Mamdani has promised to create 200,000 units of new publicly subsidized, rent-stabilized housing and to fast-track projects consisting entirely of below-market-rate units. His campaign website claims that previous administrations relied “almost entirely” on the zoning code to encourage affordable housing. This is not so. For 40 years, New York has run the nation’s most ambitious and successful affordable-housing program, which rebuilt great swaths of the city using billions of dollars in municipal investment. Zoning changes to allow more housing construction are of recent vintage.
“Zohran and his advisers don’t know history and don’t have the slightest grasp of the numbers,” a former top city housing official told me. (He asked not to be identified because he still works with the city on affordable-housing projects.) Mamdani himself has proposed to triple the amount of money spent on housing in the city’s capital plan, pushing overall costs toward $100 billion over 10 years, which overshadows the estimated cost of his rivals’ plans. And he proposes to accomplish this with union labor, which the city’s Independent Budget Office found would add 23 percent to overall costs.
Meanwhile, Mamdani’s proposal to freeze rent in rent-stabilized units ignores fundamental problems: Landlords of much of the city’s rent-stabilized housing stock—including a number of respected nonprofit groups—cannot afford maintenance costs and debt service, the watchdog Citizens Budget Commission wrote recently. Because expenses are growing faster than rents in older buildings, many are “teetering on the edge of a ‘death spiral.’”
I reached out to Mamdani’s campaign for comment on these issues and have not yet heard back. His supporters seem unbothered by the obvious holes in his proposals. His tax increases sound righteous, a socialist holding the wealthy to account. But the state legislature and governor would have to sign off, and that is a very distant possibility.
I needed to pull this section out because, as many of you may know, my job involves dealing with affordable housing and development and whatnot for the city. And Michael Powell (the writer of this Atlantic piece) and the anonymous former housing official are fully correct, and Mamdani is fully wrong.
The city's zoning plan had not received any kind of comprehensive or focused update since the 1960s, and most construction and development (for housing and otherwise) goes through rezoning through either the UDAAP or ULURP process, which involves the city council specifically designating it a certain way to exempt or change the zoning requirements for the property and the project. It's not until Adams and the City of Yes this past year that we had a comprehensive update, and one with a specific detailed housing component.
In the last budget, the city allocated $2.2 billion in capital funding to the city's housing department for funding development of new and existing affordable housing, and that was a remarkably high amount. The state also allocates funding through the state-level housing and development agency (HCR). Additionally, there's a state-established public corporation (HDC) which also provides funding and support for affordable housing development through the issuance of bonds.
With affordable housing, NYC both builds new housing but also "preserves" or rehabs existing affordable housing. The amount of space available to build new housing is limited, the amount of city-owned property is even more so (which would allow for, in theory, quicker building) and there's numerous parties to the deals both internal to the city as well as external, not limited to the developer, banks, lawyers, architects, contractors etc.
Preserving existing affordable housing involves relocating tenants, identify issues ranging from cash flow, maintenance, arrears (rent and utility, both by tenants but also by the property owner) etc. These are some of the most difficult projects to manage, and often involve a lot of financing. These projects also involve more HUD-financing, and so working with HUD is a big part of the work.
All projects involve some kind of community meeting, and often require council member approval (both the council as a whole as well as the specific council members the projects are located in).
Due to climate change, there's resiliency and environmental concerns, particularly with projects that would be located in flood zones (hello to the Rockaways).
Certain projects, if they have federal funds, trigger Davis-Bacon requirements, meaning contractors and subcontractors must be paid at the "prevailing wage", which adds to the costs (and is essentially what using union labor on all projects would do).
There are multiple oversight agencies involved which scrutinize the use of city funds for these projects, from the Comptroller to the Office of Management and Budget, and they all have lengthy review periods and rather stringent oversight and firm jurisdiction, which slows projects and causes problems.
That's not getting into what other parts of the city's housing department do, from dealing with code violations to providing Section 8 vouchers and so forth.
What Mamdani is proposing doing would require not just a fuckton of money, but also a complete overhaul of city procurement and financing processes, administrative shakeups, and intense negotiations with the city council, the state legislature, and the governor. On top of dealing with other mayors and governors in surrounding states (transportation is another area similar to housing with lots of stumbles and challenges) and with the federal government being the way it is.

In 1952, an Ohio art teacher and his wife visited Frank Lloyd Wright's Taliesin studio in Wisconsin. As Wright’s secretary gave Louis and Pauline Penfield a tour of the studio, the master architect himself popped out.
According to Penfield family legend, Louis stepped forth with a challenge. “Mr. Wright, could you design a house for someone as tall as me?” he asked.
“Go stand under that beam,” Wright told Louis. “That beam’s 6 foot 9 inches high, so you’re 6-foot-8. Anyone that tall is a weed. We’ll have to build a machine to tip you sideways!”
Wright turned and left. The Penfields assumed the matter was closed. Six months later, however, a mailing tube from Wright arrived in the post. Inside was a plan for the Louis Penfield House, one of Mr Wright's celebrated Usonian homes, designed to fit the common man’s budget—and, in Penfield’s case, a tall man’s height.
After the Penfields completed work on their new home in northeastern Ohio in 1955, construction on Interstate 90 threatened to take over the property via eminent domain.
The couple wrote to Wright again, requesting a second home design for a plot several hundred feet south of the Penfield House. Mr Wright, who was 91 years old at the time, allegedly replied that he already had enough projects to last the rest of his life, but he promised he would come “in under the wire” because the Penfields were former clients.
Wright died not long after, in April 1959. Once again, the Penfields assumed the matter was shut.
But the week of the architect’s funeral, another mailing tube arrived from Taliesin. This time, it contained Project 5909, a second design for the Penfields that was discovered on Wright’s drawing board after his death.
That, at least, is the story told on the website of RiverRock, the 2,000-square-foot, three-bedroom, two-bathroom house that finally brought Project 5909 to fruition in 2025, 66 years after Wright’s death.
While the Penfields didn’t live to see the house completed, Sarah Dykstra bought the property, which also included the Penfield House (not, in the end, destroyed by the interstate), in 2018. She and her mother, Deborah Dykstra, began developing the Penfields’ dream into reality in 2023.
As with much of Wright’s work, the second Penfield home was designed to be integrated with its natural surroundings. Wright called for large quantities of local stone, which the Penfields harvested from the nearby Chagrin River, giving the house its name of RiverRock.

Picrew is an avatar maker with literally thousands upon thousands of different makers!! It has a website (picrew.me) OR an app on google play!!
Pros: It's made completely by users, so it has tons of different art styles!! It's also just really fun ww
Cons: The app can be a bit laggy, and the website has lots of ads for hentai games :(
2) Simply Plural!
It's an app designed for systems!!! SOOO easy to use and the accessible fonts and interface settings are really nice! We use it not just to track fronts but also to increase communication and honestly just allow ourselves to be ourselves.
Pros: Easy interface, you can set it to send notifications to track fronts, no alter limit which is great for polyfrag systems, the chat feature is awesome, and the new custom fields allow us to put in a lot more info
Cons: It supports endos and has misinformation which can be harmful for newly discovered systems trying to learn more about their disorder
3) Mininote
Mininote is a very coquette scrapbook/journaling app! It's really cute and easy to use, plus you can have multiple journals.
Pros: most features are free, with most of the paid ones being just cosmetic. You can customize the journals however you want and even have different passwords on them for different alters, and it lets you have lots of journals. Very simple UI.
Cons: The font might be a bit difficult for some systems to read and it tends to prioritize aesthetics over functionality. It also wasn't designed for systems, so it might have a limit on how many journals one can have. The translation from the app's native language (Chinese) is very patchy and poorly done, so it can be a little difficult to navigate.
4) Twinote
Twinote is very popular among systems! It's basically a Twitter simulator, but the feed and all the user profiles are one account. It still functions mostly the same as Twitter, just only with what you post... like your own personal Twitter!
Pros: Fun to use! It lets you customize EVERYTHING, from the number of followers you have to the likes on any post. Unlimited users, too! It also helps us with our communication and lets us send each other images, whereas the SP chat doesn't.
Cons: Nothing too major. It doesn't give notifications, so you have to manually check for that sort of thing. It's also not made for systems and instead for fun, so the UI is built for singlets.
5) Mindly
Mindly is a mind-mapping and organization tool that we use to map out innerworld!
Pros: Very simple! It's literally just adding and labeling little bubbles! It also allows for layers, which is amazing for polyfrag systems!
Cons: It was built for, you guessed it, singlets. Mind-mapping is, from what I gathered, similar to using a planner, so using the app to LITERALLY map your mind isn't its main purpose. It can also take a while.
6) Matterport
Matterport isa sort of 3d modeling app designed to make schematics of houses and stuff like that. We use it to visually map out our innerworld since we have a hard time visualizing it due to our NVLD!
Pros: It's great for systems trying to create a headspace or who, like us, struggle to maintain it! It's highly customizable and free!
Cons: It was designed for architects and interior designers, making it a bit more difficult to learn. It's 3d modeling app, which can always be hard, and also makes it a bit of a bulky app, which can run down your battery and lag. I believe there's also a lot of paid features, but I may be wrong.

Father Samuel Mazzuchelli was born in Milan, Italy and entered the Dominican Order of Preachers in 1830. He came to the American frontier as a missionary and was assigned to the Northwest Territory (Middle America). As a teacher and preacher, he ministered to the immigrants and native American tribes, some hadn't seen a priest for 50-100 years, and he then administered the sacraments to them. The Sinsinawa Dominican Sisters were also founded by him. As a talented architect, he designed and built more than 24 churches and civic buildings before his death at 57 from pneumonia.

Like oooo your little AI bot is sooo cool, how are you maintaining those servers? Is it sustainable? Is it causing local problems with power and water?
Ooo nice fancy new military jet, did we spend 8 billion dollars to make it and then will let it slowly rust in a hanger bay while you rush to make a NEW 12 billion dollar jet?
Nice new highway lane, how are the potholes on EVERY other road in your city?
Nice new football stadium, local college, wow! Did you notice your science and art buildings are falling apart?
Interesting house design, Random Architect hired to make cheap housing that costs too much for anyone to buy anyway, is it CLEANABLE? Did you make annoying high windows people can't reach, did you build closet shelving with cheap little nails because you don't care that people actually have to LIVE IN THIS HOUSE and TAKE CARE OF IT and actually PUT things on the shelves you built so they need to handle ACTUAL WEIGHT, do you think about that at all? Or is all that thinking "annoying" and it "stops ~innovation~"
It feels like a constant uphill battle just to get Americans to think further than one goddamn year into the future. How will this be maintained? How will you fix it, keep it running, how can OTHERS fix and maintain it after you're gone? How will this road look in 10 years? How will this website function in five years? Why are we designing this war machine we claim we have no use for because we're "not at war", after all?
American individualism = "who cares about what happens in the future to other people, all I care about is how good I feel about this right this second and asking me questions about how to manage this stuff in the future is buzzkill loser behavior, hdu"
