CNN reports that Larry McMurtry's famous bookstore in Archer City, Texas, Booked Up, was just purchased by notorious real estate “flipper” Chip Gaines:
The bookstore has been closed for at least a year. The news that it’s now in the hands of Chip Gaines, who became famous for his exuberant passion for “Demo-Day” destruction on his television shows, has created a buzz through the town’s gathering spots.
Some residents are anxious to know if Gaines has bigger plans to give Archer City a fixer-upper makeover or if the books are about to disappear and the buildings left vacant, like many other buildings on the town square.
Booked Up appeared in "The Dignity of Work," the photo essay by Byrd Williams IV published in the January/February 2023 issue of Texas Observer magazine.

we had to sell my great-grandma's house so she could spend the end of her life in a nice nursing home. since then, it's been owned by two or three different people. all of them strangers. it's back on the market now, and today my mom sent me the listing.
they changed everything. they tore out the kitchen and added horrible subway tile backsplash. they painted almost every interior wall the same shade of lifeless white. if i didn't know it was hers, i wouldn't have recognized the place. there isn't a single shred of my great-grandma left inside that house.
she died her first death in November 2022, but today it feels like she's died her second.

Home flipping, once a profitable real estate strategy, is experiencing its steepest decline in 15 years.
According to the 2023 U.S. Home Flipping report by ATTOM, there has been a 29.3% drop in flipped homes, down to 308,922 from 436,807 in 2022, marking the most significant yearly decrease since 2008.
"The home flipping scene in the U.S. faced tough challenges in 2023," stated ATTOM CEO Rob Barber. High property prices, fierce competition, and a constricted housing market are eroding its feasibility. As a result, profit margins are also shrinking. The average gross profit on flips was $66,000 in 2023, down from $70,100 in 2022, which equates to a 27.5% ROI, the lowest since 2007, before expenses like mortgage interest and renovation costs are deducted.
More than half of the metropolitan areas studied saw a dip in flipping activity, especially in the South and West. Gainesville, Georgia, and Phoenix, Arizona, led the downturn. Conversely, cities like Macon, Georgia, and Gulfport, Mississippi, witnessed an uptick in flipping rates.
Barber concluded, "The downturn is likely due to limited housing inventory and diminishing profits. A financial recalibration is necessary for flipping to regain its footing."

The creeping rot inside commercial real estate is like a dark seam running through the global economy. Even as stock markets rally and investors are hopeful that the fastest interest-rate increases in a generation will ebb, the trouble in property is set to play out for years.
It's amazing how little I care.
I recall stories about house-flippers who were drowning in high-interest mortgages they never expected to need to float for more than a year, simply leaving the keys to perfectly good homes in the mailbox and walking away.

Listen, the simple fact of the matter is: a walrus is bigger than a fairy.
I hear a knock on the door and I open it. I see a fairy. It’s two apples tall. It gives me a start but all I have to do is politely turn it away and I’m good. Conversely it’s human sized and I fully believe it’s a human in a costume—because how the hell would I even be able to tell it’s not—and all I have to do is politely turn it away and I’m good. The encounter is brief, there’s no need to get anyone else involved, and I can have an existential crisis about the existence of fairies after it’s gone.
I hear a knock on the door and I open it. I see a walrus. I fully jump, scramble backwards. I attempt to slam the door in its face, but it’s already halfway through the doorway, barreling towards me with its long tusks and heavy body. I run for my life from the creature that utterly wrecks the narrow walkways of my home behind me. This encounter will not be brief. I have time to wonder: why the fuck is a walrus here? How did it get here? How did no one see it headed here and call animal control? The nearest zoo it over an hour away by car and it doesn’t even have walruses? How long has it been tracking me? Does it know who I am? How did it even knock when it only has flippers and not hands? How the fuck do I get out if this situation? I can’t call anyone because who the fuck is going to believe that I have an actual, real life walrus in my house. I don’t even believe it. I find a window and knock the screen out, scrambling through it into my backyard. I go to the library and look up real estate listings—that’s the walrus’ house now.

Well, I'm sorry to report that the flipper who reno'd all the character out of this house had to give up the dream of selling it for $1.6M and lower it to $1.45M, to $1.1M, to $990K, to $939K, to $899K, to $830K, to $747K, to $732K, to $695K, and it currently lists for $675K. 5bds, 4ba, in Piles Grove, New Jersey. It looks like he purchased it for $162,500, but who knows what he spent fixing it. So, let's take a look inside. The Victorian fence is stunning.

What I expected: "This show is about real-estate agents, AKA beings that are just a step below landlords when it comes to inflicting pure sleaziness and pain onto the world."

Indie Animations I Recommend
Haven’t posted in a while since, as I have said, my Apple Pencil broke and I haven’t been able to work on commissions or that one hazbin hotel animation… which I was actually getting through for once. Also I have fallen into a Varian And The Seven Kingdoms obsession.
Anyhow I shall now take the chance to share a couple indie animations I’ve watched/been watching recently possibly with a brief note about what kind of audience would enjoy it (might not be accurate I dunno)

First and foremost The Epilogue Of Endings which released approximately 12 hours ago as of when I’m writing this. And just before I summarise anything I just want to praise this pilot for HOW AMAZING IT IS DESPITE ITS SMALL BUDGET! The animation is fantastic and I swear something about it makes me so happy. The art style is also amazing (in my opinion) and suits the character designs perfectly. I love the character designs, just saying, and the voice acting is superb. I think my favourite designs from it are Blu (because I mean the mask and metal arms are pretty damn cool) and the ————. I won’t say who they are because the reveal is too good to miss, but you might be able to guess who I’m talking about if you’ve watched it.
Now to say what happens. This takes place after the sun ya know, goes. I think I’m probably the most interested by what exactly is going on with Mole but I think my favourite character thus far is Blu. I suggest you go watch it, it’s very cool. I think if you like Indie animation in general then this is a good pic due to its indie feel (positive). Also would suggest to people who enjoy slightly creepy media (it’s not that creepy in my opinion but it does feature the downfall of humanity and what happens after the sun dies so it’s slightly unsettling, it masters that feeling).

We also have Dreamworld which also has a season 2, I’m just linking the first one though so just so you know you can find the second season on the channel. As said by the creator, it borrows certain tropes/aspects from analogue horror and has animatronics. As it says up there it is a sci-fi horror series that is intended to be accessible to younger fans of the genre. Again, I love the story and the character designs. So far, my favourite character and character design belongs to THE Star Light. I’m starting to see a theme with me liking sun/moon/star themed animatronics. I mean this guy has a BOW TIE and a charming smile. If I wasn’t already dressing up as Varian for Halloween then I think I would’ve looked into trying to dress as Star Light.

The pilot hasn’t released but the animation from this teaser is SO GOOD! I’m excited to see the pilot. There’s also been music/songs released by them, I can’t remember if I’ve gotten around to listening to any but I fully intend on doing so.

I’m sorry but how is the animation this good with only one person animating it (I might’ve gotten that wrong). I find the character designs really cool and the art style is fun. They’re in space. The voice acting is good. Also just gonna say, they have merch.

I don’t know how to describe the plot but lemme just… the animation deserves praise, it suits the vibe of the pilot and the character designs are amazing. Voice acting is also fun and I’d recommend this even if it’s just sea side/coast vibes you’re looking for.
This one is a YouTube channel that posts OC animatics and has posted Sundrop and Moondrop animations, just saying I think they drew the Sun and Moon Q&A comics soooo that was my introduction to their work.

I myself am looking forward to making my own indie animated stuff or comics (I haven’t really decided, I’m just working on different characters whilst also writing fanfics and drawing fan comics and other art stuff on top of art homework. YAY

It’s for an OC, but with their old design. The new design has a satchel, otherwise nothing changed to be honest. I also have done another animation which was far more rough but it was me animating whilst seeing who would win the election so it’s political and not about any of my ocs or any actual characters. As I said, I already have another animation in the works for Alastor so I have to wait till my Apple Pencil gets fixed or replaced to continue working on it.

I love Maulie so much! She is the best and I want to protect her at all cost. She's the protagonist of the new indie animated series Dungeon Flippers. It's a cute little show about monster real estate agents. The pilot was really charming. Check it out on Youtube.
