How did you become involved in real estate?
I remember as a young person going to the Parade of Homes with my parents, and I always loved it. Now, I enjoy all kinds of DIY home projects, from painting rooms to painting & staining furniture. I’ve also been known to tile a floor and lay pre-fab hardwoods with Habitat for Humanity. Real Estate seemed to be a perfect match for me.
Where in the Triangle area are you the most active?
I am most active in the RTP area (Brier Creek, Morrisville/Cary, & Southeast Durham), although I am happy to take my clients to the area that is best suited to their needs.
What features are today’s buyers most excited about?
An open concept main floor with updated kitchens and baths.
What did you do prior to real estate?
I worked in the banking and project management industries. I also worked several years in the travel industry as an international flight attendant. Most recently, I have worked as an event planner for everything from international corporate events to weddings.
What did you want to be as you were growing up?
A rock star, actress, or an architect. I know, I’m weird like that.
What the the best piece of advice you have ever received?
Growing up, I always remember my parents never put boundaries on our school or career choices, but they always instilled in us to do everything to the best of our ability, always maintaining our integrity.
Do you participate with any organizations, groups, or committees?
I am involved with my church and at my children’s schools.
What do you enjoy most about living in the Triangle area?
First, there’s a lot of good college basketball. But right behind that is great performing arts, awesome restaurants, and only a 2- hour trip to the beach.
What is your favorite place to eat in the Triangle?
This is hard, there are so many great restaurants. Right now, I love Poppyseed Market in Raleigh and Gonza Tacos Y Tequila in downtown Durham.
What is the best piece of advice you would give to someone thinking about relocating to the area?
Anyone who relocates to the area has preferences for their new home regarding location to work, schools, stores, etc. Think about these things and set your priorities. We have everything here from lofts to high-rises, townhomes, and single-family residences. Find a great agent who will take the time to show you different areas and find one that fits your needs.

Should You Have A Home Inspection?
The process of buying a home is just like buying anything else: before any exchange of money is made, the buyer first evaluates the product to determine its quality, price fairness and its pertinence in meeting the exact needs of the buyer. Whether it’s shoes, groceries, a car or a gym membership, without a reasonable understanding of anything’s value, it’s unlikely that anyone would trade their money for it. In fact, it’s what shopping and buying are: money being paid for relevant value.
Relatively Speaking
Take shopping for potatoes, for instance: it’s pretty easy to differentiate the good from the bad or spoiled ones. The same holds true for much of the other commodities being sold to the general public. Clothing, food, entertainment and more are bought and sold every day, without the need for second opinions. Anyone can evaluate such products, and even when scrutiny fails, a comparatively small loss occurs, contrasting home-buying. As the price of any for-sale item rises, so does importance for the buyer to protect their interest with a licensed inspection. Shopping for potatoes is fairly uncomplicated, but buying potatoes doesn’t carry the magnitude of financial responsibility a homebuyer assumes.
Need-to-Know
A home appraisal is not a home inspection. Licensed inspections vary, so make sure you understand which aspects your inspection will not cover. Unless pre-arranged otherwise, you pay for the inspection, and it’s your responsibility to know about non-covered items, like damage from termites and environmental issues.
A home inspection is not a property evaluation. It remains your responsibility to get the facts. Strive to be present during the end of an inspection, and ask questions. Even if you are out the few hundred dollars for a home inspection, that is much better than purchasing a money pit!
Home Inspections normally take around 3 hours and the cost varies based on how big the house.  Typically a house under 2500 square feet may cost you around $350 for a home inspection.

Once a symbolic gesture for families everywhere, school supply shopping symbolized coming to terms with the inevitable end of idyllic summer days. It was time to trade in the more casual schedules and routines for the upcoming regimen of another school year. These days, the former “school year” spans 365 days, with several mini-breaks peppered throughout, so Triangle merchants must always be well-stocked with school supplies.
The Triangle, as an Education Mecca
The Triangle area is rife with excellent shopping, and as an area lauded for its density of institutions offering higher learning, this may make it easier to find every school supply one would ever need. With a school suppliesaisle at every grocery store, drug store, office supply and more, it’s larger shopping centers and malls where shoppers will find the greatest variety.
What Shoppers Can Expect
Some are more easily navigated than others, but all offer a decent variety at specialty boutiques; and within the shopping sprawl of each, find the major office supply stores, big box stores, nationally-recognized bookstores and tons of food and play respites from shopping. Generally, traffic is not a problem, although leaving a couple of them can at times take a little longer than it should, but with a fully checked-off school supply list and packages safely loaded into the trunk or way-back, a little lag to leave is a non-issue.

We are in the full swing of summer and no surprise we are seeing and increase in home sales! The number of homes sold in June rose 16.7% of May and were up 21.4% from the previous year. The Triangle area is also up 10% from 2014 in closed homes year to date.
Although the Triangle area has seen an increase active listings from last month we are down 16.2% from 2014. If you are thinking about selling now is the time! It is also a perfect time to buy now- home prices and interest rates are on the rise, so don't wait!

AGENT JASON GRAVES COMPETES IN RAGNAR TRAIL RELAY RACE
Recently one of our own agents at the Triangle Real Estate Group, Jason Graves, competed in a Ragnar Trail Relay Race in West Virginia with his running group, The Social Assassins. Not only did he finish, but he did extremely well! We are so proud of Jason and think he is a little crazy for competing in this! He recommends the Raleigh Greenway System for trail running in the Triangle area! See his story below.

JASON'S STORY
We arrived on Thursday, June 18th and within two hours of setting up camp we were hit by a massive thunderstorm, straight line winds and at least 2" of rain. Tents around the campground were blown down and some even destroyed. We checked in Friday morning at 7:30 am and our first runner started at 9:30 am. It rained off and on through the day and the trails continued to be beaten under foot until the mud was to your knees in some places. We lost a runner immediately to blisters that became infected  during her training and then her husband broke a toe on his first run and had to go to the emergency room to have it reset.

My first run was the green route, a short 3.5 mile run. It was not a hard run, but learning to run in the mud, over rocks and up a stream was a real learning experience. I fell twice in the mud during the first mile but quickly figured out how to maintain control. After that I grabbed some dinner, a couple of cold beers and some rest before my next run! I ran the 6.7 mile red route AKA the Mother of Crack Trail starting around 12:30 am at night wearing a headlamp and knuckle lights to see. It was crazy as I passed through and over giant boulders, knee deep mud, a swamp and finished up a hill I thought would never end. Like before, I grabbed another beer as a reward and managed to get about 2 hours of sleep before taking off for my last run. The yellow route was my last and favorite run.

t one point the sun almost came out! It was a slow and steady uphill run that had some of the most awesome trail cutting through a thick forest covered in ferns and along a ridge providing my first mountain view since the race started.  I was the oldest runner on the team, but by no means the oldest there. Getting to hang around the makeshift Ragnar Village and meet so many runners from all over was awesome! There was live music, food, vendor tents with tons of merchandise and a bonfire that they fueled throughout the weekend. During a break in the rain Friday night, they showed a running documentary on a giant outdoor screen while some relaxed making s'mores and others rotated in and out of their night runs.

Despite the mess, it was awesome. This was the biggest physical challenge of my life and I'm excited that I not only finished, but I think I did well and I've discovered an addiction to trail running! I'm not sure what my next event will be, but I'm certain I'll be running another Ragnar event in the near future. To be continued... NOTE- A point of focus is that I'm uncovering different trails and routes to run in Raleigh and learning that there are numerous running clubs for all levels of runners in and around the Raleigh area. The Raleigh Green-way System is awesome for trail running!
