’t have to be real to haunt you” bit. They are able to move on and set her free. 
You can also take this as Nancy finding the will and stopping Rentaro literally set her spirit free, and she was no longer trapped haunting the Ryokan. 
Either way you interpret this game, there is something very special to it. It talks about grief and guilt, and how the past affects people. I feel like HeR started to bring up deeper storylines in these later games such as in SAW, CAP, and GTH. But they also left it open to allow the supernatural to be still real as well. 
Shadow at the Water’s edge is probably one of my favorite games and it’s spooky lil butt will always hold a place in my heart. If you read this, I hope you enjoyed me hashing out my thoughts, and please let me know anything you wanna bring up about this game!!!!

15. favorite book you read as a school assignment?
I loved all of our books that we read in our “dystopian unit”. Fahrenheit 451, Animal Farm, etc. I also love the short stories “There Will Come Soft Rains” by Ray Bradbury and The Landlady by Roald Dahl. I also loved The Giver. I wrote a huge paper on it my senior year of high school. In college I loved this class I took called Darwinian Revolution and it analyzed how evolution is used wrong by people and how the core values of science can be twisted to support things like eugenics etc. 
25. first song you remember hearing?
Honestly I don’t know. Probably something by Boston, Counting Crows, The Eagles, Hootie and the Blowfish, or Paul Simon. Those were all regulars in the CD rotation in my mom and dad’s car. If I had to bet...the Paul Simon Graceland but on cassette tape. 
52. favorite font?
I switch this up a lot. Depends what I'm using it for. For writing fics and academic papers I just like plain Cambria. Aesthetically I love sans serif fonts. The odd satisfaction I get from clean lines is just a thing I can’t explain haha.

I think I lost my mind...

The fire monster was reconsidering his life choices so far as he stood in front of the body less, grinning idiot that was Gaster’s skull. Why did he thought Gaster was in actual trouble when he sent a Whimsun to call for help? Rushing through the market, trying not to bump or shove the other monsters and human, he made his way to the tower where the labs were. Opening the door loudly, he called for his friend only to be greeted by a surprise jump scare from one of the cabinets.
“Hahaha! You should’ve seen your flame, firefly! It went all WHOOSH! It was amazing- hey! No, wait! Don’t go! I do need help!” Gaster said, calling back to Grillby who was already halfway out of the room. Managing to teleport his head into a nearby table, he kept talking. “Um… as you can see… well, I seemed to have lost my body…”
“How... do you lose your body?” The fire monster said exasperated, not daring to hold his friend’s skull. “How CAN you lose your body, Wing Dings? Of all the things…”
“It… um… I don’t know.” he answered, looking to the side pensive. “When I woke up I was already like this…”
“So someone pranked YOU… huh, justice does exist in this world.” The flame chuckled.
“How mean, Grillby. Here I am reduced to just a skull, and you can’t find it in your soul to even pity my situation.” Gaster faked sobbed. By the time he realized, Grillby was walking out of the room. “HEY!!” in a fit of panic, he teleported in front of the fire monster, only to almost fall down if it hadn’t been for Grillby catching him on time. He forgot he was just a skull and was glad for his friend’s reflexes. “Nice save…”
“I should’ve just let you fall… for that thing you pull back there...”
“Grillby, this is serious! I- I really don’t know where my body is… if you can’t help me I could ask Cambria but... she’s been so busy lately…” the skull looked downright pitiful as the edges of his eye sockets started to wet from tears.
Holding Gaster a bit too carefully for someone who was annoyed, remembering that yes, the doctor was somewhat a nuisance most of the time and could get downright irritable with his jokes and pranks but none were mean spirited or with bad intentions. Most happened when Grillby was in a bad mood to “lighten him up” or just the moment was appropriate like a few minutes ago. Grillby sighted. Annoying as he was, -at least for Grillby, - Gaster considered him a friend and what kind of friend he would be if he left the doctor in a bind like this. He did looked shaken, who wouldn’t be?
Getting back in the room, he set Gaster on the nearest table again. “Okay… okay… I’ll help you out. Do you remember… what you were doing… before you fell asleep?”
“I was here reading my notes, just comparing the results from yesterday’s training regimen when I got too tired and said: I think I’ll take a small break, and then I fell asleep.” he said, his face ten times more expressive.
“So basically, no leads…” Grillby’s shoulders dropped.
“Sorry…”
“Don’t need to apologize.” considering him for a moment, he lifting him up. “Can’t you sense your body… or something?”
“I can only use a small fraction of my magic. If what I had lost an arm or leg, I could easily find it but since I’m literally missing most of myself, I can’t access my magic. If I was a short distance from my body I might be able to even move it…”
“So… do we… ask around? Walk around the castle and town... see if you can pick any sign of your body?”
“Seems like the most reasonable solution.” Gaster answered defeated, noticing that his friend seemed to be looking for something. “Something wrong?”
“I’m not carrying you all the way…” he spotted a bag on one of the opened cabinets.
“Don’t you dare, firefly.” Gaster warned.
Turns out, keeping Gaster’s skull inside a bag was far more irritating than just carrying him around in his hands.
Walking around the castle grounds, everyone they passed by looked at them with odd expressions; some laughed, some got scared or worried. Some of them commented with hushed tones about how it suited the skeleton monster that look better. Those reached Grillby’s ears and was not pleased by it. Whenever someone laughed or murmur, he glared at them, most not really wanting to pick a fight with an elemental. A fire elemental to be more precise. Some knew of how temperamental his kind was; of how easy it was to make them mad.
“How about you wear me as a helmet and really give them something to be truly afraid of?” Gaster said in his hands.
“Huh?”
“I can’t really see your face right now but you’re hands feel hotter under these gloves you’re using. They need to be cleaned, though…” he said, moving a bit in Grillby’s grip.
“You can tell…” Grillby asked a bit surprised.
“For me to learn, I observe. I analyze. We spent a lot of time together so of course I can tell you're upset. What kind of friend would I be if I couldn’t?”
Grillby stopped in the middle of the hallway. Brushing a thumb on the skull’s jaw, he couldn’t help but smile, besides himself. He was just glad Gaster was incapable of watching.
“Your welcome, Grillby!” he said, happily bouncing on Grillby’s hands. “Your hands got warm.” both laughed, wiping away the heavy atmosphere they had.
After a while of walking, the fire monster became silent again. “... maybe… you could find your body… if you have another one…” that had confused Gaster, asking to explain further. “I could wear your skull… like a helmet. Maybe my magic can help you… since passing my magic to you through my hands… isn’t working at all.”
“That… might work, yeah!” Gaster laughed.
Leveling Gaster’s head to his own, Grillby paused for a few seconds, figuring how he was  supposed to put his friend’s skull -who tried a few times to persuade him if he wasn’t sure. Closing his eyes, he let the fire in his head absorb Gaster’s skull without hurting him.
Opening his eyes, their eyes, he could see normally but it bothered him how the edges around his eyes were covered in darkness. “Gah! Whoa…. it- it feels so weird!” Gaster said through Grillby’s fire. “Are you alright? Does it hurt?”
“... just hurry up… i’m fine...” he said, his voice disembodied from how he used to sound.
“Okay, okay.” Gaster closed his eyes, effectively clouding Grillby’s view. “Oh! Oh hoho! Grillby you’re a genious! I can feel my body!”
“Great… you know where it is...” Grillby asked, trying to not push the strange limb from his being. It was such a hard task especially considering how cold Gaster really was. He never had really experience a drop in temperature that wasn’t caused by himself when reducing the heat he produced. Not even in winter did he felt that cold. Gaster was many, many degrees lower than himself, making his body compensate for the change in temperature. There was something tingling on his fire and he didn’t really knew what it was.
“Yes! But it’s weird… why would it be there-” he didn’t get a chance to finish before he was pushed forcefully out of Grillby’s fire. Rocketing backwards, he teleported somewhere safer out of instinct, slamming on Grillby’s chest who almost didn’t had the chance to react. “HEY! What was that?! Did you- did you sneezed?!”
Making a hissing sound that almost sounded like a sniffle, Grillby shivered. “Probably? I don’t know… I’ve never sneezed before…”
“Oh stars… Let’s get my body so I can check you to see if maybe this was a bad idea.”
“Where is it?” Grillby sniffled again.
“In mine and Cambria’s room…”
Grillby almost let Gaster fall.
On their way to his room, they had the bad luck of stumbling into Cambria, who was actually just coming out of a mess hall. Grillby had to dodge her as he was running a bit too fast to stop so suddenly, that he almost tripped with her. Somehow, the Captain managed to maneuver him to a standing position, without looking away from Gaster’s skull.
“WHY IS MY HUSBAND JUST A SKULL?” She asked, crossing her arms.
“Well, you see, dear-”
“It’s not much of a difference, if you ask me…” Grillby said, drumming his thumbs on the skull’s jaw.
“Hey!”
“TRUE.”
“Cambria?!”
“WELL? I’M WAITING FOR AN EXPLANATION.” She said, shifting her weight to one leg. Grillby didn’t want to talk, so it fell onto the resident chatter box to narrate the story. “YOU LOST YOUR BODY? i mean…  AT THIS POINT I BELIEVE IT, DON’T KNOW WHY I’M SO SURPRISED.” she shrugged.
“It seems it might be on your room.”
“OUR ROOM? HOW DO YOU KNOW?” There was an awkward silence that run between them for a couple of seconds. “THAT’S… NOT IMPORTANT THEN. COME ON! I’LL HELP YOU OUT!”
“Really?!” Grillby saw stars on his friend’s eyes.
“YES! I WANT TO MAKE SURE. I DON’T WANT TO HAVE’TA CARRY YOU AROUND EVERYWHERE! WOULD LOOK COOL HAVING AN EXTRA SKULL ON A SHOULDER PAD OR HANGING FROM MY BELT, BUT I RATHER NOT HAVE TO BE AFRAID OF LOSING YOU SOMEWHERE.” she said, rubbing her chin thoughtful.
“You could keep me in your inventory.” Gaster laughed, amused by that.
“HAH! NO.” she deadpanned with a big smile on her face.
As they got closer to their room, Gaster could start feeling his body faintly at first. Hurrying in, he looked around, trying to spot where it might be. “In… in the closet??”
“Why would your body be in the- oh! I get it… why am I sure that this… is just another prank of yours?” Grillby set his friend on the bed.
“Why would I put my body in the closet?!”
“I don’t know. You’re weird like that.” he took a few steps towards the closet. Looking at Cambria, he noticed she was still standing by the door. It hadn’t been that long he met the Captain and didn’t know her that much, but he was sure there was something strange in her eyes.
As he was about to pull the closet door, he stopped. “You were the one… who placed his body in here, right? Captain?”
“WHY? BECAUSE IT’S MY ROOM AS WELL?” she said offended, but the glint in her eyes didn’t go away. Grillby only lifted an eyebrow making her burst in laughter. “PFFF! GAHAHAHA! OF COURSE IT WAS ME! WHO ELSE WOULD’VE DARE DO SUCH A THING?”
“Wait- but why?? How?!” Gaster said, more intrigued than actually offended. “You have to cross the training grounds and mess hall to get here. How you do that?”
“A LADY NEVER REVEALS HER SECRETS!” she said proudly, standing akimbo as she laughed. “AND AS TO WHY, WELL. DO YOU REMEMBER THOSE TIMES YOU STARTED HIDING MY STUFF FROM TIME TO TIME OUT OF LITTLE, INNOCENT FUN?” Gaster froze as she walked towards the bed. “WHAT DID YOU START WITH? ONE OF MY BOOTS, NO?”
“M-m-maybe?”
“THEN IT WAS A SHOULDER PAD. THEN A GLOVE. MY SWORD.” she remembered, lifting his head to face level. “DIDN’T YOU ALSO HID ONE OF MY HANDS, LOVE?”
“Did I? I d-don’t remember...”
“BUT DO YOU REMEMBER I TOLD YOU, ONE DAY I WOULD REPAY YOU BACK IN FULL?”
“Did you? Heh…”
“YUP. NOW. WE’RE EVEN.” she said, booping him on the noise. She turned her eyes on Grillby, who was leaning on the closet watching the strange couple from a safe distance. “sorry for dragging you into this, grillby.” she said in a lower, more apologetic voice than the menacing one from before.
“It’s okay.” he sniffled again. “I’m just glad… I don’t get to carry him anymore.” he said with no reproach on his voice.
“HAHA! GOOD! NOW, I THINK I HAD MY FUN FOR TODAY.” Cambria said, still holding Gaster’s head as she went to open the closet door. Instantly, a body fell down from it, twitching a bit as the magic connecting it to the head grew stronger again. “WELL, THERE YOU ARE, LOVE!”
Grillby was really, REALLY, considering his life choices again.
“Sigh… good thing you love me, Cam… if this is how you threat me, I don’t want to know what you’d do if you’d hated me.” Gaster said as his body stood up itself, dusting his robe and pants.
“PRETTY MUCH THE SAME.” she laughed, handing the head back to it’s rightful owner.
At the moment Gaster was about to place his head back, Grillby decided to leave the room before he had to see his friend reattaching himself. That of course, didn’t stop him from listening to him popping and cracking the bone in place. He waited for them outside, feeling like he had intruded into their private space long enough.
“Ah! Much better. But really? How did you moved my body up here?” he heard Gaster ask, followed by a soft chuckle he rarely heard from Cambria.
“don’t lose your head thinking about it, love.”
And with that, Grillby was off, too tired to stand any more skeletons and their ridiculous antics.

Study shows cities with ride-hailing services report lower rates of sexual assault

Since Uber’s launch in 2010, ride-hailing has grown to one of the most dominant transportation modes in many cities. Thanks to ride-hailing, travelers no longer need to wave a hand to taxicabs in hope of getting picked up. Even if you are fortunate enough to own a car in a city, you are free from driving after drinking and don’t need to find an elusive parking spot, which often seems to equate to winning a lottery.
Along with their exponential growth, however, companies such as Uber and Lyft have had to endure a number of criticisms and scandals. One of such crises is that there have been a number of incidents where its drivers committed sexual assault or other crimes. But our research provides a surprising finding: Ride-hailing, in fact, reduces the occurrences of sexual assault.
In our article “The Deterrent Effect of Ride-Sharing on Sexual Assault and Investigation of Situational Contingencies,” we analyzed data from New York City in 2015, which include Uber transaction records and crime reports. We found that the more Uber pickups take place in a neighborhood, the less likely it is for a rape incident to be reported in the same area. Our results suggest that a 1% increase in Uber pickups lead to a decrease in reported cases of sexual assault by as many as 48 cases per year in NYC.
Ride-hailing drivers can be dangerous people. We’re certainly not saying that they’re not committing crimes — however, the good people who work for Uber or Lyft might also be helping to keep the innocent away from other potential dangerous people, too.
Our in-depth analysis reveals more interesting insights. Specifically, we find that ride-hailing contributes to a greater reduction in rape cases in areas and situations where the transport supply rarely meets the demand, such as:
at the areas where fewer taxi pickups occur.
in the outer boroughs of NYC (Brooklyn, Queens, Staten Island and The Bronx) — rather than in Manhattan.
in the areas with a greater percentage of nonwhite residents.
at nighttime.
in the areas with more alcohol-serving places during Friday-Saturday nights than during weekday nights.
when a greater number of other crimes occur in the same area.
So, how is this possible? How can ride-hailing decrease, rather than increase, reported sexual assault incidents? Simply put, it helps potential vulnerable victims by moving them to safer places (home) as quickly as possible.
Why women are indefinitely sharing their locations
Waiting for a taxi on the street, walking eight blocks to a subway station or even riding the subway home alone may be undesirable options late at night, but ride-hailing affords travelers with an option to escape such a situation. Our data shows that wait times for Uber are substantially shorter than it is for taxis, and in the outskirts of a city, Uber is more widely available. In 2015, in the outer boroughs of NYC, about 23% of the rides were provided by Uber, which was twice as much as in Manhattan (12%), increasing up to 91% in the areas farthest from Manhattan (e.g., Bensonhurst, Queens Village, Cambria Heights).
This is thanks to real-time matching of supply (drivers) and demand (passengers) through Uber’s mobile platform. Its platform knows exactly where both passengers and drivers are and can instantly match a passenger to the nearest driver, whom it can direct to the exact location of the passenger. Dynamic pricing also allows drivers to respond to market demands instantly, which helps match supply and demand closely.
This platform’s real-time matching and dynamic pricing also explain why the crime-deterrent effect of ride-hailing is stronger outside Manhattan. As said, it is difficult for a passenger to find a taxi out on the street; by the same token, it’s difficult for taxi drivers to find passengers on the street. Taxi drivers usually drive around or wait at popular pickup spots (e.g., airports, train stations, hotels), but it is not economical for them to do this in the outer boroughs. Because of this difficulty in finding passengers, most of them tend to operate at heavily populated areas. Ride-sharing fills this transportation gap, allowing potential crime victims to easily transport themselves to their homes.
We have also observed this effect across other cities in the U.S. between 2005 and 2017. We found that when Uber commences its service in a city, the number of reported rape incidents has declined by up to 6%.
So, what do our findings mean for policymakers? Our research echoes that public safety and transportation are interrelated matters, and reliable, convenient transportation infrastructures for citizens can be one of the mechanisms to deter crimes.
For instance, many areas with underprivileged populations suffer from persistent crime and are typically underserved by public transportation. As we mentioned, ride-hailing has a greater crime-prevention role in the outer boroughs or in more economically deprived areas. Our research informs us that by improving transportation infrastructures in such areas, we can bring multifaceted values to the citizens, including crime prevention.
To fill the transportation gap, some local governments are starting to operate on-demand transportation services. Under this service, instead of buses running over fixed routes on a predetermined schedule, passengers can request a ride anywhere, and a bus will respond and transport the passengers. Many universities also operate safe-ride programs for students around the campus. These types of flexible transportation systems can be more cost-effective for municipalities and while playing a role in crime deterrence.
Companies that aim to provide customers and employees with reliable transportation could benefit from IT-enabled transportation platforms, where new technology startups can play a role. For example, healthcare organizations have partnered with major ride-hailing companies to provide reliable transportation for their patients (e.g., Uber Health, Lyft Health), so that they can easily reach to care providers.
Ride-hailing drivers can be dangerous people. We’re certainly not saying that they’re not committing crimes — however, the good people who work for Uber or Lyft might also be helping to keep the innocent away from other potential dangerous people, too.

Rent vs. Buy: The Best Places to Become Homeowners—or Remain Renters

Instead, it’s whether it makes more financial sense to just keep renting, rather than sinking money into the purchase of a home. And it all depends on where you live.
In more than 8 out of 10 counties, 84%, it was cheaper to rent than to buy in the fourth quarter of 2019, according to a recent realtor.com® report. In the past year, it has become better to buy in 26 counties—in part because mortgage rates have dropped under 4% in that time.
The economics team at realtor.com analyzed the 593 counties with at least 100,000 residents where sufficient data was available to come up with its quarterly Rent vs. Buy report. It looks at the percentage of income required to rent and to purchase a home, using listing, rental, homeownership, mortgage, and income data.
“Renting remains the more affordable option in a lot of the country,” says Senior Economist George Ratiu of realtor.com. “However, due to declining mortgage rates, we are seeing buying becoming more financially attractive.”
Smaller counties in the Midwest and South tend to offer lower-priced real estate and a cheaper cost of living than the big cities along the coasts. That’s because land and construction labor are less expensive and there are fewer zoning regulations. Plus, there isn’t as much demand for a limited supply of homes in smaller and midsize cities and the surrounding suburbs and exurbs.
Meanwhile, New York City and ultrapricey (and scenic) California counties on the water dominated the list of the highest-priced counties where it makes more sense to rent. These places tend to have lots of good-paying jobs, lively social scenes, and natural beauty. Six of them had median list prices over $1 million.
“Affordability is driven by geography,” says Ratiu. The most expensive markets have “solid economies and strong job growth, which is very attractive to young professionals. The trade-off is that it’s much more difficult to get a foothold in homeownership.”
