“I’m absolutely not doing that!”

“But why not!? He’s so obviously obsessed with you!”

Miles looked at Gwen with the coldest side eye he could muster at the moment. Walking towards his desk chair he slumped down and sighed frustrated. How could she be so sure of something that wasn’t even remotely simple!? I wasn’t like this was a crush on some random girl in his class. This was a crush on Hobie. Fucking. Brown. The coolest guy he knows!

Miles spins his chair away from her,“No! Nope! Absolutely not!”

“You don’t see the way he looks at you dude!” Gwen spins him back around to face her. “Hobie looks at you like you're the sun, moon, and all the stars. Hobie looks at you like he prays to you every night.” Miles just shakes his head and forces himself back around.

“If what you're saying was even close to the truth-”

“It is.”

“IF it was what makes you think writing him a fucking love letter would be a good idea?” Gwen dramatically flops on the bed, hand landing on her forehead, eyes closing. “Imagine, you put the most heartfelt, tooth rotting, stomach turning letter on his desk and after school he runs up to you and kisses you like you are the oxygen he so desperately needs.” She turns to face him and is met with the most disgusted and disappointed face she's ever seen.

She can’t help but start barking out a laugh, gripping her stomach as she rolls around his bed. Miles rolls his eyes and kicks her. “See! Even you think it’s dumb!”

“No I swear I really do think it's good!” She proclaims sitting up quickly.

“Even if it’s a little corny and cliche I’m sure Hobie will love it dude!” Gwen looks at him with true sincerity. Miles looks back at her looking for any indication that she’s messing with him. Once he finds none he sighs, glancing at his notebook.

“Do you really think he would like it? I mean what if he doesn’t like me like that?”

“I promise you he will.”

Miles pauses and thinks about his options here. He could 1.) write Hobie some romantic ass letter to confess his feelings, or 2.) don’t say anything and live with the knowledge that Hobie would never truly know how he felt. Either way he would be beyond stressed.

He eventually huffs for the thousandth time and slowly nods his head.

“You’re gonna do it!?” Gwen jumps off of the bed filled with pure joy. He looks back to her slightly laughing at her excitement. She grabs Miles' shoulders and shakes him harshly. “This is so amazing! I thought you were never gonna tell him!”

“Well if I’m gonna be stressed I might as well be stressed and have my feelings be out there.”

She snickers and releases the others shoulders, staring him down, “I’m really really glad you decided to tell him how you feel.” Miles slightly shoves her in response.

“You're only saying that because you’re tired of hearing about him.”

Gwen chuckles and shoves him back. “No! I’m genuinely happy that you can get this off your chest. I think this will be really good for you.”

He smiles up at Gwen and pulls her down into a hug. “Thank you Gwen.”, he whispers to her. All she does is hold him tighter. They stayed like that until Gwen glanced at her watch and saw the time.

“Oh shoot, I have to go! I have a study session with Margo in like ten minutes!” Gwen quickly goes to retrieve her bag, rushing to get out the door.

“Bye Miles! Tell me how the letter goes!”, and with that she was gone.

He shakes his head at his friend. That girl could never be on time.

Slowly he looks back at his notebook. He can already feel the anxiety creeping its way up into his stomach. So much could go wrong with this and the worst one would be getting rejected.

Miles and Hobie had been friends since freshman year when Gwen introduced them. It was almost an immediate connection between the two, even though they were so different. They would be clinging to each other everyday, hanging out in Mile’s dorm when Ganke wasn’t around, tagging abandoned buildings, going out to dinner, ect. So Gwen wasn’t surprised when Miles told her he liked Hobie.

Coincidentally around that same time Hobie started to be more excessive with touching Miles (not that he minded). A constant arm around his shoulders became a normal thing very quickly. Soon followed by random shoulder messages, hand holding, and other passing touches. It drove Miles insane knowing that Hobie was just doing this as his friend. He wanted it to mean more so bad.

Hopefully he would achieve that with writing this letter (even though he wasn’t very hopeful).

Dragging a hand down his face he picks up the pen and notebook, moving them to the middle of the desk. He cannot believe he’s actually doing this, Uncle Aaron would be so disappointed. Miles was gonna have to text him about this later.

Shaking his thoughts away he finally picks up the pen and starts writing.

To say he was nervous is an understatement.

Miles was shaking so much he could barely hold his extra notebooks. Including a graffitied envelope with Hobie’s name on it on top of the stack.

Walking to his first period class Miles tried to take deep breaths to slow down his mind. It wasn’t like he was putting his relationship with one of his closest friends on the line or anything.

……….

Oh he was gonna pass out at least once today.

How could he possibly have agreed to this!? There was no way that this was gonna end well. Knowing Hobie even if he didn’t like him back nothing would change but, Miles would have to live with the fact that his feelings weren’t mutual.

That thought alone made the pit in his stomach grow even wider.

Being too wrapped up in his thoughts Miles forgot that today was Thursday, meaning his first period was with Hobie. He also failed to acknowledge that Hobie was walking towards him, a mischievous smirk resting on his face.

“Oi! Miles!”

He quickly glanced up at his name. His eyes immediately met the others.

“Heyyyy Hobie….”, Miles winced at the shake in his voice.

Once Hobie had reached him he wrapped his arm around Mile’s shoulder looking down at the other’s anxious face. He couldn’t help but notice how shaky the boy was.

“You doin’ okay there? You looked really zoned out jus’ now”, he commented raising his eyebrow.

“Yeahhhhh I’m just nervous for…”, Miles’ mind couldn’t even think of a good excuse as it was too focused on the arm wrapped around him. “..For…..yeah.”, He decided that his silence was better than making up some obvious lie.

Hobie’s eyebrow raised even more at the silence. He looked over the boy again looking for a real answer. In his search he noticed the graffitied letter. This just made him even more confused that he already was.

“Watchu got there Miles?”, Hobie asked with genuine curiosity.

Miles froze in his spot, eyes going wide. Hobie looked back at the boy, noticing his sudden stillness. He glanced back down at the letter, his head reeling in what it could possibly be.

Then it clicked.

His face suddenly broke out into a grin. He removed his hand from his pocket and reached to grab the letter.

Miles finally breaking out of his trance, noticed the movement and snatched it hiding it behind his back. He nervously smiled up at Hobie, deciding that he probably couldn’t get a coherent sentence out even if he tried.

Undeterred, Hobie smiled back and moved his face closer to Miles. His arm that was previously wrapped around his shoulder sliding down to meet Miles' chin pulling his head up even more. “Is that a love letter?”, He teased. Smiling like a mad man.

Miles thought he was actually going to pass out. His face felt like an oven and he could already feel the shaking intensifying ten fold.

“No!”, He said with a shakier voice than he would’ve liked. “This is just- umm- a homework assignment that I need to turn in today!”

He mentally rolled his eyes at his own excuse. Homework? Really?

Hobie just chuckled at the blatant lie, releasing the other from his grasp. Turning to continue to their class before they were late. Still in shock Miles took a moment to follow the other.

The two continued to walk in silence together, taking glances at each other when they could. When they finally arrived at their class Hobie stepped in front of the door blocking Miles from getting in.

“What are you doing man?” Confusion seeping its way onto Miles face.

Hobie ignored his question, instead opting to lean into the others' space just as he did earlier. Looking him dead in the eye as he began to speak.

“When you want to give me that letter….” He paused to admire the panic wash over the shorter’s features.

“You can just leave it in my locker.”

With that Hobie walked into the classroom, leaving Miles at the door to process what the fuck just happened.

Another analysis time!! Todays subject, what is with the name Lesley? Spoiler warning for the final two episodes of Don't Hug Me I'm Scared.

I noticed that the name Lesley showed up twice in DHMIS. In the episode "Transport" the main three start off at their home when an ailing car comes through the chimney. This car's license plate has the name "L35L3Y".

And then in the final episode, the woman at the fourth floor of the house that seemingly controls the house and the main three characters introduces herself as Lesley. Why are both of these names Lesley?

My theory, which is by no means is what's correct, is that the car is an extension of the woman Lesley. Let's go on the assumption that the woman Lesley controls the three. The only time they "leave" the house, her jurisdiction, she's there. The car is there with them. Possibly to make sure that they get back in time for the next episode. But it's shutting down. It's failing, and dead for quite a while. So it can't be her entirely. It's merely an extension. It could also be indicative of her ailing health, although her ailing health seems to be mental. Her mood shifts extremely fact, and she has outbursts that seem to be jokes? It seems as if she isn't entirely there.

Although there's not much to back up this theory other than those two pieces of information, so if I think of anything else I'll add on. And if anyone thinks of anything else, I would love to hear it!!

hey idk if youve answered this but whats ur writing process like? im think of doing a story like decades challenge but ive never anything outside of gameplay really. also how far in advance do you plan is it like this gen or gens in the future? sorry for rambling

Hello! First, you don't ever have to apologize for rambling to me; I love a good ramble! And second, if you're wanting to do the decades challenge, I suggest going for it! It has really helped me find a medium to channel my love for writing and learn history along the way.

To answer your second question of how far in advance I plan, I do plan multiple generations at once. I have a basic outline from 1890 to the mid 1920's already planned out, and this includes Ozzy, Atticus and future children and most of the side characters as well like Beth, Millie and Valerie.

As for my process, it's a little more in-depth and I use a website called Milanote for note taking and tracking birthdays and Google Docs for a bigger spreadsheet and writing the story.

Sometimes I have the full scene already written out in advance, but most of the time, it will be few sentences to get the juices flowing or something I wrote down at a different time. I write small things all the time, like little pieces of dialogue, or a good prose that I don't want to forget.

I personally need to see what the scene will look like before I write it out. Mostly because if I write something, and then can't find a pose for it, I get frustrated. So I shoot the scene first, edit the photos, put them into a Tumblr draft, and then finish the writing with the photos there for me to look at. Lately, I've been taking a few photos and then the rest of the scene comes to me while I'm shooting, so I stop taking photos and write it down before I forget.

Anyway, once all the photos are taken and the first draft is finished, I copy and paste what I've just written into my Google Docs. From there, I let it do it's grammar / spell check thing (mostly because I have it set to British-English so I want to catch American spellings of things and change them for me), reread it and put it back into the draft on Tumblr.

After that, I read the scene outloud back to myself. This helps me catch any weird grammar errors that the computer missed, or any repetitive use of a word & then I replace them (I have an extension that looks for synonms for me). I also just feel reading it outloud back to yourself, helps you read it like it's a story vs you just like...saying what's happening, if that makes sense? Like if I'm finding myself bored just by saying it outloud, it will probably be boring to read.

I do this multiple times over before I decide I'm satisfied, and I usually do it one more time before I publish the post. After I like what I've written, I copy and paste that back into my Google Doc because I consider this "my hard copy".

There is also a lot more organization that goes into it than just this, so if you want to know how I organize things, I'd be happy to explain that as well. It's a lot of spreadsheets and notetaking, but you don't have to do that if you don't want to.

And, this is just what works for me, I can't stress that enough! Other people write the scene before they shoot, and that's perfectly fine too. My process has changed overtime and it's taken a bit of trial and error, but this is just what feels the most natural for me.

I hope this helps somewhat and isn't too overwhelming. You can always do more gameplay than writing if that's what works for you, or build a story with gameplay. So don't let this scare or intimidate you! Either way, good luck with your decades challenge!

Mr narrator, are you aware of the plethora of distinct versions of narrators? If so, what's your opinion on them?

I am very aware of all the other narrators that exist within the internet sphere. In fact, I find the concept of multiple versions of me to be rather amusing!

Despite the many (and I should emphasize many) similarities between all of us. Each Narrator is unique due the people they were designed by. While we may all have british accents and voice the Stanley Parable, some Narrators voice might be more softer or angrier compared to mine, or to the original voice lines. This also applies to our eyes, our hair, clothes, and even personality.

I may be The Narrator from the Stanley Parable, I am incredibly distinct from the original Narrator that was merely a voice. Sure, there are plenty of similar features between me and other Narrators like the green eyes and a yellow motif. But every Narrator (myself included) is a unique choice that was created by an individuals' mind, and I take comfort knowing that I am my own self in a sea of of other unique (and charismatic) Narrators.

Anywho, As for the other Narrators and my opinion on them... I do wish to interact with other Narrators. However Oswin's anxiety a few months ago over trying to make me more different than most Narrators has rubbed off on me a bit. It may have taken us around a year to get over these fears of originality and standing out in a crowd of people very similar to you, but in making this blog, I find that im ready to take that first step and put myself out there for the world!

June! So exciting and congrats on the big step for your masters!! I apologize in advance for the wall of text I'm sending your way BUT as a US northerner who has lived in the British Isles you need layersssssss.

(Wool) sweaters are great but are way more effective (and comfy) if you wear a long sleeve/t shirt/anything underneath. This goes for pants too! Wear tights/leggings under your jeans on cold days. If you're buying cold weather boots for the first time, make sure they fit when you got big fluffy socks on too (big fluffy socks are KEY). Speaking of feet (sorry) get yourself some cozy slippers, it will keep you warmer inside your house.

The isles got old houses so alot of the heating systems are radiators; preheat your clothes on them in the morning! If you don't have a dryer think ahead for laundry, it can take days for things to dry inside when its winter. I cannot recommend a good thermos to have hot tea/coffee/water with you in class/libraries. My uni was freezing indoors.

On that tangent, hot water bottle, amazing for body aches/cramps but additionally keep you warm at night if your heating is meh. Electric heaters as an extra source of warmth are great but be careful with those, don't sleep with them on/uncovered etc. Make sure whatever winter coat you buy is not only warm but water proof too, the rain/snow will soak you and make you sad and cold. I had a fleece lined raincoat and it was pretty perfect, colder days you add a scarf/hat/mittens and you are very toasty.

Find things that bring you joy; the lack of sun can be seriously hard on your mental health. Take advantage of the warm cozy days/nights you can have when its shit outside, romanticize your 10th mug of tea, take a walk even if it means schlepping on 10 layers, fall in love with soup.

Wow I'm sorry about all of this but I hate being cold and I never want anyone to be cold. I watched so many kids from the south/warm US states come to my home state for undergrad and be so under prepared (I'm talking a hoodie as their winter jacket when its regularly -20 c in the winter where I'm from). England wont be that cold ever but it can still be a shock! I'm teaching my Texan partner all this atm too so I'm happy to share the life experience.

Also wow I love your writing, you're an excellent artist and don't ever worry about branching outside of what people got to know you for. You gotta write what makes you happy! That reflects in your work and people will love it because its you :)

TLDR: So like...how do I explain this situation with a metaphor. Okay...so imagine a British (UK) person made a shit post very briefly explaining a language joke about something on Downton Abbey to non-English speakers, and then a Canadian/American/Australian (sorry guys not to call out anyone this is just a metaphor) came into their inbox unprovoked and proceeded to accuse them of disrespecting Anglo culture. soba stir fry was excellent i put in a little too much chili sesame oil but once i got used to the spicy it was fantastic

well see my roommate is 19 and he is now 24. but whatever! she is an adult. the big news is that my other roommates have broken up in a Big Thing that was like. not just a dating thing also a roommate boundary thing. and it is not my roommate’s fault at all. it’s such a long story but basically the other one literally won’t acknowledge she did smth wrong/apologize to my roommate/apologize to me/have a conversation instead of running away every weekend

 Riley let out a sigh as she watched all the nobles around her dancing away, twirling and turning. She was normally a huge lover of the festive season, she looked forward to the Christmas ball that she and Liam had decided to make a recurring event, it was Riley and Liam's first Christmas together, like really together, this time last year the two were in the midst of trying to find out who was behind the scandal that stopped their engagement, they didn’t have time to think about Christmas. This year, Riley had ensured they both have a few days off from royal duties over Christmas, the two were supposed to start their days off today, but there she was sitting alone watching the goings on around her, Liam had one last meeting he had to attend in London yesterday at three, British time, then he was going to fly straight home, he was meant to arrive back in Cordonia for eleven last night, Riley was missing him dearly, he had been away for a solid three weeks, flying from country to country, attending meeting after meeting, leaving Riley to deal with Cordonian matters, she didn’t mind looking after her country…it was her job…her life, it was late last night she had gotten the phone call…

Riley had been watching the clock all day counting down the hours and minutes before her husband returned to her. She had decided to pack up the papers she was looking through early, she wanted to welcome her husband home properly. Riley left her office at about seven, she headed straight up to the royal apartment, with a hop in her step and smirk on her face, she made her to the bathroom, where she started running the bath, filling it with bubble bath. Whilst she waited on the bath filling she went to the walk in closet where she opened the top drawer and pulled out her favourite piece of lingerie, she lay the baby doll outfit  on bed then started undressing, wrapping herself in her silk robe then headed for the bathroom, once the bath was ready she slipped her robe off then climbed in, lowering herself into the water. Instantly feeling the stress of the day disappear, it was the first time Riley had been left to deal with the needs of Cordonia on her own, Liam told her many times how proud of her he was that she was dealing with everything so well. Little did he know, it was all piling up, Riley had been so stressed, trying to make sure everything was perfect, she didn’t want to worry Liam with her worries that she wasn’t doing what she should, or her unsure mind.  On top of that Riley had not been sleeping well, with Liam being gone, after everything that happened with the scandal threw Riley off, she hated being alone, she tried to surround herself with people at all times but at night, she was alone. Her mind ran marathons, she felt unsafe, but when Liam was there…it was a whole different story, she knew she was safe, she wasn’t alone, he was there when she fell asleep, he was there when she woke up, but since he left, she would sit up until stupid o’clock, she would read, watch tv, try and get some extra files worked through to make the workload easier for the following day, she was lucky if she was getting two three hours sleep a night, and those hours where the only reason she was still going. Liam was aware of Riley's sleeping issues, but what could he do from miles away. He would call her at the same time every night, he would ask her about her day, how she was feeling, how she had slept the night before.

As Riley bathed for about forty-five minutes, then she climbed out of the tub, wrapping a towel around her, she pulled the plug from the bath, then started drying herself off. once she was dried she wrapped her robe around her, then made her way into the bedroom, she perched herself on the end of the queen-sized bed, before getting dressed she started applying her moisturiser, Liam's favourite, the reason being it smelled like chocolate, every time she used it Liam would mention it, he would inform her how good she smelled and how much he loved it. Once Riley was dressed she lay back on the bed, leaning against the pillows ready to greet Liam when he got home. Whilst waiting for his return she entertained herself by watching some tv. It was about ten when she was startled by her mobile ringing. She quickly clicked answer seeing it was Liam.

“Riley! Ive been trying to get through for hours, the weather is crazy, there's a huge blizzard so my phone might cut out”

“are you at the airport?” Riley played with the hem of her babydoll lingerie

She heard Liam sigh sadly “riley” he whispered

“you’re not coming back tonight…are you?” she replied in the same tone.

“I’m so sorry sweetie, I waited at the airport for hours to see if they would let me fly home…but its too dangerous, they’re going to let me know as soon as I can fly home”

“I take it you won’t make it back for the Christmas ball tomorrow?”

“it doesn’t look like it honey, I’m sorry”

“don’t apologise Liam, it’s not your fault”

“I miss you”

“I miss you too”

“what are you doing?” Liam asked

“nothing…just watching tv” she lied as she looked down at her outfit.

“what are you watching?”

“reign”

“Riley!” He groaned “we were watching it together!”

“hey mister don’t you take that tone with me…you left me all by myself…I’m entertaining myself…you’ll just have to catch up!” riley smirked

“betrayed…by my own wife!” he chuckled

“what are you doing?”

“I am just about to climb into bed” Liam replied as Riley heard ruffling

“but it’s not night time there” she stated confused

“I know but I’m want to try and get back on cordonian time”

“Liam…”

“yeah?”

“…I love you”

“I love you too”

The couples conversation carried on for a further hour and a half, just catching up on each other’s day.

Back in the ballroom, Riley was startled by a gentle hand on her back, then a man sitting beside her.

“hey…why does my best friend look so down?” Maxwell’s voice filled her ears, she gently leaned her head on his shoulder.

“hey, I’m sorry am I ruining the mood?” she whispered

“the queen…no!” he smirked “he’ll be home soon Riley”

“I know…these things just aren’t the same without him y’know?”

“I know you wanted to spend the ball with Liam…but why don’t you come with me and I’ll keep you entertained for a while, come on…come dance with me?” he smiled that goofy Maxwell smile that she could never resist

“I’m sorry max, I just, don’t feel like dancing right now”

“Riley Rhys…if you don’t get that be-hind on that dancefloor…I am going to have to go to extremes…”

“and what are those” a giggle left Riley's lips

“I…I will…Tickle you…” Maxwell responded over exaggeratedly

“max” she laughed

“Riley…come on…ill make you one of my famous pineapple drinks!”

“just for me?” she smirked

“just for you” he smiled

“alright…come on, come with me” Maxwell smiled as he stood from his seat, extending his hand out for Riley to take, she smiled as she took his hand, allowing him to pull her from her seat. He reached his arm out as she placed her hand gently on his arm.

Once they reached the bar, Riley sat on one of the stools whilst she watched Maxwell concoct his famous drink. Once it was finished the two clinked pineapples then began to drink.

“god that tastes amazing” she smiled “thank you Maxwell”

“no need” he replied with a light shake of the head. Just a short ten minutes later Riley started to feel the buzz from the drink, Maxwell took her hand in his then pulled her to the dancefloor

“I LOVE THIS SONG!!” Maxwell shouted laughing as rockin’ around the Christmas tree started playing. He and Riley, twirled and danced, laughing as they went.

After the song finished Riley held her hand on her side “ive got a stitch” she laughed “I’ve gotta sit down”

“booo!!!!” Maxwell's loud laugh filled the room. following her to the table she had been sitting at he took a seat beside her.

“so…are you feeling better?”

“yes, thank you Maxwell” she gently placed her hand on his on the table “thank you for cheering me up, I really needed it, you’ve always been such a good friend to me max, a lot of people underestimate you, but your one of the most kind, selfless people ive ever met and I hope you know how much you mean to all of us, I wouldn’t be where I am today without you.” she smiled as she gave his hand a gentle squeeze.  

“your going to make me cry” he pretended to wipe his eyes causing Riley to giggle

“I love you Maxwell, you’re the best friend anyone could ever have”

“I love you too Riley!” he smiled as he pulled her into a hug

Riley spent the night laughing and dancing with her friends. When it eventually reached two am, she decided to make her way to bed. She was well and truly done in, she was on her way to bed she removed her dress and shoes, leaving her in her underwear. After washing her face and brushing her teeth she turned the light off pulling the duvet around her like a cocoon she lay her head on Liam's pillow slowly falling into a deep slumber.

It was about four am when Riley awoke to a hand on her side and gentle kisses on her shoulder, if it were anyone else and she would have leaped from the bed, but she knew…she knew exactly who it was.

“I missed you” he whispered between kisses, Riley smiled with a gentle sigh

“it’s so good to feel your touch” she whispered as she placed her hand gently on top of his, linking her fingers with his.

“your freezing!” He exclaimed

“well…warm me up then” Riley smirked as she scooted back feeling his body against her.

“I’m sorry I missed the ball” he held her close placing kisses on her shoulder.

“it’s okay…” she smirked “your home now that’s all that matters” she whispered as she turned to face him, cuddling into his chest, the two quickly fell into a deep slumber.

Ok apologies in advance, lemme clarify what I was saying, because I seem to have caused some misunderstanding.

Things I was not saying:

The nation in and of itself is justified in thinking that

Garlemald is in the right, and can do no wrong

Garlean characters cannot be villains (golly I love it when people do write them as villains)

There’s one right way to write a garlean.

What I was actually talking about was this idea I’ve seen floating around that every rp character who is a garlean who hasnt like defected (and some discounting the possibility of defection entirely) must automatically be written as a villain and a nasty bad person whose sole role in any plot is to be beaten up by your character, the hero.

While yes, what Garlemald is doing is objectively bad, Rome did that, and many narratives and histories still consider them to be the heroes of their story. The British empire did that and while we don’t consider them heroes anymore because we understand more, they certainly did. Was every single member of those empires who lived during that time simply a bad person? I doubt it.

My point being that even though their creed is bad, not all the people are going to be wholly bad. You’re still going to have people who care for their friends and family, open-minded people whose belief system is warped but who can learn, people who are doing what they’re told, who believe that garlemald is doing best for everyone. People who believe that what they’re doing is necessary. You’re going to have people who weren’t directly connected to the war, your engineers and scientists and civilians, who don’t fully realize the atrocities that are occurring on the front lines. People who wonder why anyone would possibly reject their ideology because that’s how they were taught to think. And yes, you’re going to have the bad people who just want to subjugate everyone else. But it’s going to be more complicated than just us vs them, once you get down to a person-by-person basis.

They’re WRONG, but they’re not always BAD. I would propose that it is possible to write a garlean who isn’t a "bad guy”, even sometimes when they are a villain. I would propose that people should stop automatically assuming that anyone who writes a garlean must be writing them as a terrible person. (On the flip side, I would propose that people should allow them to be bad, too.) Leave room for the moral greyness. Leave room for individual complexities.

Case in point: Regula. I don’t consider him a “bad guy” villain, even though he stayed garlean. He was fair-minded and could have come to have a genuine respect for us, if given time (that’s why im salty about what happened to him.)

Admittedly this is just my thoughts so I could be wrong, but eh

So last week the side gate to my house was left open and my dog got out. She bit one of my neighbors down the street, I'm guessing out of fear (she is a rescue dog). We apologized and offered to pay any medical costs upfront, but my neighbor preferred to let our insurance companies handle the claim. My dog hasn't bit anyone in the past, and isn't considered a dangerous breed (labrador, border collie mix). My fiance owns an old home in northern Ohio and was paying over $1,300 a year for homeowner's insurance until last year. She can't afford over $100 a month in premiums so I looked into trying to get a lower rate. All three agents that I contacted about the matter assumed a replacement cost for her house of around $157,000 which resulted in premiums of exactly what she had last year. The very idea of insuring her house for $157,000 is absurd for two reasons. The first is that I personally built a house in an upscale neighborhood which was almost three times as large and also had an attached garage. I sold that home for around $150,000 and made about $40,000 profit. The second reason that $157,000 is absurd is that any day of the week you can buy a much better house in the neighborhood for less than $60,000. I was able to find a lower rate of around $600 a year through the Ohio Fair Plan website by assuming a realistic replacement cost of $60,000 and not including such things as jewelry coverage (she has no valuable jewelry), and other coverages that don't make sense. Unfortunately, and after contacting several insurance agencies, not a one will write the coverage as specified. The gave me the flimsiest of excuses. It appears to me as if all the insurance companies doing business in our area may have colluded to lock in homeowner insurance rates far higher than is justified. I hope someone out there can tell me if there are laws that require some insurance company to issue a policy as specified by Ohio Fair Plan. Thanks in advance...""

Offer Presentation “Do’s” & “Don’ts”

Ten years and two-thousand blog posts, and I don’t think I’ve ever covered this topic before.

After being part of a very strange offer presentation last night, I thought long and hard about how the process “should” play out, and how it almost never does.

There should be a basic set of principles every listing agent adheres to during an in-person offer presentation, and believe it or not, it would almost always help the seller…

I had an interesting experience the other night.

I was presenting an offer on a freehold property in the east end, in competition with four other offers, and offers were being reviewed with the sellers and the listing agent, at the house.

Having registered my offer first, I was first to present.

Often when you’re 9th of nine offers, the listing agent might say, “We’ve already seen eight offers, so excuse us if we go through this a bit faster,” and then proceed to look at the negotiable points, smile, thank you, apologize again for the expediency, and thank you once more.

When you’re the first offer to present, it’s often the opposite.

Sometimes the listing agent will take this as an opportunity to read every single word on the page, or at the very least, read every single clause and pertinent detail.

Quite often, a listing agent will run through the boiler-plate offer in advance of presentations, so that the seller understands what to expect.  And the agent will read through the listing brokerage’s “Schedule B,” which every buyer agent will present, so that they don’t have to read through it once offers are being presented.

My experience the other night was nothing of the sort.

It was bizarre.

I was asked to sit down in the living room, and the agent said, “We’re doing this really informally, have a seat.”

I took two copies of my offer out of a folder, and said, “Well, this is your show, so let me give you these, and please proceed as you wish.”

The agent then took one copy of the offer, and started to flip through it.  He buried his head down, and said nothing to me, or my clients.

I found it odds, and borderline awkward, so to kill the silence I began talking about my clients, and how much they liked the house.

The agent said nothing.

He just kept reading.

I conversed with the sellers, as the agent kept reading, maybe once or twice he muddled something like, “…..this is good,” and the whole “presentation” itself took no more than sixty seconds.

Amazingly, the agent looked up and said, “Alright, great, yeah, thanks so much for the offer.”

Then he stood up.

I was so confused, but I didn’t want to draw attention to what had just happened, so I stood up as well, shook his hand, took back one of my two copies (as is the custom), and shook the sellers hands as well.

So by, “What had just happened,” do you follow?  Do you see what went wrong here?

He never read ANY of the offer to his clients!

As I walked out the door, I realized they were in the dark!  They had no clue what the offer was!

This guy just sat there, reading to himself, and never once read a single term of the offer to his clients, who were sitting right next to him.

I’ve probably been in 500 offer presentations, and I’ve never experienced this before.

You would think that the agent would say, “We have an offer here for $1,750,000, with a $100,000 deposit, closing on February 21st, etc., etc., etc.”

Maybe he doesn’t want to start with, “We have today’s date – yes, this is the 21st of November, correct, and this is Dick Smith & Jane Smith, yes, this is the correct spelling of your names, and this is 123 Smith Street, legal description PT LT 204, PL 209, City of Toronto, etc.,” but for the love of God, at least tell your clients what price the buyers are offering!

I thought long and hard about the process as I drove back to my office, and as much as I wanted to give the agent the benefit of the doubt, and discover a way in which this was his “process,” I realized, that he simply had no clue what he was doing.

Then I looked him up in IMS, and saw that he’s done 6 deals in the last 12 months, but he’s never had a listing in Toronto.

Go figure.

The process got me thinking: what should an offer presentation look like?

There are many different ways that the process can play out.

For starters, the listing agent might elect to review offers via email, or there might be in-person presentations.  Those in-person presentations could be at the property, at the brokerage, with or without the sellers and/or family, lawyers, etc., and the time could be day or night.

Anything goes.

But when offers are in person, and are in front of the sellers, I do believe there’s a way to go about the process.

As I’ve said, every listing agent is free to proceed as he or she chooses.

But I’ve compiled a list below of actions the agent should take, or questions the agent should ask, as well as why.

1) Ask about the buyers.

Have some common decency.

Yes, the be-all, and end-all, is money.

Unless you’re reading some one-in-a-million personal interest story in the Toronto Star where a home-seller picked a bidder representing a much lower offer, simply because they had a “connection” with that buyer.  But the other 999,999 times out of one million, the winner is going to have the best price.

But how do you get to the best price?

It’s not so cut and dry.

Emotions run high in any property purchase, and offer presentation.  Both the buyers, and the buyer agent, can change their minds or act a certain way based on the emotion involved, or what they’re reading into the situation.

The buyer agent’s job is to “read the tea leaves.”  His or her job is also to remain calm, and take emotion out of the situation.  I’ve personally witnessed buyer agents pop off for various reasons, give too much information, refuse to give information when asked that has no downside, and make a host of different mistakes.

I believe that the very first order of business (after pleasantly thanking the buyer agent for being there) should be to simply ask, “Can you tell me a little bit about your buyers?”

Just as the buyer agent doesn’t want to offend the sellers or the listing agent, the listing agent should avoid insulting the buyer agent by demonstrating that he or she couldn’t possibly care less about the buyers.

There are people out there that care who buys their home.  And whether the sellers are, or aren’t, those people, you want to at least give the impression that they are.  You want the buyer agent to feel at ease, feel like he or she is being respected and valued, and that you want to hear a few quips about the buyers.

“Their names are Mike and Jane, they’re first-time-buyers, they really want to know where you got that sofa….”

It’s simple, it takes maybe 60-seconds, and it’s harmless.

I think it’s a huge mistake to just take the offer in your hands, and start reading it.

“Kill them with kindness.”

“You catch more flies with honey.”

However you want to describe it, you need to start the process out on the right foot.

2) Tell the agent if you plan on going through the offer quickly.

As I alluded to above, there’s nothing wrong with this.

In fact, in the interest of time, a listing agent should go through the “Schedule B” with the seller before looking at any of the offers.

But once the buyer agent sits down, if you want to blow through the offer, just tell them!

“Thanks Jake, your buyer-clients sound like really nice people.  So we’ll take a look at the offer now, and, as you know, we’ve already seen seven of these, so forgive us if we whip through this, but my sellers basically have this memorized by now…”

That took, what, eleven seconds to say?

The theme here is respect, on both sides.  Just as the buyer agent doesn’t want to piss of the listing agent, the listing agent should make sure the buyer agent is kept informed with everything that’s going on, feels good about the process, and feels like the process is professional.  If buyer agents think the process is fair, they’re more likely to advise their clients to be aggressive.

3) Don’t just look at the price, and move on.

The theme continues.

It’s rude.  It’s that simple.

And while some of you cynics might suggest that you should call a spade a spade, I’m telling you from experience, buyer agents are emotional, and every agent has an ego.  I’ve seen buyer agents feel disrespected, and tell their clients, “Screw this.”

4) Ask about the buyers’ financing.

Now we’re past the whole “respect” angle, and into doing your job.

You would be shocked how few listing agents ask about buyers’ ability to actually obtain financing, and/or close the transaction.

Whenever I have buyers from the United States, they all ask the same question: “What type of proof of income or financing do you need to accompany the offer?”

And boy oh boy are they ever confused when I answer, “None.”

They’ll ask, “So…how does the seller know that I’m qualified financially to be making this offer, or to be closing this deal in four months?  All I’ve done so far is bring a cheque for five percent of the purchase price.”

And I reply, “What can I say?  This is the way real estate is bought and sold in Toronto.”

I always ask buyer agents an open-ended question, “Tell me about your buyers’ financing situation.”

From there, you’ll get any number of answers.

Some buyer agents tell you everything right down to the clients’ SIN number.

Others think there’s something awry, and won’t provide any information.

The right response would likely be, “What do you want to know?”

As a listing agent, I’d like to know if the buyers have a current pre-approval, and for what purchase price (then I know if they’re likely to increase their offer, if need be), as well as what percentage they have for a down payment.

I want to know if they need CMHC insurance.

I want to know if the “partner” in this deal is somebody that can close, or not.

In the spring, nobody asked these sorts of questions.

Today, on the buy-side, I’m getting asked maybe 40% of the time.

5) Ask if the buyers have something to sell.

This goes hand-in-hand with the above.

If the buyers are looking to purchase a $1,000,000 property, and they have a $50,000 deposit cheque in hand, where are they getting the other $150,000?  Do they need to sell a condo?

If they do, I want to know where it is.

What’s it worth?  What building is it in?  How easy or tough will it be to sell?

In order to get a bridge loan for a purchase, a buyer, using equity from the sale of an existing property, needs to have that property sold firm.

So if the proposed closing date on the house purchase is 30 days, do I think they can get their condo sold firm in 25-26 days to avoid a scramble before closing?

6) Ask if this is the buyers’ best offer.

Does this sound greedy?

Am I being hypocritical, because I call out greed when I see it, and yet I’m suggesting a listing agent should ask this question before all offers are being presented?

No, this is about something different.

This is about understanding how the buyers and the buyer agent arrived at the price they have on the offer in hand, and whether or not they’re being “strategic.”

I always tell my buyers, “Don’t hold anything back for a ‘second round’ as you don’t know one is coming.  Not only that, you’d rather ‘win’ outright on the first shot, then get into a second round of bidding with multiple buyers, who might throw the boat and beat you.”

But what do other agents do?

Every agent provides different advice.

And as a listing agent, I ask, “Is this the buyer’s best offer?” because I want to know if they’re holding anything back, or trying to play a game they shouldn’t be playing at the onset.

The house is listed at $899,900, and this agent is offering $950,000, up against six other offers.

“Is this the buyer’s best offer?”

“No, it’s not, we assumed there would be a second round.”

Well then what is this offer on the table in front of me?  Is it an appetizer?  A minor flirtation?

Why don’t you call your clients, and put your “real” offer on the table.

That buyer agent is free to do as he, and the clients, please.  But more often than not, they’re shooting themselves in the foot by playing games.  Properties are not won in this market by offering less than you’re actually willing to pay, in competition.

So sometimes, it’s the listing agent’s job to ask a simple question: is this your buyer’s best offer?

Having read this through now, you might be asking, “What then should the buyer be doing, asking, or saying?”

The buyer agent’s job is simple: don’t piss off the listing agent.

Hand over the offer, and let the listing agent present as he or she sees fit.

Watch the eyes, hands, lips, and the table is made of glass – those tapping toes, of the sellers, and try to get a read.

But the worst mistake a buyer agent can make: try to take control of the table.

There’s nothing worse than a buyer agent who holds the offer in his hands, talks as he sees fit, and then reads the offer to the seller like a bedtime story.  The listing agent should feel as though he’s in the driver’s seat.

Call it ego.  Call it arrogance.  Call it control.

Offer Presentation “Do’s” & “Don’ts”

Ten years and two-thousand blog posts, and I don’t think I’ve ever covered this topic before.

After being part of a very strange offer presentation last night, I thought long and hard about how the process “should” play out, and how it almost never does.

There should be a basic set of principles every listing agent adheres to during an in-person offer presentation, and believe it or not, it would almost always help the seller…

I had an interesting experience the other night.

I was presenting an offer on a freehold property in the east end, in competition with four other offers, and offers were being reviewed with the sellers and the listing agent, at the house.

Having registered my offer first, I was first to present.

Often when you’re 9th of nine offers, the listing agent might say, “We’ve already seen eight offers, so excuse us if we go through this a bit faster,” and then proceed to look at the negotiable points, smile, thank you, apologize again for the expediency, and thank you once more.

When you’re the first offer to present, it’s often the opposite.

Sometimes the listing agent will take this as an opportunity to read every single word on the page, or at the very least, read every single clause and pertinent detail.

Quite often, a listing agent will run through the boiler-plate offer in advance of presentations, so that the seller understands what to expect.  And the agent will read through the listing brokerage’s “Schedule B,” which every buyer agent will present, so that they don’t have to read through it once offers are being presented.

My experience the other night was nothing of the sort.

It was bizarre.

I was asked to sit down in the living room, and the agent said, “We’re doing this really informally, have a seat.”

I took two copies of my offer out of a folder, and said, “Well, this is your show, so let me give you these, and please proceed as you wish.”

The agent then took one copy of the offer, and started to flip through it.  He buried his head down, and said nothing to me, or my clients.

I found it odds, and borderline awkward, so to kill the silence I began talking about my clients, and how much they liked the house.

The agent said nothing.

He just kept reading.

I conversed with the sellers, as the agent kept reading, maybe once or twice he muddled something like, “…..this is good,” and the whole “presentation” itself took no more than sixty seconds.

Amazingly, the agent looked up and said, “Alright, great, yeah, thanks so much for the offer.”

Then he stood up.

I was so confused, but I didn’t want to draw attention to what had just happened, so I stood up as well, shook his hand, took back one of my two copies (as is the custom), and shook the sellers hands as well.

So by, “What had just happened,” do you follow?  Do you see what went wrong here?

He never read ANY of the offer to his clients!

As I walked out the door, I realized they were in the dark!  They had no clue what the offer was!

This guy just sat there, reading to himself, and never once read a single term of the offer to his clients, who were sitting right next to him.

I’ve probably been in 500 offer presentations, and I’ve never experienced this before.

You would think that the agent would say, “We have an offer here for $1,750,000, with a $100,000 deposit, closing on February 21st, etc., etc., etc.”

Maybe he doesn’t want to start with, “We have today’s date – yes, this is the 21st of November, correct, and this is Dick Smith & Jane Smith, yes, this is the correct spelling of your names, and this is 123 Smith Street, legal description PT LT 204, PL 209, City of Toronto, etc.,” but for the love of God, at least tell your clients what price the buyers are offering!

I thought long and hard about the process as I drove back to my office, and as much as I wanted to give the agent the benefit of the doubt, and discover a way in which this was his “process,” I realized, that he simply had no clue what he was doing.

Then I looked him up in IMS, and saw that he’s done 6 deals in the last 12 months, but he’s never had a listing in Toronto.

Go figure.

The process got me thinking: what should an offer presentation look like?

There are many different ways that the process can play out.

For starters, the listing agent might elect to review offers via email, or there might be in-person presentations.  Those in-person presentations could be at the property, at the brokerage, with or without the sellers and/or family, lawyers, etc., and the time could be day or night.

Anything goes.

But when offers are in person, and are in front of the sellers, I do believe there’s a way to go about the process.

As I’ve said, every listing agent is free to proceed as he or she chooses.

But I’ve compiled a list below of actions the agent should take, or questions the agent should ask, as well as why.

1) Ask about the buyers.

Have some common decency.

Yes, the be-all, and end-all, is money.

Unless you’re reading some one-in-a-million personal interest story in the Toronto Star where a home-seller picked a bidder representing a much lower offer, simply because they had a “connection” with that buyer.  But the other 999,999 times out of one million, the winner is going to have the best price.

But how do you get to the best price?

It’s not so cut and dry.

Emotions run high in any property purchase, and offer presentation.  Both the buyers, and the buyer agent, can change their minds or act a certain way based on the emotion involved, or what they’re reading into the situation.
