Is Off-Plan Right for You? Unveiling the Pros and Cons of Buying Before It's Built
The idea of a brand new property, sparkling and exactly to your taste, can be very appealing. But with off-plan purchases, where you're buying a promise rather than a finished product, there are both benefits and drawbacks to consider. Let's delve into the pros and cons to help you decide if off-plan is the right path for your property goals.
Pros:
Potential Price Advantage: Off-plan properties are often priced lower than similar completed homes in the area. This can be a great way to get your foot on the property ladder or snag a good deal on an investment property.
The Latest and Greatest: New developments often boast modern designs, energy-efficient features, and the newest amenities. You'll be living in a property that reflects current trends and may hold its value well.
Customization Options: Some developers allow buyers to personalize finishes within their chosen unit during the construction phase. This can give you a sense of ownership and a home that perfectly suits your style.
Cons:
Market Uncertainty: The property market can fluctuate. If there's a downturn, your off-plan projects could be worth less upon completion than what you paid.
The Waiting Game: Construction delays are common. Be prepared to wait longer than anticipated to move in, potentially impacting your living arrangements or rental income.
Unforeseen Changes: The final product may not always match the initial plans. Ensure a clear process is outlined in the contract to address any deviations in quality or specifications.
Making an Informed Decision:
While off-plan properties come with inherent risks, careful planning can help you make a wise investment. Thoroughly research the developer, get expert legal advice on the contract, and factor in potential delays. By understanding both the potential rewards and the challenges, you can confidently decide if venturing into the world of off-plan properties is the smart move for you

Ooh your writing has a grip on me. In the new chapter of ghoap x nanny reader, I noticed the blanket went from partially covering her to fully covering her from the time Johnny first opened the camera to when Simon got him off. It’s a small detail, but it’s one intentionally included, and I was wondering what the intent behind the detail is? Is she uncomfortable (which is understandable in that situation even if she is attracted to the guys too), or does she think she has to cover up because the guys think she is inappropriate?
Would love to hear your thoughts, but completely understand if you don’t to answer this. No matter what, I am grateful to read everything you give us!
it’s a mixture of both tbh! or whatever you want it to mean, depending on how dark you wanna go.
in my head, she isn’t used to having her mere existence sexualised, so it’s cause for unease when she realises that it could be perceived that way. like she’s just chilling in her pjs trying to enjoy her book, not trying to tempt or tease, yet there are men halfway across the world tugging their dicks to the sight and it puts her in an incredibly awkward situation. ‘will they think i’m intentionally being inappropriate? do i have to apologise for something?’ sort of thing. it’s kinda of grim when you think about it though, which is why i say you can choose to believe what you want! maybe she just covered herself in an instinctual reaction, or to hide the way her thighs press against each other lol. to each their own :)
thank you so much for reading<3

Dc x dp idea 27
Ellie starts to destabilize again. She’s off traveling and just happens to be in Gotham. She pick pockets a phone of one of the bats civilian personas.
They notice. Just after they get back to the manor. So now they are gonna track it down. Whoever probably assumes they left it somewhere. There first thought isn’t gonna be someone invisible turned intangible to steal a phone.
Checking the tracker they see it’s in an abandoned factory or something. Ellie is passed out green ectoplasma under her.
She ends up in the batcave. Danny tracks her there. No care in the world it’s a hidden underground base. He is getting to Ellie and nothing is stopping him.
Danny isn’t in a talking mood when he shows up. He just creates an ice dome and pushes them out of his way. Grabs Ellie opens a portal and leaves. Ice left behind. I like the belief ghost ice won’t melt unless the person who does it wills it or it’s melted by ghostly means. So it sticks around.
About 2 or so days later. The two pop up again. This time not at the gate but past the security at the front door. Ellie returns the phone and Danny informs them the ice should be gone now. He just panicked and forgot about it.
Obviously the bats are gonna investigate

✨Redesigned Leo's look for Grown Apart AU ✨
The old one just wasn't doing it for me, it felt too cluttered and incohesive. Plus, it didn't match well with Mikey's design (which was partly intentional, but they do still need to look like they grew up in the same home.)
I like this one a lot more - it's simpler, not as thrown-together looking, and still maintains that "teen from the other side of the tracks who tries to appear cool & independent, but really just wants to make friends" vibe that I'm going for, lol.

Not me making an outline for a fic, knowing it's going to be a fairly long one, and expecting 2,000-3,000 words tops (maybe 4,000 if I'm being detailed. 5,000 if I'm being SUPER detailed)
ONLY TO BE AT 7,000 WORDS AND STILL GOING
This is only supposed to be the outline. Not even the rough draft. I'm just putting down the most basic series of events the stories is going to follow, and I'm still hashing this thing out at 7,000 words. I haven't even reached the middle yet.
Fuck me and my natural inclination towards long and complex plots.
But goddamn am I having fun with this.
One day I'm going to figure out how to write sweet and simple one-shots. I'm going to figure out how to make a short story.
But until then, enjoy my gigantic, monstrosity of fanworks. If you have commitment issues, unfollow me now, cuz all of my shit is long-term.
