Tips to Effectively Sell Your Property in Dubai
Tumblr media
Are you considering selling your property in Dubai? The vibrant real estate market of this cosmopolitan city offers numerous opportunities for property owners to capitalize on their investments. To ensure a seamless and profitable sale, it's essential to navigate the process strategically. In this comprehensive guide, we'll explore key insights and actionable tips to help you successfully sell your property in Dubai.
Understanding the Dubai Real Estate Landscape
Dubai's real estate market is dynamic and diverse, catering to a global audience of investors and homebuyers. To position your property for a successful sale, it's crucial to comprehend the current market trends, demand factors, and competitive pricing strategies. Conduct thorough research or seek advice from local real estate experts to gain valuable insights into your property's unique selling points.
Showcase Your Property's Distinctive Features
Dubai is known for its luxurious and modern properties. Highlight the unique features and amenities that set your property apart. Whether it's a breathtaking view, state-of-the-art facilities, or a prime location, emphasize these aspects in your marketing materials. Utilize professional photography and compelling descriptions to create a captivating listing that attracts potential buyers.
Leverage Online Platforms
In today's digital age, online platforms play a pivotal role in real estate transactions. Utilize reputable real estate websites and platforms to list your property. Ensure your listing includes high-quality images, detailed property descriptions, and accurate contact information. Engage with potential buyers promptly to build rapport and address any inquiries they may have.
Set a Competitive Price
Pricing is a critical factor in the success of your property sale. Conduct a comparative market analysis to determine a competitive yet realistic price for your property. Overpricing can deter potential buyers, while underpricing may lead to financial losses. Striking the right balance is essential, and consulting with a local real estate professional can provide valuable insights into the current market conditions.
Ensure Legal Compliance
Navigating the legal aspects of selling property in Dubai is essential to avoid any complications. Familiarize yourself with the necessary documentation, including property deeds, sales agreements, and any outstanding fees. Seek legal advice to ensure a smooth and legally sound transaction.
Stage Your Property for Success
First impressions matter, and staging your property can significantly impact potential buyers. Declutter, clean, and enhance the visual appeal of your space. Consider professional staging services to showcase your property in its best light during viewings.
Engage with a Professional Real Estate Agent
Partnering with a reputable real estate agent in Dubai can streamline the selling process. An experienced agent has in-depth market knowledge, a network of potential buyers, and negotiation skills that can prove invaluable. Research and choose an agent with a proven track record and positive client testimonials.
Conclusion
Selling your property in Dubai can be a lucrative venture with the right approach. By understanding the market, showcasing your property effectively, utilizing online platforms, setting a competitive price, ensuring legal compliance, staging your property, and engaging with a professional real estate agent, you can maximize the potential of a successful and profitable sale in this dynamic city.

I cannot stress enough that this might be the most important doll I've posted about.
Tumblr media
Meet Jafra, the Palestinian fashion doll.
Information on her took a bit of digging, but as far as I can tell she debuted in either December 2015 or January 2016. She was initially available for purchase through her website, and after a year began to be (and still is as) sold at Hamleys in Jordan, UAE, Dubai, and Abu Dhabi. In 2021 the Palestine Museum began selling her for $49.99 each, and is now completely sold out.
Tumblr media
Each doll wears a detailed thobe, the longer one in front for their bridal collection. The thobe is a traditional Palestinian dress with tatreez (embroidery) which uses color to indicate what region the wearer is from. During the First Intifada in the 80s, it became a symbol of resistance against Israeli Apartheid, and of Palestinians' connection to their land. (Credit to Handmade Palestine and @nickysfacts for this information)
Tumblr media
As far as I can tell based on discrepancy in stock photos, the dolls with embroidered thobes were considered collectors items with a higher price. Meanwhile the details might have been printed for playline/budget releases, likely to lower the price for better availability.
Jafra's dream is to "empower all the beautiful girls from the Middle East". She lives away from her homeland, but hopes to design and build her own house in Palestine. She grows Chamomile and Thyme in her garden, studies architectural design in college, and always tries to volunteer and help others. Her thobe binds her to her home country, passed down from her ancestors.
"Jafra is beyond a doll... beyond an idea. It's a deep-rooted tradition mixed with history and memories"
Tumblr media
I hope I have made it abundantly clear that I do and always will support Palestine, and encourage anyone who considers this genocide a "war against Hamas" to unfollow and block me immediately. You have been given every opportunity to educate yourself and sympathize with the innocent Palestinians suffering at the hands of Israel, and your ignorance does not deserve a listening ear over them.
To my followers, I implore you to do your daily click. Contact your representatives. Attend protests. Donate or buy an e-sim if you can. We need to let our government know we are not going to fucking stand for this, and support Palestinians however remotely possible.
A ceasefire WILL be reached. Palestine WILL be free. No matter what actions Israel and its disgusting supporters commit Palestine WILL NEVER DIE.
Ramadan Kareem, and Free Palestine.

Armand really likes playing with dolls. He throws Lestat around like a rag doll when he meets him, he ties people to his slab and sets them on fire. The theatre is his dollhouse, and all the cast and crew are his little toys he puppets (he literally does, when he makes them all pass out at the dinner table and when he manhandles Santiago and Claudia), and he directs their little plays and dresses them up in little costumes and has them act out his fun little fantasies every night (“no pain,” Claudia falling out of a window and dying, etc.). He even sets their bedtime. Then he’s got his morgue, where he keeps all the parts he doesn’t feel like playing with anymore. Still organized, still catalogued, still clearly owned by him. In little boxes with their names written on them. In San Francisco he buys houses and fixes the slanting floors and flips them for profit. He rips newspaper off the windows to let the light in when he’s arguing with Louis. Then he restricts Louis’ movement and leaves him immobile and in pain on a bed instead of feeding him or putting him in his coffin. He cuts the strings of his favorite marionette. You see it in how he feeds Louis. He drips his blood into Louis’ mouth and then removes his wrist once he decides Louis has had enough. Then he puppets and contorts Daniel’s body for his own amusement, and then he sets Daniel in front of the television and leaves it on like he’s babysitting a child, and then he gently cleans up Daniel’s wounds and holds him like a child and convinces him he wants to die. In Dubai he controls all the windows in the penthouse, and he’s made some interesting decisions about their wardrobe (it’s all black athleisure, unless Armand’s wearing a dress shirt). The shelves are out of Louis’ reach, the only one ever shown leaving the apartment is Armand. He sells their paintings. He’s planted his magnolia in the zen garden he built for Louis. It’s literally his dollhouse he keeps his favorite doll in. Their bedroom is made of bars. He’s wiped some of Louis’ memories, he’s put Fred Steins in with Louis’ photos. I think Armand conceptualizes all of this as servitude, things he does for someone else’s benefit at the expense of himself because he’s dutiful and self-sacrificial, and I think there is some truth to that, but on another level, he really enjoys playing with dolls. He’d probably be better off if he started playing the Sims or something. He’s such a little perfectionist with a control freak streak. He’s actually very easy to please. As long as everything goes his way 24/7, 365, without failure or exception, he’s happy.

What's going on in the Armenian Quarter of Jerusalem? a timeline
Background
700s-1920s: Armenian Christians immigrate to Palestine, at first due to the holy sites there and later (after 1915) fleeing the Armenian genocide. Most of them end up living in a section of Jerusalem known as the Armenian Quarter. An Armenian church / Patriarchate is established that has authority over Armenian Apostolic Christians everywhere.
1923-1947: Britain (who had been given the "mandate," aka direct governmental control, of Palestine by other European colonial powers), empowers Patriarchates in Jerusalem (church leadership) to do things like select their own leaders and sell land without oversight from their communities. This gives Britain more authority and prevents regular Palestinian people from knowing what's going on when it comes to church business including secret real estate deals.
2005-2019: Land in Jerusalem belonging to the Greek Orthodox Patriarchate is sliced up, sold, and developed despite attempts to fight it in Israeli courts.
July 2021: The Armenian Patriarchate makes a deal leasing 2.7 acres of land to real estate / development company Xana Gardens (based in Dubai and owned by Israeli businessman Danny Rothman) for between 49 and 98 years. The deal is made without proper oversight and approval, including from within the Patriarchate.
The land in question includes the historical Cows' Garden (Hadiqa al-Baqar / حديقة البقر), now a parking lot; part of a church school; a garden; and five family houses. It makes up about 1/4 of the total land in the Armenian Quarter. No one knows that more than just Cows' Garden is affected.
Xana Gardens wants to build a luxury hotel on some of this land, including Cow's Garden.
Events in 2023
May: Details of the nature of the real estate deal come out. The government of Jordan (I think? these news reports are written in the passive voice) and Armenian institutions try to contact the Patriarchate to express concern about the handling of historically significant sites. The Patriarch does not respond.
11 May: Jordan and Palestine suspend their recognition of Patriarch Nourhan Manougian.
26 October: The Patriarchate announces that it has contacted Xana Gardens to cancel the deal. Xana Gardens does not respond.
Later on 26 October (around 3pm): Israeli bulldozers arrive at Cows' Garden and start tearing up pavement and demolishing a wall. Armenians rush to stand in front of bulldozers and prevent further destruction.
5 November: Rothman and other representatives of Xana Gardens arrive with 15 settlers and tell local Armenians that the land is theirs and they need to leave. Some of the settlers have guns and leashed dogs. About 200 Armenian Palestinians arrive and force the settlers to stand down.
12 and 13 November: Xana Gardens sends bulldozers to Cows' Garden. They do not have necessary permits. Armenians set up constantly rotating vigils at the Gardens and make barricades with pieces of metal and their cars.
15 November, 4:30pm: Israeli settlers drive a convoy of cars into the Garden. Armenians gather around the barricades. The police back the settlers and arrest three Armenians, including one child.
28th December: 30+ settlers attack a group of Armenian bishops, priests, deacons, and seminary students (including Bishop Koryoun Baghdasaryan, the director of the Patriarchate's real estate department) with sticks and nerve agents / tear gas, injuring several.
28th December, later: The Patriarchate releases a statement attributing the attack to Xana Gardens. The development company does not want the Patriarchate to continue trying to reverse the deal through the court system.

Descriptions/Propaganda under the cut:
Daniel vampire reveal (2x08)
An unspecified amount of time after the conclusion of the interview, Daniel is promoting his best-selling book, 'Interview With The Vampire', on Channel 4 News. No longer wearing the comfortable t-shirts and flannels from Dubai, Daniel is wearing a black leather jacket and sunglasses, a style that would not have been out of place on his 1973 self. He clearly does not care for his reputation as he berates the reporter for not reading his book and brags that he has sold millions of copies. The segment concludes with Daniel telling the reporter "blow me", which is bleeped out, and it cuts to Louis in the Dubai flat. Amongst the voices of angry vampires who have read the book, Daniel's travels to Louis. It is slowly revealed that Daniel is now a vampire, his nails sharpened and his eyes the same bright orange as Armand's, as he hunts a man outside the broadcaster's building. Louis reveals that Daniel was "burdened out of spite" by Armand after Louis left Dubai, a fact that has greatly intrigued viewers. It is also clear that Daniel cares for Louis and is worried about the backlash his friend is receiving following the publishing of his book, hinting towards a friendship in the next season.
Propaganda:
No propaganda was submitted for this scene.
Claudia end-of-episode monologue (1x04)
Lying in her coffin after Lestat forced her to watch the body of Charlie burn, still wearing her blood-stained clothes, Claudia listens to her parents fight. We then follow Claudia as she breaks down in her coffin, her face cutting between a variety of emotions ranging from manic laughter to hysterical crying. Over the top of this, Claudia narrates, through her diary, describing the pain she feels at this eternal existence, not fitting with either humans or the vampires she knows. She walks through the house and slowly steps up onto the piano, extending her arm into the beam of light and screaming as it burns her skin, just as the episode ends. The scene is scored by 'The Fantasy of Happiness' by Daniel Hart, the short string motifs layering and increasing in volume as she approaches the sunlight, highlighting the instability Claudia feels. "Well, let me tell you something, you stuck-up, flower-covered, three-dollar fancy fucking paper diary, I'm doin' just fine. And how do I know that? Cos the first man I killed called me the devil, and the last boy I killed, the last boy I'll ever love in this world, called me an angel."

Season 2 episode 1 [What Can The Damned Really Say to the Damned] - part 4/4
- And now... Mood shift, setting change, back to Dubai, 2022, and the 77 year-long lie. And lord oh lord, we jump right into it with the shot of the bedroom being a cell and Armand selling Louis' art without even telling him the works are up for sale. Greaaaat. This is gonna be fun.
[Louis] "'Could I see the pages we removed? Of Claudia's diaries?'
[Armand] 'We made an agreement.'
[Louis] 'I don't know what else is blurred or misremembered.'
[Armand] 'My name is in some of those pages.'
[Louis] 'I sit across from him and reckon with the knowledge I don't know what other misrememberings made into it. I won't share them with him but I need to read them again.'"
Brb, need to SCREAM. Oh, the control Armand us exercising over Louis... The way he micromanages every aspect of his life. The way Louis has to bargain for everything he wants, and the way he thanks (thanks!!!) Armand for every breadcrumb thrown his way. The way Armand cares more about his image, his reputation, his grip on Louis, than Louis' well-being and peace of soul and mind. And the way the scene is shot and designed, the bars behind the bed and the skyscraper settling, the lack of any colors and any homey furniture, the huge bed with an ocean separating them, contrasting with the comfy house and room of 1132 rue Royale, and how Lestat and Louis used to sleep entwined in each other's embrace... I will go mad.
- BWAHAHAHAHAHAHAHA THE ENTRANCE HAND IN HAND, ARE THEY SERIOUS. Oh, this is too hilarious. And how they drop the hands as soon as they're seated, yeah, real convincing, fellas.
- Oh, Devil's Minion's crumb! Armand responding to Daniel by mimicking his "Yeah" and those big eyes looking so amused and fond at that old man. Couldn't care less about the Loumand, I'm here for the Devil's Minion. What a performance, Louis rubbing Armand's shoulder, lmao.
- Daniel shutting down Armand immediately is hilarious. "Sure, sire, you're on the record, but you still haven't made an appearance in the story so for now stfu and wait for your turn". No wonder Armand goes crazy about Daniel, that guy doesn't know how to be afraid. And second shoulder pat, Lou, hon... You're enjoying this, aren't you. You are enjoying the way Daniel puts Armand back in his place, something you haven't managed to do in years, despite what you both like to pretend.
- Oh, I love that piece of music! That one is "The Whole World Was Ready to Return" and it is gorgeous. It's played here, as Claudia and Louis go to Paris, and at the end, when Louis issues his threat/warning to the vampires in Dubai. Very thematic. The music in s2 is different from the music in s1, by the way. S1 soundtrack had very folk/blues undertones, New Orleans style, while s2 is much more orchestral/symphonic, Paris style. The music adapts itself to the setting, and I adore that. It gives so much more texture to the story.
- [Louis] "The war had turned off the lights, stripped its streets of their beauty, sent its avant-garde into exile. But now, the whole world was ready to return, to remake their lives. Pilgrims, on their hopeful way."
Nah, the avant-garde, at least artistic, was there, just, waaay underground or dangerously flirting with censorship and hidden meanings. In Paris itself during the war, there were several plays written and played against fascism while the Gestapo was patrolling the streets. Notably, though conflictingly, Jean Anouilh's famous "Antigone", in 1944, Josephine Baker singing and spying , as well as Sacha Guitry, who was arrested after the Liberation and accused of collaboration without any evidence, but who managed to save a lot of Jewish artists and personalities by playing double agent, or good ol' Sartre (who hilariously makes a cameo later on in the show) who writes a lot of stuff between '40 and' 44. Anyway. There's more but I ain't have time right now to do serious research. Back to Louis.
- [Louis] "'I wanna say something to you. I don't need to hear anything back I just need you to hear me. Hard words and soft words. The hard. Our life is shit. It's been shit. It is shit. It's gonna be shit again. Stop feeling sorry for yourself. No one's watching, no one cares. A shit life beats no life. But where we're going now we can't be running away again. Doesn't mean we forget what we saw. What she did in front of us. I see you going that way I'm gonna pull you back. I don't need that from you. As long as you walk the Earth, I'll never taste the fire, you understand me? We're going to find others like us. Aind if it ain't here, cos life is shit, or I fuck it up again, or you fuck it up, we'll go to the next place. We can't be the only good ones out there. Soft words. If you were the last vampire on Earth... it would be enough. It's you and me. Me and you. You and me. Me and you. You and me.'"
And my hallucination of your dead father.
Anyway that's his child, that's her parent.
Gotta give it to Louis tho, he doesn't lie. Embellishes, obfuscates, but lying, no. As long as Claudia's alive, he's not gonna try the sun. But if she dies... All bets are off.
Also Louis is right and hey, actually needed to hear that right now, thanks bae. Now someone needs to tell him back his own words, I think he needs to hear it back.
Episode insider:
Jacob talking about the heart full of sugar and how he spent the rest of the night on a sugar high is so adorable and hilarious when the part that comes next is Dreamstat. Also hey, "Dreamstat" was coined by Jacob himself, nice!
[Jacob] "Anne Rice's vampires are so human. This is kind of a departure from these sort of beautified, glamorous vampires. It's just really fun." - yeah, I like the glam vamp, but the monstrous vampire, a bit like Mike Flanagan does in Midnight Mass, is also a thrill.
Love Delainey saying she loved doing her stunts and all the physical stuff!
[Assad] "Armand wants to protect himself, but also wants to protect his relationship with Louis, what they have. He feels he has no choice except to come in, sharing the narrative with Louis." - yep. Protecting himself. Protecting what he has with Louis, even at the expanse of Louis' own will. Because what does Armand fear above all else? To be unloved. Not necessarily alone, like most vampires, but to be considered unlovable and unworthy of people's care. So if he can't be sure that people's feelings for him are genuine, he will orchestrate and manipulate them to tie them to himself. That's Armand's schtick.

I've been really into Ted Lasso recently and so about 75% of the fics I am currently reading are in this fandom. So I thought it was the perfect moment to share some of my favorite fics!
Roy/Jamie
wanna feel your heartlines by holtzmanns [General, No Archive Warnings Apply, 8,767 words]
The curtain around his bed is ripped back before Jamie has time to elaborate, and his words die on his tongue when the rather eyebrow-heavy man on the other side of the curtain grunts in his direction before looking down at his clipboard. Jamie’s eyes linger on the biceps poking out of his black scrubs, his muscled forearms that don’t appear to be solely from working in a hospital.
“Doctor Kent. I’ll be your physician today. Full name and date of birth, please?”
Jamie’s brow furrows at the question. This man really doesn’t know who he is?
The doctor rolls his eyes, as if he can read Jamie’s thoughts. “Procedure. Out with it.”
“Jamie Tartt, but you already know that.”
Once More, with Feeling by liesmyth [Mature, No Archive Warnings Apply, 7,841 words]
“Amsterdam’s our thing, innit? It’s tradition. It’s like—the anniversary of when you learned to ride a bike. Your bikeversary.”
One year on, and they're playing Ajax again, in the fucking Champions League. After, Jamie has plans.
i don't belong and my beloved neither do you by instantcaramel [Teen and Up, No Archive Warnings Apply, 5,855 words]
He drives until he gets to a village near Lake Windermere. He only has the money he has from his last year and from selling his house in Manchester, but it’s enough to rent a place from a nice old lady who just wants to make some extra money.
or, the one where Jamie quits football and moves to a little village near Lake Windermere.
Roy/Jamie/Keeley
Finding warmth in a cold hotel by CherryPie0 [Teen and Up, No Archive Warnings Apply, 1,500 words]
He knows the team's budget hasn't been the same since the whole Dubai Air situation, but come on, they could at least stay at hotels where they won't fucking freeze to death by morning!
--
Jamie has a problem. Then he finds a solution.
Heart Trouble by MoreThanSlightly (cadignan) [Explicit, No Archive Warnings Apply, 6,844 words]
“I tore his shirt after he hit me,” Jamie says, fucking unbearably helpful. He shrugs and tucks his hands into the bottom of his light blue hoodie. “I’m not sure exactly how it went after that.”
“He pushed you against a wall,” Keeley says.
“Er… no?” Jamie says, puzzled. He twists his hands, stretching the fabric over them. His brows draw together like he’s thinking really hard about whether their stupid, embarrassing, ineffectual fight in the middle of an alley involved any walls.
It didn’t. Roy doesn’t know much but he knows that. What the fuck is Keeley doing?
“That’s where you went wrong, then,” Keeley says, and amends, “One of many places you went wrong, mind. Let’s get it right this time.”
I've Got A Rainbow, It's In My Mouth by inlovewithnight [Not Rated, No Archive Warnings Apply, 10,442 words]
Jamie wasn't even supposed to come to Iceland. But here he is, and here Roy and Keeley are, and it's really not a bad time at all.
the talking bit by mixtapestar [Explicit, No Archive Warnings Apply, 4,531 words]
How is it that Jamie is always around? And now he wants to talk about something first thing in the morning without Keeley around? Roy isn't awake enough for this.
they say when it's right you know by inlovewithnight [Not Rated, No Archive Warnings Apply, 2,037 words]
There they sit, drinking champagne from specimen cups and laughing about the sheer absurdity of the last 24 hours.
Ted/Trent
in loco parentis by AuntieClimactic [Teen and Up, No Archive Warnings Apply, 9,954 words]
“Hello? Yes, this is Trent Crimm, The Independent. I’ve got a bit of an emergency and need Coach Lasso’s mobile.” Trent paused, brow furrowing in irritation. “Well, his son is currently standing in my office, in my newspaper building, which is filled with bloodthirsty journos.
