Miami Hotel Experts Predict Shakeout Next Year When COVID hit the U.S., some experts predicted the economic fallout would be over in a few months & a V-shaped recovery would be underway. But hotelier Robert Finvarb, boldly pronounced that pre-COVID-19 numbers wouldn't bounce back until "2023 at the earliest." 10 months into the pandemic, he wishes he had been wrong. "We're not going to really, rebound until air travel comes back. When international markets open up, because they're obviously a huge driver into Miami & South Florida. When business travel starts up again, that's not going to happen until the vaccine is widely distributed & companies feel they're not going to expose themselves to liability by putting their people out on the road." Hedge funds & opportunistic investors are shopping for distressed assets. Insurance companies & REITs are too risk-averse to take on hotel investments. There has been a standoff between potential buyers & sellers who can't agree on pricing. There will be a wave of transactions on distressed deals as companies burn through their cash & forbearance measures expire. Miami Beach, we anticipate at least 50% of the hotels there filing for bankruptcy in the coming months. Few big transactions in recent months: the sale of the Delano Hotel (along with Manhattan's Hudson Hotel) to Eldridge/Cain International & British billionaires Simon & David. Reuben's purchase of a stake in the JW Marriott Miami Turnberry Resort & Spa in Aventura & acquisition of the senior debt in the St. Regis Bal Harbour Resort. Some funds are offering rescue financing to distressed hotel owners, but that comes w/interest rates ranging from 12% to 20%. Most of the hotels that trade next year will be 50% to 60% of the pre-COVID valuation. Steeper discounts in more distressed situations, depends on the location & type of hotel (ex. airport locations, full service, larger-box hotels). That New New: Kyoto

Ace Hotels has partnered with renowned Tokyo-based architecture firm Kengo Kuma and Associates to launch its first property in Japan. Slated for arrival in winter 2019, the Ace Hotel Kyoto will embrace the region’s industrial and imperial legacy in a transformed structure from the 1920s.

“The thought was to create a hotel that is connected to Kyoto and open to the surrounding area. To begin with, the proposition was to create a dense garden where communities, as well as the past and the present, are connected to this venerable land with its various gardens, which have existed since the Heian period,” Kuma says. “Every detail and material was thought through to connect the building, land, and history together.”

The Tetsuro Yoshida-designed red brick building will be modernized with a wooden grid system reminiscent of traditional Kyoto, while fine louvers and meshes will serve as environmental devices that gently filter light and wind. Local artists and craftspeople will infuse the hotel with a sense of place. Here’s to hoping.
