Meet my Spidersona Phoebe L. Peña, also known as the Spider-Widow!

She's definitely not affiliated with Natasha Romanoff and other Widows in the Marvel universe though. I'm going to my cyberpunk-loving roots and made her futuristic and glowing neon. Have a slightly long-ass, slightly angsty, and definitely self-indulgent backstory below because you guys know how I love hurting my own feelings

Phoebe is the granddaughter of the Ned Leeds of her universe, which serves as the Uncle Ben counterpart of her canon. Her parents departed from the USA to live in the Philippines and go back to their roots, but Phoebe found herself moving to the USA after her parents died. She stays with her Lolo Ned who's happy to get to know and dote on his granddaughter like his lola did to him in his youth. In her adulthood, she pursued an art degree in a NY art school.

At some point, she meets her universe's Miguel O'Hara and the two started dating on and off thanks to their busy college schedule. Once he secured a position in Alchemax, they started taking their relationship more seriously, and ended up tying the knot.

When Tyler Stone started to pressure Miguel into conducting more ethically questionable experiments, he decided to turn in his notice. Phoebe is one of the few people he opened up to, so she knows the company's practices to some extent.

In order to keep Miguel on his leash, Tyler sends his goon to kidnap his wife. She gets drugged with Rapture, and the only way to cure her was for Miguel to come back to Alchemax. A botched attempt to save her life ends up mutating her, splicing her DNA with that of a Black Widow spider. Tragically, still delirious from the drug, Phoebe ends up biting her own husband. That killed Miguel's counterpart of her universe.

When she came to her senses, Phoebe mourned him and swore vengeance against Alchemax. At some point, she joins the Spider Society... led by an older, worn-out version of her dead husband from another universe. Searching for a higher calling that didn't involve revenge, she joined up. She changed her surname back to her maiden name to avoid any confusion and to distance herself from the Miguel O'Hara of Earth-928B. Phoebe pushed her longing down and dove headfirst into work in an attempt to distract herself from her grief, and her new boss.

Smol trivia about her name: Peña is my maternal grandmother's maiden surname, and Phoebe is how she and some of my relatives pronounce my name🥹

wellllll rest of the world vs the US is a fun dynamic 😂 so I guess a terminology shibboleth is good!?!? Yooooooo I just finished The Heroine’s Journey by Gail Carriger and it was so good!!! I don’t read a ton of non-fiction, especially not about writing, but  I picked this book up because I love Gail Carriger’s writing (I’ve read most of her Parasolverse and I’m planning on reading her other series eventually) and it was definitely worth it! Would highly recommend to “writers, readers, and fans of pop culture” as it says on the cover.

Văn phòng cho thuê đạt chứng chỉ xanh hút khách, giá lên đến 1,2 triệu đồng mỗi m2

Các tòa nhà văn phòng có tiêu chí xanh ngày càng hút khách, giúp tỉ lệ lấp đầy cũng như giá thuê tốt hơn các tòa nhà cũ không đạt tiêu chí xanh, có những tòa giá thuê lên đến 1,2 triệu đồng/m2.

Là thị trường bất động sản có nhiều biến động giai đoạn hậu COVID-19, văn phòng cho thuê ở TP.HCM thời gian qua trở nên sôi động hơn bởi các tòa nhà mới đưa vào vận hành.

CBRE Việt Nam cho biết trong quý 3-2023, TP.HCM có hai tòa nhà văn phòng mới tại Thủ Thiêm (TP Thủ Đức) với tổng diện tích cho thuê khoảng 85.000m², kéo diện tích văn phòng cho thuê ở TP.HCM lên khoảng 1,6 triệu m². Điều đặc biệt, cả hai tòa nhà này đều có chứng chỉ xanh và đạt tỉ lệ cho thuê cao trước khi chính thức đi vào hoạt động.

Bà Phạm Ngọc Thiên Thanh - phó giám đốc bộ phận nghiên cứu và tư vấn CBRE Việt Nam - cho biết đây là dấu hiệu cho thấy nhu cầu với các tòa nhà văn phòng mới có tiêu chuẩn cao tại các vị trí thuận lợi vẫn nhận được sự quan tâm của các doanh nghiệp, đặc biệt là các công ty đa quốc gia.

Theo bà Thanh, phần lớn các giao dịch thuê đối với văn phòng trong quý này đều thuộc các tòa nhà mới với chất lượng tốt được hoàn thành từ năm 2020 trở lại đây, tổng diện tích cho thuê mới xấp xỉ 24.000m² trong quý 3. Đây cũng là lần đầu tiên tỉ lệ cho thuê đạt mức khả quan kể từ đầu năm trở lại đây.

Theo bà Thanh, giá thuê văn phòng hạng A tại TP.HCM là 45,5 USD/m²/tháng (hơn 1,1 triệu đồng/m²), tăng nhẹ 0,3% so với quý trước. Còn đối với hạng B, mức giá chào thuê trung bình là 25,6 USD/m²/tháng (khoảng 640.000 đồng/m²), tương đương với giá chào thuê quý 2.

"Các chủ đầu tư hiện nay bên cạnh việc theo đuổi các tiêu chuẩn chất lượng cao còn rất chú trọng đến các tiêu chí xanh. Điều này đồng nghĩa các tòa nhà hạng A đã đi vào sử dụng trong thời gian dài cần nhanh chóng cải tạo, nâng cấp để đảm bảo tính cạnh tranh", bà Thanh nói.

Trong khi đó, Savills Việt Nam lại cho biết có hai tòa cao ốc tại Thủ Thiêm (TP Thủ Đức) mới đưa vào hoạt động nhưng nhanh chóng đạt tỉ lệ lấp đầy 50% với giá thuê 1,2 triệu đồng/m²/tháng.

Các tòa nhà khu vực Thủ Thiêm đã thu hút được các khách thuê nhóm ngành tài chính, ngân hàng, bất động sản và công nghệ thông tin, truyền thông với khách hàng nổi bật đến từ Úc, Hàn Quốc, Đài Loan, Malaysia và Việt Nam.

Theo Savills, Việt Nam đang có những bước tiến trong chứng nhận công trình xanh, với 20 tòa nhà văn phòng hiện có chứng nhận LEED hoặc Green Mark. Sắp tới sẽ có 4 dự án cung cấp tới 164.000m² văn phòng xanh được bàn giao trong giai đoạn 2024-2026.

Còn so với khu vực, Savills cho hay Singapore nổi bật với 95% nguồn cung văn phòng hạng A đạt chứng chỉ xanh, tiếp theo là 64% ở Malaysia và 47% ở Hong Kong. Trong khi đó, Việt Nam đang từng bước cải thiện với 52% diện tích sàn đã đạt chứng chỉ xanh.

Theo Savills, các tòa nhà đạt chứng chỉ xanh có mức giá thuê cao hơn 10% so với các tòa nhà thông thường bởi khách thuê và nhà đầu tư ngày càng ưa chuộng các tiêu chí xanh trong khi các tòa nhà không đạt tiêu chuẩn này đối mặt nguy cơ tăng tỉ lệ trống.

FAS3000: Secondary research

Kazuhito Takadoi

For my weaving workshop I'd like to introduce Kazuhito's technique with my future samples as it relates to my narrative.

Kazuhito enrolled at Leeds Metropolitan University where he graduated with a BA hons in Art and Garden design in 2003, and so influenced his interest of garden design into his work. His source and inspiration comes from nature, which is mainly provided from his garden and allotment. There are no added colours as everything is natural and dried then either tied, stitched or woven. He specifically uses undyed materials, which may allow the natural colours to alter with time, thus adding a layer of interest (Kazuhito Takadoi, n.d., About me, Available at: https://www.kazuhitotakadoi.com/about [accessed 16 October 2023]).

Kazuhito's inspiration aligns with my narrative as he was influenced by the nature surrounding him to narrate his story, and so wanted to incorporate its natural material in his work. My narrative was also inspired by the things surrounding me, though its the coexistence of plants and buildings, Plants growing in my garden and so inspired me like Kazuhito with his garden and the buildings surrounded by plants. Though buildings are not initially part of nature, it has slowly become with the plants as they grow and overtake leaving the building being a part of it. This shows that plants can make any man-made things into nature leaving the thing to become natural for the plants to hold and coexist with. Also the buildings come from natural materials like rocks, woods and other elements, and so I'd like to think that buildings can be natural and coexisting with nature (plants).

Kazuhito uses techniques like woven, tying and stitches with his natural materials like twigs, leaves and grass. I would like to incorporate his technique with weaving as it will be interesting to add natural materials like twigs to reflect my narrative that plants can coexist with buildings or man-made things, though, over time it becomes fragile without life and strength to hold it and grow, and thus reflects back to the building relying on plants to survive and shield it from. In the the future, I could perhaps weave the shape of the building and incorporate the dried plants between to illustrate the building and plants blending and coexisting together no matter the difference in their nature. Dried plants also become rough and stiff compared to how they were before (being smooth and flexible), which is similar to buildings and so dried plants can represent the rough texture of buildings, whilst, the soft weaving texture being the plants.

I could see in his work that he uses small stitches, which could reflect the rigid and rough nature of buildings in my narrative and the dried plants under to show that it’s holding and staying with the building (based on the stitches). There’s also contrast between the small stitches and the grass used for it, which juxtaposes the free growth of nature and making it planned and rigid, and thus can not only reflect their coexistence but their differences.

Bất chấp xu hướng ế ẩm ở nước ngoài và nguồn cung dồi dào quý vừa qua, nhu cầu văn phòng hạng A ở Việt Nam vẫn tốt.

Quý III, nhiều tòa nhà văn phòng hạng A mới đồng loạt chào sân tại hai thành phố lớn nhất Việt Nam. Tiếp giáp với quận 1, bán đảo Thủ Thiêm (TP Thủ Đức, TP HCM), chứng kiến gần 84.000 m2 mới được bổ sung khi tòa nhà The Hallmark (54.500 m2) và The Mett (30.333 m2) vận hành.

Theo JLL, đây là các tòa nhà có chứng chỉ xanh nên nhanh chóng thu hút khách thuê ngành tài chính - ngân hàng. Nhóm doanh nghiệp này đóng góp tích cực vào việc hấp thụ diện tích văn phòng hạng A mới và giúp khu vực Thủ Thiêm dẫn đầu nhu cầu giao dịch quý vừa qua.

Trong khi đó, nguồn cung văn phòng hạng A mới lớn nhất ở Hà Nội quý vừa qua là dự án Lotte Mall WestLake, cung cấp thêm 20.553 m2 sàn, nâng tổng nguồn cung văn phòng hạng A tại thủ đô lên đến 491.000 m2. Dù vậy, mức hấp thụ và giá thuê vẫn tăng, nhờ các khách thuê lớn ngành ngân hàng và bảo hiểm ở các tòa Lancaster Luminaire, TNR Tower và Lotte Mall West Lake.

Cùng với đó, giá thuê văn phòng hạng A quý III của Hà Nội vẫn tăng 0,5% so với quý II, đạt mức 32,6 USD một m2 một tháng. Trong khi, phân khúc hạng B giảm 2,24% xuống còn 15,3 USD một m2 một tháng, theo JLL.

Trong quý IV, thị trường văn phòng hạng A tiếp tục chứng kiến nguồn cung bổ sung mới, với 2 tòa nhà The Nexus và̀ E.Town 6 ở TP HCM cùng một dự án tại Hà Nội. Mức độ cạnh tranh tăng lên nhưng JLL cho rằng giá thuê sẽ ổn định.

Hãng dịch vụ bất động sản Avison Young (Canada) đánh giá trong khi phân khúc văn phòng tại các thị trường quốc tế lớn đang chật vật vì công suất thuê giảm, hầu hết tòa nhà văn phòng hạng A tại Hà Nội, TP HCM và Đà Nẵng đều duy trì tỷ lệ lấp đầy trên 85% hàng quý, kể từ đầu năm 2023.

Tỷ lệ trống thậm chí thấp hơn 5% tại các tòa nhà đạt chứng nhận LEED (chứng chỉ công trình xanh) ở khu trung tâm TP HCM (Deutsches Haus, Friendship Tower). Có một vài lý do để thị trường này ngược dòng với phương Tây và tiếp tục triển vọng, theo các chuyên gia trong ngành.

Đầu tiên, quy mô thị trường văn phòng Việt Nam nhỏ hơn các nước trong khu vực. Ví dụ, quy mô ở TP HCM bằng khoảng một phần ba thị trường Bangkok và Jakarta, và một phần tư so với Manila. Tuy vậy, mật độ nhân viên văn phòng ở TP HCM gấp 3 lần Bangkok, Manila, Jakarta và gấp đôi Singapore.

Điều này dẫn đến, bất động sản văn phòng Việt Nam đang "cầu vượt cung", theo Avison Young. Khi không nhiều lựa chọn, lợi thế đàm phán thuộc về chủ nhà. Kết quả, giá thuê trung bình văn phòng hạng A tại TP HCM cao gấp hai đến ba lần so với Bangkok, Jakarta và Manila.

Thứ hai, trong một thế giới văn phòng hậu đại dịch, khi các mô hình làm việc kết hợp và làm việc từ xa ngày càng phổ biến, những phương thức này chỉ được số ít nhà tuyển dụng Việt Nam áp dụng. Ông David Jackson, Tổng giám đốc, Avison Young Việt Nam, nói "văn hóa làm việc nơi đây rất khác".

"Người Việt Nam thích cộng tác trực tiếp, đào tạo tại chỗ và môi trường làm việc gắn kết. Đây là lý do khiến nhu cầu mặt bằng văn phòng vật lý chiếm ưu thế trên thị trường, không chỉ bây giờ mà còn nhiều năm sau nữa", ông nhận định.

Thứ ba, dòng vốn FDI tốt mở ra nhiều lạc quan. Trong 10 tháng đầu năm, tổng vốn đầu tư nước ngoài đăng ký vào Việt Nam đạt gần 25,76 tỷ USD, tăng 14,7% so với cùng kỳ năm trước. "Dù kinh tế có thách thức, TP HCM vẫn là điểm đến quen thuộc của các công ty đa quốc gia", Báo cáo quý III của JLL nhận định.

Vẫn có một số thách thức nhất định cho thị trường văn phòng hạng A. Khi nhiều nhà đầu tư nước ngoài xem xét Việt Nam là một trong những địa điểm thay thế trong chiến lược đa dạng hóa chuỗi cung ứng, ESG (tiêu chí về Môi trường – Xã hội – Quản trị) là yếu tố quan trọng để ra quyết định.

Tuy nhiên, thị trường đang thiếu vắng các cao ốc văn phòng chất lượng cao và đạt chứng nhận xanh. Theo Bộ Xây dựng, Việt Nam chỉ có hơn 300 công trình xanh. Con số này không chỉ văn phòng mà gồm cả trụ sở cơ quan, khách sạn, trung tâm thương mại, trường học, nhà xưởng công nghiệp.

Avison Young Việt Nam cho rằng, sự thiếu hụt nguồn cung văn phòng xanh tại Việt Nam không thể giải quyết trong một sớm một chiều. Nghĩa là, một mặt, khách thuê sẽ tiếp tục chịu áp lực giá. Mặt khác, doanh nghiệp sẽ còn vất vả tìm mặt bằng vừa thỏa tiêu chí bền vững, vừa giúp họ đáp ứng yêu cầu ngày càng tăng của nhân viên về sức khỏe và an sinh tại nơi làm việc.

Bất động sản thương mại tại Việt Nam đang dần “xanh hóa”: 10 tòa nhà đạt chứng nhận LEED và 3 Green Mark

Chủ đầu tư Việt Nam có xu hướng chuộng chứng nhận LEED và Green Mark cho các tòa nhà văn phòng Hạng A và B. Riêng tại TP.HCM, đã có 7 tòa nhà đạt chứng nhận LEED và hai tòa nhà đạt chứng nhận Green Mark với nhiều cấp độ đánh giá đa dạng, trong khi Hà Nội chỉ có ba tòa nhà đạt chuẩn LEED. Bangkok có 25 tòa nhà có chứng nhận LEED và 5 được TREES công nhận.

Thực hiện các chỉ thị của Chính phủ và trong bối cảnh doanh nghiệp cũng như xã hội ngày càng nâng cao nhận thức về phát triển bền vững, ngành bất động sản thương mại nhanh chóng thích nghi, áp dụng các biện pháp và chứng nhận bảo vệ môi trường trong xây dựng công trình mới. Đồng thời, tất cả cũng đang tích cực nâng cấp các công trình hiện hữu nhằm đáp ứng yêu cầu của khách thuê đa quốc gia.

Theo một nghiên cứu được Knight Frank công bố gần đây, căn cứ trên cơ sở dữ liệu về các văn phòng xanh tại khu vực châu Á – Thái Bình Dương, mặc dù vẫn còn xếp sau nhiều quốc gia láng giềng về chứng nhận văn phòng Hạng 1 và Hạng 2, nhưng có rất nhiều dấu hiệu cho thấy Việt Nam đang khẩn trương triển khai, áp dụng các biện pháp xanh trong những năm sắp tới.

“ Xanh hóa công trình xây dựng đã và đang là một hạng mục trọng tâm trong chương trình nghị sự quốc gia kể từ khi Bộ Xây dựng ban hành Quy chuẩn xây dựng Việt Nam – Các công trình xây dựng sử dụng năng lượng có hiệu quả năm 2005.

Dù vậy, khách thuê đa quốc gia có yêu cầu cao về chứng nhận môi trường mới là yếu tố thúc đẩy chủ chốt khiến các chủ đầu tư thay đổi và tiếp nhận, nắm bắt làn sóng xanh hóa này ”, ông Alex Crane - Giám đốc Điều hành Knight Frank Việt Nam, phát biểu.

Cả TP.HCM và Hà Nội vẫn còn cách khá xa so với Bangkok, nơi có tới 25 tòa nhà văn phòng được chứng nhận LEED với nhiều xếp hạng khác nhau cùng với 5 tòa nhà được TREES (Xếp hạng Năng lượng và Bền vững Môi trường của Thái Lan) công nhận.

“ Chúng tôi mong rằng xu hướng tiến bộ này sẽ tiếp tục lan rộng và lớn mạnh trên khắp các phân khúc bất động sản hiện hữu và trong tương lai, từ thi công lắp đặt nội thất cho khách thuê đa quốc gia đến cải tạo, nâng cấp toàn bộ công trình để đạt chuẩn chứng nhận xanh.

Ví dụ: tòa nhà Mê Linh Point đã được cấp chứng nhận Green Mark Platinum của Cơ quan Quản lý Xây dựng & Nhà ở của Singapore gần đây ”, ông Crane bổ sung.

Riêng tại TP.HCM, trong tổng số 9 tòa nhà văn phòng Hạng A và B sẽ được xây dựng từ nay đến năm 2024 (tổng diện tích thuê khoảng 318.771 m2), sẽ có 5 tòa nhà được cấp chứng nhận xanh, với tổng diện tích thuê khoảng 214.151 m2.

Công ty tư vấn xây dựng GREENVIET cũng nhận xét rằng: mặc dù chi phí đầu tư ban đầu cho một tòa nhà xanh thường cao hơn khoảng 2-5% so với các dự án tương đương nhưng không có chứng nhận xanh, chỉ trong vòng 5 năm sau khi đi vào vận hành tòa nhà xanh sẽ thu hồi được phần chi phí phụ trội này.

Nhận định này cũng phù hợp với kết quả nghiên cứu của Knight Frank trong quý III/2022 cho thấy các tòa nhà văn phòng xanh ở trung tâm thành phố có giá thuê cao hơn 16% so với các tòa nhà không đạt chứng nhận xanh cùng khu vực.

“ Trong tương lai, các tòa nhà muốn được xét duyệt lên Hạng A sẽ cần có chứng nhận xanh, bởi lẽ khách thuê ngày càng quan tâm đến điểm xếp hạng nhằm đáp ứng yêu cầu các sáng kiến bền vững và phục vụ mục tiêu giảm phát thải carbon của họ", ông Crane bình luận.

Giữ vững cam kết về Môi trường, Xã hội và Quản trị (ESG) là ưu tiên hàng đầu của các chủ doanh nghiệp nhằm xây dựng môi trường làm việc tích cực, có lợi cho sức khoẻ và phúc lợi của người lao động.

Một số động thái có thể kể đến bao gồm trang bị hệ thống thông gió đạt chuẩn bệnh viện và chiếu sáng tuần hoàn cho tòa nhà, cũng như ngày càng nhiều chủ đầu tư cải biến sân thượng tòa nhà làm nơi giải trí, sinh hoạt chung cho nhân viên, thay vì cho thuê mặt bằng kinh doanh nhà hàng và giải trí thương mại.
