America isn’t suffering from a housing shortage. Housing production has lagged behind household growth since 2010, but this doesn’t account for the massive overhang of housing produced in the previous decade. Fueled by the housing bubble of 2000-07, 160 homes were added to the stock for every 100 households formed during the aughts, our analysis of Census Bureau data shows. This level of production created a huge surplus of housing, which has yet to be fully absorbed.
Put differently, from 2000-21, the nation grew by 18.5 million households. To maintain an adequate inventory of vacant housing, which historically would be 9.3% of the total, the housing stock needed to expand by 20.2 million units. Instead, it grew by 23.7 million housing units, producing a surplus of 3.5 million units.
[...]
It’s conceivable that a huge increase in supply would eventually lead to lower prices. But that would require a major intervention in the market, and the case for it is weak. U.S. housing policy should focus less on adding to the already ample stock of housing and more on raising the incomes of low-income households and giving them access to good-quality housing in safe neighborhoods. We know how to do this. Raising minimum wages to the living-wage level will help the working poor afford housing. Zoning reform can encourage the production of multifamily housing, accessory apartments, and other less-expensive housing formats. Subsidized construction should be targeted for supportive housing and for affordable rental housing in places with actual housing shortages.
The most effective housing assistance for low-income households is not found in building more units but in helping low-income households afford the units that already exist through housing vouchers for renter households and down-payment assistance for home buyers. The U.S. cannot build itself out of its housing crisis.

Beluga Sturgeon
Big mama is here! Huso huso, known colloquially as the beluga sturgeon or great sturgeon, is the largest living member of the Acipenser family. In fact, this fish is the second largest bony fish in the world, outclassed only by the giant oarfish. These days, due to overfishing and strain on their habitat, typical beluga length is around 4-10 feet long, but the largest beluga ever caught and officially recorded was 23.7 feet long! This was in 1827, in the Volga estuary in Russia. How do these sturgeon get so big? They never stop growing! While humans like you and me will only grow until we reach our early 20s, this lady will continue to grow for the duration of her entire lifespan. Beluga have an interesting adaptation that allow them to sustain this growth: juveniles look very similar to their cousins in other genera of sturgeon, but as they mature the ventral mouth begins to shift upwards. By the time they are mature, the mouth is almost fully front-facing. This means that the beluga is not limited to bottom-feeding but can instead take on a more active hunting role and eat enough food to grow to gigantic sizes -- what a smart lady!

Fork-marked Lemur (Genus Phaner)
Habitat & Distribution
Fork-marked lemurs can be found in both deciduous forests and tropical rainforests
Different species are distributed throughout the island of Madagascar, though they are most common on the western half of the island
Physical Description
Weight: Ranges from 350 to 500 g (0.77 and 1.10 lb)
Length: 23.7 to 27.2 cm (9.3 and 10.7 in)
The fur is generally brown or gray, while the belly can be yellow, white, or tan; a black stripe extends from the tail to the head, where it forks into a Y shape
Behaviour
Fork-marked lemurs generally forage in the canopy, and rarely descend to the ground; their main diet consists of tree sap and gum, supplemented by insects and fruit
They generally stay in small family groups; territories may overlap, but are more often defended by dominant males
The primary predators are owls, birds of prey, and fossa
Key Advantages
Fork-marked lemurs are agile climbers
Although not aggressive, they can use their teeth and claw-like nails in fights against rivals
See where they stand in the May Mammal Madness Tournament here!
