I want to start off by saying that we would not be able to move without your continued support over the last year, throughout a pandemic, and we could not be more grateful for that! But unfortunately 600 sq feet of space is not enough for me to run a business (practically & well) out of, without cramping my husband and pets.

I’m going to break down everything financially as well as I can so that everything is transparent as possible for why I am asking for help! I want to clarify that while this is not an emergency, it is going to tank my savings account even before we are able to purchase furniture. We are moving into a small house, and there are so many things we need that apartments don’t necessarily require. I want to be clear while this is a privilege, it still costs a lot of money upfront to move. More space costs more money and since we are planning to live there for a few years before we can purchase a house, it’s just about the same amount of money that we would be spending to fill a new house anyway. I’m not expecting y’all to pay for my shit, but we both (my husband and I) rely on savings for emergencies because this is America. Without that accessible anymore, it is just added stress.

Lastly, I am working DoorDash currently to supplement my income because Etsy covers bills, but nothing else. I am disabled and cannot return to the regular workforce, nor can I guarantee that my health will always be stable. That’s why having emergency $ has been so incredibly helpful since the beginning of the pandemic and now I need to spend it so that we can move on to better things, literally.

Moving Costs - Most Important

$950 - House Deposit : paid 7/8

$1420 - Last two months rent at current apartment. The lease requires a 60-day notice for lease-breaking, but our lease ends at the end of September anyway so it’s not avoidable.

New Things We Will Need to Buy

**These are not emergency buys, but ASAP or over time.

$180 - Bed Frame. We currently don’t have one at all, just a mattress over an old box spring.

$160 - TV stand. We are currently using cube storage and the cat peed all over the bottom so the particle board is weakened and expanded 🙃

$300+ - 1 or 2 AC units for this heat wave and/or if the central air doesn’t cool enough. We don’t currently own any.

$1200+ - Washer/Dryer set since this is the first time we will have hookups. We use an off-site laundromat currently.

$300 - Two bookshelves. For books, but also to store my shop supplies safely.

$200+ - Printer for the business so I can offer cheaper shipping and/or new products, better branding.

$170 - New desk for work

$200 - Hutch. We also sell glassware and it is currently all stuffed in the cube storage under the TV.

$400 - Kitchen island/eating area

$150 - Weedwacker. The house comes with a tiny yard that is currently overtaken by incredibly giant weeds.

I’m sure there are tons of things I am forgetting overall, but this is the gist of our expected expenses over the next few months.

All Hel Mary’s will be 15% off though 7/31/21 or later if we still need more help. This includes finished and pre-made listings. New arrivals may not be discounted until a week or so after sitting in the shop.

*Not every piece I have available to paint or purchase finished is listed in the shop! If you are looking for something specific, I still have a lot in storage and other finished pieces in local stores that have not sold. I am planning on taking back at least 4 pieces that aren’t selling locally to add back into the shop.

*Klarna payments (4 - 1/4 payments every two weeks) are available through Etsy for orders over $50. I cannot offer scheduled payments through me directly.

Please expect your budget for hand-made work to be between $80-$250. All statues are thrifted first and then redecorated.

Just got off the phone with someone from my property management - my lease is due to expire at the end of May and they wanted to see where I’m at with staying versus renewing and I said that I’d been thinking of moving but currently I felt like I would end up renewing, which kinda hurt to say a bit. They saif they’d send a renewal letter before long and they would check with the owners - some are selling their buildings, some are looking for increases, most are keeping rents the same level.

If I do move, I need to send them the notice to vacate by the end of the month because 60 days are required.

While I had the guy on the phone, I asked about the pet addendum and he said he didn’t see anything but he’d check after he finished a few more phone calls and if there wasn’t anything, he’d send me the forms and information needed.

WHAT DREW YOU TO THIS CHARACTER? MJ is a spitfire and my spirit animal. She’s feisty and fiery and I love how she’s always unapologetically herself, even when it shoots her in the foot. She’s not the traditional-type character to bring to Sokovia considering she is very much a civilian, but I think her personality can definitely bring some fun.

WHAT BROUGHT YOUR CHARACTER TO SOKOVIA? It’s a little complicated. She applied for a job at the UN in Sokovia to be their Goodwill Ambassador, and somehow someway she’d gotten through the first several rounds of interviews. She had gotten a job with a charity working out of Sokovia for the moment as well, as a back-up just in case they went with someone else. But, surprisingly enough (or so it felt to her), she’d gotten the job. The charity work and the Goodwill Ambassador job went hand in hand, and MJ found that it was more joy-bringing than she’d thought it would be.

DID THEY SIGN THE ACCORDS? WHY OR WHY NOT? This isn’t exactly applicable, considering Mary Jane is most definitely a citizen, however she would certainly not have if she was on the other side. 

PROVIDE 3-5 HEADCANONS RELATED TO YOUR CHARACTER: MJ is a chain smoker. She’s tried to quit, though those have only ever been passive attempts at best. She does not do well when she’s off her nicotine. She’s also a fan of the other kind of mary jane, if you catch my vibe. MJ blogs, has a YouTube channel, and practically lives on TikTok. She’s verified on her social media platforms, and has a pretty big following. She still has fans from her Broadway runs and from her short-lived fame on Netflix, and so she does her best to stay relevant and keep them despite her current break from acting. The term ‘social media empire’ comes to mind, even if she feels weird about her claim to fame. MJ lives in high heels and generally dresses nicely. She has a very firm belief that first impressions matter most but all impressions matter. She always wants to look like hell on wheels, even if it’s impractical at times. She usually saves jeans and t-shirts for time at home only, and even then finds herself more comfortable in a dress. Despite having a party girl persona and having dropped out of college, Mary Jane is intelligent. She excelled in history and English courses in high school and in college alike, though her passion was in performing. She’s obsessed with trivia games and trivia-type TV shows. Wheel of Fortune is absolutely her favorite. She’s also super fond of reality TV, the more mind-numbing the better.

POTENTIAL CHARACTER ARCS: Maybe a potential Iron Spider or Spinneret arc? I love civilian!MJ, but I think this would be interesting. This would be a little complicated and would require a lot of thought and plotting, but maybe down the line! IS THERE A THEATRE/DANCE PROGRAM IN SOKOVIA? BECAUSE MJ WOULD BE SO DOWN TO RUN ONE. TEACH LITTLE KIDS BALLET AND SHIT. GIVE HER THAT. Nomad-y things. MJ obviously wouldn’t be affiliated with the rebels from the jump, considering her position in the UN. However, she may gravitate towards at least a sympathizer down the road, considering her connections with Tony.

CHARACTER BIO —

Mary Jane was the second born child to Madeline and Phillip Watson, the first being her older sister Gayle. Her father was a professor, though changed jobs often, resulting in multiple moves throughout Mary Jane’s childhood. Her father wanted to be a writer, not a professor, though his books never succeeded. This led to anger that was often taken out on his family, usually while drunk. Mary Jane was in middle school when her mother decided that enough was enough - her father had been turning on her mother for years, but he’d finally turned on one of the girls. The three left Phillip for good.

Unfortunately, the constant moving didn’t seem to stop. Mary Jane’s mother still moved them around often, usually to be near relatives. Her mother usually worked as a waitress or a bartender, relying on tips for income, which wasn’t always stable. Thankfully, her mother’s family was kind, and would help with the girls as much as they could. Her mother went back to school, deciding that she and her children deserved more. Mary Jane’s favorite relative to stay with was Aunt Anna, who lived in Queens.

The frequent moves caused Mary Jane to have a rather extroverted and fun-loving personality, a way to try to get noticed and make friends quickly. She knew she would never be in one place for long, so she tried to remain care-free. She never allowed herself to get too close, because she knew it would only be so long before she would be moving again. It was easier to have a lot of people she barely knew that were fun to be around than to have a few close friends she would have to say goodbye to.

She was fifteen when her mother got sick, and things went downhill quickly. Mary Jane watched her mother wither away before her eyes, and vowed in that moment to never take life for granted and grab it by the horns. After her mother passed, Mary Jane refused to move back in with her alcoholic father. Part of her blamed him for robbing Mary Jane and her sister of quality years with their mother, and memories of the abuse were still fresh. Instead, she went back to the home where she’d always been the happiest - Mary Jane moved in with her Aunt Anna in Queens.

Her life of the party attitude and fun/over-the-top personality quickly gained her friends in school, though Mary Jane still had trouble letting people in. she knew she wouldn’t be moving again this time, but it was somehow easier for her to have her walls up. People liked her, she liked them, and she told herself that was enough. It wasn’t, really, though it was all she knew how to do. She participated in the drama club and the choirs at school, as well as in community theatre.  This was where she made her true friends, where she made real connections that actually meant something. She had Broadway aspirations and spotlights in her eyes, and worked hard to perfect her craft. However, later in high school she found she had to put some productions on the back burner to get a job to help support the household she was living in. She mostly did waitressing jobs, though found a few assistant/secretary type positions to hold down as well after school.

Mary Jane was accepted into NYU’s musical theatre program at Tisch, and starred in many of their productions. However, she learned that in the real world, auditions were hard to secure and she found obtaining roles was even more difficult. She’d been praised so heavily in high school and during her time at Tisch that this was a harsh slap to the face, though she didn’t give up. She worked at Ellen’s Starlight Diner while in school, and was cast in the off-Broadway production of Heathers as an ensemble role and an understudy to Heather Chandler. Shortly after, she was finally cast in a Broadway production. She was cast as an ensemble part in American Idiot, and she’d never been happier.

After securing her first role, Mary Jane’s name slowly made its way around. She dropped out of school after a lot of consideration, deciding to devote her full attention to work. Her second show was Wicked, another ensemble role though she became Elphaba’s understudy after a few months. She left for the Spring Awakening tour, where she was cast as Wendla.

When the tour ended, Mary Jane experienced a huge wave of auditions due to praise she’d gotten from critics. She landed her first TV role, the main character for a show on a Netflix YA murder-mystery series. Unfortunately, as things went in that genre, she found her character killed off at the finale in the first season. She was brought back to film some flashback type scenes for season two, and then her contract was completed. The rise to fame was quick and unforgiving - MJ went from near constant press and finally feeling like she was making it to nothing. She returned to New York and experienced a drought in auditions, which many actors face. While she knew that, it was a hard pill to swallow after success, and she didn’t want to go back to the diner. An opportunity arose (mostly thanks to her sister’s husband, who worked for Stark Industries and brought up her name and vouched for her) and Mary Jane found herself working for Stark Industries. She was the personal assistant to Tony Stark, and MJ found that she and F.R.I.D.A.Y. worked well together and that she didn’t hate administrative work. It wasn’t acting, but it was a job, and Mary Jane was more than competent in the role. She proved to be organized and efficient, and MJ liked it more than a little. However, before long, the events of Sokovia transpired and MJ found herself without a job. To be fair, she’d quit, finding herself unable to work for Simon Trask and deciding that she’d rather find other opportunities elsewhere.  She’d snagged a role in an off-Broadway production she wasn’t really feeling, and found herself applying for other positions, surprisingly in charity work and using her time at Stark Industries as a reference. She loved performing, would always be an actress at her core, but she found herself searching for something more meaningful. Her time away from film or stage had made her think more clearly on what she wanted in life, and she couldn’t help but feel like she needed more. She snagged a job for a charity in Sokovia, which Mary Jane only really knew about due to the press that had been drawn in after the events that transpired with the Avengers and with the Sokovia Accords. She found herself in the last round of interviews for a job at the UN in Sokovia as the Goodwill Ambassador (she was the right kind of famous, is what they said), and with the charity job already secured, Mary Jane was booking her ticket.

Finally got a call from my boss this morning.

It was a kinda bad news/kinda good news call.

The kinda bad news: the company is officially extending my furlough until November 30.  Although, it is possible that could change and I may be called back even earlier (let’s hope for that one!).

The kinda good news: They are at least keeping me furloughed! I am on the list of employees the company does plan to keep and bring back (eventually). I assume that’s largely in part to the fact that there were several things I was responsible for doing and no one else on my team, not even my boss, really knows how to do.

My boss obviously is not allowed to tell me about the status of anyone else, but I know from the way he was talking that at least a couple of the guys on our small team are not receiving the same call today. They are currently getting 60-day termination notices (as required under the WARN Act).

There unfortunately is more bad news connected to this that was not given to me by my boss. My unemployment expires and runs out on September 16th. Which means that for at least 2 months I will be forced to “survive” entirely on what’s in my savings account. Luckily I have been getting my unemployment checks directed deposited into my savings so that it can earn at least a few extra dollars each month before I used it to pay my bills.

Another part that kind of sucks is that the lease on my apartment expires on November 24th. With the uncertainty of exactly when I will be going back to work, I will be need to move (most likely back in to my mom’s house for a little while, which I really wanted to avoid). With a required 60 day notice to move, I have to inform my complex by the end of this month about that decision.

At least I will get away from my noisy upstairs neighbors that way and save a little money in the process, but I would much rather just move to a new apartment. But that requires me to have at least 6 - 8 weeks of recent pay stubs to prove I can afford the rent. I have not received one of those in over 5 months, so that will not work at all!

Who knows? In that time any thing could change. I could get brought back to work next month or even next week. Maybe I at least come back early enough that I can just move to a new apartment and avoid mom’s house altogether. Or maybe everything goes the other way and the eventually decide to just fire me after all (I really hope that one does not happen!)

At least I finally know something. I have been wanting to just hear anything at all about what’s going on, it didn’t matter what. That part of the stress and worry can be alleviated. Now to just be extremely bored everyday for up to 3 more months!

Utilities – All you need to know guide to rent in Singapore

So, you found your ideal house to rent in Singapore, you are ready to move in and can’t wait to use your concierge vouchers from us, but not just yet! Before you unlock that front door, are you aware of all the clauses in your tenancy agreement — Especially about your obligations towards paying for the utilities?

Well, Utilities expenses are recurring and hence it makes a lot of sense to spend some time and review them. By the time you finish reading this article, you will know almost everything about “Utilities” set-up, payment and management.

Let us start with a set of frequently asked what’s, their possible answers and best practices:

What are the questions that you can ask related to your new rented house utilities while signing the Tenancy Agreement (TA)?

       What are included under Utilities in the Tenancy Agreement?

Usually, it is the water, gas and electricity supply which forms a typical Utility Bill. However these days most condos have an induction stove which eliminates gas.

       What about the Internet, telephone, television, aircon maintenance services (Sign up and rent through Truuue App and get $100 home service voucher)?

Amenities such as landline telephone services, aircon  servicing, internet broadband, and cable T.V. are your prerogative. You are solely responsible for setting them up and maintaining them.

       Will the utilities be billed to you as a stand-alone house or will your landlord get the bills, which then he claims from you?

This is a landlord’s prerogative. If the utilities were transferred in your name using your FIN or NRIC number, in that case, you will receive your bills every month and have to pay it to the authorities as and when due.

However if you are renting just a common room or a new en-bloc property like I, where the landlord chooses to bill you back the expenses with every month’s rent, all you got to do is pay on time!

       When are the bills due for the utilities?

This primarily depends on when your account was set. We will come to how to set your account in some time.

       What is the formula for calculating the cost of utilities if it is billed to the landlord?

Unless you occupy the whole unit, most landlord’s in Singapore divide the bill based on the number of the occupant or includes it as a part of your rent.

Communication is the key – You can always ask for the bill to know the monthly consumption.

For further information on current and historical data on tariffs and details on the national average household consumption, you can visit SP Group, the electricity provider to all residential consumers in Singapore.

       Confirm that there are no outstanding utility bills on your house

It is good practice to get at least a verbal (and if possible a written) confirmation from the landlord clearly stating that there are no outstanding utility bills to avoid any unsavoury experience during your stay. I’d recommend following this at the end of your lease term as well.

So now that you are clear with the basics lets look at how to set up your utility account.

You can set up the three basic utilities gas, water, and electricity supply by opening a single account with Singapore Power services (SP Services).

       Completed and Signed Application form for Utilities Account

       FIN or NRIC copy – Front and Back

       Letter of Authorisation from ACRA registered Director (only if leasing the property under the Business’s name)

       Latest ACRA detailed business profile (Applicable only if creating a residential account under Company’s name)

       Documentary proof of occupancy of premises (Usually required upon request)

And initial Security Deposit.

The security deposit ranges from $40 – $400 and $80 – $800 depending on the type of premises you want to rent in Singapore for Citizens/permanent residents and the Expat or Work Pass holders respectively.

The application process:

Applying for a Utility account is simple and SP Services ideally takes about 3 business days to activate the account for you (There is also an express service available to activate services by paying an extra $60 and three hours of notice on all working days except Sunday & public holidays, depending on appointment availability). However, to be on the safe side I’d give it a week.

You can apply for the Utility activation both online and offline.

Option 1: Apply online through the SP Service’s website by filling up the online application form which takes about 10 to 15 minutes.

Option 2: Like Truuue, SP Utilities has a downloadable App adding to your convenience of being able to apply via mobile or a smart device.

Option 3: Call the toll free number 1800-2222 333 for a phone application. Or you can Fax the completed application form to 6304-8229

Option 4: Apply via Snail Mail: take print and fill up the application form and post it to the address:

Now that your Utility is set, make sure you clear your bills on time and avoid any late charges. Thisdetails the components of your bill for easy understanding.

Late Utility Bill charges come in a pink notice reminder fee of 50 cents in addition to a 1% per month charged for late payment.

When former New Yorkers Erica Warren and Cici Harrison drove across the country and settled in the Pacific Northwest, they had a list of criteria for their new rental.

They’d need a parking space, a home office so Erica could work remotely and, of course, a yard so they could adopt a dog. And this rental couldn’t be too splashy, because a cross-country move is expensive enough.

All of this complicated their search in Portland’s tough rental market. Luckily the couple were able to stay locally with friends until they found the right rental. And their new home ticks all the boxes – while requiring some minor compromises to make it all work.

We chatted with Warren to hear how she and her wife navigated a cross-country move, including finding a home in a new city and making their new rental feel like home.

Where is your home, and how long have you lived there? We’re in the Southeast, specifically the Richmond neighborhood. We moved there in March of 2017, and we’ve been there a year and a half.

How did you find your rental? When we got here, we were staying with Marty and Tera, our friends who live here locally. The day after we arrived, there was the biggest snowstorm Portland had ever had in 30 years. That put a damper on our apartment searching, because we couldn’t drive our car or get anywhere. This place was actually the first one we saw, because it was in walking distance from Marty and Tera’s house.

We heard about it because Tera had sent an email around at her job asking if anyone had a lead on a rental. Someone else who worked with her had recently purchased a duplex and was looking for renters for the other side.

We walked over and saw it, and it was a very nice place. But it was the first place we looked at. We had no context for if it was a good deal or not. Of course, it seemed like a good deal to us, coming from New York. I was like, “It has a washer and dryer, it has a yard – I’ll pay any amount of money for that!”

So we didn’t say yes right away, and then we probably spent the next two or three weeks looking at places. We looked at about a dozen places all over the city. We saw all the different variations.

At some point we were almost ready to sign a lease on a 1 bedroom in a new apartment complex. It was, on paper, everything we were looking for. And Cici, out of nowhere, goes, “Why didn’t we want that first place that we looked at?” The one we were going to sign a lease for was 1 bedroom, and this was 2 bedrooms, and it was bigger, and the monthly rent was less. And we were like, “Oh, that was a much better place!” So we emailed the landlords to see if it was still available, and it was.

What price range were you looking for, and what did you end up paying? We were looking in the $1,500-$1,700 per month range. This place ended up being right in the middle. It was $1,600 when we started the first year we were here, and it’s now $1,685. It seems like a pretty reasonable price for the neighborhood we’re in, because the rental market in Portland seems to be growing so fast.

What was the application and approval process like? It was really straightforward. Our landlords live on the other side of the duplex, and they’re really nice people. I think they were looking for good neighbors as much as they were looking for good tenants. So I think that also helped with the relationship.

Were there any surprise fees? We paid first month’s rent and a security deposit. The only extra fee when we moved in – we had just adopted Billie, and they had a $25 monthly dog rent. Which they told us about beforehand, because we were very particular about wanting a building that would allow us to adopt a dog. We got her a month after we moved in.

What was your cost of moving across the country? We paid about $5,000 total for a full-service moving company, which is a lot of money. It was our biggest moving expense, but all we had to do was box up our things. They sent a whole team of people, packed our stuff into a storage cube, stored the cube for us, and then when we found a place, shipped it across the country. We didn’t have to do any of the logistics, and we didn’t have to do any of the carrying of things – we just had to pack a few boxes and unpack the boxes when we got here.

New York is notorious for small apartments. Is your Portland space bigger or smaller? It’s slightly bigger, and I feel like it’s most noticeable in the kitchen. The kitchen that we have here is two or three times bigger than what we had in New York. I didn’t know how much I wanted a really nice kitchen, but now that I have one, I’m like yes, this is exactly where we needed the extra space!

We also have outdoor space, which makes a huge difference. It’s not huge – it’s more like a patio than a yard. We have a little grill, and we can sit out there on a nice day. Plus, it’s got a fence, so we can let our dog out.

Did you have any challenges making the place functional? Nothing major. It was built in the ’60s or ’70s, but the landlords had renovated our unit before we moved in, so the kitchen, bathroom and flooring were all brand new – you know, everything works and is nicely designed, so that helped.

I did a little bit of work in the yard, just because it was a little muddy, and it’s Portland, so it’s wet in the winter, and Billie likes to dig. I got some pebble stones to fill in some of the muddy areas. We got into some light container gardening, because we never had outdoor space in Brooklyn. So we have a little blueberry bush, some star jasmine and some other little things I’m trying not to kill.

What else have you done to make your rental feel like home? We painted a couple accent walls, which our landlords were totally fine with. We have this wide picture window in the living room that faces the road, but because of that you can see right into our house. So we got a custom shade that you can pull up from the bottom or pull down from the top, just so that we can have privacy but also sunlight if we want.

How long do you think you’ll stay? I don’t know specifically. When we moved in, we talked about how we’d love to stay here until we’re in a position to buy a house. One day I’d like to own a house – a dining room would be nice at some point in my life. But where we’re at right now, this is the right amount of space, and it’s a really great neighborhood.

What do you want from your next place, other than a dining room? A big fenced-in yard for Billie! Cici’s mom sent us an article about how the thing that’s finally getting millennials to buy houses is their dogs.

I’d also like a little bit more guest space so we could have people visit more frequently, because all of our family is on the East Coast.

And this is 100 percent because Cici has already claimed it – whatever house we buy has to have a basement so that she can play drums there. Number one is a yard for Billie, and number two is a basement for a drum kit and band practice.

Erica’s tips for finding a rental in a new city

1. Look around to get a sense of the market

Look at as many places as possible. Because even if you don’t want that unit, it gives you a sense of the market. So when you do find a good deal, you know that you have a good deal.

2. Know where you’re willing to compromise

If you have enough money that you don’t have to make sacrifices in renting, you probably don’t need to be renting. So everything’s a trade-off. There’s not a perfect rental out there. So it’s like, “This place has 2 bedrooms, but it’s more expensive, or this place has a bigger yard, but it’s farther out.”

3. Get a little help from your friends

We were so lucky to stay with Marty and Tera in their guest room until we found our own place. And Tera emailed co-workers to see if they knew of any rentals, which is how we ended up finding this place.

4. Conserve your energy and hire a full-service moving and storage company (if you can)

There’s enough stress in moving at all, amplified by moving cross-country. We probably could have gotten a U-Haul, packed it up, driven it cross-country and put our stuff into a storage unit here. BEFORE YOU GO

2. Get a letter from the Dutch embassy that says you’re moving to the Netherlands. I didn’t know about this, and was stopped at Amsterdam customs and waited 40 minutes. Luckily I had some handwritten notes about DAFT, and had enough money that I seemed legit. I don’t know what forms they’ll give out, but I know it exists, so save yourself the trouble once you land. But if you want to skip the embassy notice, make sure to have some evidence ready to show you’re serious about coming in under DAFT. It’s also possible to just tell them you’re there on holiday for the 90 day Schengen visa, which is probably what I should’ve said.  

3. Get your birth certificate apostille stamp. It’s a fancy certification that they require. My original birth certificate is almost dust, so I had to get a duplicate copy of it by my birth county office, and then submit the duplicate to Michigan’s State Department (Office of the Great Seal) to get the fancy stamp. You can do all this once you’re in the Netherlands of course, but it’s best to arrive with it. 

4. Get a credit/debit card with no ATM fees or foreign transaction fees. Eventually, you’ll get a Dutch bank account. But until then, save yourself a lot of headache by getting a card to save you money. I used Charles Schwab High Yield Checking, but I believe Capital One and other places have similar products. And remember, some places won’t accept your Mastercard, and even fewer accept American Express. Don’t forget to notify all your banks about your travel.

5. Book your hostel or shared apartment right away. I stayed in several hostels for 3 weeks, until I found a shared apartment. I would highly recommend doing the shared apartment first, as there are many people offering a spare room for a great deal. My shared apartment, where I got my own bedroom, was 500 euro a month. Even with cheap hostels, I was paying over 1,000 euros a month. If I were to do it again, I would have stayed in a shared apartment starting from Day 1. The best ways to find shared housing are Facebook groups: Expat Republic Amsterdam, Housing in Amsterdam, Amsterdam Housing, etc. There is also Kamernet, a paid site for shared apartments, but I never had any luck with it. Facebook groups are the way to go. It is very common to have roommates in the Netherlands, even strangers on a temporary basis. Some people rent out their rooms just for a weekend. 

6. Start looking for your future apartment. Places to look are Pararius, Funda, Craigslist, and Kamernet. Facebook groups will also be helpful. Many places will want to see a work contract, and possibly your BSN (Dutch social security number), both of which you don’t have. But I recommend studying the neighborhoods. My suggestion is anything within the “Amsterdam Circle,” the highway that loops around the city. Forget about living right off of one the main canals unless you’ve got plenty of cash.

7.  Unlock your phone if you’re planning on keeping it in Europe. It will save you headaches. Once I got to Amsterdam, I spent 3 days on the phone with AT&T to get my Iphone unlocked. And I had to make the calls on Skype with crappy internet, so don’t make the mistakes I made.

WHEN YOU ARRIVE

7. Get a local SIM card, so people have a way to contact you. You’ll be filling out official forms soon, and you need a phone number. But you can’t get a normal contract SIM card, as they need your BSN, which you don’t have yet. You have to get a prepaid SIM card first. I got mine from a KPN store, but you can also get them from T-Mobile and Vodaphone. Be aware that prepaid gets expensive quick.

8. Buy a bicycle sooner than later. You will be traveling all over this city to complete your DAFT application, and it’s best if you have a bike. I waited about 4 weeks to get a bike, simply because I didn’t want yet one more thing to be burdened with. Take my word for it, get it right away. You can get a cheap second hand bike at the Waterlooplein flea market. I got mine there for 70 euros. Or you can get a better one at any number of bike stores scattered around the city. Make sure to buy the chain lock and the rear tire lock. You can also find cheap used bikes on Facebook groups like ISN Amsterdam Online Market or Amsterdam Expats Online Market, among many others. 

9. Make an appointment in person at the IND. Bring your passport. The IND is near the Heineken Experience, past the Rijksmuseum. They will give you an appointment date, mine was 3 weeks later. 

10. Make an appointment with the gemeente, or city hall. It has to be the main one in Amsterdam by Waterlooplein. Bring your passport. Tell them it’s for a long term visa with DAFT. Some people said you could register in neighboring cities like Utrecht or the Hague, but I was told by the city that it’s impossible. You cannot register for the first time in the Netherlands under a different city if you’re going to live in Amsterdam. Make sure that your appointment date with the gemeente is after the meeting with the IND. The gemeente is looking for a new stamp in your passport that the IND will provide, as well as needing an residence address. You’ll be wasting your time like I did, showing up to the appointment without all the right documents. 

*side note: I heard it was possible to register with the gemeente for a short term visa, in which you would get a BSN that day, possibly even without an address. I didn’t want to risk it, but that might be an option for some people.

NOW, THE REAL APPLICATION

11. Print and fill out your IND form as best you can. Write up a business plan, which can just be a single page. Provide your address, either your new apartment or your temporary accommodations (but it can’t be a hotel or hostel). Provide bank statements from your U.S. bank, which will suffice for now. You don’t need to fill out the TB form. There are still pieces missing on your application, like your BSN or Dutch bank statements, but that’s okay. Bring cash. As of 2016, the price for the visa was 1299 euros. They only accept cash or local bank cards. I read somewhere that they wanted photocopies of all pages in my passport, so I included those. You do NOT need to provide your own passport profile photos. Once you’ve paid them, they will stamp your passport with a 6 month extension visa. The gemeente (city hall) will be looking for this stamp. Also it’s not a bad idea to have called your U.S. bank to raise your ATM daily limit amount. For instance, if your daily max amount is only 500 euros, that means it’ll take you 3 days to get that cash for the 1299 euro fee. They will take your photo and scan your fingerprints. The IND will then mail you a letter saying what other missing forms they require, so make sure you can get mail at wherever you’re staying. 

12. Get an apartment, and a copy of the lease contract. Best of luck to you on this one. Finding an apartment in Amsterdam is tough work. You don’t need a BSN for this, but it will be very difficult if you don’t have a work contract. You’re pretty much stuck until you find an apartment and get a residence address. Luckily, there are apartments dedicated to temporary expats, with some apartment contracts lasting only 6 months. I found my apartment on Pararius, after looking for 6 weeks. Because I didn’t have a work contract or proof I had made money with my business, the realtor made me provide a 3 month deposit. 

If you can’t find an apartment and your gemeente appointment is coming up, submit your temporary address. It can be a hand written rental agreement, provided with ID from the main person living there. On all apartment ads, you will see if you’re able to register or not. This is crucial, as you have to register somewhere before you can get your BSN. 

13. Go to the gemeente appointment. Bring your apartment lease contract, apostille birth certificate, and passport, with the new IND passport stamp. Again, do not go to the meeting without all of these documents. They should take your forms, and tell you they will mail out your BSN. I believe this service is free. I went to my meeting without having an apartment yet, and the nice lady had to reschedule me for almost 2 months later! 

*side note: If you can’t wait 2 months, you can do what I did and go to the Expat Center. It’s located in the World Trade Center in the south. The signage is very poor, so you might have to ask several people where to go. Once you’re in the right building, go up the escalators, and it’s at the end of the long hallway. There are no signs, but there’s an info desk that you walk by. You will have to pay 60 euros, but you can walk out with a fresh, new BSN. You need your BSN for the next 2 steps. 

14. Go to the KVK (Chamber of Commerce). First, fill out their form online. My browser didn’t auto-translate the webpage, so I had to use copy and paste most things into Google Translate. Print your confirmation email and bring it with you, along with all your other documents. At least that’s what it says on the website, but the KVK guy never looked at mine. The office is located near Central Station. Also note that the website for booking your appointment is misleading. At first it said the next available time slot was 1 week away. But I believe they offer next-day time slots on a daily basis, so make sure to double check. Check in at the main desk, and they’ll give you a number. My appointment was on time, and the people were very friendly. They can also help you get started with the Dutch tax service. You will have to tell them how much you expect to earn per year. I gave them my best guess and that seemed fine. Make sure to request for the extract form to submit to the IND. The total came to 65 euros. 

15. Get a Dutch personal bank account, as required for your visa. The big banks here are ABN AMRO, ING, and Rabobank. Most expats recommended ABN AMRO as were the most “expat-friendly” and their website is in English. To get a Dutch business bank account, they need your KVK number. Prepare yourself for a huge hassle getting this started. When I called, I got transferred to a lot of different people, but they all spoke English. I finally got the right number to be able to make an appointment to get a personal bank account. With ABN, you can open a personal account in person, and then apply for a business account online. As I wanted a local bank account right away, the lady on the phone had to manually type in each branch and manually search for available appointment times. She gave me the location to the only branch that could see me the next day. I found out later that branch was in Amsterdam North, about a 40 minute bike ride away. Even at my appointment, the manager thought it was strange how I got sent so far away. Also, they don’t do paper checks here. They laugh at our old, antiquated check system, as they do everything here with online transfers. They said they would have to physically mail my paper check back to the States for confirmation, and then have the check mailed right back to the Netherlands. So they wouldn’t accept my checkbook, but instead submitted the application for my new bank account. Then after a few days, I received letters containing my pin and my debit card, which would let me finally use a bank account. If you do use ABN AMRO, you won’t be able to transfer any money until you’ve activated your debit card first. 

16. Transfer money to a Dutch bank. Doing a direct bank-to-bank wire transfer is going to be the most expensive. Here’s what I did to find the best deal: I found the exact exchange rate online, and then compared it to my Charles Schwab debit card exchange rate (Visa), then to a 3rd party transfer service, and my regular Chase bank transfer rate. Chase’s rate was the worst, and would charge an additional 40$ for the wire. Visa’s rate (with the Charles Schwab card) was good. But the best deal I found was Transferwise, where even with their 150$ fee, it was still the best deal. I transferred 19,500 USD for 17,780 euros. I would highly recommend researching your best options. And the sooner you can do this, the better. I ended up doing 3 normal wire transfers from Chase, and it wasn’t cheap. The sooner you can move your money into euros, the better.

17. Open a Dutch business bank account. On the ABN AMRO site, you can open a business account, now that you have a personal bank account with them. Also their business account part of their website is Dutch-only, so good luck. After a few days, your business account will be activated. They will mail you your business account card and PIN. Now you can transfer money from your personal to your business account. The DAFT visa requires that you keep a minimum of 4,500 euros in your business account at all time. Please note that that is the minimum, but I put a lot more in my business account, which made the IND happy. 

18. Hire an accountant. There was a lot of misleading information on the blogs about this issue. But as best as I understand it, you need a BECON certified Dutch account/financial advisor to confirm your financial status. Usually the accountant just needs to see a list of assets/investments you’ve already made, and estimated costs and profits for the year. Provide them a copy of your business bank account, and have them sign off on it. Send them the Appendix: Declaration on Income of self-employed persons from your IND application. They will fill it out and mail it back to you. My accountant also wrote a summary of my business, assets, and estimated costs/profits for the year. I found my accountant off of the website IamExpat.nl, chose Tax & Service Solutions, and paid under 200 euros for everything. 

19. Mail or hand in the rest of your paperwork for your application. You should’ve already received a letter from the IND saying what documents are still missing, and what your deadline is. Be sure to read it carefully (as it’s all in Dutch), because I was one week late in delivering my paperwork. If you’re going to be late, make sure to call, and they should be happy to work with you. You can mail it all, but I felt safer delivering it in person. I brought my accountant’s balance sheet, filled out Appendix Declaration sheet, my Dutch business bank account statement, passport, KVK extract. They don’t necessarily require you to have health insurance for the application, but it can’t hurt, and you need to get it anyways. With my insurance (Anderzorg), they needed proof of my resident permit/visa, which the IND had yet to give me. So I provided the invoice transaction to the IND to prove that I had paid for health insurance in their country. If you’ve moved since you first submitted your form to the IND, make sure to include a note providing your old and new address. 

20. Wait. Eventually, you’ll get a letter from the IND, saying you’re either approved or denied. If approved, you have to go to the IND to pick up your new ID card. Then you’ve finally survived the Dutch American Friendship Treaty. 

21. Other life things to consider: Your Walmart is Dirk Van den Broek, ALDI or LIDL. Your Walgreens is Kruidvat. Whole Foods is Marqt. Now that you have a BSN, you can get a cheaper phone plan. Do your homework, as other companies are a great deal, like Simyo or Robin Mobile. You can now get an OV card, which is cheaper than getting the hourly passes on the tram. If you’re keen on online shopping, try Bol.com, or Amazon.de/Amazon.uk. The Dutch version of Craigslist is marktplaats.nl/, but I never found anything I wanted there. Yes, you can drink from the tap, as it’s some of the best out there. Everyone speaks English, and life is good here. Enjoy Amsterdam!

So here’s the beginning… well, really I guess the beginning was when I made this decision 10 years ago. But for our purposes, this is really where the fun starts. Let’s start with a disclaimer though.

Hi everyone. If you’ve come to this blog, you probably know me to some degree. So let me be clear, I’m using this space to chronicle my journey into the world of fertility, and the life events that happen around that journey. That will probably mean I spend some time talking about bodily functions that you maybe don’t want to hear about. Whether you’re a friend, or family, I don’t want to hear you complain because I talked about my vagina and you don’t want to hear about it. This blog is about making a baby. And if you don’t know how babies are made, you need to go talk to the person who raised you.

So why am I doing this? Well, I want a kid. I’ve wanted a kid since I was a kid. I’ve always known I was supposed to be a mom. It just took me a long time to realise that it wasn’t going to happen in the traditional way. Let me tell you a story…

When I was a kid, I was sure that all women did things the way my mom did. You got married at 20, you had your first kid at 22 and your second by 26…. That was just the way it was done. As I got older I of course knew that those ages weren’t set in stone, but the general timeline was still stuck in my head. I was 25 before I woke up and realized that getting married and having a kid before I was 30 probably wasn’t going to happen. I needed to change my expectations. 

And so I did. It occured to me that what I wanted was to be a mom… being a wife was secondary, just a stop on the road to mom. And honestly? I wasn’t all that concerned with finding a life partner. If it was going to happen, it would happen, there’s no time limit on relationships. There IS however, a time limit on getting pregnant. And my clock was starting to wind down. So I made myself a promise. If I hit 35, with no partner in sight, I was going to have a baby on my own. 

When I hit 30 I became less concerned with the 35 age limit, and more concerned with making sure I was capable of having a kid by that age. I needed to lose weight, save money, and make sure my income was such that I could afford this kid. That’s a multi-year project, and it was hard work. 

But now? I’m 34. And it’s baby time.

So I haven’t written anything in the last few months because there hasn’t been anything to tell.  

After a very stressful end to 2018 and a hectic beginning to 2019 I’ve spent the last 6 months trying to get my eating and exercise routine back on track. It’s been an uphill battle and it took me longer than I like to realize I can’t do it on my own. So I hit the nutritionist for a kickstart on the food thing, and I’ll be seeing my old trainer for a kickstart on the workout thing. 

In addition to that, I got into my doctor for my regular yearly check up yesterday, and told her I wanted a referral to the fertility clinic of my choice. So in addition to the regular yearly check up tests, I also had to do extra bloodwork and then book an ultrasound, since the clinic would make me do all that anyway.

My doctor, Dr W, was very supportive and we talked a bit about what the fertility clinic would probably have me do once I got in for my initial consult. She also confirmed that she can’t be my primary care once I get pregnant, which is a bit of a downer, but not too much of a surprise.

Today I had the ultrasound appointment, which was ooddles of fun I can tell you. (If there was a sarcasm font I’d be using it here.) First the tech did an abdominal ultrasound, which wasn’t anything special. Then she sent me to go pee and it was on to the fun times. The transvaginal ultrasound. 

For anyone who doesn’t know, that is exactly what it sounds like. They shove a probe up your vaginal and take pictures that way. 

It wasn’t enjoyable by any stretch of the imagination, but it wasn’t painful or anything. The last part of if was a bit more uncomfortable because apparently my left ovary is a bit higher and she had to really press in order to get a clear picture for the measurements they need.

Overall it wasn’t the best way to spend my lunch hour, but I figure I’m about to have a lot of people all up in my business, so I better get used to it.

Next week will be my follow up with Dr W to go over all the results and then send them off to the clinic. Then it should be 6-8 weeks for me to get an appointment. Followed by a month or two of cycle monitoring, I’m sure. It’s going to be the new year before I even get to try and actually get pregnant, I think. But at least the process has been started!

Today I had my follow up to last week’s physical. My Cholesterol is still a bit high, but only in the range of “cut back on the processed foods please” and not “you need to be on medication.” So that’s not too bad.

The ultrasound came back good, I have a couple of fibroids, 5mm and 9mm each, which aren’t a big deal, according to my doctor. 

And all the other bloodwork came back fine. 

So Dr W is sending the referral request to Create Fertility today. Hopefully they’ll give me a call in the next week, and I’ll be in their office inside 8 weeks.

Yesterday I got the news that a coworker and his wife are expecting their first baby. That’s starting to be a very annoying thing to hear. On the one hand I’m super excited for them, and for all the people in my life who are having babies (and there seems to be a lot of them). But on the other hand… I’m months away from even getting to start to TRY and get pregnant. And it’s going to cost me thousands of dollars to do it. It’s frustrating, and a bit depressing at times.

But I’m trying really hard to keep an upbeat attitude and not let other people’s successes make me feel like a failure. 

Easier said than done, but I’ll keep working on it.

Or maybe it’s just hitting me so hard today because it’s rainy and gloomy and I just want to curl up in bed because my stomach was messed up last night so I didn’t get a lot of sleep.

Yeah. I’ll go with that.

I got the call from the clinic today. 

I was at work and when I looked at my phone to see who was calling me… I damn near cried. I was just so relieved to know it was going to happen. 

My appointment is October 29 at 11am. They say it’ll take 2-3 hours. That’s a Tuesday so I had to talk to my boss about what kind of time I should take off, since it’s right in the middle of the day. I also decided to tell him why I’ll be going to appointments. He was very understanding and said it wouldn’t be a problem for me to take the time when I needed it. 

So the appointment will include blood work and another set of ultrasounds. Apparently the previous tech didn’t do a follicle count, so that needs to be done. 

On the one hand I’m so excited and I want to talk about it with everyone. On the other I’m scared out of my mind. I’m doing this alone and some days I wonder how I can make it all work. I know I have support but when I start to think about going to birth classes alone. And going through labour and delivery alone. Midnight feedings alone.

 Some days it all feels like it’ll be too much. Then I see a mom with her baby and I ache for it. It scares me how much I want this some days. How much I ache to have a baby. 

I’m terrified it might not happen. And I don’t know what I’ll do if none of this works. I think I could be content without a child. But I’m not sure I’d feel happy or fulfilled. 

Truth be told, I probably need to start therapy. There’s so much going on in my head, it’s probably a good idea to talk it out with someone.

So on Friday last week I got a call from the Co-op housing building that I’ve been on the waitlist for the last 3 years. There’s a one bedroom available on December 1 and they were asking me if I wanted to come view it. I said yes and I’m going to look today. The problem is that I seem to be the only person in my life who absolutely doesn’t want me to have to move right now. I’ve already told my landlord I’ll be staying past the end of my lease, which is November 30. It’s also the holiday season, which is an insanely busy time for me. And I’ve got the start of my fertility treatments coming up. The thought of having to move right now makes me want to vomit and cry. 

Thankfully I’m pretty sure I won’t actually get the unit, there’s a couple of people in front of my on the wait-list who want it, apparently. So I probably won’t actually have to worry about it. But if they both change their minds, then I’m going to need to figure out if I can actually handle moving in December, AGAIN. But also if I can afford two apartments in December since I don’t have enough time to give my landlord the 60 days notice I’m required to. 

If I don’t get it/don’t take it if I do get it, AND if my promotion comes through this month. In the new year I’m going to ask to get moved to the two bedroom waitlist. If I wait until I’m in a one bedroom unit, I won’t be able to apply for the two bed until I’ve been there for a year. And I will need a two bedroom unit once the kid is here, or at least after they leave a crib.

Overall this week has sucked large and I’m so ready for it to be done. And it’s only Tuesday. 

But I’m going to Shady Queens, a charity drag ball, on Thursday night and I’m taking Friday as a personal day to reset my brain and go to Tweed early. Dad and I have the home opener of the Belleville Sens Friday night and Sunday is turkey day. So some family time, a four day weekend, and a chance to recharge my brain are on the way. I just need to get through these next three days.

Remember when I said “Thankfully I’m pretty sure I won’t actually get the unit, there’s a couple of people in front of my on the wait-list who want it, apparently. So I probably won’t actually have to worry about it.”? Well… I got it. 

I went to the viewing and when I got there the property manager told me there were actually two units available and I could have my pick. Somehow 23 people in front of me on the waitlist decided they didn’t want either unit. So I went and looked and fell in love with the second unit, it’s on the 7th floor and is above the courtyard tree line so it gets lots of sun, faces south west and is generally awesome.

I left the place and called home to freak out with mom and dad about having to move in less than 2 months with everything else that is going on. They managed to talk me off the ceiling and I called the co-op the next day to tell them I wanted the unit. Since there was going to be reno’s happening in the month before my move in date, I also asked if it would be possible to move in a day or two early, December 1 would just be a really awful day for me to have to move. And that’s when the manager said the sweetest words I’ve ever heard, “Oh, the 7th floor unit isn’t available until February 1.” Folks, I damn near cried in relief.

I went back the next week to pay the deposit and get the hydro info I needed and now I’m officially moving February 1. Well, probably a day or two early, but yeah.

It was an emotional few days, but thankfully I now don’t have to worry about adding a move on top of all the other shit going on. I don’t even have to think about it until January, really. I just have to give my notice to my landlord and arrange the movers. 

And now I can focus on my consultation appointment in a week… holy shit, that’s in one week.

Well I was doing fine, not really nervous, and not really thinking about tomorrow’s appointment. Then a coworker asked me if I was taking tomorrow off for my appointment and my stomach dropped and now I want to throw up. Of course that isn’t helped by the fact that I’m stress eating. So I’ve had too much sugar, am feeling nauseated. And I’ve got more than a half dozen other things going on this week that also need my mental attention. 

Needless to say, I'm feeling pretty freaked out and just want to crawl back into bed and cry. 

I’m not anticipating a decent night's sleep tonight, which will make tomorrow’s appointment all the more fun, I’m sure. 

I’m absolutely terrified that I’m going to get to that appointment tomorrow and they’re going to tell me I’m too fat to have a baby. I don’t even know what I would do if that happens. 

I keep starting sentences and then deleting them because all I can think to type is the same circular freak out over and over again. So I guess I’ll close this until I have something to say tomorrow. 

Although if they tell me to worst, I’ll probably just delete this entire thing; no point in a baby blog if there will never be a baby. 

Fuck. I need to find something else to focus on.

Yesterday was the consult and it actually went well.

First I had a 30 minute wait then the pelvic and intra-vaginal ultrasounds, followed by another wait before getting in to see the doctor, Dr Dv.

We went over my medical history and what it was I wanted to have happen. She immediately recommended a high dose of folic acid, so I started that last night too.

She then ordered half my blood be drawn for tests, they took 12 vials yesterday and I need to go back for more today.

She also wants me to have a tube test done, that’s where they put a foam up through my cervix and use an ultrasound to see if my fallopian tubes are blocked.

I also need to go to a counselling session, since I’m using a sperm donor, which is fine because I wanted to do that anyway.

And then I had to get another pelvic exam with some swabs taken.

So the total for the day was 12 vials of blood, three times I had to get undressed and redress, and 2 different people up my vagina.

She did answer a lot of my questions, like:

I need to pick my sperm donor before my next appointment so we’re ready to go when it’s time

I only need 1 vial at a time for the insemination

She wants to try 3 rounds natural, and if I’m not pregnant after that then we will reevaluate the treatment plan

My BMI is high, but she’s happy I’ve been losing weight and wants me to continue what I’ve been doing, every pound lost will only help me and it’ll make pregnancy easier

Overall it was an emotional day, but it’s actually happening!

Next up is the last of the bloodwork today, tube test and counselling on November 26 and then my follow up with Dr Dv on December 4.

It’s gonna be a crazy month, but holy shit this is happening.

10 Los Angeles renters’ rights your landlord doesn't want you to know

More than half of Los Angeles residents are renters (probably because of the high cost of homeownership)—at 64 percent, it’s the fourth-highest percentage of any major U.S. metro area, according to Zillow.

But how many of those renters are familiar with their basic rights as tenants?

There are online repositories of important tenant info, of course. There’s the comprehensive (sometimes overwhelmingly so) website for the city's Housing and Community Investment Department, for instance, as well as websites for fair housing and tenant advocacy groups, such as the Coalition for Economic Survival, Housing Rights Center, and the Los Angeles Tenants Union. We spoke to the experts at these groups to put together a quick primer on a few key rights all tenants should know.

All tenants have a right to clean, habitable housing, and landlords are required to maintain livable units—ones in which doors and windows are not broken; the roof and walls keep out water; plumbing works and dispenses hot and cold water; and there are no vermin running free in the building and unit. There are more legal qualifications, but this is the gist. “Basically, tenants have a right not to live in slum housing,” a rep for the Housing Rights Center says.

If a unit is not habitable, the landlord is supposed to remedy it immediately, and technically the landlord is not supposed to collect rent for that unit until it is habitable again. But a lingering problem doesn’t mean that tenants should decide to stop paying rent.

“People are hearing about rent strikes, and we’ve had an increase in tenants who think, ‘Well, there’s a problem in my unit, so I can stop paying rent,’” says Susan Hunter, a caseworker in the Hollywood chapter of the Los Angeles Tenants Union. That’s definitely not the case.

Hunter says it’s important to know that even in a rent strike, participating tenants are still paying their rent—their money just goes into an escrow account instead of to their landlord.

“You’re helping the landlord in the long run if you don’t go through the [correct] process,” because by not paying rent, tenants put themselves at risk of eviction for non-payment.

Continuing to pay rent allows the tenant to have the upper hand in the situation: They can always point to the fact that in the landlord-tenant compact, they’re holding up their end of the bargain.

Got a problem with your apartment, and your landlord is not doing anything about it? Experts recommend that you first tell your landlord verbally. If the problem persists, graduate to a dated letter detailing the issue, taking timestamped pictures of the problem and other documentation that could later be used, if needed, to show that your landlord was aware of the issue. If that doesn’t work, the Housing and Community Investment Department (HCID) has some information here about how to initiate the city inspection process. It’ll issue the landlord a letter telling them to fix the issues fast.

“People sit on complaints, because they think if they make a complaint, they’ll get evicted,” says Hunter. But there are state laws and provisions of the city’s rent-stabilization ordinance that protect tenants who file complaints from retaliation. “Let [the landlord] know that there’s a problem. If they don’t fix it in two weeks, call the housing department or the health department,” Hunter says.

But let’s say the problem doesn’t get fixed, even after a 60-day notice is issued to your landlord by the city. Unfortunately, both HCID and the Housing Rights Center seem to agree that the best thing you can probably do is sue your landlord for the rent you paid while you were living in a gross place.

In Los Angeles, there are lot of places that have been converted into living spaces without the proper residential permits—a garage that’s been turned into a one-bedroom, for instance.

If you are living in one of those illegal apartments, you have the same protections that a tenant in a permitted apartment would have. If the unit is in a rent-controlled building, you have additional rights and protections. (Don’t know if your building is under rent control? Here’s a guide to finding that information.)

The Housing Rights Center advises that renters always write checks for their rent, put a note in the memo along the lines of “rent for (address),” and get a receipt every time. That way, there’s a paper trail that can establish tenancy down the line, if needed.

When can your landlord come into your unit? Unless it’s an emergency—in which case, the landlord can enter without any notice at all—your landlord has to give you 24 hours notice, whether it’s to give potential new tenants a tour, to come in to make repairs or improvements, or to let in the workers who are making those improvements. And even with proper notice, they’re only supposed to enter during normal business hours.

How often can a landlord raise your rent, legally? If you live in a non-rent-controlled unit and you have a lease, your rent can't be increased until the lease is up (unless the lease includes provisions for rent increases). Non-rent-controlled units that are rented month-to-month can have their rents increased whenever, provided that the landlord gives the appropriate written notice.

Rent-controlled housing can only have rent increases once a year, and the rent can only go up by a certain percentage, as decided by the city. In 2019, that rate is 4 percent.

Another big advantage of living in an apartment that is rent-controlled is your protection against no-fault evictions—situations in which you, the tenant, didn't do anything wrong.

If you live in a rent-controlled apartment, there are a limited number of reasons, found here, for which you may be evicted. Rent-controlled tenants are also entitled to mandated relocation time and compensation if they are evicted via the Ellis Act, and the amount increases according to how long a tenant has lived in the building. Head’s up: some landlords try to get tenants out quicker by offering them cash to leave voluntarily, without going through the Ellis Act process. (More about that below.)

If you do not live in a rent-controlled apartment, there are fewer restrictions on evictions than there are on rent-controlled units.

If you live in a rent-stabilized building and get a notice that says you’re being evicted through the Ellis Act, call the housing department and verify that your landlord has actually filed the correct paperwork for evictions through the Ellis Act.

If they have not, Hunter says, it is possible that what is happening to your unit and likely your whole building is a practice called “cash for keys.” That’s when building owners pay rent-stabilized tenants money to leave the apartment voluntarily as a way to avoid going through the expensive and long Ellis Act process.

If the eviction notice is not actually an Ellis Act eviction, “All you have to do is say ‘no,’” Hunter says. In this case, tenants are not obligated to sign anything or do anything or take money just because it’s offered. In fact, if your landlord tries to trick you with a phony Ellis Act eviction notice, you can report him to HCID, says Hunter.

In many cases, the money offered with “cash for keys” might seem like a lot, but it’s actually usually less than what tenants are entitled to under the Ellis Act. The calculation for relocation assistance under the Ellis Act takes into account the time tenants have lived on the property, their age, their income, and whether they have a disability.

Bottom line: If something seems off about your rented living situation, don’t ignore it. If you’ve gotten weird notices telling you you need to move out, or the rules of your building have suddenly become strict under new ownership, seek input from a tenants’ rights organization or the housing department.

“We constantly see that tenants are confronted with situations, not knowing their rights, and end up losing their homes,” says Larry Gross of the Coalition for Economic Survival. “In many situations, if tenants knew their rights, they’d still have a roof over their heads.”
