Terrazzo Floor Cleaning and Maintenance Tips from South Wales Expert
The customer from Barry in South Wales contacted Tiled Doctor to see if anything could be done to revive their Terrazzo hallway floor which was in need of renovation. I contacted them and arranged a mutual time for me to pop over a survey the floor.
Terrazzo is notoriously vulnerable to movement in the subfloor as it’s made from thousands of pieces of crushed stone including marble and laid as single slab so its not just as simple as replacing a tile should any cracks form. I’m pleased to say there was no evidence of any cracks, just signs of wear and tear due to the age of the floor and general maintenance issues.

The customer was about to put their house on the market and the Estate Agent had advised them it would be best if they were to sort the floor out first. Naturally first impression count and the hallway would be the first thing any prospective purchases would see when entering the house. Ideally once deep cleaned and polished the Terrazzo floor would add some wow factor to the property and help turn those prospective purchases into buyers.

Deep Cleaning a Terrazzo Tiled Hallway Floor
To renovate the Terrazzo, no chemical products would be needed for the cleaning, just a set of diamond encrusted burnishing pads starting with a coarse 400-grit pad. The pads fit to a rotary floor buffing machine which is weighted to improve contact with the floor. The coarse pad breaks out the deepest stains, removing dirt and old sealers and each pad is passed over each tile four times. Water is used to lubricate the process and it isn’t long before this turns into a dark slurry. After each pad the floor is rinsed with a little more water and the slurry extracted with a wet vacuum.

This process was repeated with the 800 and 1500-grit pads again rinsing and extracting in-between. After a final rinse the last pad in the sequence which is a 3000-grit pad is applied dry with only a little water sprayed onto to the floor. This last pad is a polishing pad that adds a subtle satin shine to the Terrazzo.
Sealing a Terrazzo Tiled Hallway Floor
Due to the fact the cleaning process involved minimal amounts of water and the last pad is applied dry the Terrazzo was dry in no time and therefore ready for sealing. For sealing I had selected Tile Doctor Colour Grow which not only seals the floor but enhances the colours of the stone segments to achieve a beautiful result.

Once done the floor looked cleaner, lighter and all the little characterful motifs really stood out. The customer contacted me a week later to say that the estate agent was delighted with the decision to go ahead with the floor restoration as it had certainly transformed the floor.

Mop the Floor Use a soft microfiber mop or a sponge mop for this step. Dip the mop in the cleaning solution, wring it out thoroughly, and clean the floor in small sections. Be careful not to oversaturate the floor, as too much moisture can damage cement-based terrazzo, particularly in areas with unsealed grout lines. For epoxy-based terrazzo, while the material is more resistant to moisture, it’s still important to control water usage.
Rinse the Floor After mopping with the cleaning solution, rinse the floor with clean water to remove any residue. Change the water frequently while rinsing to ensure that you aren’t spreading dirt or soap residue around.

Food or Beverage Stains Stains from food or beverages like coffee, wine, or fruit juices can be removed with a mixture of water and hydrogen peroxide. Apply the solution to the stained area, let it sit for a few minutes, and then scrub gently with a soft brush. Rinse and dry thoroughly.
Dos and Don’ts of Terrazzo Floor Cleaning

I'm going to call this 1999 castle house in Eugene, Oregon a fixer-upper. It hasn't been well-maintained and needs a good cleaning, among other things. 3bds, 2ba. They were asking $1M, but have recently reduced it to $950K. What do you think?

In the spacious living room there's a terrazzo floor that's in good shape, but notice the splotches on the walls and ceiling. What is that?

In the family room I'm seeing a worn floor and is that mold where the floor meets the wall, in the arches, and niches? If it is, it's starting to come thru the walls, too.

The dining table is set up in front of sliding glass doors and windows in the living room. Off to the side is a baby grand piano, so it's quite a large space.

The door to the large powder room is nice, but why did they put that window in it? On the right is chipped plaster and what looks like mold on the floor. Opposite on the left, there's some staining that could be moisture and more mold developing.

There's so much staining that if it's mold, the walls will have to come down, and if it's water, it's still a big problem. Even if it just needs paint and crack repair, it's going to cost a lot.

synopsis: as a sister of the church, you were always expected to find yourself through god. perhaps God isn't who you expected to be. perhaps 'God' is the feelings and pleasure between you and the priest.

when careening the halls of the cathedral, your mind often wandered. sometimes to subjects as simple as how to better help the poorest of the town and sometimes to more difficult subjects such as your faith. it was not as though you found yourself faltering in your beliefs, no, it was quite the opposite. your whole soul and being was displayed solely for the God you so deeply revered. your creation was a gift from him and thus you'd spend every second of your day repaying him for the chance you were blessed with. yet, you couldn't help but dissect yourself down to your bones like a ravenous vulture picking at the corpse of the deceased. were you doing this right? was there a better path for you out there? all of the other sisters seemed to have it figured out with the way they gravitated to head certain projects or sections of the clergy but you never quite found your 'place' per-say. you'd be told that this was in fact your duty. jack of all trades. though satisfaction and holiness never quite permeated your being as it did with the others. you prayed at all hours, could recite hundreds passages without a flaw, cooked, cleaned and caretook to perfection; nothing seemed to be missing from you but the hole you could feel was never filled. at times of such violent inner turmoil the other sisters would either go to pray or go to the high priest for advice. words spoken between you and Father Ajax were few and far inbetween. never had you felt any real reason to seek the man out to speak so there simply was never opportunity or need to talk with him. however, today you felt a tugging at your heart that told you to find him. you needed to see him. you needed his thoughts.
this conclusion being drawn is what led you to make your way to his office space. stained glass windows lined the building and covered the floor up to his study in patterns of colourful terrazzo. the stairwell you were currently walking up was ominous in a way with the cold grey stone of the steps and the natural light seeping through aforementioned windows as the only source of brightness. you'd never been up this way and briefly wondered if a new investment in candle holders for the walls was needed; how he would get up there in the dark was a mystery to you. regardless, you raised your hand and hesitated over knocking. the grand chestnut door before you was intimidating. the height of the door was double your own and the ornate handle must be worth more than several of your organs combined. even the space up to his study was made to host a man of his status. what it would be like inside left you curious and ultimately spurred your knuckles back into action. your knocks were soft and short but if the shuffling you heard from inside meant anything than he must've heard the meek sound. the sharp tapping of shoes against hard floor came quickly before the door was opened and you were greeted by the warm and welcoming face of Father Ajax. his smile was kind and his head dipped to nod politely.
"i hadn't been expecting any guests today. what brings you to me, little dove?" with a voice so saccharine sweet you could understand why so many longed to hear even a few syllables from his mouth. he could hold the attention of many not just as audience members but also personally with such a lovely tone. he sounded light and yet as if he knew things beyond what even this world held. perhaps he'd visited countless galaxies before only to arrive here for his destiny. perhaps Father Ajax was merely one iteration of the all-knowing man in front of you. you had to shake your head to rid yourself of such preposterous thoughts. he was simply a man of true faith of course. nothing beyond that. "would you perhaps like to come in? you seem to be struggling with something. i am not our God but i live to serve in his glorious honour. please allow me to help, little dove." the nickname began to stick out to you. was he always this keen on endearments? no man of his status seemed to be fond of such... frivolities. yet, you nodded and entered the room after he moved to hold the door open for you.
the room wasn't as magical as you'd let your imagination picture but somehow that made it even more special. he had countless book shelves full of various texts and scripts in languages you didn't even recognize. it help a couch that looked as if it had been slept on a few times too many based on the Father Ajax shaped impression. his desk was littered with papers and even more books you couldn't decipher the meanings of; smart people things, you guessed. the door clicked shut behind you and he invited you to sit. not in the chair across from his own at the desk but on the couch. "i prefer creating a more comfortable environment for those who seek my guidance. would you like and tea to ease your mind?" the offer was kind but you declined. such a thing would only serve to further distract you from the issue at hand. seating yourself to his right you let out a soft sigh before side-eying him only to find he'd already been gazing at you with brows slightly knitted. "whats on your mind, sweet one?" for the nth time that day, you hesitated. what would he think of such worries? would he condemn you from the church? would he laugh at you? he seemed to pick up on every thought that crossed your mind, "please, don't be afraid of saying anything to me. i'm here to help," he gave your knee a reassuring squeeze. with that, you finally let it all out. your thoughts of failure, declining faith, emptiness, lack of place, and more. you rambled for far longer than intended but not once did Father Ajax interrupt. he simply let you continue on and on about everything that had been crossing your mind and disrupting your life. patience and listening skills seemed to come with the position of 'Head Priest' which he so humbly flushed every time he heard it spoken in reference to himself. your hands were folded neatly together but squeezing one another together tightly and the rest of your muscles felt and appeared tight. when your rant ended with a short huff, Father Ajax gently unwound your hands and began pressing and rubbing at the muscles from your wrists up to your shoulders.
"you certainly have quite the imagination," his chuckle could've cured any disease, you were sure of it. "little dove, you mustn't worry about such things. our God has plans set out for you and as such, i'm glad you came to me. our fates are intertwined, can't you feel it?" he guided your hand to his face to which he gently placed a kiss on the back of. his words were confusing, to say the least. "ah... i see you're not following. no matter, perhaps a more physical demonstration is needed. stand with me," he rose to his feet and took you up with him as well before bringing you over to a mirror propped into the corner of the room; presumably used by him before sermons. Father Ajax stood behind you and brought one hand up to cradle your cheek while the other landed on your hip. INSUPA’s London Center was far nicer and much larger than the one in Prague. Aarav took the time to make some jokes about how poorly London’s transportation was designed. Avia agreed, stewing at the wheel when traffic ground to a halt. Eventually, they saw daylight at the end. However, when both cars emerged from the tunnel, climbing the ramp back to surface, something went very wrong. That was an understatement.

Avia was watching the downed attacker with an attentive eye. The second had been knocked out by Eric. Some sort of acid burn fizzled on his shoulder, but it seemed to be healing quickly. “Is everybody alright?” Eric asked. The group nodded their heads. Teri smiled widely, an empty bag in her hand. The thumbtacks must’ve been her. It was a smart idea. Aarav looked tired, Avia looked terrifying, and Sil looked surprisingly relaxed. Joseph looked concerned, but then again, that appeared to be his permanent facial expression. “We need to get out of doge. I’m assuming the safehouse is compromised. Anybody have shelter options?” Eric said, his brow furrowed in thought.
Aarav half raised his hand. “I know the owner of a pub in Woolwich. They’d probably let us crash in his spare room, o the books.” “Any other ideas?” Eric asked. The group shook their heads. Aarav was the local. “Get what stuff you can from the back of the car while I get a clean-up crew and medical unit out here. Five minutes.”

The pub that Aarav had suggested occupied a three-story brick building, the windows framed with gray-blue wood. Take a seat, I’ll get you some menus.” Nyx said.
Aarav leaned in closer to them. “We’ll denitely eat, but is the Upstairs open for a couple of days?”
Nyx made a face, half concerned, half intrigued. “Follow me.”
Aarav turned around to his group, tilting his head to encourage them to come. They filled in line behind Nyx as they led the group to the back of the room, through a locked door, and up a twisting staircase.
“Welcome to the upstairs,” They said, placing their hand on the wall. A white glow pulsed through their fingertips, and then there was the click on something unlocking. Nyx pushed through the wall, revealing a secret room. It was moderately sized, with no windows, walls painted light blue. Their was, a couch, a table with some chairs, and two bunk beds tucked in the corner. They were well used, and they looked comfortable.“Wi-Fi code is on the table, as is the code for the alley exit.” Eric stepped forward. “Thank you for your hospitality, Nyx. How much do we owe you?”
Nyx smiled a little bit. “You’re friends of Aarav. Room’s free.”
“We’ll eat well, Nyx.” Aaron wrapped them into a hug. “Thank you.” Nyx smiled, planting a kiss on their cheek. “You're welcome.” Aarav ignored the blood rushing to his face as they left the room. Sil would never let him live this down.
