Thanks to razziecat for sending this fascinating 1827 home in Buffalo, NY. It doesn't look like a mansion from outside, does it? But, the large 8bd, 6ba home has a surprise. It's priced at $899,900, which is less than it's worth (Zillow says, $982,300). You have to see inside.

Would you expect this entrance hall, from looking at the outside? Look at the size of it. Pocket doors, wainscoting, and I don't think I've ever seen a taller newel post.

The carving and stone on this fireplace, plus a built-in bench are beautiful. The floors looks original, or at least older.

The architectural details are so extra. You don't usually see intricate carvings over the doorways and notice the beautiful ceiling.

I say that b/c of the built-in cabinet in this room. Plus, it has the high wainscoting that dining rooms have and a fabulous ceiling. Look at the details on the wainscoting.

Y/N felt like she had seen a ghost as she looked up in the coffee shop. 
Her job was nice. Making coffee for passive aggressive soccer mom’s wasn’t the highlight of her day, but getting to be out in town and greet her regulars was always a fun time for her. Y/N was a dreamer, but dreaming didn’t make life free- so she had ended up getting a job at the most tolerable place she could find until she could lift her feet off the ground and meet her head in the clouds where all her dreams reside. 
Dreams were a big thing for her. So vivid, so real, especially since moving to the next state over where rent was cheaper and cost of living just slightly less terrifying. The city hadn’t cut it and she needed a place to start over, so returning to suburban life had been a no brainer. Her entire life she had dreams, odd ones, some that plain old scared her, but lately they’d been some of the best she’d ever had. 
Her dreams consisted of going out and living her dream life as an author, only this time it felt real. It felt like she escaped from her daily life by going to sleep. It was odd, and she knew she should probably see a professional from how attached she was to her dream life, but she couldn’t see the harm. She spent days at this cafe as a customer instead, sipping her iced hazelnut coffees and getting a cinnamon bun while she worked on the manuscript, editing, plotting for new books in her head. 
She had a cat in her dreams, one she had always wanted- a flame point ragdoll that let her put tiny pink bows on the top of her head that she named Miffy after her favorite cartoon rabbit. Her new apartment had a large multicolored rug and a view of the downtown, high ceilings and a fireplace. She still didn’t know how it was always turned on when she returned home in dreamland- but she figured it was because of her dream boyfriend. 
Oddly enough, she didn’t know his name. She knew his face, his green eyes and longer nose. She knew his pink mouth and how it tasted, how gentle it could press kisses to her eyelids before she woke up into her real life. She knew his touch, how it was slightly cool and his hands were soft, stroking over her cheek as she told him about her ideas and plans and when she sometimes cried about not wanting to wake up. 
Her dream life was her escape, her wishes come true, and it somehow made the real thing both more tolerable and more hated. Her brain must be giving her a break, but she had no idea how she had made up this man in such detail. To the way he liked his coffee, to his preference in cinnamon to peppermint gum. How he disliked the color coral but loved a soft orange, even choosing it for their shared bedspread. He had become such a fixture in her thoughts that it had begun to ache when she woke up, not seeing him next to her in her bed that wasn’t the one she had fallen asleep in. Y/N’s world just felt somnolent without his arm wrapped around her waist and his gentle humming as she drifted off to ‘sleep’, as much as she tried to fight it. Her eyes always opened anyways. 
H. That’s his name, or at least what he had told her. The dynamic would drive anyone else insane- it even did for her- but she knew that one day she could have something like that. 
He was the sweetest thing, sweeter than cherry pie. A man of few words, simply asking about her day in a hushed voice, questioning her about her likes and dislikes, telling her some trivial facts about him and kissing right between her brows when she came to him with a history question for her historical romance pieces. He said he was a historian, but he was brilliant. Almost as if he had lived through some of the events, retelling portions with passion and giving her real insight into what he believed it would be like for someone at that time. 
An odd man, but someone who she wished desperately was real. 
“Y/N, that guy outside is staring at you.” 
Her coworker interrupted her daydream as she waited for the milk to finish frothing. The trickle of chills slivered down her back as she turned her head to the side in time to see a man walking inside, the chime of the shop bells ringing as the door opened up. 
It felt like her breath was stolen as he stepped past the welcome mat, a hand clad with rings that looked like a picture she knew of brushed through pushed back curls. Her hand shook slightly as she struggled to turn off the milk frother, blinking repeatedly as he approached the counter. Despite the sunglasses, she felt his eyes. They were intense, boring into hers behind the filmed lenses, her stomach twisting and body cold as he finally stood at the counter, plushy lips opening to place an order- but when the glasses came down and those all too familiar green eyes met her own, she felt like she couldn’t breathe. 
What the actual fuck was happening? 
“Vanilla latte, please. With a shot of caramel creamer.”
 His voice was the same, soft and deep as he recited the order she already knew by heart. One she prepared in her dreams a million times- but this was not a dream. Not even if she wished it was. There was a specific euphoric feeling in her dreams and this was not that. Her feet were firmly planted on the ground, even if her head perhaps floated too high.  She knew by the aching of her feet and her splitting headache from the squeaks of the coffee machines and blenders going all day, there was no way this was her dream world. It was just her dream man standing in front of her, eyeing her in a way to say he knew. His eyes were expressive, like they could see into her head. And he knew she was freaking out, but trying to stay calm. 
“I’ve seen you…. You’ve been in my dreams.” Her voice whispered across the counter, her trembling fingers typing the order into the pad as her eyes stayed on his own. “Or I’m crazy.” 
That seemed like the more plausible option, but somehow… she knew she wasn’t.
“You’re not crazy.” He replied, placing the money for his drink into her hand. “You get off in twelve minutes. I’ll wait for you.”

Although he was used to a comfortable life, Chris wasn’t prepared for Taigh Hill: that wasn’t any mansion, it was a manor. Just the entry hall could encapsulate his entire house with space to spare, and he didn’t even talk about the decoration.
If anyone told Chris a king had lived there, he wouldn’t hesitate to believe it. The stairs to the second and third floors, which began across the hall, formed the shape of a tree, splitting into branches to reach each side of the two floors up. In the middle of the first store, a huge tapestry that had a story sewn into it was laid on the wall above a fireplace.
The housekeeper, however, didn’t allow any of them to take in their initial surprise, walking towards the stairs as if the place was nothing at all. For her, who took care of the place every day and all day long, it might not be, but fuck, Chris thought while the three of them jogged side by side to keep up with the rigid woman while still trying to take in everything, wishing they had a thousand eyes just so they could see it all.
There was a huge chandelier hanging from the high ceiling of the entry hall and the sounds spread, sounded, echoed throughout the place, especially because Miss Turner couldn’t stop talking, the echoes heightening the annoying tone of her voice. Chris was an inch away from telling her off when the echoes faded away and they entered a closeted corridor.
“You mustn’t make much noise because Mister Elliott’s wife has regular migraines and, if you do make noise, you’ll go to bed without dinner,” said Miss Turner severely without turning, as if she was sure she’d be heard, it didn’t matter by who. Chris considered some old people really sounded like that, shrugging to his thoughts while exchanging an exasperated look with Oliver. The boy smirked a bit, sarcastic, just like Chris had seen a couple of times during their trip together. “Oh, and I was warned that Mister Elliott’s eldest, Miss Ellen, doesn’t want you going inside her saloon. I ask that you respect it.”
“She has a saloon?” Chris asked the only one of the three there who seemed akin to breaking a couple of rules. Of course, he was the only one who could question them: he was somewhat akin to family, after all.
“Yes, she has, Mister Evans,” said the housekeeper, turning a bit, her voice polite. “It was a request from Miss Ellen herself to her father and uncle she matured.”
Although Chris thought the idea of giving a saloon to a nineteen-year-old girl was ridiculous, he didn’t say anything, shrinking back to the horizontal line, which was formed by him, Oliver, and Noah Kurtz, not realizing his shoulder brushing the second’s for a moment.
When Noah seemed to shrink, however, Chris looked at him. The boy, however, didn’t look back, making it clear as day he had no interest in speaking with Chris. The boy, for once, just shrugged internally and stopped so as not to bum pinto Miss Turner. She, on the other hand, had stopped in front of the fourth door to the right in the corridor.
“Your room is here. Mister Elijah wanted to put you in separate rooms but Mister Elliott thought it’d be best if you were sleeping in the same room so you could socialize and not being stuck in your own worlds.”
The woman obviously respected the two men she was speaking about and that made Chris feel a little less apprehensive about the godfather he never met and his family. If their employees liked them, that was enough to say they were likable enough. The housekeeper let them pass by her and scan the room while she kept speaking:
“Dinner will be ready at six pm and I’ll come get you when the time has come for you to go downstair today. For now, I’d suggest you use your time correctly and unpack or go explore the garden before it’s dark. And don’t forget to be quiet around the library!”
“Why do we have to...” but Chris didn’t have the chance to make his question, once the housekeeper closed the door behind her as she left before he could speak. The red-haired boy frowned, then whistled. “Is it me, or she doesn’t seem to like us very much?”
He was left to laugh alone and, when he turned to know the reason why at least Oliver didn’t comment, he found the boy turned to the bed he’d chosen, the one nearest the window. Meanwhile, Noah put his bag on the bed nearest to the door, leaving Chris with the bed by the wall. Even weirded out by the silence, Chris resigned himself to unpacking just like Miss Turner had suggested.
The beds in the room he’d share with the Other two boys could accommodate him and the others, plus at least more nine people put side by side. Chris didn’t doubt they could sleep the three of them in the same one with space to spare. It seemed the bed of a king, just like everything about that manor seemed to reek of royalty. There were even curtains on the beds: they were golden, just like the sheets and the blankets.
Chris wanted to say something to break the ice he felt around the two boys behind him but, before he could think of something, Noah left the room leaving his suitcase on the bed without unpacking it or saying anything.
“Kinda rude,” Chris commented quietly, raising an eyebrow at Oliver, who was still in the same position, silent as a crypt. Weirded out by this behavior, Chris went to his friend, brushing his shoulder gently with his own. “Hey, is there a problem? You can talk to me if you want.”
“It’s nothing, it’s just…” Oliver said, no doubt trying to lie because it was obvious there was something wrong. The boy sighed mourningfully, and said: “I miss my dad.”
There was more about it Oliver wasn’t telling him but Chris didn’t pressure him for more information. He couldn’t forget that, as much as it didn’t seem like it, he had met the other boy just some hours ago and there were limits Chris didn’t really know whether he could cross or not.
Therefore, all he did was sigh while sitting in his bed and smiled at his joined hands and separated knees.
“I also miss my mom.” Chris scrunched his nose at the reminder of Maxwell but didn’t say anything out loud. Instead, Chris talked about Jane and how amazing she was. Oliver looked over at him for the moment Chris began to describe his mother, his blank eyes making him look more German than ever but the boy still took a seat by his side, listening silently: “My mom loves to paint. She’s great and has always dreamed of being a painter but she gave up this dream when she married my dad, considering my grandpa wanted her to stay home to take care of me. My dad… I’ve never seen him agreeing with my grandpa but he also doesn’t disagree with him. My mom has the prettiest, softest hair I’ve ever seen and she smells like rosemary.”
Chris closed his eyes to imagine Jeane by his side, smiling at him the way just a mother could do. Looking at him the same way she smiled when Chris was younger and his biggest worry was whether or not she had made ginger biscuits.
Oliver stayed quiet for a long time after that, allowing Chris to recover from the onslaught of feelings after he talked about Jeane. He gulped, swallowing down the tears.
“My mother’s name was Liora,” the blond boy said in a murmur, so low it seemed like a whisper, his eyes staring at something Chris couldn’t see. Then, hesitating, as if he feared Chris was going to start yelling at him or something, Oliver added: “She was taken by the Führer before we left Germany.”
Chris knew “Führer” was a word they used to refer to Hitler. So the magnitude of it all hit him like a punch, comprehension making his heart beat painfully, cutting his airways. He couldn’t help but look at Oliver with pity, although he knew that was certainly not the desired reaction. It was just that Chris couldn’t help it: it was like Oliver’s pain had spread to him, because, after all, wasn’t it his own as well in a certain way?
All of those crimes committed against the Jews, the black people, Romanis, different peoples… wasn’t it his pain as well? They were humans. They were people, they could’ve been people he passed by on his way to school, they could be his professor, his friend’s parents, and relatives, they could’ve been his relatives. It could’ve been him.
Chris saw the pain as his duty. He had to feel the pain for all of the families destroyed by Hitler and by the war that was happening. He had to feel pain because it was the least, he could do if it really mattered for him.
But Chris didn’t say any of that. He didn’t ramble about how concentration camps or did a monologue stating the obvious — all human beings should be respected. No, Oliver knew all of that, he didn’t need anyone to talk his ear off about it. He needed to be heard, or his privacy respected, whichever he preferred.
“Do you want to talk about her?” Chris asked then, as delicately as he could even though he could still feel his disgust for Hitler leaving his tongue heavy and sticky, making it hard to swallow.
In his nape, there was a shiver being born. Oliver kept silent for longer this time; his lips half-open in almost words.
“No,” he finally exhaled, getting more comfortable in Chris’ bed, his back straight. “I was just worried because it’s my first time away from my dad since they took her and I don’t want him to… spiral because of it again.”
The worry in Oliver’s tone was palpable and, for a moment, Chris felt a bit envious about his relationship with his dad. He wanted Max to care enough about him and Jeane to actually mourn if something happened to them. He wanted his father to care.
Admitting that even to himself was like a Punch to his stomach. Chris knew trying not to care would be useless someday but until then, making these mistakes wouldn’t be allowed. He shouldn’t have to beg to have his Father in his life, he shouldn’t have to beg for anyone’s love. Love was something to be freely given, selflessly and happily given. Love was something to be offered, not something to be stolen.
After all, that was the reason why Chris thought it was ridiculous when one of his friends said he’d stolen a girl’s heart. It was ridiculous because they really thought that trying and trying and trying the same way everytime would give them a different outcome. If a girl wasn’t interested in giving him a chance, Chris just moved on to the next girl to interest him: it wasn’t so hard to hear a no after you got used to it.
Anyhow, he was digressing, Chris realized when Oliver shook his hand in front of his face, catching his attention back.
“Did I daydream for a bit?” Chris asked, embarrassed, and Oliver chuckled.
“For quite some time, actually,” he just said.
“I’m sorry”, said Chris with a sigh, turning in the bed to look straight at his friend. “I didn’t know what to say and ended up thinking about my own dad.”
“It’s okay, I can’t expect people to know what to say to something like that.” Oliver smiled, clearly embarrassed and a bit worried. “What did you think of Miss Turner?”
“I think she looks like a Woman from the last century, but who knows? She could surprise us.” Chris answered and shrugged as he laid on the bed, supporting his head with his fingers crossed under it, looking at the ceiling.
“She seems a bit nicer than those women.” Oliver also shrugged but didn’t lay down: he preferred to stay seated on the soft mattress. “What about the other boy... Noah?”
“He’s... quiet.” Chris shrugged again. “I still don’t know what to think of him, actually. I didn’t have the time to get to know him.”
Oliver made no comments, nor did he disagree about anything in regards to Noah. The two boys stayed quiet for a while, the silence of people that had nothing to talk about. So, to break the ice, or maybe to get some alone time, Oliver got up and said:
“I should write to my dad and tell him we arrived and it all went well. I promised him I would.
“Hm, I need to write to my mom as well, although I didn’t promise anything,” Chris said, closing his eyes as the Journey began to take a toll on him. He could feel his body getting heavier and his mind slower. — I’ll just sleep for a bit. Wake me up in an hour, please.
He didn’t even hear Oliver’s agreement before he was out.

The Vines

The Vines is named after Albert B. Vines, who first opened a public house on this site in 1867. It was rebuilt in 1907 as a Cains pub and is, like its sister pub, the Philharmonic, one of the great show pubs of the country.  It is a grade two listed pub on CAMRA's National Inventory of Historic Pub Interiors, it is also known as the legendary ‘Big House’ on Lime Street.
The Vines was the work of Liverpool architect, Walter Thomas for the brewer, Robert Cain. Thomas (1849-1912) is famously known for his public house designs, Sefton Park and Audley House which is now an English heritage site.
This exuberantly baroque pub has etched glass windows, a folly tower, and extravagant faux Dutch gables. The impressive clock that extends over Lime Street (which is claimed to be the biggest free-standing in Great Britain) is by E J Dent & Co., the same company that provided the clock tower at the Houses of Parliament.
The interior of the pub is divided into rooms but features monumental fireplaces, carved mahogany, and beaten copper detail. It also boasts Corinthian pilasters and columns throughout. At the rear is the huge, ornate, high-ceilinged Billiards room, which was a staple of the 19th-century pub scene. The room is dominated by a striking stained glass oval ceiling dome.
In the Queensbury Room, above the fireplace is an intricate wooden bas-relief Viking Longboat. Around the walls there are fifteen plaster panels of cherubs engaged in allegorical pursuits and upon the ceiling is an oval plaster relief including 12 zodiac designs all created by Liverpool based artist Henry Gustave Hiller.
German Art historian Nikolaus Pevsner attributes the plaster reliefs to The Bromsgrove Guild, a 19th-century company associated with the Arts and Crafts Movement that was heavily involved in the plaster designs throughout. The Vines was once owned by A. B. Walker in the late 19th Century, who was later to pay for The Walker Art Gallery. At one time, it boasted its own art collection, which is still reflected in the ‘billiards room.' The room hung paintings worth millions but was relocated to the Walker Gallery and replaced by oil paintings of lesser value. Bill Bryson, a famous US travel writer, eulogised about the Vines in his famous book 'Notes From a Small Island’.
Today, the pub is often full of Liverpool characters and is a constant staple due to its historical conversation and atmosphere.

Hallsville: French Country Influence

In a style reminiscent of French Provincial, our latest home impressively stands its ground, unique in its surrounds. With angles and bends, it wraps around its site so that on approach visitors are greeted with a full view of its elegance.
This is no regular home. Ten gables - some of which are doubles that stand below and then join onto another - help form the shape, each pointing skyward and giving height to balance the impact of the steep roof with its 35 degree pitch. (Roofs more commonly have a pitch around 22½-25 degrees). It was no simple feat working on this roof; care had to be taken to grip tightly and after a while the calves of the legs were aching as they were stretched out! With its terracotta tiles, this roof will look as good long into the future as it does today. These tiles actually came with a warranty that the colour will not change for the life of the tile; and they have an amazing 100 year warranty! That is peace of mind.

Solid dry-pressed bricks from Namoi Valley Brickworks have been split into two sections: face brickwork at the base, and painted above; reminiscent of traditional whitewashed walls. They join at a soldier course of face brickwork which travels around the entire home. Soldiers also stand boldly above the windows and doors. Not all corners are 90 degrees (square), so squints have been used to form a solid brick bond up those angled corners. You can read all about squints and how they do this here.

The wide frames on all the windows gives them a bold look to balance their appearance with the rest of the home. And for energy efficiency, all are double glazed. In keeping with the French style, arches feature prominently across the gables with arched windows to suit. These aren’t items that can simply be bought off-the-shelf. Custom-made windows, lintels, and architraves were called for; each manufactured to match the specific radius of the arc called for by the design for that window. As well as using our carpentry skills it was an opportunity to get into the workshop and do some steel work as well. You can read more about these arches in the second half of this post here.

Step inside and the sense of height continues. With a mix of ceilings between 9 and 10½ feet high the home feels open and spacious; glazed highlights above doors reinforcing this feel.

This home is built with entertaining in mind. The generous kitchen allows plenty of room to work: huge island bench, loads of cupboard space, quality appliances and a glorious view to the hills of Daruka. A separate bar area allows the drinks zone to be kept separate with boiling/chilled water and everything else needed; appliances, sink, and storage. Both tie together with their genuine stone benchtops.

Relax in the lounge; its stacked stone feature fireplace gives that place to “back up to” on a cold winter’s night that we all look for. Or in milder weather, open the twin sets of double-doors directly onto the Alfresco area.

The French theme continues with custom timber beading adorning the walls in the lounge and formal dining areas to form a focal point for decorating. Instead of sharp edges along the arched walkways, soft curves with bullnose edging prevail. Look up and solid plaster cornices and ceiling roses provide a focal point. Look down, and wide skirting boards that balance the cornice then lead on to flooring which has been meticulously laid with a wall perimeter then feature beading, all filled in with herringbone.

In the living areas, doors can open four-wide for entertaining, or close to better suit family life or for noise control.
The sleeping wing is a quieter and cosier area, with lower ceilings and carpeted floors - ideal for rest and comfort. Bedrooms with built in or walk-in robes to suit. Bathrooms with tiles to ceiling height and heated towel rails. Walk-in linen and storage room. All perfect for day-to-day family life.

As with all our houses, the timber work (doors, architraves, skirting boards etc) have been finished with a traditional brushed paint finish.

There are still some fittings yet to be chosen for this home but we’re sure the owners will enjoy finding those perfect items with which to finish it off. And we are also excited to see the landscaping put in place, to make the house look at home.
A bold and beautiful home for the ages.
This is another truly unique home we have built, designed by Urban and Abode for our client. The initial construction schedule was impacted by constant rain but once that settled down and the slab was poured, progress was smooth to the end. The design and style is very different to the previous house we built last year, but that is the thing with custom homes. Each is unique because every family finds joy in a different style, and their house must fulfil the needs of their site, and how they will live within the home. What remains the same though is that every J & S house is built with care and attention to detail so that it does fulfil those needs and bring joy for years to come.

I wish I could post pictures of this.
So I'm dog sitting at one of my regular's house. They're rich, it's a pretty nice place. Big house, giant yard, windows everywhere, etc.
Looking at the outside of the house, I knew I was only ever in half of it. There's double doors that are usually locked, so I assumed that was their bedroom, there's a patio overlooking the yard, and there's another garage on that side of the house.
Well, they didn't lock the doors this time. And one of their dogs loves opening doors. So I peek in, and sure enough it's a bedroom. Then there's a hallway, so I start walking over there. They have a MASSIVE bathroom. High ceiling and a chandelier, fancy shower on one side, fancy tub with a fireplace on the other, 2 sinks at either end of the wall, big fancy window. We have an average house, and their bathroom is the size of our living room.
A little farther down on the other side of the hall, is an office. Huge. 2 full size desks and computer setups, big couch in front of a big TV, lots of shelves and books, another big window.
All that's left is a storage room and the door to the garage.
The part I stay in, is a full house. Living room, 2 guest bedrooms both with bathrooms, another sort of living area upstairs with a big TV, garage, big porch, etc. The other half really is like an entire house, the only thing it's missing is another kitchen.
