robin as his best friend Obviously would find places to apply with him but between graduating and entering her hot lesbian summer era, she’s just gotta pat him on the cheek and wish him luck
there aren’t a lot of great options in hawkins, and since the mall got destroyed, he’s gotta scour smaller shops for places to work

he then tries to ignore you, but the way you deliberately intercept his sales makes it damn near impossible
you’re always right around the corner, always hovering nearby
even when you’re not there, he feels like you are
in his head, making him nervous, thinking every voice with the same pitch might be yours
robin had taken to saying your name on their shared shifts just so that he’d fuck up whatever he was doing for shits and giggles
he even tried going against you head-to-head, but without fail, you beat him every single time
and if he didn’t think it was actually kinda hot he’d be way more pissed than he actually is
eventually, the tension grows so thick that steve thinks he might actually boil himself alive from the inside out
he’s seething with rage! inconsolable! hell hath no fury like a steven scorned-
and then the sweet young lady clutching a bralette to her chest for dear life between the two of you whispers, barely audibly, “do you guys need a minute?”
steve had completely forgotten he was supposed to be making a sale because you’d swooped in with your stupid pretty eyes and your stupid sultry voice and your stupid little grin and made him look like a whiny, blubbering fool. he was still red in the face with the mirror staring back at him
so he does what he should’ve done months ago. he grabs you by the arm and drags you to the break room for a “chat”
“alright, WHAT is your goddamn problem with me? I’ve tried to be nice to you, I’ve tried to give you your space… clearly you have some agenda against me, so what is it? was it my friends? we were assholes in high school, sure, but I’ve changed! I left that crowd years ago. and I’m sorry if I swept in and tried to steal your thunder, but I need this job to get out of this town one day and I’d really appreciate it if you’d just tell me what the deal is”
and for the first time in all the time he’s known you, you actually look… shocked. confused, even, “are… sorry, did I get the signals mixed up? were we not flirting with each other this whole time?”

Protesters Occupy Lockheed Martin Building in Arlington 
A group of activists who support Palestine protested in Crystal City by chaining themselves together and occupying the lobby doors of Lockheed Martin, a manufacturer of security and aerospace products with contracts with the U.S. Department of Defense. The protest started with a march at Boeing's corporate headquarters on Long Beach Drive in Arlington. After that, the activists took over the street outside the Lockheed Martin building on Crystal Drive. They aimed to protest against the defense contractor and its contracts with the U.S. military. This action was part of similar demonstrations in other parts of the world. The organizers of the protest demanded an end to government funding for weapons programs such as the F-35 and F-16 fighter jet programs, as well as an end to arms sales to Israel.

SO.....Descendants...usually a term you would use for a person who is descended from a person who lived a long time ago...while Descendants uses this term pretty loosly...as everyone is legit a daughter or son of the og person....SO~ what if-WHAT IF....reboot style with actual descendants of the characters.
hear me out-HEAR ME OUT~!!! so-modern day, Disney exists in this universe, what disney/the world doesn't know, is all those stories did exist, for real. Maleficent, EQ, Captain Hook, Ursula. all of them existed in one point in time one way or another. maybe there's some people who deep dived into history and found these people in history. 
but again, they really did exist, and the movies follow the descendants, teens-regulars teens who go to high school n shit, get bullied, have anxiety, issues all that good stuff. and slowly-slowly, they all discover the truth.
the are the descendants of the once thought to be fictional characters of disney villains/heroes. those who are descended of magic burst with it suddenly, flowing from their eyes, their hands, their hair-the water meets and swirls at Uma’s feet as she walks along the shore with Harry, fire sparks under Mals hands as she leaps across building gaps, shadows follow and seem to listen when Freddie or Celia pass by. and these kids must all come together and defeat an enemy that has long since been thought to be fake.

Jay works at his dads pawn shop, napping behind the counter when he isn't  sneaking out to mess with that De’sil kid. he’s that weird snake kid everyone kind stays away from, constantly getting into stuff and putting bugs or scaly animals in everyone's face (he got a nasty black eye from Uma when he tried to do that to her) 
Uma is a rowdy girl who always seems to be in the water, obsessed with marine life she applies to several Marine biology scholarships during her senior year so maybe one day she can travel the world studying sea horses. top of her class and captain of the swim team, she's never seen without her best friend, Harry Rodgers. 
Harry Rodgers is never far away from Uma, always at her heels and at her command. he skips rocks across the water and finds pretty shells to give to his sisters,  he has brought a baby alligator back to his moms ship house on the marina...he got grounded for a week. gremlin child. many parents tell their children to stay away from him, the twitches he has and the voices he speaks about scare them. something isn't right with him. Uma and Gil are the only ones who don't care about his mental problems and vow to never leave his side.
Gil is a kind boy, always helping out others and volunteering at shelters, he’s bullied by his brothers for this but it never stops him,  going through life with a big ol grin on his face. 
Ben’s parents are leaders of Auradon city council, one of the top students of Auradon private school, he strives to be the best he can be and find a way to make the world a better place.

On a scale of one to ten, how self obsessed does it sound when I tell my boss that I’m late on my first day of work, because I was too busy taking pictures of myself?
I fear a good twelve.
While I’m not really too keen on this very slow cab driver, this does give me the best excuse to tell my boss, so I’ll take this as a fortunate win. However, my leg cannot stop bouncing up and down and I wipe my clammy hands on the seat of the cab.
Oh no, I’m very very nervous.
It’s not just any store I’m starting at today. Ever After Boutique is the most high end clothing store of the entirety of New York City—if not the whole country—and now I get to work there! Finally my hard work on maintaining a decent and very fashionable Instagram profile with tons of outfit pictures paid off: the Leona St. Johns, manager of Ever After, send me a DM to ask me if I wanted to come in for a job interview.
Honestly, did she think I would say no? This has been the greatest opportunity I’ve ever gotten! Working at Ever After Boutique? I think I let out the highest pitched scream once she promised this wasn’t a scam and realization truly kicked in that there was a chance of me working at the boutique of NYC.
Back when I was younger, my parents were the first victims of me and my baby steps into the world of fashion. When I told them I wanted to study Fashion at NYU, my dad wasn’t that big of a fan. First of all, he didn’t like me moving from sunny Florida, to New York City and second of all, studying fashion wasn’t a study with a secure future.
I agreed. Of course I knew this, but fashion was my life. This was and is what I was born to do. I know not many people make it in this world, but deep down I felt I was gonna be the one that would make it.
So dad caved—like he usually does anyways—paid for a studio apartment in Soho and my tuition. I still live in said studio in Soho and usually it takes around thirty minutes to get to the Upper East Side, but it’s chaos at this time.
When we haven’t moved for over five minutes, I realize this is useless and it would be a whole lot faster if I would just walk to my job. Sure, the heels aren’t ideal, but I’ll manage. I feel like I’ve been walking on heels since my senior prom, so I’ll think this’ll go fine.
Besides, it’s not raining now.
The weather has been absolutely dreadful this fall, with a lot of rainstorms, thunder and just shitty weather all together. I had my romanticized fall walks all planed out. A cute hat, some coffee, some funky boots, but I’m not going to defy the harsh winds, rainstorms and puddles of disgusting brown grayish mud.
After I paid the driver and got out of the cab, I start walking in between the loads of people who are also desperate to get to work. I can already see the boutique and though I’ve walked passed this place quite a few times, it just hits different now.
Leona invited me to a coffee place for our job interview, so today will be my first time in the boutique as an employee. This is the boutique where I’m gonna spend a lot of my time.
And I cannot wait.
I take a deep breath, before I open the door and walk in. ‘Hello?’ I ask.
The door at the back of the counter opens and I see Leona, the woman who I had my job interview with, the same woman who reached out to me on Instagram, who thought I had an amazing sense of style.
She has her long bob straightened today, dangerously high black stiletto’s and a grey pants suit that looks stunning on her. However, she doesn’t look amused. ‘You’re late,’ she says, placing her hand on the counter, tapping her nails against the wood.
Oh, I already fucked up.
‘I’m so sorry,’ I say. ‘I couldn’t help it.’ I was so busy taking pictures of me in this gorgeous blue set that I totally lost track of time. ‘Traffic sucked. I had no idea it would be this crowded on the road. I’ll be on time tomorrow and all the times after that.’
Leona smirks. ‘Just messing with you. Vivvi, one of the other girls, was late the first three months she worked here. You’ll be fine.’
‘I heard that and I can’t help it that I have zero sense of direction. New York is very crowded in the mornings and I just lost my orientation for a few months.’ A beautiful girl with legs to die for walks out of another door with a box in her hand. ‘Oh my, is this the super awesome Frankee whose name ends with double E?’ She places the box on the floor in the middle of the boutique and on her high heeled boots trots over to me. ‘You are so cool. Leona showed me all of your pictures on Instagram. Maybe you noticed me following you.’
She turns around her phone and shows me her account on her very broken screen. Geez, I can barely read what’s on there, how does one function with these types of cracks in their screen?

‘Uh, I haven’t noticed yet,’ I say, a little bit taken aback. ‘I’m Frankee, nice to meet you.’
‘I am Vivvi,’ she says with a smile. ‘It’s so cool having you here. Leona told us a lot about you.’
Vivvi is beautiful and I wonder why she is working here, instead of being a model. She has the face, the body and the height for it. I gave up on a modeling career when I wasn’t growing any taller than 5’4. Besides, I don’t think I’d be suited for a catwalk career. I start walking funny when a construction worker lurks at me, imagine what would happen if people with an actual sense of style look in my direction.
‘Viv, I’ve been calling you for a good minute now. Are you deaf?’ Another woman enters the store through the same door Vivvi just walked through. She places the box on the floor as well and runs her fingers through her blonde hairs. ‘Oh, hi, Frankee. Nice to meet you. I’m Amanda. Beware, Vivvi is the laziest co-worker you’ll ever meet.’ She looks so serious, so I’m not really too sure whether or not she is joking or if she means it.
‘Okay, you girls open up, I’m gonna give Frankee a little tour,’ Leona says. ‘Walk with me. I’ll show you where you can put your coat, your stuff and where we eat our lunch.’

Conclusion: working at Ever After Boutique is absolutely amazing. Leona showed me everything. The register, the storage in the back and the break room where you also place your bag and all and where Leona does her paperwork.
Honestly, this is the place I was born to work at.
Surrounded by fashionable people, sweet customers and people actually appreciating your outfits for a change—unlike the other stores I used to work at. It’s a dream come true.
‘So,’ Vivvi says, ‘you’re quite the catch. You are probably one of the most hard working girls here.’
‘Excuse me?’ Amanda says. ‘I’m literally cleaning up behind your flat pancake ass.’
‘My ass isn’t flat. Just a little bit hidden.’ Vivvi cocks her eyebrows at Amanda, before turning to me again. ‘Anyways, Frankee, you are so amazing. You know, I’ve been following you for a while. You are so super duper awesome in real life.’
She knows how to flatter me. ‘Oh thanks,’ I say with a smile.
‘Oh, look at that,’ Amanda says, who still isn’t too sure about me being here and whether or not I deserve it. ‘It’s mrs. Kensington.’ It’s the way she says the customer’s name, that makes me suspicious. ‘Frankee, how about you help her out?’
Vivvi gulps. ‘Amanda, are you sure?’
‘Mhm, show us what you can do.’ Amanda smirks, almost like she’s daring me and cannot wait for me to fail.
But I’m never too afraid of a challenge. I know what I can do and I will definitely show her that I can take mrs. Kensington.
‘Be right back,’ I say with a confident smile, before turning on my heels and make my way to mrs. Kensington. ‘Good afternoon,’ I say with a gentle customer service smile, ‘how can I help you?’
Mrs. Kensington is the type of lady my great aunt was when she was still alive. Very classy, rich and posh. This woman has earrings in that is probably worth the same amount of what I spend on my apartment every month.
I wish later on in life I can look like her, or at least live my life like her, because that is the ultimate goal obviously.
Mrs. Kensington checks me out, almost as she is evaluating my outfit and decides whether or not she wants to be helped by a girl like me. ‘Hmm,’ she says, before adding: ‘I have an appointment with the senator.’
Oh wait, she’s that type of rich lady? Okay, never mind, I don’t want to be her anymore. I want an easy rich life, just sipping wine in my satin robe at my mansion: not meeting with senators I didn’t even vote for.
‘I see,’ I say.
‘And I need to look splendid.’
‘Figured,’ I say. ‘You have a color you’d like to wear?’
‘That’s where you come in handy, sweetness.’ Is she genuinely nice to me or is this the fake nice facade some rich ladies have, but that is more the hide their secretly racist nature?
‘I need something to match this necklace.’ She shows me a cobalt blue diamond around her neck and I manage to keep in my gasp.
‘How about you take a seat right there,’ I suggest, motioning towards the chairs near the dressing rooms, ‘and I’ll be right back.’
She seems impressed, but I still have to figure out whether or not she means it. ‘Alright,’ she says, her lips tightly pursed together.
I quickly manage to get myself towards the storage room, because I saw something there and I know it’s the same color her diamond was. After rummaging through some clothing on their hanger, I finally find it. The sheath like silhouette is perfect for mrs. Kensington.
We’re supposed to get it in the store tomorrow, Amanda and Leona told me, but this is exactly what mrs. Kensington is supposed to wear to her meeting with the senator. I quickly get the right size (I have an eye for estimating the sizes right, especially when it comes to ladies her age—the only useful skill I have thanks to the old lady boomer stores I previously worked at) and rush back into the store. I grab a purse and some shoes that I know will look amazing with the entire outfit.
‘Mrs. Kensington,’ I say with a smile, ‘here you go. Let me know if you need any help.’ I hang up the dress and place the shoes and purse on the stool, before holding the curtain to the side for her.
She seems impressed again, but this time I think she means it.
‘I’ll let you know, sweetness.’
I close the curtain for mrs. Kensington and nervously wait, as doubts and fears fill my mind. What if I completely miscalculated her size and it’s way too small or big for her? What if the shoes aren’t correct?
Vivvi gives me a thumbs up and smiles brightly, while Amanda is waiting, running her hand through her blonde hairs, almost as if she is waiting for me to fail miserably.
I hear a gasp coming from the dressing room and I blink my eyes fast. Shit, I totally screwed up.
The curtain slides aside and I see mrs. Kensington with…
A smile on her face?
‘Sweetness, you are amazing!’ she exclaims and now I know for sure: she genuinely means it.
‘Well, you look gorgeous,’ I say to her.
‘Thanks to you. I look ten pounds lighter and at least five years younger. Darling, you are fabulous. What’s your name?’
‘Frankee,’ I say.
‘Well, Frankee, I want every piece of it. Including the purse. Goodness, you are fantastic!’
After she got dressed into her own clothes again, I grab the dress, shoes and purse and walk towards the register.
At that exact moment Leona exits the door behind the counter and mrs. Kensington gains her attention. ‘Leona, dear, I have to tell you that this Frankee is something! Never ever let her go.’
Leona smiles. ‘I’m glad to hear she is doing so well on her first day.’
‘It’s your first day?’ Mrs. Kensington seems delighted. ‘Oh, dear, you are a gift from the heavens. I’ll be coming back very soon soon, because thanks to you I look like a million bucks for this meeting. I bet I’ll have another dinner soon and I want you to become my personal stylist.’ After she paid and I hand her the bag with items, she blows me a kiss and says: ‘Thank you, Frankee dear.’
When she walks out of the door, I let out a sigh. ‘I did well?’
‘Oh my goodness,’ Vivvi screams, ‘you did perfectly fantastic! You are even more awesome than you already were. You somehow managed to make mrs. Kensington appear like less of a bitch!’
‘Language, Viv,’ Leona says.
‘Sorry, but I just got so excited,’ Vivvi apologizes. ‘When I had to help her, she made me cry. I never expected her to be so kind and lovely.’
Amanda nods. ‘Well done, Frankee. Didn’t know you had it in you.’
‘I don’t want you to leave, ever!’ Vivvi says, walking around the counter to give me a hug. ‘You are fantastic, Frankee Newhouse, absolutely fantastic.’

After a wonderful day at Ever After Boutique, I arrive home, at my studio still floating a bit on cloud nine. The second I let my purse slide off my shoulder, I realize how dog tired I am.
However, it was all worth it. This boutique, my colleagues (I still have to meet another of my colleagues, but Vivvi told me she was lovely) and just the overall vibe and aesthetic is absolutely everything I ever wished for. Everything the other boutiques weren’t.
I plop on the couch and let out a content sigh. This is the life I’ve always wanted, I always dreamed about.
And now it’s finally mine.

Over the years, she's gotten into figure drawing, oil painting, portraits, landscapes- even dabbling a bit in ceramics, pottery, & sculpting. She has competed in a few art competitions in middle and high school & just at the start of senior year, Roseline and a few other students from different high schools was chosen by the Mayor of Miami to paint a mural on the outside wall of a community center in Little Haiti.
She makes her own jewelry & has a quirky sense of style- wearing bright bold colors, mismatched patterns, & different materials! Roseline and Iris went all out for Wacky Tacky Day at school a few weeks ago.
She was voted "Most Unique" & "Best Smile" in the yearbook!
In the fall, Roseline will be attending RISD (Rhode Island School of Design) where she someday hopes to be an accomplished artist. She'll be staying with her older sister & brother-in-law who lives in Rhode Island.
She works part-time at her mother's boutique in Little Haiti (which sells African cloths and other various Haitian products).
Roseline has a pet tarantula- a girl named Missy. She also has a huge collection of romance novels that she loves reading! She's also into witches- especially stories of the Salem Witch Trials!
Her all time favorite movie is Titanic.
She loves listening to kompa & zouk music! Roseline was pleasantly surprised when Hudson danced along with one of her cousins at a bal! She also likes listening to Adele, Taylor Swift, Lady Gaga, Ariana Grande, Beyonce, Nicki Minaj, Michael Jackson, Bruno Mars, Rihanna, & Billie Eilish.
Roseline has a HUGE fear of heights. She's never rode a plane or been on a roller coaster. Her older brother is gonna drive her to Rhode Island, instead of flying there.
She had her first kiss with a boy named Carl (a son of a family friend when they were nine). Her first real boyfriend was in middle school- a guy named Lucas Kavinsky. Roseline has had a few boyfriends throughout the rest of middle school & high school (her losing her virginity to her boyfriend named Noel Fernandez). Roseline met her current boyfriend Warren Cavanaugh at an indie music festival eight weeks ago. She even led the art directions in one of his band's music videos & has even designed posters of theirs!
Roseline has gotten many gifts from her friends- including an African wooden mask from Hudson, a pair of aquamarine studs from Emilio, a Tiffany charm bracelet from Iris, & a sketchbook from Owen.

author’s note | I don’t know what possessed me to write this. I really don’t. But anyway, this came to me like a fever dream and I feel like we need some comfort after everything Gege has been putting us through with the current arc. Here’s to enjoying a day with your favorite characters in the city!
The day started like any other at Jujutsu High.
Classes began in the morning, lunch, some training, and afterwards time to relax was granted. Summer afternoons in Tokyo were hot, but the weather today wasn’t all too dreadful. The scatter of white clouds offered shade from the harsh rays of the sun and the breeze from the mountains tickled your skin, coaxing you out of your room.
With nothing to do, you and the rest of the student body congregated together in the usual spot near the dorms. At the base of a tree next to the training grounds, you sat behind Nobara, playing with her hair to make a neat braid as she scrolled through her phone. On either side of you, Megumi and Maki had their backs against the trunk, both flipping through a book and scanning the words at their own pace. The others were lying right on the grass in the shade, enjoying the nap inducing weather. Panda acted as a pillow for Yuuji and Inumaki as both boys were drawn to the plush of his fur.
The moment was serene. Calm. Peaceful.
Too peaceful.
It almost felt wrong to be doing nothing.
For a while, there was silence between the group with only the sounds of cicadas chirping in the trees and the caws of a crow to be heard. Nobara crossed her arms in front of her chest and let out an agitated sigh.
“I’m so bored!” Nobara groaned aloud. “How’re we in Tokyo and we’re doing absolutely nothing?”
“Hey, sometimes doing nothing isn’t all too bad,” you said as your fingers combed through her hair to finish the braid you were making. “I mean, I’m pretty sure the quote ‘May you live in interesting times’ is a curse.”
“It is,” Megumi agreed. His eyes were still on his book, but he was focused on the conversation. “It’s better that nothing’s happening anyway.”
Nobara stuck her tongue out at Megumi. “Booooooring.”
“If you’re so bored then just leave,” he snapped. 
Nobara was about to bite back, but you stopped her from arguing as you tied her hair, finishing her braid. More interested in her new style than Megumi, Nobara grabbed the end of the tail and fished her phone out to take a picture. You laughed at how easy it was to appease her while Megumi merely shook his head at her attention span.
The sudden commotion between you three caught Maki’s attention and she set her book aside. 
“Oi, we know you’re bored too, Fushiguro,” Maki said, a teasing edge to her voice. The corners of Megumi’s lips quirked downward. He shut his book and looked up to pay attention to what his senior had to say. “That’s why you aren’t in your room right now and you’re sitting with us out here. Just admit it.”
“It was getting stuffy at the dorms,” was his quick reply.
At this, you and the others raised an eyebrow at him. Even Inumaki peeled himself off the comfort of Panda’s fur to get a good look. He said it too fast, like he had it rehearsed in the back of his mind if anyone asked.
“Lies,” Maki leaned in closer and inspected his face for any tells. She cackled when he broke eye contact and then turned to the rest of the group. “You know what? We should do something together instead of spending the afternoon here.”
Inumaki raised a hand in the air. “Tuna mayo.”
“Exactly,” Maki agreed, nodding her head. She stood up on her feet and pointed a finger at Megumi. “I think the last time we spent the day together as a group was—”
“Never!” Panda finished, excited as to where this conversation was leading.
Maki hit her fist into the palm of her other hand and smirked. The other upperclassmen got up to their feet and stretched their bodies to get ready for an outing. Nobara, the catalyst of all this, held a fist up into the air as she beamed, victory written all over her face.
“Tokyo day trip!” she cheered. Yuuji joined her side and started to mimic the comical poses she was making. “And here I thought we’d never get the chance to explore the city!”
Maki chuckled and made her way towards you, offering a hand to help you up. You took it without hesitation. An outing together would be a nice change in pace. After all, you could barely remember the last time you hung out with everyone. 
“Then,” she hooked her arm around your neck and snapped her fingers at Megumi, “let’s get ready to enjoy Tokyo!”

After getting changed out of the Jujutsu High uniforms and into more fashionable summer attire, you and the rest of the gang made it to the heart of Tokyo on a short bus ride away from the suburbs. The city was packed. It seemed as if everyone was out and about today, the streets busy with locals and tourists alike.
The impromptu day trip started off on a high note. With summer came the sales, and Nobara was keen on hitting every shop to see what they had to offer. She dragged you and Maki with her to multiple boutiques to try on matching outfits and find certain pieces for her wardrobe. She wasn’t shy at all when it came to shopping. 
Meanwhile, as you and the girls shopped for clothes, the guys stuck nearby, either buying food from street stands or going into a different store to look around as they waited. They had significantly less bags on hand, but kept themselves busy with their snacks and drinks.
A bit tired from shopping nonstop, you decided to leave the boutique and join the guys outside after browsing the racks. Nobara was already paying and Maki was right behind her, so you made a quiet getaway.
When you left, you found Yuuji outside, holding onto a crepe decked out with numerous sliced fruits and a nice mountain of whipped cream. Panda, Megumi, and Inumaki were nowhere in sight.
“Itadori, where are the rest of the guys?” you asked, sitting down next to him on the bench. 
“Went to grab some drinks over there,” he pointed at the tea shop a couple stores down. “Fushiguro said it was getting too hot and he needed something to cool himself down.”
At his explanation, you nodded. Even though today was a lot cooler than others, the mix of asphalt and crowds caused the temperature to rise. A short  break was definitely needed. 
Conversation with Yuuji continue with him blabbering excitedly about dinner with the group. As he spoke, you eyed the crepe in his hands. It was meticulously decorated with glazed fruits, a mountain of cream, and cookie sticks jutting out at all angles, looking almost too pretty to eat. 
“Do you have a sweet tooth?” you asked, interrupting him. He didn’t seem to mind. 
“Kinda!” Yuuji scratched the back of his head with his freehand and grinned sheepishly.  “To be honest, the main reason why I got this was because the guy working the stand was so awesome.” He did a few action poses and chopped a hand into the air. “He was cutting and flipping the fruits into the cone like a ninja!”
Noticing your gaze focused on his crepe, he grabbed a small biscuit from the top and offered it to you. Surprised, you took it and thanked him as you bit into it. 
“Do you like sweets?” he asked this time, grabbing a biscuit for himself and chomping on it. “We can share this if you want!”
Before you got the chance to answer, Nobara and Maki promptly left the boutique and joined you two. Nobara let out a sigh of exhaustion as she fanned her face with her hand and plopped down beside you. In contrast, Maki scanned the area for the others.
“Itadori, the others—”
A cup of milk tea was held in front of Maki’s face, interrupting her question.
“Here,” Megumi said, holding up a drink carrier with several other cups. Inumaki stood beside him holding onto an extra drink of his own. He handed it off to you and you graciously took it. “We got drinks for everyone.”
“Wow, look at you guys!” Nobara applauded them. “Keep this up and you’ll be sure to find a date soon!”
Megumi momentarily scowled while Inumaki held up a peace sign. You took a sip from your drink and instantly found yourself relaxing into the seat. This moment of rest was definitely needed after walking around nonstop. Nobara and Yuuji seemed to think the same, a blissful expression painted on their faces as they enjoyed their treats.
“Where’s Panda?” Maki asked as she took a sip of her drink. Megumi’s face twisted in confusion.
“He’s right”—he turned around and was met with an empty space—“Panda?”
“Salmon!” Inumaki exclaimed, pointing further down the sidewalk.
In the direction Inumaki pointed towards, a giant crowd of tourists and locals alike were surrounding Panda. Hoards of people were trying to get a picture with him, mistaking him for a random street mascot. Cameras were shoved in his face and children cried to pet his fur which left him in a state of distress.
“Oi, Panda!” Maki yelled out. “Let’s go!”
He didn’t seem to hear her as he was more focused on the many phones being shoved in his face. Maki sucked on her teeth and set her bags down. She beckoned Inumaki to follow her.
“You four wait here. We’ll get Panda out.” She gave one last glance over her shoulder. “It won’t take too long!”
With that, she and Inumaki dove into the crowd to try and diffuse the situation. The two were pushed aside like rag dolls as they tried to get closer into the circle and shouts of “Wait your turn!” could be heard even from where you were standing. It looked like they were having a difficult time as the crowd only seemed to attract more people.
“Should we help?” you asked while surveying the entire scene. Panda was practically being mobbed at this point. “I think it might take some time for them to get him out.”
Megumi stared at the madness and took a short sip of his drink. “No, we shouldn’t.”
“Might as well sit down and relax until things get settled!” Nobara exclaimed. She let out a sigh of relief and stretched her arms to the sky. “There’s still tons we gotta see before it gets dark and I really—”
Nobara never got to finish what she was saying as Yuuji shushed her. She was about to curse him into the next decade, but Yuuji held a finger to his lips and then pointed at the other side of the street.
All eyes followed in the direction he was pointing towards.
There, standing on the opposite sidewalk, was Gojo. He was donned in casual attire, rocking a pair of jeans, a crisp white t-shirt, and dark sunnies to replace the Jujutsu Tech uniform he typically wore. His phone was pressed to his ear, completely oblivious to you all staring at him as he was more focused on whoever he was talking to.
“It’s Gojo…” Yuuji whispered.
Nobara jumped up from her seat and positioned herself right next to Yuuji. She held a hand above her eyes to block out the sun as she stared at him.
“He looks so out of place,” she said. “Something about him…”
“It’s the hair, right?” Yuuji commented.
“No, not the hair.”
“His clothes?”
“He just sticks out like a sore thumb,” Nobara said. “I don’t even know.”
“I think I get it. It’s like seeing a zoo animal out of its cage,” Yuuji added. He bit into his crepe and swallowed it in one bite. 
Megumi whipped his gaze away from his phone as soon as he heard Yuuji. “Excuse me?”
“You know, like seeing a giraffe walking in the city,” Yuuji elaborated, waving a hand in the air as he explained. “It’s hard to look away!”
Megumi cringed as he imagined a giraffe with a striking resemblance to Gojo. “Gross,” was all he could reply back.
“Shouldn’t we just leave him alone?” you asked, nervously shifting on your feet. Even though you guys were a comfortable distance away from Gojo, it still felt weird to spy on him. “I mean, it’s not like he’s even doing anything interesting…”
“It’s fine!” Nobara waved a hand at you as she kept her eyes trained on him. “He’ll never know!”
You were about to pull them away, but Megumi grabbed your wrist to stop you. He shook his head. 
“Stop trying to rationalize with them,” Megumi sighed out. “All your words will go in through one ear and out the other.”
“What’d you say, Fushiguro?” Nobara asked. She didn’t even look at him when talking. 
“See.”
“Something about this feels wrong,” you mumbled. “And what if he catches us—”
“He’s got a bouquet!” Nobara pointed out, interrupting you. “Looks pretty expensive too!”
At the mention of flowers, you and Megumi slowly inched towards Nobara and Yuuji to get a glance. Curiosity got the better of you two. True to her words, Gojo was holding a nice arrangement in his hands.
“There’s no way anyone sane would date him,” Megumi said, squinting his eyes to see if it was a hallucination. It wasn’t.
“It’s not like he’s bad looking,” you said.
“Yeah, but he’s insufferable.”
He was right about that. Still, you liked to look for the best in people. “True, but maybe there’s someone out there in the world who can look past that.”
Megumi shivered at your words. Poor soul, he thought. 
“I wanna see who that person is,” Nobara said and looked up at you. “Aren’t you interested in his date?”
“...No,” you lied through your teeth.
“Aw, c’mon! Just one look!” Yuuji wiggled his fingers in front of your face as he spoke, his words turning more animated. “What if he’s into cougars? Like a sugar mama.”
“Gojo does not need…” Megumi paused and let out an exasperated sigh. “A sugar mama.”
“You never know, Fushiguro! He might be into that kinda thing!”
“Do you even know what a sugar mama is?”
“I sure do!” Yuuji snapped his fingers at Megumi. “My gramps used to—”
“He’s moving!” Nobara shut the two up and grabbed onto your sleeve. “Let’s go!”
“Kugisaki!” you yelled out at being dragged against your will. Instead of letting go, she locked arms with you.
“You can’t expect me to be stuck with those two dummies for this,” she whispered to you. “Besides, I just wanna see who his date is, it probably won’t take too long. We’ll find out, come back, and after that we’ll go shopping for matching tracksuits!”
At her words, you peered over your shoulder. Megumi and Yuuji were following closely behind you two, still talking about Gojo and his supposed sugar mama preference. Yuuji clapped his hands as he laughed while Megumi spoke in a calm manner; even though he objected earlier to it, Megumi didn’t look like he minded the detour all too much.
“Fine… but we’re getting matching tracksuits right afterwards!”
Nobara grinned and then playfully nudged you with her elbow. You did the same back with a bounce in your steps.
Operation Follow Gojo And Find Out If He’s Really Into Sugar Mamas was a go.

Hours passed and you four were still following Gojo through the city.
What seemed to be mischievous fun slowly morphed into a hellish nightmare. Your feet were throbbing in pain and the summer heat heavily weighed down on you, causing a light layer of sweat to coat your body. After an hour of tailing him, seeing Gojo’s date became a matter of pride. If you all threw in the towel now then it would have meant a loss of dignity from wasting the day following him.
“How long has it been?” you muttered, trying your best to not groan in exhaustion.
No one answered, too embarrassed to even say the number aloud.
The instigators of the group, Nobara and Yuuji, were the most heartbroken about this lost time. They walked through the city like zombies, their spirits crushed. While Yuuji was crestfallen, Nobara had a dark aura surrounding her body. You and Megumi maintained a safe distance from her.
The thing about Tokyo was that it was a large city. A metropolis with twists and turns and buildings stacked up right next to each other like rows of dominos; it had attractions built up into the sky and malls dug underground. You could walk around Tokyo for an entire day and still not cover a quarter of it. 
And yet, you were sure you explored the city twice over when tailing Gojo
He used every single back alleyway, rounding corner after corner, almost like he was walking around in circles. He would go into random stores and shop around for a bit only to walk out empty handed. Nothing he did in those few hours of surveillance made sense.
With the sun starting to set, all your motivation sank along with the light. Following Gojo really was the biggest waste of time you had ever indulged in. You checked your phone and saw Maki’s text about going back to the dorms with Inumaki and Panda. A sigh escaped your lips.
“Maybe we should give up,” you said. “Maki and the others already went back to Jujutsu Tech.”
Megumi, the only other one with a rational head on his shoulders, agreed with you. He stood up and rubbed the back of his neck to alleviate the built up tension. “If we leave now we can grab dinner here and then make it back on the last bus.”
Nobara and Yuuji seemed to be fighting an internal battle within themselves. Dinner in Tokyo would be a hell of a lot better than the food at Jujutsu Tech… but at the same time, what if Gojo met up with his date right as you all left? Both tightened their fists at the prospect.
Then a miracle happened. 
(Or so you thought.)
Yuuji was the first to notice. From the corner of his eye, he saw another figure approaching Gojo. He quickly hid himself behind a parked taxi, grabbing onto Megumi’s sleeve to avoid being seen. Nobara did the exact same with you. All four of you had your heads stacked upon one another while monitoring the situation: Yuuji at the bottom, Nobara, you, Megumi at the top.
Tall, blond, and well dressed, Gojo’s date approached him with an apathetic expression. Lips turned downward and brows furrowed together, his date was less than impressed. This didn’t faze him in the slightest. Gojo slid down his sunglasses and winked at his date, turning the charm meter up a notch.
Nobara let out a gasp while the rest of the group held their breath.
“They’re gay!” Nobara screamed, pointing towards Gojo and Nanami. 
Her sudden outburst garnered a few stares and the accused turned towards your direction. Gojo snickered into his hand while Nanami raised an eyebrow.
“Gay?” Nanami repeated, unamused. He turned his attention back at Gojo. “Explain.”
“I brought the kids along with me too,” Gojo jabbed his thumb over his shoulder at where you and the rest of the gang stood. “Hope you don’t mind.”
Upon hearing this, you deflated completely. The entire time following him was a complete waste. Gojo played you all like a puppet on a string.
“He knew…” Megumi muttered as he covered half of his face with his hand in shame. “He knew we were following him this whole time.”
Gojo practically skipped to where you all were standing, smiling like a cheshire cat. Upon seeing the dejected look on your faces, he let out a laugh, one loud enough to warrant people to look his way as he slapped a hand to his knee.
“This is a lesson,” Gojo began once he caught his breath. “Don’t stalk people in the city.”
“We weren’t stalking you!” Nobara and Yuuji objected at the same time. 
“Then what were you four doing?”
You all kept quiet, unable to answer his question. Because truthfully, you guys were stalking Gojo to get a peek at his “date” which turned out to be a giant ruse. Gojo merely cackled at the silence.
“That’s what I thought. Anyway,” he motioned a hand towards Nanami and looked over his shoulder. “Nanami, take care of the kids for a second.”
“Excuse me?” Nanami couldn’t believe what he was hearing. “Is this what you called me here for?”
Again, Gojo laughed. Seems like he was going to screw over Nanami as well.
“Yup!” He waved and blew a kiss in the most grandiose manner. “I’ll see you guys in a little bit! Don’t go causing too much trouble for Nanami!”
Right after finishing what he wanted to say, Gojo disappeared in the next second, blending in with the city crowd. You blinked at how easy it was for him to fly off your radar. The others thought the same, keeping quiet.
Tokyo was a complete bust.

EXTRA:
“See! The sushi comes to you on little bullet trains, Kugisaki!” Yuuji cheered as three plates of salmon nigiri arrived at the booth. He couldn’t stop grinning as he marveled the miniature replica. “Let’s make another order!”
After getting caught red handed and toyed with for the majority of the day by Gojo, he decided to treat you and the rest of the first years to a nearby kaiten sushi restaurant as a peace offering. Not because he felt bad, but rather he didn’t feel like going back to Jujutsu High so soon. You all accepted for the free meal and a ride back to the dorms.
Inside the cramped booth, Nobara and Yuuji were talking over one another while eating, trying to show off their Tokyo knowledge through random trivia found online. Megumi, the most mentally mature of the bunch, spoke up to correct them every now and then, earning either the stink eye from Nobara or finger guns from Yuuji. Their energy was infectious, causing you to laugh along.
With the night nearing its end, you decided to ask the million dollar question. After all, it was the reason why your day in Tokyo was wasted.
“Gojo, what were you doing with those flowers?” you asked as you passed a plate over to him. Since you never got to see his date after his disappearing act, you were curious with what he did with the bouquet.
Instead of stuffing the sushi into his mouth, Gojo set his chopsticks down for a second and paused. In a comedic manner, he closed his eyes and rubbed his chin, seemingly in deep thought.
“Ah, since you asked so nicely, I’ll tell you,” he said as he clicked his tongue and snatched the nigiri with his chopsticks. “I was giving them to a friend of mine. It’s been a while since I last saw him, so I decided to do something special.”
“A friend?” It was hard to imagine him with friends. He seemed to drive everyone within a five foot radius up the wall. “Really?”
“Yep,” Gojo replied. He popped another tuna nigiri into his mouth and savored the flavor for a moment before finishing what he had to say. “Flowers are a nice gift, right?”
“I think they are,” you answered truthfully. “Did he like them?”
He smiled. And it wasn’t one of his usual fake asshole smiles he did whenever he beat you guys to the dirt during a spar session, but rather a genuine one. A rarity. “I think he did. He better because that bouquet was expensive.”
“Maybe next time you should invite him with you,” you motioned to the entirety of the table, “to this.”
Gojo chuckled as he watched you all get along. Nobara had Yuuji in a chokehold while Megumi watched from the other side of the table with a stone cold visage. The corners of his lips threatened to twitch upward.
“I think he’d like that.”

In which harry is a millionaire (duh) with a daddy kink takes advantage of his young and inexperienced neighbor.
She lived on the fourth floor of his building. One of the twenty that he owns and the one where he lived on the penthouse floor. Harry saw Grace all the time, admiring her, as she came to and from school. She looked like an angel to him, one he quickly grew obsessed with, though they only had a few interactions with each other. She knew him as the super rich guy who always greeted her in the elevator.
The first time he asked her if she wanted to house sit for him, she was taken aback, wondering how the opportunity of a lifetime could come so easily. He was offering her way more than minimum wage to do it and she was only a senior in high school. It was a little insane to anyone looking in from the outside especially since she was one girl and it was a twenty-million-dollar house.
Still, in Harry's eyes, the girl could do little wrong and it was another way to get her closer to him. He had been with a lot of women and could be with even more but, somehow, the forbidden fruit that she was seemed much sweeter than all the women in the city.
She'd stay at the house hours at the time while he was out of the country on business ventures. He insisted she make herself at home while she was there and the gifts he constantly left for her made the invitation more inviting. He watched her the whole time through an app on his phone connected the cameras around the house. Of course, he didn't mention the cameras and that was because he thought he'd catch her doing something less than nice.
But no, she spent her time watching TV, eating sweets, and dancing down the long hallways.
When he finally returned home, he expected to find her as soon as he walked inside, but she was nowhere to be seen. A big part of him was excited to see her but, when he found her crying outside his office, it seemed he was the last person she wanted to see. "M-Mr. S-Styles," She stuttered, her lip trembling, as her eyes met his.
"What happened, Grace? Did someone hurt you?" He asked, crouching down to where she sat on the floor. She was clutching her calf so he took it and examined it. There was a cut on it but it didn't seem that she was worried about it.
"I'm sorry, I-I shouldn't have come down here but, I-I  got bored, I-I didn't mean to break anything but . . . I-I'm sorry, Mr. Styles."
"Hey, it's okay," He assured her, keeping his voice calm. He helped her up from her place on the ground. "I'm sure whatever it is, it can be replaced."
He pushed open the door to his office and found the glass that was the source of the cut. There was a lamp on his desk table that she had knocked over, "It was an accident b-but I'll pay for it, I-I promise. It probably cost a fortune, didn't it? She followed behind him, rambling about how sorry she was and what she would do to pay for it. He had never seen her this . . . vulnerable and the dark parts of his mind liked it, "It's fine, angel," He hugged her and it was the first time he really got to feel her petite body against his. She accepted the touch, of course, crying into his chest. "My mother bought it for me to decorate my office with a long time ago, when I first started working, so there's really no replacing it. Besides that, I could never ask you to pay for something like that. God knows, that woman probably bought it at some boutique in Paris."
That was a lie. The only thing his Mom cared to give him was her multi-million dollar company.
She looked up at him with her big eyes, "Really? Then it's not fine. I'm so sorry, Mr. Styles. I'm so stupid."
"Don't say that," He said immediately, "I know how you can make it up to me."
She pulled away from him, a confused look displayed on her face along with her tear stains, "H-How can I make it up to you?"
This was perfect, he has all the money in the world but this was the luckiest he had ever felt. "First, let's get you cleaned up. There's a first aid kit in my bathroom. Come with me, angel." She hadn't even picked up on the new pet name he created for her since she was a bit overwhelmed at the moment.
He brought her to his bathroom and found the first aid kit underneath the sink. He set it down before he suddenly lifted her onto the counter. A yelp of surprise left her lips and her cheeks turned red from embarrassment.
He cleaned up the cut for her and she admired how a muscular person could be so gentle with her. "Do you want this one?" He asked, picking out the pink band-aid out of the rainbow of assorted colors, and grin on his handsome face.
She nodded, still blushing because he must have noticed that it was her favorite color. She didn't leave the house without her lucky pink ribbon that tied around her ponytail. He pressed it onto her skin before grabbing a washcloth and wetting it.
Her heart raced as he grabbed her chin, lifting it, so he could see her face more clearly. He wiped the dried, salty tears from beneath her cheeks. When he was done, he pushed the locks of baby hair behind her ears. "There's the beautiful girl I know," he commented confidently.
"Um . . . thank you, Mr. Styles." His eyes fell down to her thighs, where the skirt she was wearing was riding up her leg.
"I know the first thing that you could do to make it up to me," He asked, putting a hand on her knee. She hadn't even noticed it as she perked up at the comment.
"What's that?"
"You can call me Daddy instead of Mr. Styles."
"Oh," That confused her, "But you're not . . ."
"I know, think of it as a term of endearment. Like how you call a really good girl friend of yours, sister. Or a close family friend of yours, cousin."
"Okay," She nodded and he looked at her expectantly. "Oh . . . okay, Daddy."
The fact that she didn't know why he wanted her to call him that made him curious. What other things did she not know?
"Good girl, Grace, you catch on quickly," He praised her which made her grin, "You just turned eighteen, right? Then you've . . . been with a boy before?"
"Been with? I have classes with lots of boys. My chemistry lab partner is a boy," She rambled before realizing what he was probably asking, "Oh, are you asking if I've had a boyfriend?"
He nodded, "I had a boyfriend once in sixth grade. Greg Bradley . . . it lasted a week. Now he goes to an alternative school so I don't see him much. Why?"
"Nothing . . . I was just expecting you to have some experience. That's okay, you don't have to help me. You should probably get going before your Mom gets home."
"Wait-" She grabbed his arm before he could turn away from her. "I don't have much experience . . . with boys but I can still help, I promise. Just show me what to do . . .  please let me make it up to you, Daddy."
He sighed, rubbing his beard as he contemplated it, "Okay, fine, but you'll have to learn fast."
She nodded, "I will."
He helped her off the counter and led her back into the master bedroom. The rays from the sunset filled the room and contrasted with dark furniture of his bachelor pad. Still, he liked the idea of keeping them open and risking someone looking in. It added to the thrill of it all.
He patted a spot on the bed and told her to sit down. He turned to face the nightstand, momentarily feeling the erection that was already pressing against his black slacks. He took a seat beside her, "You probably don't notice but there is a way that women can bring men a lot of pleasure. It works the same vice versa. Usually, people who date do stuff like this and I imagine all of your classmates do stuff like this. I guess that your mother never taught you about it."
She shook her head, "She works a lot and she doesn't really like romantic stuff." He took her hand and placed it on the erection resting in his boxers. He held it there and then he felt between her legs over the fabric of the skirt. Her body flinched out of instinct but, she didn't stop him, letting him continue his lesson.
"These parts of us can provide us a lot of pleasure, especially if they are stimulated," Feeling her, watching her react to his touch, certainly made him feel like he was going to bust out of his pants. "Do you want to try?"
She nodded nervously. He reached into his nightstand to pull out a black squeeze bottle. "Open your hands," he told her and she did. A clear liquid came out when he squeezed a drop on her hand. He learned that a little went a long way. "Rub it in."
It easily coated her palms and she brought it to her nose, "It smells like strawberries."
"What does it taste like?" He asked her curiously.
He watched her cautiously stick her tongue out to lick it, "It taste like strawberries too." Somehow, that made her a little bit less nervous.
He undid his belt and unzipped his pants. Watching her reaction, he took out his member, before moving one of her newly lubricated hands to it. He guided her for the first part, creating an up and down motion. As she got used to it, he let her go alone. Meanwhile, he undid the buttons of his dress shirt now that things were heating up.
"Does that feel good, Mr- oops . . . Daddy?" She asked after a second of her new task.
He nodded immediately, "It's wonderful, Angel," He leaned closer to her, pulling her tucked shirt from her skirt, "Why don't we take that shirt of yours off."
And they did, and he eagerly tossed it to the side. He fiddled with the pink bra she wore before exposing her pert breast. He notices that made her shy and she tried to cover them with the hand that wasn't stroking his member.
He moved so he was lying down on the bed and she was on her knees beside him, bent over his crotch. "Use both hands," he encouraged her, "And twist your hands more, angel." She listened and he got a better view of her.
Both hands allowed her to cover more length and he seemed to like the twisting motion a lot by the groans that left his lips.
"Look at Daddy, angel," He commanded, watching how focused she was getting on the task at hand. He was already close which wasn't something he was used to. Usually, he'd want her mouth as well but her hands felt like complete magic.
He pulled her beside him and that's when he kissed her. He didn't know it but her soft lips would send him over the edge, leading to his climax. It dirtied her skirt but it wasn't something she was worried about. Mr. Styles had taken her first kiss and it felt weird but . . . nice. "Fuck, you're good at that, angel," That made her blush.
There was so much left for them to do and for him to teach her. He decided that he would save taking her virginity for some time in the future. He'd keep her pure and have his little angel in every other way.

Brian was born and raised in the small town of Canmore, Alberta. His father owned Restwell Trailer Park just off main street Canmore. As Restwell Trailer Park expanded and grew, Brian developed interest and learned the basics of carpentry and development. His first development project was in Canmore, called Grotto Mountain Village. Grotto Mountain Village was a highly successful 125 manufactured housing community. After finishing the project, Brian decided to get his Masters in Business Administration (MBA) in Australia. Brian completed his MBA in 1998 and then worked in several large real estate consulting firms working for blue chip companies. He provided strategic evaluation advice and hands on development management services to companies and institutions looking to make direct property investments, engage in real estate development projects or alternatively undertaking the divestment of property.  
Brian is an efficient, innovative, tenacious, performance-driven and methodical real estate developer with extensive multi-industry experience both across North America and abroad.  He is well versed in Project Development and Management, Economic and Financial analysis, Acquisition and Disposal Strategies, Site Assessment, Town Planning, Engineering and Building design, Market geographic and demographic analysis.

Buildings 1, 2 & 3 have been fully completed and phase 4 has commenced. It is a suburban office park that is located on the corner of Parliament Avenue and Lewvan Drive just north of the new Grasslands retail development. Three of the four office buildings have been completed and are occupied. They are located within minutes of the Regina Airport and the new Global Transportation Hub. They offer excellent access / egress from Lewvan Drive and access to acres of parks and walking paths. The tenant mix consists of Saskatchewan Cancer Agency, Association of Professional Engineers & Geoscientists of Saskatchewan (APEGS), Porchlight, Saskatchewan Healthcare Employees’ Pension Plan (SHEPP) and Chartered Professional Accountants Saskatchewan (CPA).
 2.       AVLI ON ATLANTIC (CALGARY)
AVLI is a private intimate building located in historic Inglewood, adjacent to the longest park pathway system in North America, in Calgary, Alberta. A home to 65 units of luxury residences with 7 floorplans for every buyer, budget and investor with boutique and cutting-edge interiors.   3.       WILLIAM OFF WHYTE (EDMONTON)
It is a 44 unit, four-storey condo building that believes in bringing style and aesthetics to your life. It is rated one of the top streets in Canada providing a home you can really live in and admire. The project is located in central Edmonton, in the community of Garneau, and just off the popular and lively Whyte Avenue. William Off Whyte was completed in early 2020 with sales ongoing. Being near the University of Alberta main campus and Hospital also makes it ideal for students who want a stylish place to live. William Off Whyte has nine-foot ceilings, beautiful modern exterior, Italian cabinetry, soft close drawers, quartz counters, underground parking and bike storage and a choice of three colour schemes to suit your style.

1.       Sage.Stone (Calgary)
Sage.Stone is a project in NW Calgary with total sales revenue of $40 million. Phase 1 (88 units) is 100% complete and Phase 2 (90 units) finished closings by March 2015.  
2.       Bordeaux in Hawkstone (Regina)
76 townhomes in North Regina with total sales revenue of $22 million has been completed.
3.       Skyy Townhomes (Regina)
Sales of 116 units commenced in June 2010 with total sales revenue of $22 million and the project was completed January 2012.
4.       Luxstone Landing (Calgary)
12 unit Townhome developments with a value of $3.3 million was completed in 2012.
5.       Sage Townhomes (Regina)
The sales of 176 townhomes commenced in December 2009 with sales revenue of $35 million and the project was completed in early 2011.
6.       Advantage West Inns & Suites (Fort McMurray)
This hotel was built from pre-fabricated modular units rather than standard stick-built construction. The 83‑room hotel opened in July 2004. After 3 ½ years of operation, Greenview Developments sold it in 2008 for $19,400,000 or $234,000 / room, a record price in Canada.
7.       Spring Pastures (Australia)
Completed 72-acre rural residential project worth $10m in Mapleton, Queensland within 2 years.
8.       Grotto Mountain Village (Canmore)
Grotto Mountain Village was a $15 million project, consisting of a 125-lot turn-key manufactured housing community on 24 acres, which won the mayors award for Urban Design, Community Neighbourhood Enhancement & Facility Construction in 1994.

Responsible for the construction of four 20+     story residential towers, 80,000 ft2 of commercial space, an 1,800-car     parkade, and a pedestrian bridge connecting the development with light     rail rapid transit.  The residential     towers include high line amenities and ample common facilities.   Started this project from the early     concept stages and set up a construction and management team, operational     and procurement processes, budgets, and construction schedules.    Oversaw all aspects of this large     construction project.
 PROJECT MANAGER | POINTE OF VIEW DEVELOPMENTS – CALGARY, AB                                                             2005 - 2006
  Tendered and negotiated all scopes of work, monitor     construction milestones, budgets and costs.
Planned and designed new projects, customer     walkthroughs and completion of deficiencies.
 SENIOR EXECUTIVE | KPMG NATIONAL REAL ESTATE SERVICES – SYDNEY, AUSTRALIA                                     2001 - 2002
 ·         Provided strategic property advice and off-balance sheet finance solutions to developers, financiers, government agencies and major blue-chip corporations
·         Feasibility and divestment advice on HIH Insurance.  HIH, and its 18 controlled entities, was Australia’s largest insurance company and it went into liquidation in March 2001. I acted on behalf of the provisional liquidator to maximize the proceeds from the sale of the properties.
·         Development and feasibility advice for the redevelopment of Bathurst Mount Panorama Precinct, one of the top three motor racing circuits in the world.  Bathurst 1000 is the Australian equivalent of Indy 500 in terms of motor racing and the event is broadcast to over 400 million homes in 54 countries. The Panorama Precinct is a multi-use tourism destination featuring restaurants, tourist attractions, cultural facilities, sporting and recreational facilities such as motocross, educational facilities, residential properties and nature park areas.
·         Facilitated the revision and expansion of Commonwealth Property Principles document for the Australian Department of Finance. This provided an appropriate discount rate and methodology for real estate decisions.
·         Reviewed feasibility and business case for NRMA (affiliated with the Canadian Automobile Association and American Automobile Association), to divest their existing operations in multiple locations and consolidate their staff within a new 38,000 m2 ‘Village’ campus style development.  
·         Prepared a feasibility and highest and best use study for ABC (Australian Broadcasting Corporation) Television’s Gore Hill site as well as planning and offering council advice.

This role included feasibility assessment, project management, risk management, planning, sales and marketing advice
·         Managed feasibility analysis for a new World Headquarters for TAB Ltd. (Australia’s largest gambling firm)
·         Provided Property and E-commerce advice for Australia Post (equivalent of Canada Post)
·         Business plan and property advice for a 100,000m2 regional business park on the Central Coast (north of Sydney) for Festival Development Corporation (a division of the Department of Urban Affairs and Planning)
