Słów kilka na temat: jak się tu wynajmuje nieruchomości.

Po pierwsze: TradeMe. To ich OLX - tu kupisz/sprzedasz wszystko co duże i małe (od nieruchomości i aut po najdrobniejsze duperele). Tam wyszukujemy, oglądamy zdjęcia i kontaktujemy się z agentem lub właścicielem, celem obejrzenia. Około 80-90% ofert jest od agencji.

Niekiedy termin oględzin (viewing) jest wprowadzony do systemu i wystarczy kliknąć go, żeby się zapowiedzieć. Tak jest w przypadku chodliwych miejsc w popularnych lokalizacjach. Jeśli nie ma, trzeba dzwonić/pisać i się umówić.

Dobre miejsca w rozsądnej cenie schodzą szybko. Stawiamy się w wyznaczonym miejscu i czasie. Przy furtce będzie się kręciło kilka osób. Agent przychodzi, wita się, wprowadza. Ludzie chodzą po pokojach, zadają pytania. Agent pyta o nazwisko, odklikuje w systemie, że klient obejrzał. Wszystko trwa z 10-15 minut i do widzenia! Nie ma miejsca na żadne marudzenia ani targi. Bierzesz, co jest, albo idź szukać dalej.

Na jednej wizce byłem 18. na liście oglądających. Przy okazji zostałem świadkiem popisu oratorskiego przed właścicielką, pt.: "dlaczego to tym ludziom powinna pani wynająć" - ktoś przyjechał z własnym landlordem, aby ten się za nim wstawił!

Od razu zmiarkowałem, że znaczę tyle, co Żyd za okupacji. Można się zdołować... Żeby jeszcze ten dom był jakiś wspaniały, a to trzecie boczne odgałęzienie piątego zaułka za drugim zakrętem na stromej górce, psy dupami szczekają, nawigacja wpada w konfuzję.

Wizki zazwyczaj są w weekendy, w ciasnym przedziale środka dnia (11:00-14:00), najczęściej w samo południe. Chcąc obejrzeć jak najwięcej, miotamy się jak szeryf Will Kane, pędząc na złamanie karku wte i wewte, nim wybije dwunasta i przyjedzie Frank Miller (dygresja). Dobrze, że mam auto, jestem w stanie obejrzeć do 4 dziennie.

Wizja lokalna otwiera nam dopiero drogę do złożenia oferty. Dom okazuje nam zazwyczaj szeregowy pracownik agencji - nosi tylko klucze, nic nie wie, o niczym nie decyduje. Nad nim jest property manager - on przyjmuje oferty i je weryfikuje, po czym przekazuje właścicielowi do decyzji (tak wywnioskowałem z rozmów z menedżerami). Proces decyzyjny zajmuje z tydzień.

Do złożenia oferty potrzebujemy:

paszportu,

potwierdzenia zatrudnienia/dochodu,

referencji od poprzednich wynajmujących.

Ciężko jest wynająć dom bez referencji. Na szczęście Jenny mi obiecała. Pokój dla studenta - da się, ludzie się na ogół dogadują na Facebooku.
