How to Make Money in Real Estate Without Experience, Cash, or Credit: The Power of Wholesaling
Tumblr media
Real estate can seem daunting, especially if you lack experience, cash, or credit. But what if I told you there’s a way to dive into the market and start making money without any of those barriers? Enter real estate wholesaling—a powerful strategy that allows you to profit from property transactions without needing to own any properties yourself.
What is Real Estate Wholesaling?
At its core, wholesaling involves finding distressed properties, securing them under a contract, and then selling that contract to an end buyer, usually an investor or cash buyer, at a higher price. You act as the middleman, leveraging your ability to find good deals and connect buyers with sellers. Here’s how you can get started:
Learn the Market: Research your local real estate market to identify trends and hot neighborhoods. Understanding your market is essential to finding profitable deals.
Find Motivated Sellers: Look for property owners who are eager to sell quickly—this could include homeowners facing foreclosure, landlords tired of managing their properties, or those dealing with inherited properties. Use online platforms, local classifieds, and social media to find these leads.
Negotiate Contracts: Once you find a motivated seller, negotiate a purchase contract. The goal is to secure the property at a price that allows you to make a profit when you sell the contract.
Build a Buyers List: While you’re working on finding properties, you should also be building a list of cash buyers who are interested in purchasing investment properties. This network is crucial for your success as a wholesaler.
Assign the Contract: After securing the property under contract, you can assign that contract to a cash buyer for a fee, typically ranging from a few thousand to tens of thousands of dollars.
Why Wholesaling Works
Wholesaling is particularly appealing because it requires minimal upfront investment. You’re not buying properties; you’re facilitating transactions. This means you can start making money without needing significant cash reserves, credit, or prior experience. All it takes is determination and the willingness to learn.

For the Veilguard prompts if you are in the spirit....
"This is just what I needed, thank you"
Location-Treviso
Thank you for the prompt! <3 Please enjoy some post-Veilguard, pre-living-together Rook de Riva x Lucanis (+ Spite).
-------
Sprawled in an armchair before a crackling fire, wineglass in one hand, latest entry in the series Bellara had gotten her hooked on in the other, Rook had just gotten to the first really juicy bit when someone knocked on her door. She looked to the heavens and muttered a curse before setting aside both book and wineglass and pushing to her feet.
"I swear to the Maker, Viago, if you're about to launch into another rant about the new governor..."
She yanked open the door—and frowned in confusion. No one was there. She stuck her head into the hall, and Viago's door at the far end was shut. She eased the door closed again and was ready to chalk it up to a stray cat outside when she heard the knock again.
Coming from her balcony.
As her brain began an immediate inventory of every exit in the room, she slid silently to her vanity to retrieve a dagger. Attackers didn't usually bother to knock, but it could have been a distraction. She kept to the shadows as she made her way across the room to the balcony. Instead of parting the curtains that covered the glass double doors, she crept to the outside of the doorframe to lift one edge of the fabric.
And startled back when glowing violet eyes stared straight at her.
"Mythal's tits," she breathed as she tossed her dagger to her nightstand.
She yanked the curtains open and unlocked the door. Spite strode in without a moment's hesitation.
"You didn't want to use the front door?" Rook asked as she closed the doors behind him.
When she turned to face him, Spite was frowning. "Why? Would I? You're. Up here."
Rook laughed. "Can't really argue with that." She regarded him with a shake of her head and her hands on her hips. "Lucanis go to bed early?"
"No. Lucanis is. Awake."
Her smile twitched toward a frown. That meant Lucanis was allowing Spite full control. Maybe Spite had pestered him and he had given in or they had reached some kind of trade wherein Spite got to spend the evening with Rook in exchange for something Lucanis wanted. But something about Spite's scowl made an uneasy feeling stir in her belly.
"Something wrong?" she asked.
"Yes!" Spite declared. "He's being. Stupid! And it's. Annoying!"
"Stupid how?"
Spite began to pace the short distance between the foot of her bed and the armchair, wings fluttering in agitation.
"He wants to. See you. He thinks you. Won't want to. See him."
"Well, that is stupid," Rook replied. "I always want to see him."
Spite turned to her as his arms flailed in an exasperated gesture. "That's what! I said!" His eyes narrowed as his scowl deepened. "He says. He would be. Bad company."
"I would be bad company" sounded like Lucanis speak for "I'm going to hide away and brood so I'm not a burden to others."
"Did something happen today?" Rook asked. "Something that's bothering him?"
"Yes."
Rook waited for him to elaborate, but as long seconds passed, she huffed and rolled her eyes a little.
"And do you know what that something was?" she prompted.
Spite shook his head. "I. Wasn't there. And he. Won't say. Hiding it away. The private place. I'm not supposed. To look."
She knew Lucanis and Spite had been discussing creating some boundaries between them, and she was impressed Spite was taking those discussions so seriously.
"That's good of you, Spite," she noted, and Spite preened with a wide smile. "Is that what this is about? Something's bothering him but he doesn't want to talk about it?"
Before Spite could answer (since the question wasn't really for him), she took a step toward him.
"Lucanis, we don't have to do anything you don't want to do. We can just sit and read by the fire. Or have a glass of wine out on the balcony."
"He wants you. To hold him."
As soon as the words left his mouth, Spite's face screwed up in vexation. His eyelids fluttered, and when they opened again, Lucanis gazed back at her.
"That's enough, Spite," he sighed, but it sounded weary rather than irritated. "I apologize," he said to Rook. "I should not have let him come here."
"I'm glad he did," Rook said. She closed the space between them and put her arms around his neck. She pressed a soft kiss to his lips and then looked up at him. "And I'd love to hold you. Is that what you want?"
His expression as he gazed back at her was a heartbreaking combination of desperate longing and a bone-deep fear—of rejection, of vulnerability, perhaps of something he didn't fully understand. But then he swallowed hard and nodded.
She trailed her hands down his arms until she could take his hands in hers and lead him to the bed. She guided him to sit on the edge and knelt down briefly to remove his boots. Then she climbed onto the mattress, settled herself comfortably in the center, and opened her arms.
After another moment's hesitation, he crawled toward her. He lay at her side, and when her arms came around his shoulders, he stretched one of his across her waist and let his head rest on her chest. He stayed stiff for the first minute or two, despite the fact that they had curled into each like this several times on her tiny chaise at the Lighthouse. Some things had seemed easier when the world was ending. Insecurities and self-consciousness evaporated in the face of mad gods. But now they were back in Treviso, back in the rough shape of their old lives, the lives they'd lived before they knew each other. They were still learning how to make those lives fit together.
But slowly, bit by bit, Lucanis's tension melted away. When he was soft and pliant against her, she turned her head to press a kiss to his hair.
"Thank you," he murmured into the stillness that had descended around them.
"My pleasure," she murmured back. "I mean it. We could watch paint dry and I'd have a good time if I was with you."
He huffed a quiet laugh. "I'd hope we can do better than that. But I'll keep the basic sentiment in mind."
"Good."

I've been soo stressed about finishing out the semester but a bunch of things came together today and I literally think.. fr.. can't see how Not.. I'm going to finish it with three As and 1 B 😌 this has been the most stressful semester of my time in college. I'm going to brush up on accounting this summer and hopefully do well in managerial accounting this fall. I have no other concerns abt college beyond that, the only thing between me and graduation is just time :^) This summer I'm going to mostly maintain a relatively clean apartment and spend time hanging out with E/working on his speech. Ugh. It's all going to be ok

hyde could still possibly not be /that/ bad as it was mentioned early on in the chapter that it's basically a 50-50 on whether warding cards could be destroyed by anomalous means
Tumblr media
and in a way, lulu *was* saved from death thanks to the card specifically serving as a way to skirt around the hundun's anti-damage mechanics leading to killing the hundun before the eighth fatal misfortune could befall them
it can still be kind of ambiguous in a way because the ghouls' artefacts are anomalous objects iirc, and warding cards all work differently? cause we also have mc's warding card for reference with the drawing disappearing after use vs. lulu's warding card that took visible damage (from taiga's gun)
unless taiga's gun uses normal bullets that he still has to reload, which would be funny if that was the case
that being said i personally like the idea of hyde serving as a more antagonistic character later on inba way because that's just generally more interesting than 'shady and mysterious yet ultimately on the protagonist's side' kind of characters
i think they're doing pretty well on the anomalies front again storywise, the hundun is interesting and i liked how 'anomaly as a tool' was done this time (much better than how they handled the surprise dullahan in frost2 imo)
using the winchester mystery mansion for the training facility was also nice, as a video essay rabbithole enjoyer i do love it when the game brings up things that i can recognize
had feng shui flashbacks with the bagua mirror mention, and while it was more as a point for reference for the misfortunes i did like how they worked beyond the mechanics of literal and just like went for any loophole it could work with (a character in the name of the place as opposed to something actually literally affiliated with the element)
picked ritsu for the roommate because as a bamiromi loyalist, i need them to sleep in the same room, and honestly he's like the least intimidating choice for mc to try and catch some sleep with imo
replayed the scene where lulu was basically seducing a guy for information, he is so different when he uses volume control and like i so get the appeal
dionysia being a circus is a little funny because house that is an actual amusement park is definitely one way to approach things. probably something to be said about seeing anomalies as either dangerous threats that need to be subdued (ultio) or used for the purpose of performing for entertainment? whomst knows
I wish this game had an easier story archive to navigate through, at the v least let me rewind a bit instead of having to replay the chapter altogether
not a big fan of the episode preview we got, i liked seeing the ghouls so i would know if i had to save up or am allowed to indulge a little in gambling
limousine means probably at least jin if it's not a proper frost episode

Bro I have to write and record an argumentative speech, write a literary analysis, get started on a short story with a pre-determined theme, write a reflection of the previously mentioned tasks and what knowledge and experience I got from them, as well as start planning for my oral examination which I apparently have to choose a subject for??? and make a powerpoint for???? Why did they not give me more details about the *final, most important examination in my course*?????
All in FOUR DAYS
The only redeeming qualities of these tasks is that I get to choose the movie I write my argumentative speech about (I'm supposed to argue for why it should be movie of the year, aka just infodump about why it's awesome), and that the only requirement I've been given for the short story is that it has to be about "the unknown" in one way or another
But none of that matters because they didn't tell me anything about needing to write a text for the final oral examination???? Or that I need to have a powerpoint???????? What do you mean "What subject have you chosen for your oral examination?"?????? I WASN'T TOLD THERE WOULD BE WRITING INVOLVED
MY ORAL EXAM FOR THE ENGLISH COURSE REQUIRED NO WRITING OR POWERPOINT PRESENTATION, MAYBE YOU SHOULD BRIEF YOUR STUDENTS ON WHAT THE FINAL ASSIGNMENT WILL EVEN BE BEFORE YOU THROW THEM INTO THE COURSE???
Smh I hate private-owned education-based companies
Like bro maybe put some money into an actually comprehensible website, teachers that don't hate their students, and classrooms that actually have heating instead of buying that new car that just entered the market, just a thought
I am very angry about this entire system, this company is ass and it's no wonder they're closing later this year (something I found out ***after*** applying for and accepting two courses and showing up for the voluntary in-person introduction.)

genre savvy total drama contestant who, in their infinite genius, orchestrates their own enemies-to-lovers plotline in an attempt to stay plot relevant enough to make it to the finals.
they spend the first couple of challenges picking out their 'enemy' from the crowd, then approach them quietly to avoid the others' suspicions (and the cameras too) suggesting their plan.
"listen, the two most popular total drama couples? duncney and aleheather. both enemies to lovers, and both couples made it super far into the competition. this is a reality tv show, as long as we're entertaining enough we're guaranteed a spot in the merge at least, and nothing engages the viewers more than a 'will they won't they' dynamic. we'll be ratings gold!"
"alright, but why me? i don't hate you."
"i don't hate you either. in fact, i think you're pretty cool. it doesn't have to be a real rivalry, it's all an act. but if we can keep up the act for long enough, our 'rivalry' can evolve into something more, if you catch my drift. the plotline practically writes itself... plus, it'd be pretty funny to pretend to hate each other, right?"
"hmm. you make a good point. how can you guarantee we'll both make it to the merge?"
"that's down to the network. and, i guess, how well we sell ourselves to the audience. that's why i'm thinking enemies-to-lovers; it's compelling and marketable and people eat it up every time. the execs would never let two of their biggest audience retention generators leave the show too early."
"what about the lovers part? i barely even know you, and you want us to pretend to fall in love?"
"eh, semantics. how hard could it be? holding hands, long romantic walks across the beach. i know how to stage kiss, if that's an issue!"
also the genre savvy character is aroace, but their commitment to the plan overshadows their personal misgivings in faking their enamourment.

A big academic issue I see ppl have that they don’t know they have and causes them a lot of problems is: you have to see value in things you don’t agree with.
Like. The one example I saw recently was someone complaining their professors all must have an agenda bc they’re all taking about Marx and praising his work. Marxism is an excellent analytical framework to critique concepts and ideas. It’s used in many different fields of study bc it is very useful and broad. Most college professors are not themselves communists or marxists. They don’t want you to take his word as gospel. They are not asking you to BELIEVE in Marx. What they are doing is teaching you how to understand different perspectives and see things in a new light.
Your personal beliefs usually matter very little in academia. No one should attack you based on them, but outside of ethics and a fundamental respect for others as human beings, no one gives a shit what you go home at the end of the day believing so long as you have an open mind and explore ideas in full.
In things like debate you don’t normally get to pick the position on a topic. It is usually picked for you and then you’re both given equal time to prepare your arguments. Because debate is not about your personal beliefs or who is right or wrong but testing the strength of a position and learning how to argue your points effectively as well as counter people on the other side.
“Well why should I do that, why should I care about things I don’t believe in 💀” because your perspective is inherently limited. You cannot come close to understanding a topic if you cannot explore all aspects of it. Many things in the human body of knowledge are built upon assumptions, especially with theses that are a lot more difficult to concretely prove (think like literary analysis, anthropology, sociology, linguistics, many subjects actually besides like. I think mathematics and physics potentially). This is because humans are flawed people with flawed perspectives and flawed belief systems. Humans act illogically and irrationally.
When you understand a wide variety of perspectives, you understand a subject more, and can also better understand your own thoughts and beliefs about it. Considering other ideas and seeing the strengths in positions you don’t agree with does not harm you in any way. In fact the better you understand a position you don’t agree with the better you can argue against it.
